- Review: My Garbage disposal was leaking and lower level heater wasn't working. I called Sensible Home Warranty and addressed these issues. I received a call from the local appliance company and they made an appointment with me. The technician was super knowledgeable. Within 5-10 mins of arriving and inspecting the both issues, he knew exactly what was wrong. He called Sensible Home Warranty to get an approval for the replacement parts to make sure they were covered under my plan and he had an approval within 5-10 mins. A heat sensor was bad at the heating furnace and he replaced it. The Garbage disposal was leaking though the motor and reset switch and the entire electrical portions (coil, wire nuts etc.) was submerged in water. The technician replaced the entire garbage disposal. He also educated me on some of the safety rules on appliances. SENSIBLE uses the best and experienced companies whose techs are also knowledgeable and HONEST. Kudos to Sensible and their partner companies!!!!

- Review: We purchased American Home Shield because it seemed a better bargain than our previous Home Warranty. Last year, they were out 4 or 5 times to service our air conditioner, and every time we had to pay the visit fee. At renewal time, I told them we were not going to renew because we were tired of paying for repeat visits on the same thing. We were then told that repeat visits within 30 days were without charge. We are now needing our 4th visit since March on our Air Conditioner; The last visit was 32 days ago, so it is "not covered". I told them we would not renew if we had to pay for this visit, they said they are very sorry, but it IS outside the 30 day period!. Even when told we will not renew if there is a charge, they did nothing, not the service rep, not the manager. It is our belief that these technicians are deliberately doing band-aid repairs in order to perpetuate the visits. Obviously, they do not care at all about their customers, no one offered us a concession on this final chance to do things right.

- Review: i feel so sorry for who ever uses this company.try to get question answerd or you have service issue,you will be on the phone for all day.without any solution.read your fine prints on your contract than you see paying this company mean trashing your mony.my AC gone bad after 19 years.first contractor they send demanded my deductable first than he wanted $200 cash to check for freon leak and he was rudest person i have ever seen.so 3 days later they send another one which asked $125 and i paid for it but still colonial rejcted the repair and their excuse was total BS unproper maintenance.how the hell you say that unit worked perfectly for 19 years what elss you can do?and finally colonial supervisors and manegment worthless just like the company they never gona return your calls or solve your problem.save your money and time.the only think colonial can do maybe change battery on your termostat for $50

- Review: ABSOLUTELY THE WORST HOME WARRANTY COMPANY OUT THERE - DO NOT - I REPEAT - DO NOT USE THIS COMPANY!!!!!!!!!!!! We have had nothing but problems out of this company from the very first time we had to file a claim with them The first time, when our washer went out, they told us we would have to wait a month to get the parts needed to repair our washing machine. Having 2 children, the idea of going without a washer for over a month was not a viable option. So they prorated it and paid us like $60.00 due to the age of the machine. You tell me, where you can go to get a washing machine for $60.00. Our 5 year old refrigerator went out next we were told that it needed a new computer board - part was ordered, we have waited 3 weeks now, and have just been told that the incorrect part was ordered and could be another couple of weeks before our fridge and freezer are repaired. The employees at AHS could care less - they simply say that you are out of luck and that is just the way it is. In a nutshell, they say, they can take as long as they want according to the contract to make any repairs.......Their attitude is "tough luck" .... Would not repair our air conditioner when it went out - just said it wasnt covered. All of this of course after paying the annual fee of over $400.00 per year - AND the $75.00 service call everytime they come out here. These people are really bad and crooked to boot. Please pay attention to the reviews that you read here and take head...... DO NOT DO BUSINESS WITH THESE PEOPLE!!!!!!!!!! Trust me on this one, and learn from our mistake........ Surely there has to be reputable home warranty companies out there - we will be researching and looking for one immediately - as soon/if ever they get our refrigerator repaired. What a hassle.

