  • Review: Got a warranty policy with them last year, haven't had a problem until just recently. A sales guy called me a couple weeks ago "about my renewal", haven't been able to get ahold of him since, which is troubling because my policy expired. More worrisome is that a plumber that they sent over back in February called me today because he can't get Sensible to pay him. He did the work great -- replaced the trap in our sink -- but Sensible owes him money for that and many other jobs. I called them about it, and got transferred to an answering machine. It seems like Sensible is having some trouble these days.

  • Review: Horrifying. Absolutely HORRIFYING. I have never in my life dealt with such incompitence. I have been trying to get a hot water heater fixed for four days now. Meanwhile, we have no hot water. The first company they sent out didn't seem to even know what a hot water heater was. Now the second company is telling me I have to pay $350 in "modification" charges the home warranty doesn't cover!!! If that isn't blatant fleecing I don't know what is. I know how much flex tube costs and it ISN'T THREE HUNDRED AND FIFTY DOLLARS! It's just shocking. Avoid this company like your life depends on it. The customer service is a joke. All they do is repeat the same script over and over. They couldn't care less. I've never wanted to see a company shut down more than this one. I rue the day my real estate agent handed me their flier.

  • Review: Total waste of time. I'm a renter and the attic and grounds are overrun by mice or rats or whatever (nice, huh?) They scheduled appointments twice now and their exterminator never showed up and never phoned to show that he wouldn't come out. The first time he lied and said he left a message on my voicemail, only I don't have voicemail. I always answer. Well, he had promised to come out today, which is a Saturday and I spent three hours waiting for his "window," only to call him and find out that Fidelity had changed exterminators. No one ever called me to tell me this. Fidelity refuses to pay anyone overtime to get the job done to come out today. It has cost me six hours of my time and now I have to take off from work a third time. When I make a mistake I take responsibility for it. When they make a mistake, I guess I'm supposed to take responsibility for it, too. This is nonsense. I don't have a contract with this company. That was the property management's mistake. Or maybe they chose the cheapest company they could find, and, as they say, you get what you pay for.

  • Review: When you call to get info about an open claim you'll be on hold for 30 min. Then they say they don't until they talk to the contractor and promise to call you back which takes about a week if you're lucky. Unbelievable!!! I think AHS is better.

  • Review: To all my fellows service technicians of all trades. To all home owners using or thinking of using Sensible Home Warranty-BEWARE FOR SCAM!!! There is a big possibility that Sensible Home Warranty will not pay for your service. I am an electrical contractor from Los Angeles and I did two electrical jobs for them on 06/23/2011 after their authorization for the jobs- AU7746 LX AND AU7762 LX (without this authorization they told me “you are not going to get paid”) On the very next day June 24th 2011 I did fax and email all of my invoices to their account payable department. After a month for not being paid I tried to reach someone at 1-866-959-2212 ex 206(account payable phone) and asked when I am going to get my money? Unfortunately there wasn’t any human being to speak with. Just robotic voice message. After leaving more than 15 telephone messages and emails to them and conversations with people from other departments (with empty promises that they will pass my information to account payable department and they will call me back) finally I am sick and tired. To all service technicians of all trades BEWARE. To all home owners using or thinking of using Sensible Home Warranty stay away from this company! Never Ever respond to jobs handled by Sensible Home Warranty! This Scam can cost your money, time and labor in a long term! And to all you people if your service company is not getting paid what kind of service do you expect to get?! As well there is a possibility that someone can put a lien on your property and you don’t want to end up at court. So BEWARE!

  • Review: I have had AHS for more than one year. Every contractor they have sent out I have had problems with. Either they were not honest - or did a bad job - or didn't communicate with me on setting things up. AHS seems to be well run in terms of customer service - but they do not do a good job of screeening their contractors

  • Review: This company is useless. The contract wording says one thing, but the company will say it "actually means" something else. Anything to find a loophole to make sure something that any reasonable person would interpret the contract to mean is covered, in actuality, is not. Not only that; they charge the deductible for a service call even if the technician from the company says the service is not covered after the fact, or that there's nothing he can do (read: doesn't know what the problem is so he makes up some reason that it can't be repaired under the contract.) And, they clearly use the cheapest companies possible. Customer service is virtually non-existent and the contractors don't explain anything to you clearly - just stand there and collect their fee for telling you something can't be fixed. Save your money and go with another company or just pay repair costs for your home out of pocket as they arise.

