- Review: I have used this company for home warranty service in Texas and Maryland and I have found a big difference in service in the two areas. They were great in Texas, so I used them again when I moved to Maryland. I have made two claims with them in the last year. Each time I had to make at least three calls to the company to find out why a service company had not contacted me after I put in a claim. It took two weeks to send someone out to "fix" my dishwasher, which consisted of hiking the drain hose higher. I later had to put in a replacement part on my own to actually solve the problem. My air conditioner broke in a heat wave. After my third call to them in four days about a scheduling a repair, they told me to they didn't have anyone to send and to hire someone on my own right away so I would be "comfortable" and then Sensible would reimburse me for the repair. The repair was over $500 and you can guess what happened next. I submitted the first claim for reimbursement the same day and then called back when I didn't hear from them for two weeks. They told they didn't get the FAX and to resubmit. After the second submission, I called back again to make sure the got the papers and they told me they had received them but they needed more detail. After I sent the third submission with more detail, I never back. When I called four weeks later to cancel the policy, they asked me to resubmit my invoice for a fourth time, which I did, and then told me they would send a check once I submitted three years of maintenance records. That's when I gave up. I am now trying to get my money back for the second contract year, but I'm not hopeful. After two weeks, they have not responded to my first e-mail requesting the cancellation. Please look at the other reviews from this area and you will see the same complaints. I'm sorry I ever wasted my with Sensible Home Warranty.

- Review: 8/2 I had to have a air intake(?) valve replaced. The plumber came out replaced it a couple of days later, had to order part. He capped off an old pipe and seemed to do a good job. He left the back door open, I did not know. Just two months later the pipe that he replaced leaks at the joint where he put in the valve. I have a big puddle, carpet is ruined and now a hole in the wall trying to catch all the water with a bucket. I called AHS to have it fixed and since it is 10/4 I will have to pay for the emergency repair. Such a waste of money. Be very careful if you go with them. Research the vendor before you let them in your house.

- Review: Had a problem with a/c and called for warranty service, paid $60, as l had done on previous service calls, for dishwasher, microwave, and plumbing - which tech took 2 minutes to turn on the failsafe hose that shuts off water to the unit, but wanted me to make another service call for the near flooding and molding that resulted from the incident. This time it was for a/c. Sunn corporation another fraudulent company, was called to service the a/c unit, which had already come back on after three unresponsive days, immediately declaired complete unit failure, that requirs total change of unit. When corrected that the outside unit was recently changed within 6 months, just said oh?, then claimed the inside "air handler was the one leaking freon, hence needed to be changed, except its still working, and the freon level check was optimal. after another three or four cases of a/c stoppage the sunncorp was authorized to change the "air handler" aka inside unit of the heat pump system). They claimed to also charge us for old unit removal and disposal, which we rejected as we were able to properly dispose of the unit ourselves, so sunncorp came up with another excuse to justify the extra $250 (on top of the $60 service call fee), by claiming to build a box upon which the new unit will seat, except the old unit already had a built up box, which the technicial say he will re-use, so where does the $250 go, they couldn't explain, so they created a crisis that we were being uncooperative. They left without installing the new unit, after they had completely dismantled the (previous working and cooling, old unit) they then lied to ahs who was the co-conspirator, (eager to accept sunncorp's explanation)that we kept them from installing the new unit, and they cannot go back since their lives were in danger, from what l don't know, especially since the technician shook my husband's hands prior to leaving based on the phone call to his office. AHS now says it will only pay 650, for a system replacement that 90% of the estimates obtained would cost between $1500-2900, leaving the family with NO a/c with an asthmatic child. The deception in the ahs practice that allowed the sunncorp to meet their bottom line from the ahs members is the PROBLEM. Please, please STOP them before they inflict another family with their lies and deception.

- Review: The worse experience with this company. They have no emergency services whether your pipe is blowing water in your house or the your roof is liking, you have to wait more than 24hrs for someone to come to you. Calling customer service is a nightmare 30minutes to 1hr hold time, horrible horrible, please do not waste your money. Im out.

- Review: Having had warranties from multiple companies over the years, I was pleasantly surprised that the customer service reps were very courteous and actually tried to help. Once a contractor assigned by the company dragged their feet and did not perform as expected. The company quickly authorized payment to a different contractor that I found myself. Their plumbing contractor was located one hour away, even though plenty of companies were in my area. And the contractor took cash only for deductible! At least they did quality work. A contractor assigned for heat pump repair seemed quite knowledgeable. Of course, home warranties never try to fix things completely! Just add freon and let it chug for another few months, until the next repair. Well, their rates have gone way up, so I'm no longer a customer.

- Review: My only claim with this company was for microwave. I couldn't find requesting service on their web site. Is it really there? So I called, was assigned a contractor, and promptly got a confirmation email. A contractor showed up and said the control panel need to be replaced and would be ordered. In about a week I called the guy again. He told me that the part was not available at the warehouse and would take a couple of weeks to order. Couple of weeks later he still didn't have the part. I called the company during business hours (according to their phone message) and got some answering service. They took my phone #, address, contract #, email. Never called me back. Called again in a couple of days, spoke with their rep only to find out they denied the claim! Why didn't they even tell me about it? Apparently my number wasn't right in their system. What about email? What about the number I left with the answering service? The reason for denying the claim? Apparently contractor found some rust, but didn't tell me about it. So I was out of $60 fee to contractor and 3 weeks time hoping they'd fix it for me. So I cancelled the policy, and lost even more money. Still looking for that rust in a one-year old microwave. Agree with Pete from Jacksonville FL. All home warranty companies seem like a total scam. Did you read their contracts end to end? Doesn't it look like the contract always has something to deny a claim? How hard is it to find rust on an old appliance when you try? I had Old Republic for a while, which is one of the better ones (and more expensive) out there. I was quite pleased compared to others. But they too look for a reason to deny all the time.

