- Review: Purchased a plan with these guys for a rental unit I own. While I have not dealt with them directly, the property manager said they have been fairly easy to work with and have saved me some money. I know they replaced an old refrigerator that had seized up on the tenants. I was pretty pleased about that. Would recommend to others with investment properties

- Review: In August just one month after getting the contract with AHS I needed to call them to fix the ice maker. They selected Sears as the contractor. Sears never showed up nor did they call. After the window of time had passed I called them to get a status update for my service call and they told me that they were cancelling because they overbooked. I immediately called AHS to complain and another company was selected. AHS gave me a debit call for $60 to cover the next service call should I need it, which expires in 12 months. So what happens if nothing in my house breaks in the next 12 months? Now it is October and the ice maker has gone out again. We will see how it goes. Based on my first experience with AHS I will not be renewing the contract. AHS does not follow through. They never call back when they tell you the will call back. Customer Service is subpar.

- Review: HWA processed the claim in less than 24 hrs, a garage door technician arrived at our home in less than 24 hrs, and our garage door was fixed without any problems. Everything was very expedient and professional.

- Review: I called American Home Shield for service two days ago regarding a leak in a copper pipe and still no one has come. I was on hold for 15 min. before I spoke to a rep. Twelve hours later I received a call from the company they recommended and they said they did not service my area. Called the next day and was on hold for 12 min. before I spoke to a rep. They called a new company and this company called 6 hours later. I scheduled an appointment for the following day (Sat.) and was told someone would be out between 8am and 11am. No one came and I called again called AHS. They said someone should be out but it was up to me to get in contact with the company. No it should not be up to me. I paid for a service and I am not receiving service. I asked the rep if they would waive the $60 fee given my inconvenience, but he said that they (AHS) would not waive the $60 fee. The rep would not let me speak to a supervisor. I have waited two days and have not had anyone come out to look at the problem. As of now this company gets a D or next to poor rating. I will call back on Monday morning to see what happens next. I do not have much faith in this company and at this point would not recommend AHS to anyone. I will let the sales center of my condo know about my experience and hopefully they will stop using this company. You never know, they (AHS) might come through. If they do, I will certainly give them another review.

- Review: I just bought a new home and purchased a home warranty insurance two weeks later. One week after purchasing the warranty my ac died and I filed a claim. The technician that came out was very nice and said that the ac unit needed to be replaced. He also said that HWA probably wouldn't cover it because they don't like to pay out within a month of obtaining the policy. Sure enough they rejected the claim because it was a "pre existing condition". I have a home inspection report plus a a bill from another professional ac technician all showing that the unit was in good working condition just 1 month before this happend. HWA's reponse is that they won't look at either of these when assesing if it was a pre existing condition. What! These are 3rd party professionals. No use arguing. Now I wasted $100 on the service call plus the cost of the warranty.

- Review: RIP-OFF ! DO YOUR RESEARCH AND FIND ANOTHER COMPANY. My circuit breaker needed to be replaced which is connected to my air conditioner. Last October (2010) HWA sent sent an electrician to my home to replace the circuit breaker. I noticed that the electrician replaced the circuit breaker with a used part. I immediately contacted HWA to voice my concerns regarding the quality of this used part and the HWA rep instructed me not to worry that if anything went wrong with the circuit breaker for the air within one year to simple contact them (HWA) and they would take care of it. Since the repair was in early October there was not much time to "test" the circuit breaker for the air. Fast forward to June 2011 -THE CIRCUIT BREAKER IS NOT WORKING. I contacted HWA and they NOW tell me that I have to contact the company that did the repairs. I contacted the company and they stated that I have to contact HWA because HWA is their client. HWA now tells me that there is nothing that they can do about it. HWA tried to contact the company/electrician that they contracted for the repair and the rep from HWA tells me that the no one from the company will return HWA'S calls regarding this situation. So the HWA rep Kelly tells me that it is my responsibility to contact this company. WHAT?!! HWA forces you to use the contractor that HWA does business with for the repairs, however HWA does not guarantee the contractor's work??!!! I NOW HAVE TO EAT THE COST AND HIRE ANOTHER ELECTRICIAN. In the time that I have been doing business with HWA they have rejected my claim (s) and DID NOT guarantee the ONLY claim (repair) that they honored .

- Review: We have had AHS coverage for our home since the past 5+ years. Our experience has been good at times and not so good at other times. In our first year, we found that our furnace had developed a hole in it and AHS paid for a replacement. Some of the ductwork was not covered but having AHS saved us money on the entire thing. Same with the water heater more recently - replacement covered, pipe modifications that were not to code not covered. There have been other less major issues, about half the time we've ended up having to pay for the repair ourselves because it wasn't covered and AHS covered it in full (minus the service charge) half the time. I would say the AHS warranty is great to have when you've just bought a home, but expect some of the repairs to have out-of-pocket costs.

- Review: I sign up 2 mths ago for a home agreement with american residential warranty and my washing maching broke last week. They send Sears to fix it. The customer service people at american residential are so helpful and they follow up with me all the time. If I didn't have the warranty, i would have to pay $224 from my own pocket. - Review: Please people be aware of total protect. One of their service providers came to my home to fix my refrigerator and broke my coil. He sent in the information and said that the coil was rusted and that is how the hole got there. The man that was here never said anything about rust to me but told total protect that. I spoke with a supervisior there who offered to send out a second service provider. That service company was on my side and found no rust any where. If your claim is denied fight, fight, fight, for a second opinion. I think total protect it ok, it is these service providers that try to get over.

- Review: I never review anything, but AHS is so bad I felt I needed to make other people aware of how horrible they are. AHS has been absolutely horrible to deal with during every single issue we have had. We had a home warranty included with the sale of our house, so we had no choice in picking the vendor. Long story short, they use the cheapest repairmen they can find, who do questionable work, and then claim ignorance when things go wrong. The first tech they sent out to "repair" our air conditioner ended up over-charging the freon charge by a large amount (the next tech to come out noticed immediately). Since this first "fix", we have needed repairs for 4 separate components of the unit, and AHS has been horrible to deal with each time (long response times, taking forever to get each part, having to get different techs, etc). It has become obvious the first repair caused the damage that resulted in all the other major components failing, however they will do nothing to help. Their final "cash in lieu" offer was pathetic at best ($500 to replace an air conditioner?), and you need to speak with 5 different people in order to get someone to respond to your claim. Look elsewhere for a warranty.

After I insisted that I needed to see the details of the coverage he reluctanly told provided the link. At that point his attitude went south and abruptly hung up.....the above info saved me from making a big mistake. Thanks..

- Review: Total Protect is a scam . The entire company is full of liers and scam artist right from their customer service people down to these people that work in the authorizations department. My AC went out June 1 and here it is June 16 and I still have no air. Authorizations have been finalizing my claim now for two weeks. Every time I call they have moved the priority up to high, whatever that means.When i ask to speak to a supervisor there is never one available but you will get a call back in 2-4 hrs. Well that was Monday and it is now Wednesday and no one has called me back. I am extremely frustrated with this company.

- Review: After reading the post all I have to say is that if you read your contract then you would know what is covered and not covered. And if you never received a contract after signing up the first thing that you should do is request one before placing a claim. And instead of signing on completely you should only sign up for a review period.