  • Review: I have used this company for two contract terms. During that time I had no issues at home. Finally I had a pipe leak in my ceiling. I called Cres / Hisco and they sent over a plumber from On Time Plumbing a COUPLE DAYS later. Despite the website claiming that you will not be charged unless a repair is done, I had to shell out $50 for him to do NOTHING. He refused to fix it because he claimed we would need to cut through support beams in my ceiling. This was total BS as any other plumber said the pipe itself was bad and needed to be replaced. I called and talked to the lady in charge there and voiced my concern and explained what I've been told from a number of plumbers. She said that I could use one of them and then submit my claim for reimbursement. Well that was a lie. It's been months and the claims department is still giving me the runaround looking for ways to not pay me. DO NOT USE THIS COMPANY

  • Review: I'm a new home owner on a strict budget. Dishwasher broke down and afer many attempts to get it to work finally called these people (the "these people" usually tends to indicate it's probably not a good review). Paid the 50 bucks for 10 second visit from a repaitman who just decided it was unrepairable. Got a call back from a lady who told me that the dishwasher is not covered. I just got the notice to renew and I will not be renewing, it's not worth it. Look elsewhere and do not settle for Old Republic.

  • Review: I filed a claim to be re-imbursed by Old Republic for a plumbing emergency. Unfortunately, our emergency was on sunday, Old Republic's referred provider was not open on sunday so we called someone else out to fix it. Our claim was denied because we did not wait to fix our plumbing emergency until Monday. Do not use Old Republic.

  • Review: I get the feeling that the warranty vendors are incentivized to come out, take your $55 copay, and then find a reason why something isn't covered so that they can get you to pay more out of pocket. Case in point, I call Fidelity about a A/C problem. The guy they sends says it's not cooling because my return grille is too small, the coils needs cleaning, and a whole bunch of other BS. He wants $1000 to fix it, and it's not covered. I tell my contractor to send his HVAC guy, who tells me it's just a busted pipe and he can fix it for $300. Another case, leaking ceiling. Fidelity guy who comes out looks around for 10 minutes and points to a pipe that he says goes into the wall and this is where the water is coming thru. Then he says I owe him $55 and by the way, it's not covered. I point out that the pipe is an outdoor electrical pipe that goes into the ground, it doesn't go into the wall. But he doesn't care, demands his $55 and so I pay him to get off my property. It seems like the game these warranty vendors play is to get out to as many people as possible to collect their $55, then find any reason to leave the property without fixing anything. I have not had a single claim paid to date. I will not be renewing my policy (provided by seller, not paid by me thankfully).

  • Review: Water Heater busted so had Fidelity send a plumber to replace it. My water heater also provides hot water that is sent to a heating unit, that provides heat to my house. When the plumber came, he had no idea what the extra pipes were for, so he calls me at work to ask me. (I'm thinking at this point that he should know more than me). I tell him the situation and he finishes the install. But since the heater is a customization of the water heater's function, they charge me an extra $200 above the regular service fee. I pay it figuring that it's still less than a new water heater. Everything "seemed" fine because there was hot water getting to the house. However, it wasn't cold when the new w.h. was installed so we didn't think to test out the house's heat system. So two weeks later when it was 37 outside, we tried the heater. Heater didn't work. The pipes coming out of the w.h. that feed the heating unit were ice cold. So I called Fidelity. They sent the plumbing company out. They claimed that they did everything right and refused to fix the problem. So Fidelity sent out an HVAC company. The HVAC company said that when the plumber installed the w.h. he didn't properly bleed the air out of the line, so air was trapped inside the pipes, not allowing hot water to flow freely to the heater system to the house. The only bleed valve was at the bottom of the tank, which does no good, because air always rises. HVAC company then informs Fidelity and says they can't do anything until they get the okay to fix the plumber's problem. Meanwhile it's freezing in my house. I call Fidelity (again) and am told that a bleed valve has to be installed but that this is not covered in their policy. My policy expired two weeks after this incident. So of course, I did not and will not renew with them. Joke of company in my experience.

  • Review: I wish I had read these reviews before choosing First Am as home warranty for the property i purchased. The contractors they used are generally unreliable and unprofessional. the four they sent so far for two of my claims had terrible reviews, and those reviews dated from at least two or three years ago so First Am knows they have bad contractor but just don't care... then, first american's primary goal will be to deny the coverage by any means, using the wrong contract, making up exclusions, anything to discourage you. A threat to make a claim to the department of insurance makes things move a little and makes (false) exclusions disappear, but what a watse of time and energy !! in a nutshell you want peace of mind avoid at all costs First Am.. but frankly are there any reliable home warranties out there...

