- Review: I have had many claims with HWA however, my hotwater tank was completely burned out. I placed a call to HWA the company that they sent out (Cherokee Plumbing) called me quickly and had someone out the very morning with the new unit replaced in no time. I give this review because if can complain with things are wrong I definately can compliment when things go right. I wish all of the service calls were like the one I experienced on Sept 1, 2011. - Review: Sensible home warranty is the quite simply the best! They have always being extremely prompt in handling service claims (I always have had a call back from a contractor within 1 business day). I have never had any problems with them denying a claim either and I have had four service calls in the past year! Truly sensible has been such a blessing for our household and has saved us alot of money and TIME over the last year. For those of you wondering if getting a home warranty would cause any delay in getting service... I strongly recommend going with sensible. I am the type of person that looks for the best deal, so without sensible I probably would have spent hours calling around for the best quote for each home repair issue that has come up. Now all I do is put in a call to sensible and they handle the rest. I feel like every problem that has literally sprung up in our house has been dealt with almost immediately because of sensible. Also, it may not seem like it at the time you are paying for the plan but I know in my case I have saved A LOT of money by having sensible home warranty. I strongly recommend this company!

- Review: If you enjoy fighting to get mediocre service, fighting bogus charges and pushing to get your money, then this is the home warranty for you. I left review #208, regarding the difficulty I had getting my AC replaced. Unfortunately, it didn't stop there. As I said before, the contractor came out and misdiagnosed the problem. We argued it with ORHP, and they sent the company out again, and said that if a new problem was found, we would owe a new trade call fee. The contractor's invoice showed that they found the same problem from the 1st visit. Then ORHP sent me 3 invoices for a 2nd trade call fee. Twice I returned paperwork proving that it was a recall. ORHP said there was a new issue found, but couldn't explain what it was. The 3rd time I received an invoice, I called ORHP. The rep agreed with me, and said she would have the charge removed from my account. A month later, I received notice that I was sent to collections. I filed a complaint with the Better Business Bureau and the Attorney General's office, and called ORHP, stating that they were acting in an unethical manner and that I had reported them. That same day, they called me saying how they were sorry, it was an error on their part, and that they had removed the charge from my account. However they later told the State Insurance office that they waived the fee as a "gesture of good-will". When we disagreed with their contractor's diagnosis, we were told we could pay for 2nd opinion, and that if their 2nd contractor agreed with our 2nd opinion, they would reimburse us. So our 2nd opinion diagnosed it, I submitted the receipt, and ORHP sent out a 2nd contractor who agreed with our 2nd opinion. I called a month later to check on the status of my reimbursement for the 2nd opinion, and was told that ORHP NEVER reimburses for 2nd opinions. I called back and spoke with another rep who said they would reimburse me, but that they had never received my receipt, which was false, as it was the same paperwork that caused them to send out their 2nd contractor. So after some arguing, they "found" my receipt and submitted it for reimbursement. When ORHP offered a cash settlement in lieu of replacing my unit, they made me an offer and I accepted. Then they called me a few days later to say they couldn't actually offer me that much and they tried to reduce the amount. I told them that their error was in fact, THEIR error. So they gave me the amount previously agreed on. All in all, this company is more trouble than they are worth.

- Review: At the end of May, I called ORHP to complain that my AC was not keeping the house cool. Their service company could not come for a week. The technician did not know what he was doing, and misdiagnosed the problem. ORHP ruled that the supposed problem voided my warranty. My father convinced them to send the technician back out, it again took a week, and he again misdiagnosed the problem. After much arguing, ORHP told us we could get a 2nd opinion, and they would reimburse us. We called a reputable company, and our technician told us that the previous diagnosis was completely bogus. After submitting his diagnosis to ORHP, they sent out a 3rd company. They came out in the morning, and said they would have to come back when it was hot. A week later they came back, and found the same thing our 2nd opinion found. ORHP finally said they would replace my AC, but they were going to give me a bottom of the line unit, and I still had to pay $1k for non-covered items, like permits, haul-away & draining the line. Our 2nd opinion tech advised us to ask for the cash instead, which we did. The first offer was just over $800. We finally talked them up to a reasonable amount, and we are going to have our company install a better unit. When ORHP finally agreed to replace the unit, they said it would be 7-10 days. We called our company for the replacement on Friday, and they will be coming to replace it on Tuesday. This has taken 2 months, 5 service calls from 3 companies, much time off work, much hassle with ORHP, and I'm just now getting my air conditioner. If you are having trouble getting your problem properly diagnosed, tell ORHP you want an independent 2nd opinion. If you don't want ORHP's service company to do the repairs, ask for the cash instead.

