- Review: I have had AHS for years on two properties and services have definitely declined. Beware of the "premium" listed and what it actually covers. I pay over $400 for one property once you actually include the appliances that you want to be covered. Read the fine print in the contract MANY things are not covered and there is additional cost for others. Website is HORRIBLE for accessing and navigating. You have to put in your login/ password several times just to do what you want to do. (I'm an IT professional so it is not user error). Contractors selected often do not call, set up appts that they do not keep, etc. I am shopping for other coverage which is how I found this site. I gave them a 2 just because I have had some helpful customer service representatives but after spending hours on hold in total, that is little return. Do not choose AHS!

- Review: Terrible, awful, disorganized, apathetic company. We have an old stove that is causing both a gas and carbon monoxide leak -- DANGER -- 2 small kids in the house. Yet, AHS has sent 3 different companies out and wants to send another to "fix" our dangerous stove. For 18 days we've had no stove and unqualified people showing up while we have to take off work and eat out every night. When we call to ask if there is a resolution in sight, AHS says this is their policy & this will be the last person -- this has happened 3x. No one seems to care about all of the $$ we're wasting staying home from work and eating out every night since we have no choice. Try to find a better company that really cares about your problems because it is clear this company does NOT!!!

- Review: Our service rep called in advance, made sure we were still ok with the service time, called back when he was actually on his way and arrived when he said he would. He was professional, neat and conscientious. He explained what his assessment of the problem was and made the necessary repairs. He made sure we were satisfied; which we were. I have recommended Sensible to others in the past and will gladly do so again. Good job!

- Review: DO NOT USE THIS COMPANY THEY ARE MISLEADING AND FALSE REPRESENTATION. I HAVE BEEN RIPPED OFF TWICE BY THEM!! PLEASE BE AWARE. To start with, I have two home warranties; I have paid them over $800!! They are nice on the phones Ralph stalked me to buy the program. Tanya answers the customer service lines every time I call, sot hey can not be a large firm, the odds are way against me talking with Tanya every time. They have yet to cover anything that is a problem. My stove broke they said that they don't have anyone to service it (I am within 30 miles of Denver Colorado) so I have to get a service contractor out get a quote send it to them wait for them to approve it, service it myself, PAY for it, then send a receipt then they will pay me in 30 to 60 days...seriously, it is a KENMORE stove and the Sears repair store is less than 20 miles from my house!!!! The next issue is that I have an electrical problem in my garage. They dispatch a SLEAZY contractor who charges me $100 not the $45 that they tell you they are supposed to charge. Then they deny the claim because garages are not covered. Shouldn't the sales rep that dispatched the electrician have told me garages are NOT covered? I am out $100 and they refuse to reimburse me the whole amount, they only will send me the $55 the contractor should not have charged. This happened in the end of October and tell me the check wont be cut until DEC 6 then it comes to me by us mail ...this is for real I am not making it up. DO NOT DO BUSINESS WITH THESE CROOKS.

- Review: I bought a 26 month plan that I sill have 22 months left on. My dishwasher began leaking through my basement ceiling last week. Within the last week, the Sensible Home Warranty sent a company out to my house to look at the dishwasher, came back to me with a resolution and is sending me a check for $400 to replace the existing dishwasher with a new one. All the people involved were timely and courteous. I'm extremely glad I purchased the home warranty and am satisfied with home this particular problem was handled. I would recommend this company to any new home buyer who doesn't know what shape their appliances are in upon the purchase of their new home.

- Review: We have been with Blue Ribbon since May of 2007 and have not had any issues until now with this company. We have had to utilize the home warranty and a couple occasions and they were very efficient in getting our service completed. Now the issue and the first time we have had poor customer service and an unwillingness to work with the customer. I'm sure, just like everyone else suffering from the recession, were not making payments on time for the last year and yesterday made a phone call and received an amount that would bring the account current that we had planned on paying today and also planned on going onto auto pay as we are now in a better situation that allows us to make sure that payments would not be rejected. Upon calling today, we found out that we can no longer make the payment given to us yesterday as they have decided to cancel our policy and now the only way to reinstate the policy is to start with a brand new one and payment would have to be made in full from now on and they weren't willing to do the auto pay we had wanted to finally start. We admit that we were 3 months behind at this time around on our payment plus we needed to pay this month but we did not even receive a cancellation notice and were trying to make things right again. When questioning Jackie about that, we were told by that we were obviously not viewing our bills so they didn't see it necessary to send a cancellation notice and did so even though we just called yesterday to catch it up and that they weren't willing to go on an auto pay plan because we have been late on our payments. Although we would like to stay with Blue Ribbon and continue to recommend them to our friends and family, we are now in a position where we have no choice but to locate a new company for our warranty since the ONLY option was to start a brand new policy (co-pay needed for the first year) and pay in full (which we cannot do at this time.

- Review: I bought GAP coveraget hrew tis company when I p[urchased my car last august. I was in a bad car accident in April and i still have yet to see any type of settlement check. i have called several time to find out what is going on and everyone goves me the same spiel. Your claim is being processed. I have ended up making 3 payments on an auto loan I don't have because of them! Iwill NEVER use them again!

- Review: Be extremely careful!!! Better yet, don't even think about subscribing for service from this company. Their advertising and even the contract are extremely misleading. They make you think you are covered if your furnace breaks down, nor matter its age, etc. I purchased the plan where my monthly premiums were $47.00 per month (consisting of the following: Preferred Plan - $34/mo, First Class Upgrade - $5/mo, Central A/C - $8/mo.) The company's website is: http://homewarranty.firstam.com/ if you want to take a look at their advertising. After paying premiums for 10 months, the service man they sent out in response to my call said my furnace needed replacing because of a gas smell leak that could not be repaired. First American claims in its advertising that ". . . if First American determines your covered system or appliance cannot be repaired, we'll replace it. It doesn't matter how old they are or what brands you have. You could save hundreds, or even thousands of dollars per year with a First American home warranty. " Furthermore, the brochure they sent me last year states prominently that the average cost to replace a furnace in 2006 was $3,232. When my furnace went on the blink last month (February 2009), I was told that the cost to install the cheapest replacement furnace was $1,884.75. American agreed to contribute only $629.53 towards replacement of the furnace or to "buy" me out for $629.53. This amount is a far cry from "repair or replace." I am unable to file a complaint with the Better Business Bureau, because First American shows up under various addresses and names. When I try to file a complaint online specific to that address, the BBB for the specific county or locale does not recognize the company as being within its jurisdiction. After this incident, I called to cancel the policy. Even as I was on the phone and on hold, waiting for someone in their Customer Service to reply, their on-the-phone advertising misleadingly says that a policy with First American means peace of mind because if a system or appliance in the home fails, First American will provide "repair or replacement coverage -- regardless of age, make or model." Thus, with this company it is CAVEAT EMPTOR!!!
