  • Review: We have been with this warranty company for 3 years. The first year we had some claims. The second year we had none. This year, we had a garage door opener issue. We called for help in June. The tech they sent out said he fixed it, but the problem resumed shortly thereafter. Then we had a/c problems. It took 5 days for a tech to come out. The daytime temps were over 115 degrees during that time. We called again in September for the garage door opener. We filed a request for service online. The tech came out and said the opener could not be repaired. I called the Old Republic and asked if I could upgrade the door opener from what was currently installed and buy it myself and have the tech install it. The garage door company told me that the value that was allowed through Old Republic was $311. I paid $291 for an opener myself that was much upgraded. Old Republic said they would pay me $251 which included the opener. Old Republic paid the garage door company $60 for coming out and diagnosing. Now I have to pay for the garage door opener to be installed for $95 because Old Republic closed out the request and won't talk to the garage door company or work with us. I shouldn't have to pay twice for the value of a repair.

  • Review: We were initially hesitant to buy a home warranty for our recently purchased house. It turns out it is worth every penny we paid for (actually much more than that). Our 7-years old water heater didn't generate hot water any more. We called Sensible and they sent a workman (who is very nice and professional too) very timely. The thermal couple was bad and replaced. Then another problem came up -- the pressure relief valve was not functioning well. The technician diagnosed it as not repairable and the water heater needs to be replaced. Sensible responded timely (within 2 days) and approved the replacement request (thanks, Mike). Overall it was a very good experience. And we will continue to buy warranty from Sensible for sure.