- Review: HMS took a month to fix my AC unit. No one ever called us back, we had to always call them and was always told they don't know when my AC part was coming in. Come to find out that they sent my part to a different location and let it sit there for a week! While my husband and i were calling to check all week. By the third week I called HMS and told them how i really felt and by the next day they found my part and had it delivered and installed in my place in two days.

- Review: I signed the Contract with Empire Home Warranty (EHW) on 06/14/10 and paid the full amount (using a credit card) at the same day On 07/17/10 I reported about an AC problem. They told me that someone will get back to me within 24 hours, but nobody contacted me. Next day I called them again (outside was 94 F!) and asked them about fixing the problem. Their representative repeated the same “24 hours”. But when on 7/19/2010 I called again and asked them why they have not called me back, they just ignored the question and transfer me to a person by the name Chad and this guy told me that they do not accept my claim because I have called (on 07/17/10) during the “30-days waiting period”. I contacted my Bank and they sent a confirmation that the transaction was posted on 06/14/10 and Empire Home Warranty received a full amount on 06/16/10. I contacted EHW again and sent them Bank’s confirmation. However, the same representative (Chad) continued to say that they received a payment only 06/19/10. I said “That’s enough!” and asked just to cancel the Contract. I suppose this company has a good “set” of other tricks which you may know if make business with EHW and report any home problem even in 60 days after enrollment. So, be aware this company is a real fraud!

- Review: Warranty companies like HMS are somewhat like insurance companies; you know you won’t get your money’s worth, but appreciate the peace of mind knowing when real problems strike, they will take care of them – (even if it takes some push from you to get them to do it). Well, it turns out that HMS is really just a money sink hole and a huge headache to deal with. Additionally, it employees uncooperative service people and actively looks for ways to wiggle out of their obligations. I had HMS for several years on a newly purchased home and they did OK during the occasional need for simple plumbing needs. But as soon as real problems arose, they became a nightmare. The real reason I paid for the HMS warranty is because the house had a 25 year old HVAC system that can be expensive to replace. After a couple of years, the inevitable did happen, it conked out and their repair person said it needed to be replaced. But HMS refused to repair or replace it. The excuse they conjured up is that the residents caused the problem and there was no connection to its 29 year old condition. Nightmare number two involved a plumber, the one thing I thought they could do. But this time a leak developed in the laundry room. When their plumber came, he offered one excuse after another over several weeks why he couldn’t do anything: I can’t find the leak, I don’t want to cut open the wall, you have to clean up the water before I can fix the leak!!! Finally I had to get my own plumber to come in, cut open the wall, and fix the leak. But by then the water damage was much worse. HMS refused to give us a new plumber, reimburse us the $100 deductible for the incompetent plumber, pay for the water damage caused by their negligent plumber, nor of course pay for the good plumber. So here is the bottom line with HMS: dealing with HMS made the problem worse, resulted in greater costs, doesn’t honor its warranty, and is a huge headache --- opposite of why you would use them as a warranty company.

- Review: We had a plumbing stoppage issue and the company called me back to schedule the appointment. I chose an appointment time reasonable to myself and the technician came within a good time. He was knowledgeable and friendly and cleaned up after himself. I was happy with the service I received.

- Review: I am trying to find out if I can take them to lower court. I bought my policy 6 month back and now my water heater is leaking. Contractor came to check and told that it need to be replace. Later afternoon he called me and told that my claim was denied by CHW. I called the customer service, lady told me that it is denied as they do cover corrosion. They told me that I should have done maintenance on water heater yearly. This heater was 24 yrs old and the contractor told me that it has pass 3 times its life expectancy and there is no way to maintain this.

- Review: I wish I could say anything positive about Globe Home. I can't. I'm just lucky that we only had to use them once, and only for a broken washing machine. In late November 2008, my husband and I found that our washer's transmission had blown. We called this warranty company, who had been recommended by our broker (Hah!). They waited two weeks to send someone out to look at it. He told us, "The transmission is dead and you'll need a new machine." Fine. We paid $80 for that. We were told we'd get $300 in reimbursement. So we went online to Sears with my husband's emergency credit card, and ordered a washer on sale for $399, plus $65 delivery and installation. We thought, hey, we'd only be paying $164 for a new washer! The reimbursement check didn't come. I called them. They said it would get to us at the end of February 2009. Okay, then. February came. No check. March came and went. No check. I called them again in April. The lady I spoke with sounded very annoyed and told me, "The check will be mailed out any day now" - and hung up on me. WHAT? So, right, we still don't have that $300 and my husband has already paid his credit card balance. But that money would have been really nice, you know? I will not be renewing our yearly 5-star service (pardon me while I laugh at this). I'll be going with a different company. This is ridiculous.