- Review: On Friday, 9 July 2010 I filed a claim regarding my toilets over flowing and feces floating in my house. I was assured I would receive service in a timely matter after speaking with a supervisor on duty and explaining how it took your company over 3 weeks to fix my air conditioning in the middle of a heat advisory in my state. Nothing. Called again on Saturday. Nothing. Got a call from Sooner Services late Sunday and the representative asked me to give a brief description of the problem. She abruptly stated that's a sewage line blockage and we can't help you. I said are you a Plumber? Nope. Asked if they can send someone to look at the issue and she said not for several days. Called HMS again. They assigned me a new claim number and again assured me I would be contacted by a plumber who could ascertain what the issue actually was. I was read my warranty, explaining how pipes outside the house were not covered. No contact. On Monday I rented a mini-rooter and snaked the 20 foot drain from my toilet to my sewage out take that is one foot outside my house under my deck. Drain is clear. Once again I have to state my deep disappointment with having to deal with a company that does not bargain in good faith, does not do what they say they will do, takes money from consumers, never delivers in what anyone would consider a timely manner, or at all, and never follows up. I must say, if you were a Taxi company you would be out of business in a very short period of time. I will also say I am reporting you to my state agencies for failure on so many fronts I am tired of writing about it. I want to ALSO point out that your contractor on the previous claim charged me for a pad upgrade for my AC unit and if you want to see the stacked bricks it is sitting on I will be happy to send you those pictures. Sadly the contractor will not return my calls and the number always goes to an answering service.

- Review: I'm really unsure how much more badly in faith this warranty company can bargain. I called twice on Saturday that my HVAC had failed and was told twice I would be contacted in two hours by a service company. Never happened. Called again on Sunday, same thing and was told I could have an 11-3 appointment on Monday. 6 hours later Sooner Services called and said they may be able to do that but HMS doesn't hold the schedule so not sure where that came from. They came and said the HVAC was dead. I was contacted by 2 other service companies on Wednesday and was told they were told to get a second opinion. Confusion. I was also contacted by the home office 1-800-327-9787, ext 4133 and was assured the unit would be fixed today. One company came out looked at the unit and said, yepp it's dead. Called the 1-800-432-1033 and they said they would ORDER the part and ship it to the service company. At this point I have been without air for 5 days in the middle of a serious heat advisory in Oklahoma City. I was also told I would need to pay $105 on top of the deductible for a "reclamation fee." I would like someone to honestly tell me what is going on, when the unit will be fixed, and why HMS needs a "second opinion" on it's own contractors." At this point I have had to take 8 hours off work and paid the $75 deductible and have had no results. To real estate and bank: I cc'd you all so you knew what was happening. At this point I am 5 days without AC, have had to take 8 hrs of leave to meet their appointments ($232) had to buy a window unit ($125) paid the deductible ($75) and they now are saying I need to pay a reclamation fee ($105) and the AC is still not fixed. Is this the best company to go with? I mean they need second opinions on their contractors and will not buy parts from them but insist on shipping parts to them. They are also not very honest with their promises.

- Review: I have been dealing with these half wit people for going on 4 YEARS for the same problem. I have MAJOR issues with my AC and Heating. I have called them over and over about the AC in the summer and the heater in the winter. Everytime they send out a DIFFERENT company. Its never the same company so that way they can get another 75.00 service charge because each company has a different diagnosis.Then the company will ask Old Republic to approve the repair and they wont. They approve a half assed repair and then it breaks again. Old Republic is turning a blind eye to a MAJOR issue that they should cover and instead they band-aid it so it works a little while but ends up breaking again. Then the dance starts all over. Call Old Republic, make a claim, send out some guy that cant fix it, call them back, send ANOTHER company, pay again, they cant fix it, etc., etc., etc. My house needs a NEW AC/Heater. I should have a heat pump...a NEW one. The system in my house is not only too small for my house (per several different repair men that have been out here) but also in the closet UPSIDE DOWN!!! Now my AC has been out for 7 days. Old Republic was called last week on Wednesday to send someone out to fix it. They informed us that no one could come out til Monday. (Please note the temperature in Oklahoma is averaging 93 degrees daily, Heat index is over 100). The guy came out today, we paid 75.00 for the guy to tell us that the part that was replaced the last time is what is broken again. So he has to submit an approval to Old Republic and then Old Republic has to get the part and send it to him. So on the short end it will be another week with no air I am sure. If they stay true to their ways the part they send will be the wrong one. I have lived now for almost 8 days with no air in my house. Its cooler outside than it is inside. Old republic will not look back at my history of complaints with them and make good on the warranty they are being paid for. Im not even going to begin to discuss the issue with the broken waterline Old Republic informed us wasnt covered on our warranty.