  • Review: i think its funny how this contractor comes on and defends a home warranty that is just a scam. he must do shady work in Houston tx. because quality work does NT get appreciated by this company at all. jb weld and tape are your tools and forcing denials as much as possible because its not worth the hassle to fix any customers hvac equipment. he knows its all about numbers at the end of the day ! keeps your numbers as low as $100.00 average and you will receive work if not you will be terminated from the contractor list. all home warranties work this way.

  • Review: HORRIBLE! We had an overflowing tub which was leaking into our bathroom, ruining the floors and walls. I called the warranty company and they sent out two plumbers, neither of which was "authorized" to do the work. Over a week passed and we had no resolution of our problem. We couldn't use the only tub in our home. I spent over 3 hours on the phone with First American representatives pleading with them to try to help resolve my claim, one of which informed me that she was not there to "babysit" my claim. ?!?! Um, I just want this problem resolved! When I asked to speak to a manager, I was placed on hold for over 30 minutes. THIS COMPANY SUCKS. Do not waste your money.

  • Review: Worst company ever. They have just dissapeared. I had an issue back in September, basic plumbing clog. First plumber came out and said he wanted more money than the deductible. Deductible was $45, he said he wanted $110. Empire sent me a second plumber (5 days later) - by that point a second problem had occurred because of the wait time. This plumber didn't speak any english but fixed the problem. Now 3-4 months later I get a call from that plumber saying Empire never paid him and they can't locate them and that she thinks they went out of business. I told her to file a complaint with the BBB as I did as well. Before this - I had a an issue in early January and contacted them and have never received a response. That was initially how I found out they were gone. I went on here and saw reviews and my stomach dropped. Don't do business with this company (they are not a real company). Everyone needs to file a complaint with the BBB and put these crooks away.

  • Review: American Home Shield (AHS) is good about getting the service person out to you, but then again in our experience the service person does an obligatory examination of the appliance, collects the service fee $$$ and then leaves. Later you're contacted by AHS saying that the appliance isn't covered. It seems that now that we do need repairs on appliances around the house they seem to deny any claims. We thought this was a bit “fishy” after the third time, but it wasn’t until we began doing some research that we came across tons of complaints and lawsuits! Just do an internet search and you'll see what I mean. We've also read that some of these "service companies" make a point of collecting the service fee with no intention of actually fixing the problem. They've got their $60 for a quick service call, so they could care less. If just one guy can make 6 service calls in a day that's good money for doing practically nothing (6 x $60 = $360)! According to one attorney who represented AHS, you have to sue them to get your money. We do NOT recommend American Home Shield (AHS) to our friends, family or clients. We’re tired of being ripped-off by unscrupulous businesses and feel we need to take some action to demonstrate our displeasure. Please pass this information along so we can send this company and others like it a firm message that we’re mad and aren’t going to take it anymore. You can also empower yourself and others by going to one of many companies which aggregate consumer reviews of local service companies to write reviews on a business and service or to check-out reviews about a business BEFORE you hire them.

  • Review: I wish there was an option of rating them less than 1. This is a horrible company and I just put in my request to refund a prorated balance of my premium. We had a clog in the only bathroom in the house 2 nights ago. I actually got an emergency technician through HWA and they opened the clog. However, he told us to be careful using as they needed to come back the following morning to diagnose the sewage during the daylight. Sure enough, full crew with 2 vans was at my door trying to explain me that damage was to the sewage pipes due to the roots and that is not covered by the warranty so I better pay them $1200 otherwise there might be more issues. That sounded really fantastic, especially that we don't have a single tree on the lawn, just couple of small bushes and these guys NEVER used a camera to diagnose. I asked them for some time and started calling plumbers around. One of the very first ones to arrive used a camera immediately and said there are no roots in the pipe, however, it has a crack and a shift and that's where the clog happened. So I called HWA and let this guy explain what's going on even though he was not on their vendor list. The story I got from HWA the pipe shift is not a normal wear and tear and will not be covered. My question was - it is obviously due to a wear because pipes are in the ground, so we couldn't break it, this is not a new construction so no soil shifting and there was no earthquake as far as I can recall. I got tired of arguing with them, especially that they still didn't have the official diagnosis from the company they sent after 2 days. This is ridiculous and I wasted money on their most premium coverage for 2 years and when finally the need came up - nothing is covered. Shame on you, HWA for cheating your customers!!!

  • Review: i been doing work for these people for a while now. i noticed it is a game with them. orhp wants cheap, patch up work that does nt cost them a dime. or force a denial. dont be surprised to see 6- 10 different technicians before they doing any major work for you. they use second and third and even forth opinions to see who will be the cheapest or force a denial upon the customer. i am now forced to push denials now. and i love what i do but this home warranty takes the quality out of the work to be done.
