  • Review: When I bought my house in January 2011 (1 year ago), my realtor insisted that I have a home warranty. She suggested American Home Shield. I couldn't be more let down with the plan. The plan that I have claims to cover a list of items. I had to use my plan when I first moved in. We were having issues with our hot water pressure. The plumber arrived on time and was very nice and thorough with his explanation and service. We had to pay the plumber $60 just to take apart the faucet and explain what was going on (thorough but expensive explanation). After the explanation, we then had to buy the parts and pay for even more labor. In the end, we paid almost $400 (out of pocket, not reimbursed) to have our tub faucet replaced. Every time since the faucet repair I have had NO luck with coverage. Each time I have called to request service, I have been cut off before I could finish telling the problem to be told that "that is NOT covered by your plan". I have called about my washer using cold water when it's set to hot (I was able to fix that myself), my washer leaking water (I called MY OWN plumber who not only explained the problem but fixed it for a total of $60...sound familiar? That's the cost for AHS to send out a repair man--not including the actual repair or parts) and my refrigerator (our own repair man came out & told us what was wrong for free). Overall, I do not recommend AHS. The customer service is not spectacular and they love to find a way NOT to cover your repair. I live in an old home (build in 1935) and the package did NOT pay off. It is not a good investment of an already strapped home buyer. I recommend finding your own repair company to rely on. They will treat you far better financially.

  • Review: Sadly, every problem that happens in our home seems to NOT be covered under the warranty that was given to us when purchasing the home. I feel bad that the previous homeowners wasted their money on this contract. Be careful of what is covered before having a service tech come out to look at the problem cause it could be $60 out of your pocket with an answer of "that is not covered" which seems to be a theme with the company. I was advised of this by their rep with every problem I seemed to ask about. First was mold issues due to water leaks and of course NOT covered. Next our whole house humidifier is not working and of course NOT covered because the humidifier itself was not specifically stated on the contract. Plumbing is covered in the contract but it seems ONLY for the toilets, sinks and bathtubs. Our plumbing valve box for the washer and dryer, small line to the humidifier and other various places are NOT covered either. I was asked to read the contract more thoroughly when it came to plumbing. My advice to anyone is don't waste your money on a contract with these people. What you save can cover your own replacements over time!

  • Review: This company does not pay its contractors even after approving the repairsand giving authroization. According to the "billing department" they don't "give authorization numbers. They approve the pricing and the work, then tell the contractor that a "check is in the mail" to only have the invoice still unpaid after 90+ days. When calling about past due invoices, they argue the prices that they already approved, and then cancel your contractor account so as not to have to pay even though the work was done in a timely manner from the original SWO. Most customers have no idea why their claims are being denied and most are being denied simply because this company does not want to pay. Run, don't walk from this group. They are crooks and are more of a head ache than anyone needs. Save your money and go with a home warranty company that actually does what it claims to for its customers. Total Protect or Cross Country Home Servies are worth a home owners time to check out.

  • Review: I recently purchased a policy from this company. based upon the reviews of this website. However my experience was totally different. It took them 3 days for them to schedule the service call. The company they used took an additional 3 days to come out. then when they did it took them 3 more day to submit the order to warrranty comapany. Then it took me calling warranty company after 2 days to find out what was taking so long. They said they had approved the request. and the service tech woul dbe contacting me to schedule another appointment to fix it. Then after another week I called the warranty people again to be told that they need a copy of maintenance records before they can process the claim. at this point the temp has risen to 103 degrees in SC, so I called a diffrent comapny out and my air was fixed within the hour. turns out the problem was mis-diagnosed by sensible home warranty's company.

  • Review: I went with Home Choice after my previous Home Warranty company (2-10- great company) doubled it's rates. I have had a home warranty company since purchasing my house in 2005. Ultimately, this company was cheaper and I went with Home Choice for the price. BIG MISTAKE. I can hardly contact them, they have no emergency numbers on weekends and nights and insist you use their on-line claim system. I suspect this is to avoid listening to complaints. Anyways, my a/c went out on Friday night and I could not contact them till Monday morning, only to be told I have to contact the previous guy who fixed it a month ago. When I did contact him, he told me he won't come back out as they haven't paid him and when he called them, he was informed that they would only pay him whatever they figured it should costs. They have no dedictated contractors and cold call every contractor needed per claim. Most won't do work with them and I've been called by several contractors who was contacted by Home Choice and informed they'd love to help me, but not through Home Choice. Is their reputation that bad? I guess so when 4 companys call me and inform me they won't do it cause they can't get paid and when they do do the work, and call for authorization, they are told to "put a band-aid" on the problem the cheapest way. I'm starting to feel a bit like this company is a unethical. If you ask for your money back, they want to pro-rate it (which I'm okay with), but they also want to deduct any costs they've paid in whole to your plan. You decide if this is what you want to deal with.

  • Review: I got a call from my tentant with some electrical problems....I never recieved anything/ contract...I have to look at my bank statement to get the number to place the call. I placed a call 05/27 @ 11:30 am - One of my properties was having Problems with no lights in the Kitchen and the ceiling fan was hanging by the wires.... I was told by the amswering service that someone would call me right back..If was now 3:30 and no one called. I called for the second time...I explainned the problem again the samswering service said someone would call me back in a few minutes.Said they were in a back log and promised someone would call back in a few minutes...No one called.I had gotten very upset.. 8 oclock 05/28 called again.Iwas told this was not en rmergency... AC was priorty... I told them this was two different services... I realy was'nt getting it...After the sixth call I asked if I could get someone to do the repair... I was told since this was not an emergency. It was not approved for me to do the services... I got someone to do the repairs and payed them out of my pocket...I asked for te name of the management and again I was told.They could not tell me the name of management or the VP... That did it.! I am in the process of cancelling my contact that I never got. I had a contract with another company for ten years and never experienced any thing like this.

