  • Review: I made a claim for a washing machine that was 6 years old. I am very happy with this company . The washing machine was fixed the first time and has worked fine since.The tech was great and the service was fast and very good.Well worth the 39.95 per month for peace of mind. The repair would have cost 248.00 and all I had to do was sign the work order and it cost me not one cent for service call. Thanks UtilPro keep up the good work!!!!

  • Review: We have been a customer of American Home Shield in our current home since 2003. We have used the service at least 3 times. Until recently, service was good to fair rather than poor, but I have to list this complaint after our current problem. This house is in Georgia where we have had 98-105 degree days. Our air conditioner blower motor broke on Thursday evening. Luckily, a cold front had come through and the house was not terribly hot...only 80 or so. We called AHS on Friday morning and were told that they couldn't have anyone to inspect the problem until Tuesday...5 days later. That was bad, but we tried to understand. The inside of the house wasn't unbearable so we decided to stay in the house on Friday night. Saturday, however, began to get very hot and even our dog was heated so we decided to check into a hotel where we stayed until Monday evening. On Monday evening, my husband and the dog went back to stay in the house which until about 3:00 am was about 90 degrees. He chose to stay there because American Home Shield was to have the repair person at the house between 8 and 10 and he wanted to be sure and not miss him. At 10:30, the repairman came and said he couldn't have it repaired until the next day. A friend of ours is a hotel engineer who found out what the problem was and also called the local heating/air conditioning parts place who said they had the part in stock. If it hadn't been so expensive, he would have fixed it, but we couldn't afford for him to do it....that's why we have this insurance. AHS has chosen a service company to represent them that doesn't know how to respond to the problem in a timely manner. We will be looking for another home warranty company soon. Six days in 100 degree heat is too long to be without air conditioning for people with asthma. AND we were told that if we had informed them when we first called that there was a "health issue" they would have been faster. I wonder how many "health issues" there were?

  • Review: I dealt with a horrible company before this (Empire Home Warranty), so I was leery of all of the companies. However, I went with Sensible based on the reviews here. About a month in, I had a claim that was handled very professionally. The contractor was competent and completed a timely, well done repair. It was a refreshing change of pace from the other companies out there... I would recommend them to friends and neighbors.

  • Review: OK, Total Protect, Cross Country and whatever else they call themselves. This warranty has done what I needed it to do, saved me big time money; especially up front repair money. Reason #1 I got it. We have a 35 year old house with systems that need a lot of help. Are they slow? Painfully so. Are they "scattered"? Yes. Do they take your claim 24/7? Yes, pleasantly so. Do they get vendors that are, shall we say, upstart or in need of work? Probably. I have not found the big truck and billboard companies in my town connected with TP/CC. Remember reason #1, it is probably the same for you or you would not need a warranty company. Right? Three kids in college, two in braces, yada, yada, yada. With LITTLE cost to me, I have been "protected". Like a car accident, if it has not been "my fault," and lets face it folks, if you are needing this warranty, you have probably NOT kept up with maintenance, like me, but they have come to the rescue. I has stopped expecting them to clean up my messes or account for my irresponsibility. So, right now, I have a new water heater, washer, fixed stove (that I am sure burned wood before it was electric), new AC unit and coil (painfully, painfully slow. Nearly two years to get it right), and several other small things. Could I have stuck my premiums in a savings account and come out better? Really, I am not there. The simple answer is maybe, but would I, honestly, no. It is an extreme benefit that it comes out of my mortgage. However, if I added it all up, it would be close in what has been given out verses what I have put in with consideration of the "protection" semi-peace of mind, which is what I need. My technique works so far. First, KNOW YOUR POLICY. Just read it, it is all there. Actually, if there has been any fudging, it has usually been my way. Second, know the procedure. The first visit is an evaluation, usually, ONLY. Yes they take your money, then look at your stuff, go talk to TP/CC, TP/CC responds to them and to you (usually two to three days later) and the decision is made. NOTHING is fixed on the first visit - ever. Third, and very important. Talk to the technician before they talk to TP/CC. Get your deductible's worth. MOST of them, I have found out, love to talk about their work and need the work. Let them know that if CC/TP pays, they will have this job! They do get paid, pitifully little, I am sure, from TP/CC. Sometimes it is greatly needed. Ask them what they are going to tell the company. Make sure it fits with the policy (see #1). Offer a soda or coffee somewhere (they usually refuse). This person is the eye of TP/CC. Respect and be grateful. Clean up the space in which they will be working. Get your mess out of the way (this is big time for us)! MOST of the time, expect them to be late. They will be. Don't make them mad, accept it. I ask if they would please call 30-45 mins before they get there. 100% of the time, they have. If you are not there, they do not get the deductible! It allows me to even be at the office when they call and then have time to head home. Finally, talk, kindly, to the company. I have had several deductibles "forgiven" with a system (AC Unit) that continually did not cool CORRECTLY but there was considerable lapse of time between repairs. Sometimes I needed to gently remind the company that I have faithfully paid my premiums for X amount of years but the unit has not performed faithfully during that time. I think I even said once, with a laugh, wasn't my money faithful to you? Have the dates with you to share with the company. KEEP the work order number. Refer to it, if a system has not been correctly repaired. Let them know, gently, how long it took the tech to get to you from the first call to them. I was lucky once and found out a tech/owner of company had billed CC/TP for work and parts previously approved but NOT DONE. He "got busy". In a kind way, I got a lot of mileage out of that and, actually, got more work out of the tech who did have the gonads to come back! Ok, my two cents. Stephen Wright says: "Why is it a penny for your thoughts but you have to put your two cents in? Somebody is making a penny!"

  • Review: Made 2 claims in the 2 years I had this warranty. Both were denied but the 2nd claim was for my AC condenser and caused me to cancel. Denied because their contractor said it was struck by lightning (act of god not covered). Called AHS to ask for a second opinion and they said no.. their contractors opinion was final. Their contractor wanted $2500 for a new compressor. Had 3 more AC contractors look at it. All laughed at the lightning strike claim and said unit was just old with no sign of electrical damage. Purchased new unit, not just the compressor, for $1700 from one of them. One of the contractors said that if the warranty contractor doesnt deny enough claims, the warranty company will stop referring customers to them.

For a week I have had no heat and my unit is in pieces in the back yard from the so called repair technician your company sent. I have been without heat for a week and your company will do nothing! You say it is because it is the busy time of the season? Bull! I have another company on the way with the part so my kids don’t have to carry blankets to keep warm. You should be held criminally liable for endangering my family. HAS IS A RIP OFF!

  • Review: AHS replaced my original A/C condenser unit 3 years ago with a bottom-of-the-line Payne unit. The compressor went out on it once not a year after it was installed. This last breakdown was the compressor blowing the seal and seizing up causing an electrical surge throughout my house and burning out outlets and a flood light system. The contractor that AHS sent to repair the A/C condenser said the compressor needed to be replaced and it would take 3-4 days to get the part. This time of year the temperature reaches 85-90 degrees. I asked the contractor how quickly I could get a new unit to replace the one that was broken and he said tomorrow (1 day). Because my wife has respiratory problems in needed to do something quickly so I ended up paying $3500 for a top of the line A/C Condenser (American Standard/Trane), 10 year warranty and service agreement. I probably paid far too much but I could not wait 3-4 days to get a part and band aid a piece of junk that was going to fail again anyway. So what should have cost only $60.00 ended up costing me $3500.00. At least I don't have to worry about the A/C for awhile. I still have issues the electrical outlets and floodlight system but AHS probably won't cover that.