- Review: My HVAC system went out last night. I called First American, and was not pleased with the telephone representatives. The first person I spoke with was not courteous. When I didn't hear from anyone after 3 hours, I called back. The person said I'd been calling them constantly, and they couldn't call me. Weird. Someone else called me right back, saying it was a misunderstanding, that HE had been calling contractors constantly, not I calling First American. Still, though it was 16 degrees outside, and in the 40's inside, no one called me back all night, so I called again about 4am, and spoke to Melissa. She was the first person to seem to care that I was in a home without heat all night, with a wind chill outside of 3 degrees. She called me back around 6am, saying she'd found a contractor that would come out after 8am. He did, and gave excellent service. He quickly diagnosed the problem, and fixed it(the motor burned out). He was very knowledgeable about the system, answering all my questions. I didn't give a 5 star for customer service, as only Melissa rated it. But all is well, my house is already 10 degrees warmer, and my cost out of the $275 fee is only $55.

- Review: 2-10 came with the purchase of my home in 2008. It's been 2 years and it's time to renew and each year I have seen the price rise. I've had to place a call on two separate occasions for the same problem, a leak in my kitchen ceiling coming from the upstairs shower. Both times the men (from two separate companies) had to cut into my ceiling and, low and behold, they don't replace the drywall. So the ceiling is left cut open for at least a week to "see if there's still a leak" (according to 2-10). A rep tells me that either we finish the ceiling ourselves and receive a $75 check or they can have someone come out and finish it for us and, of course, we would have to pay another trade fee. My husband has finished the ceiling TWICE and waiting on the miserable check took FOREVER! Both times I had to call the accounting dept and ask if they had indeed sent it out. Sad. So, renewal time and they tell me that they have signed a new contract and that the trade fee has gone up to $100. I asked him why so high and he said because the R410 and my washer/dryer were added onto the coverage. We told him that we didn't want washer/dryer coverage because we can just go buy new ones but that wasn't an option. Again, sad. BUT (he says) you can 'buy down' your trade fee if you pay either $2 more a month (for it to be $75) or $4 more a month (for it to be $50). Now, none of us are stupid, right? Well, I calculated that up and I told the rep that if I did the buy down on either one, that jacks my yearly premium up from $499 to $565.92 (if I want the $75 trade fee) and $592.92 (if I want the $50 trade fee). We said that was ridiculous and that we were gonna shop around. The rep said that this price is 'the fair market price' or something like that (meaning, we're gonna get the same rates at other companies) but reassured us that he understands that we gotta do what we gotta do. Whatever! I've seen lower premiums and trade fees out there, just don't know which to choose. :(

- Review: I called CHW for the first time after paying for an annual warranty, the problem was a leaking water heater. They gave me a number and name of a plumber to call, when contacted he said he did not service the area, this happened with 4 such companies that CHW provided, they finally asked me to get an estimate from a company and fax it to them. I went through the process and got 2 comparative quotes and when I contacted CSW they first asked why the price was $ 1,200 and then said that the water heater storage tank was not covered. Beware of the fine print, there is a whole lot that is not covered, if you look under AC they can deny your claim for "poor maintenance" I'm not sure if the claim was denied because the amount for fixing it was higher than the premium paid, which is not fair because the whole point of an insurance is to insure against situations like this. They will refund a pro-rated amount provided you agree to drop all claims and suits against them (check out the cancellation form).

- Review: Like many others, we had been paying into TP for about two years because our house was going on 20 years old, and it sounded like a good solution for things starting to go wrong around the house. To make a long story short, when one of our AC's stop putting out cold air at the beginning of the warmer weather, we called to have it looked at. Their contractor came out, said it needed a "line set", so proceeded to do that. When he switched it on, the compressor completely shut down. The contractor told us TP would be replacing it. TP denied the claim. The reason given was because "the mechanical failure was due to a non-mechnical circumstance". In other words, their own contractor caused it to shut down, making it not their problem anymore. I really want to expose them for the fraud they are. I may pursue a TV investigator. They shouldn't be allowed to be cheating hundreds of people every day and get away with it!

- Review: They just don't care about the customer or the quality of the contractors they use. ambiguous contract terms with hidden gotcha's, such as we will replace unit...but you have to pay disposal fee and other installation fees that should be included in replacing an item. If it breaks again after 30 days, you are out another $50.00 service call. Years ago, this was a good service, but now they just want to collect the premium and give you the run around when you make a claim.