  • Review: 1) Late June/Early July: A/C unit stops working. Call to In House for repair. In House gets A/C working, but Abby, my tenant sends me a copy of the work order indicating something was not repairable. I called In House for an explanation and was told on several occasions that someone would call me back, but that never happened. The woman who answered the phone indicated that there was a “leak” of some kind and that I shouldn’t worry about it, as it is “their problem and they will need to keep going out to the house to refill [whatever substance it is] that keeps leaking]. 2) Sunday, August 28th. I received a call from my tenant advising A/C out again. They had tried to call In House directly that morning with no response. I was finally able to get a hold of a technician named Jeff who advised they wouldn’t be able to get anyone out there until the following day. I told him this was the second time in as many months it had gone out and In House was called, and that as well, it was 115 in Phoenix and the tenants could not inhabit the house in that kind of heat. 3) Monday, August 29th: Jeff from In House goes out to the house to check the A/C. He leaves the house and then calls me to explain that there is “hail damage to the blower motor” and it needs to be replaced. I asked what the next steps were and he said the paperwork had been sent to the front office and his involvement was done. I called In House to find out what was happening and was told the “claim was in claims review and they will get back to me”. 4) On Tuesday, August 30th, I called to follow up having not heard from In House and my tenants being a few days without A/C. I was told they were waiting for estimates and would call me back. 5) Wednesday, August 31st, In House called for authorization to repair, approximately $360. I asked about the previous issue and was then told that the previous issue-which was apparently a bad coil with a leak-was still the issue. At this point, I asked why a) Jeff advised it was the blower motor if it was the coil. Brock from In House advised that he didn’t know because the blower motor is located in the attic and therefore not susceptible to hail damage. b) Why I still hadn’t received a response from the previous call, for which Brock had no response. c) When there was actually a hail storm in Phoenix (told during July monsoon). In House advised that the home warranty wouldn’t cover the repairs since it was not normal wear and tear, but a weather related incident which would need to be reported to my homeowner’s insurance as a claim. In House sent me an estimate after confirming that could make the repairs of approximately $6,000, much higher than the cost to replace the unit. 6) I called my insurance agent, who incidentally, I used to work for as a manager and continue to work with my carrier (Safeco) in another state. The claim was reported to Safeco and the following morning, Thursday, September 1, I received a call from the adjuster. The adjustor explained that they had had several issues with In House ripping consumers off and wanted to send an independent contractor to the house for a second opinion. 7) George, the independent A/C contractor went to the house and reported that the coil was leaking as indicated, but that he saw no signs of hail damage. Furthermore, upon entering the attic where the blower was, he found the motor not only disconnected from the unit, but completely disassembled. He put the unit back together and had the A/C working within one hour. 8) I spoke with George about the issues and learned that he used to work for a home warranty company and that this was a typical scam to rip off consumers, which is why he left the business many years ago. He also advised that they will typically indicated that the evap cooler was “dirty” and use that to deny claims. However, since the evap cooler gets dust, etc. in it as a normal A/C function, it is a bogus claim denial. 9) I spoke with Brock again and advised him of the above, even asking about the maintenance I had called them for and reminding him of the numerous visits they had made to the house because of the unit over the last several years. At that point, I learned he had no record of the maintenance calls (after telling me it was up to me how I managed care of the unit once they had done an annual check up). Also, he had no record of the two visits they made during 2010. I advised him that that seemed like more of a record keeping problem on their end vs. a problem on mine. He seemed caught off guard so I put him in touch with the A/C contractor as well as the adjustor. I asked if I could text him the numbers, but was told he can’t receive texts. After confirming with the adjustor and contractor that it was OK to put them in touch with the Home Warranty people, I called him back and gave him the telephone numbers. Safeco also agreed to waive my $1,000 deductible and withdraw the claim. George did not charge me for the call or repairs. 10) Brock called back after speaking with the A/C contractor to advise he wanted to send another one of his guys to the house to assess the damages and take pictures. 11) Friday, September 2nd, an In House rep went to the house and supposedly took pictures. Brock called advising he would e-mail those pictures to me. I received an e-mail but with no pictures attached and immediately responded that there were no attachments. I received NO response back from Brock. 12) Saturday, 9/3-Monday, 9/5-Labor Day Weekend 13) Tuesday, 9/6, still no response from Brock 14) Wednesday, 9/7 Follow up call to Brock to obtain copies of pictures of damaged unit. Brock advised he would picture text them to me. I asked how he could send picture texts but not regular texts per our previous conversation on Thursday, and was told he could from his personal phone, but not from his work phone. When we hung up he indicated he would send them right away. I never received a text. 15) Thursday, 9/8 Recd pictures from Brock. Advised I would have Brian call him, that the pictures did not look like hail damage to me. He asked what I thought it was, told him I honestly could not tell that the unit was even damaged. Brian left him a message 16) Friday, 9/9 Brock tried to call back, but we were out of range in Flagstaff 17) Wednesday, 9/14 Brian left message for Brock. No return call. 18) Thursday, 9/15, Meg & Brian left messages. Brock talked to Brian who advised that the blower needed to have been cleaned to be covered. I had already had the discussion that they were supposed to come out and service the unit per our conversation earlier this year. Reminded Brian that Brock and I had already had this discussion, they have no record of the paperwork from earlier this year or last year. Brock then advised Brian that without doing this, the warranty is void. I reminded Brian that when they came out for the repair in July, they made NO mention of damage to the coil by hail or otherwise and this was the first time they had mentioned nullifying the warranty. Brock continues to switch back and forth between the coil and the motor to try to avoid covering the claim. They also sent an invoice for $45 today which I was told would be waived since they keep having to go back out there. Talked to Brock, he continues to switch back and forth claiming they didn’t clean the unit despite my telling them to do so, and therefore it is void, then advising the coil needed to be repaired but hail damage voided thei r coming it. There is NO record of Hail in Phoenix. Then advised there is no longer a leak in the coil. (WHAT THE HELL IS HE TALKING ABOUT????) Did it magically repair itself? Bottom line-these crooks just dance around the problem with no intent of fixing the issues. DO NOT DO BUSINESS WITH THEM!!! My next calls are to the BBB, Department of Insurance, Contractor's Board and my Attorney.