- Review: I had two service calls. The 1st was for a shower leak. The AHS service came out, did not make any shower pan tests, did not look at walls or plumbing; merely walked in, shrugged and said it was a shower pan that needed to be replaced for $1800. Total estimated time spent here was approx. 60 seconds. Charge $60. Upon hiring a 2nd and 3rd opinion, both cert. plumbers ran tests, looked and plumbing and found that shower pan was in excellent shape, only had piece of missing tile grout allowing water leakage. Minor fix and repair for less than $40. AHS plumbing service provider was a complete rip-off. 2nd service call was to fix a leaking pool pump. Two weeks later and my pool pump is still sitting in pieces, unrepaired, and the AHS service provider has skipped out of promises (and town?) to return to complete unfinished job. AHS service provider has no office address or email, just a cell phone number. AHS pool service provider was a rip-off. Next call was for AC repair. AHS sent out a contractor that only later did I find was listed by the state of Oklahoma BBA as a "F" rated company with consumer fraud advisories attached. Two weeks later I am still without an air conditioner and now without AC fan and motor as the AHS contractor took those and now is refusing to return them. Basically I paid $60 to have AHS send out a "F" listed contractor to take away my needed fan and motor. AHS response? Not their problem, but for another $60 they woudl send out another of their "contractors" next week. Final conclusion: AHS itself appears to a well oragnzied, national consumer rip-off service and consumer scam that provides barely legitimate, questionable, unlicensed service providers who either wildly overprice what needs to be done or fail to make completed repairs and disappear after collecting money.

- Review: We have had OR for 23 years on our 1960's home. We have filed 4 claims in those years. The one that stands out for me is on our dishwasher. We had an older one that was a cleaning marvel. It started to leak and make a noise. Even though we could easily go with out a dishwasher, OR sent a worker out the next day. They worked on it to get the noise gone and would have to return the next day for the seal. They did just that. Well, after on week of use, the noise was kinda back and the leak was there too. So OR sent the same people back. They decided it to not be fixable and must be replaced. OR gave us the option of a nice comparable machine or a check to buy our own. We chose the check. All of this was done on one service payment of $65. They are quick, nice and reliable.

- Review: The first time called AHS I had a leak and they told me that washer/drier bibs were not covered. Later when reviewing my policy I found out that they should have been. The management at the company will not return my phone calls. The next time I called them was for a water heater which I was sure was covered by the warrenty. When the plumber showed up to fix it, he told me that certain parts of my water heater were not up to code, and it would cost $1250 to bring it up to code. This was not covered by the warrenty. AHS told me that I could find another plumber to do the install, but they would only cover $400 of the repair costs. I ended up doing it myself for $500 total, which put me $750 ahead of where I would have been with the warrenty. Every time I have called them they have routed me through different departments and come up with some excuse as to why the claim would not be covered or why I owe more money. DO NOT PURCHASE THIS PRODCUT. IT IS A RIP OFF AND A SCAM.

- Review: Honestly, this is the review. they came out many times, taking my time from work.. my equipment was properly maintained above average, it took them an average of 5 days to respond. ( the unit quickly shut down again once they left and they kept pushing off the visit and ( honestly like Duct Tape) to avoid having to replace anything, which from a business prospective makes sense, they dont want to loose money, and do not care if you are dis-satisfied). By far the WORST i have EVER delt with and again i am being objective, as to not have this post erased. they are only open till 6 and only will service from 9-5 weekdays. (this is not another company post, this is me). i sincerely hope they improve, for the sake of their customers, but if i were buying i would look for a local more professional company, i sincerely wish they had done a better job., answering teh phone was about a 3.

- Review: I was going to use 2-10 for our home warranty, after getting everything setup, I thought this was a good company. Two months after my first payment should have been taken out, I called them to see what the problem was. The reply I got was "Ahhh we"re no longer doing buisness in Oklahoma" I never got a phone call, email, or letter stating the change in company coverage. I would think if they decide that they are not going to cover someone and had this all setup to do so, they would have at least made an effort to contact me and tell so I could set it up with someone else.