  • Review: My AC went out. I called an AC guy, he said it needed a new coil and it would be 900 dollars. I checked to see if it was covered by my warranty and it was. So, it saved me a ton of money. But it took them a week to fix it. Some things I caled about are not covered; like when my water main broke. They replaced my water heater. Again, I went days without hot water. So, you MIGHT get something fixed or replaced with a home warranty. But it might take a while. They do send out some questionable characters.

  • Review: DO NOT! DO NOT DEAL WITH THIS COMPANY. We did. Big Mistake. They took $1500 of our money. We only called them 3 times. The denied us twice and the one time they did fix our dryer, the people came out and did a poor job resulting in the complete destruction of our dryer. When we called them, they said it was our fault. They raised our deductible and modified the terms of our contract, but never provided any sort of notice about a change of terms. They lie and try to make you feel like you are at fault with every single claim. They will flatly state "WE WILL NOT ADDRESS YOUR CLAIM! YOUR CLAIM IS DENIED! IS THERE ANYTHING ELSE?" Beware of this despicable and disgraceful organization. They got our money, but they don't have to get yours.

  • Review: I received an AHS warranty as part of closing on a new house. Shortly after moving in the central A/C broke. I called for service and they sent a tech out to look at it. After hearing nothing for a week I called AHS to find out the status and (after sitting on hold for 30mins) I was told my claim was rejected because there was too much freon in the system. After going back and forth with the AHS rep. saying that this was a new home and quoting the AHS pamphlet which reads, in big, bold letters on the front "covers pre-existing conditions", I was told that because the unit was filled with too much freon a year before I moved in AHS would not repair or replace anything. My wife and I had to pay the $100 deductible and replace the entire A/C at our own expense. I guess the bottom line is: read the contract carefully. It is written in such a way that they can/will get out of covering anything. Save your money or use another company.

They have covered all our problems since we have been with them the last 18 months, both at our primary home and rental home we have covered with them. My only minor complaint would be that there have been times where I wish the turn around time could have been faster between calling to file a claim and it getting done. But overall we have been extremely satisfied with their service and pricing. I highly recommend them if you are looking into getting a home warranty.

  • Review: I had a problem with a dryer. Once I placed the call to Sensible, the appliance service was able to make the service call within 24 hours.   • Review: Absolute Rip-Off I have only been in my condo for a year. Within that time I have had HMS HVAC technicians out 4 times (that's 400 in deductible fees) My unit is 30years old and finally died on me in May 2010. The technician they sent out was the laziest man ever. I live on the 3rd floor. He complained he didn't have a ladder long enough. He attempted to diagnose my issue by looking out the window. He stayed in my house for a total of 20 mins and said to me that the compressor had failed due to old age. He noticed some debris on my outside unit and said as a courtesy when he returns with my new part that he would clean it then. He stupidly wrote that on the recipt and HMS twisted that to mean that the reason my unit broke was because the coils were dirty and they preceeded to deny my claim. I sent in documentation from the year stating that I had general maintenance done and I paid out of pocket for a second opinion from another HVAC company only to prove how 'shady" their vendors are. My second opinion confirmed that my coils were ok and that the unit was just old and needed replacing. I submitted both pieces for review in hopes that they would reverse the denial. I was told it would only take 30 days to review and they would get back to me on whether or not they would reverse my denial. I spoke with Saun Maurbry and after he made the initial call stating it would take 30 days I was never able to reach him again. I called everyday for an entire month. Meanwhile 3 months later (it's not Oct 2010) after calling and threating to sue Sheila Taylor finally called back. They sent out another technician who came and took pictures and diagnosed the problem but left no documentation for me. Stating that he was told not to do so. My claim was denied again. This company is completely unprofessional, and unjust. Anything that cost a lot of money to replace will be denied. They will manipulate, lie, and change documentation to ensure they do not have to help you. Please do not use HMS Cross County Home Warrenty, you will be sorry!!!! If I could give less than 1 I would.

  • Review: I called them when my A/C started freezing. The first contractor came and overcharged the system. A few days it froze again. They sent a another clueless contractor from Jacobs Heating and Air who comes and adds more freon. Five hours later it freezes again. I called Jacobs Heating and Air and the same technician came back and now said the problem was dirty coils even though we all could see our reflections on the coils. cleaning coils is not covered so this clown starts to hawk their cleaning package to me. I told him to get lost. But guess what? ORHP cannot now honor any service request until I get my super clean coils cleaned or I get any independent contractor for a second opinion. I went a head and got a second opinion and it turns out the problem is the inside unit not being in tune with the outside unit. ORHP now says that is an existing condition and I am still fighting.

  • Review: After several tech visits and 2 service companies our AC still does not work. The companies they seem to use are of very low quality, and they try to do as little as possible when they are here. On the last visit from the second service company, he FINALLY brought the correct equipment to search for a leak and found the coil in the outside unit needed to be replaced. 4 hours later HMS called to deny us because the tech reported our unit was buried in mud, which was a complete lie, and an utter impossibility due to the location of the unit. We are now fighting HMS and have to get a second opinion from another one of their service companies. I am less than optimistic about the outcome. I will never renew with HMS and am trying to get my money back.