  • Review: Once again, "unavailable home warranty" strikes again. Had legitimate claim march 2010 for hot water heater that went out. After many attempts to get authorization for plumber, option one, our claim was finally approved. Our hot water heater was replaced march 28th. August 10th option one debited $488 from our account because sensisble home warranty never honored the claim and paid them. When I called sensible the rep could not verify that it was paid but that it was submitted for payment april 11th. No one from sensible has called me back. This is one of the most unreputable companies I've ever worked with. If I could give negative stars, I would.

  • Review: Oscar was very helpful and what I was very happy with was he said if the first vendor he gave us did not provide service as required to call him back directly and he would provide another vendor which was necessary because the first vendor was non responsive, the seoncd vendor came out within 2 hour and fixed our air conditioning. Because of this I will be renewing my policy.

  • Review: We purchased our home one year ago and this is the second time that we have used our home warranty. The first time was to repair the garage door and the second was to repair our Microwave door handle. We were out extra money on the garage door because the builder did not properly install the door when the house was new. You get faster service using the computer to process your claims than by phone. Both service provider companies were very professional and completed their repairs. We are pleased with HWA on these two occasions.

  • Review: I have four houses contracted with this company and only used them a coupld of times for small things. This compnay has made lot of money out of my plans. Last week, one of the rental house AC was down, Outside temperature is 102, and the tenants are in Hotel. The AC is still not fixed after 6 days, and my hotel cost is piling up. Worst experience.

  • Review: Very dissatisfied with this company. We have had this warranty for two years and will not be renewing. Claim denied on an AC repair for "lack of maintenance" when the unit was maintained exsactly as the technician advised. Slow response time, poor repair/replacement service, inflated quote on service.

  • Review: We switched to Sensible HW last year. Our hot water heater went out on a Thurs afternoon. We could not get authorization for a new hot water heater until Monday morning, which means we had no hot water for 3.5 days. We found the customer service (that can only take messages) extremely unprofessional, rude, and unknowledgeable. You are unable to speak to a representative that can authorize work directly. Luckily, the plumber that they contracted is great and makes up for their lack of service. We have dubbed them Unavailable Home Warranty. We will not be renewing with them.

  • Review: I used my warranty once during the first year in our 30 year old home. The online service request is easy and fast to use. The company they sent to look at my heater made it to my home within 12 hours of placing the work order. I paid my $55 fee to the service provider and my heat worked for 1 day. I called OR the next day (cannot use online service for same repair) and the rep was very nice and they had the same provider back out the same day. A part had to be ordered, so we were without heat for about 3 more days before the heater was fixed. Luckily we live in AZ, so going without heat was not too bad, but it was the coldest nights we had all winter, so that was the down side. Read the contract, and keep routine maintenance up.

  • Review: We purchased Old Republic warranty through a referral from our real estate agent. One month after we moved in our sump pump went out in our basement...however Old Republic said they won't cover it because technically it was called a "sewage ejector pump" and that of course is excluded. Cost to repair $1800. Not the type of expense you want when you just move in (and one you'd think your warranty would cover) They repaired a 10 year old dishwasher (instead of replacing it...which I ended up replacing anyway a month later... for only $350) I called to get them to fix my pool light...and of course they said that was not included. Needless to say I will not renew with them and recommend you do not purchase a warranty from this company

  • Review: Called late on a Thursday night about overpressure relief valve on hot water tank leaking. Response was so prompt, the repair was done Friday morning. Quality repair with no further issues. Without me even asking about this, the plumber even added a screw that was missing to close the cover on the thermostats. He was helpful in answering my questions and even discussed an unrelated plumbing installation question that I had.

  • Review: Land America is not a reputable company. My air conditioner stopped working last night when the temperature reached above 95 degrees. They cam out the next day when it was cloudy and 85 degrees and told me that it just needed some freon. I had asked a friend of mine who owns an air conditioning company to take a look at it and he told me that the 26 year old unit needed replacing since it was leaking oil and the valves were in bad shape. The Land America tech did not look at very much at all and just concluded that it needed freon. When I went to call Land America, the technicians ran off in their truck. I called Land America and they said they would get back to me but were unconcerned. This is not customer service nor is it a safe practice in Arizona to not properly evaluate an air conditioning unit that is so old.
