- Review: Used this company for a couple years. Service providers were extremely incompetent, would misdiagnose the issues. They would end up sending someone out 4-6 times for the same issue because of the vendors incompetency. There is currently a class action law suit pending against this company that I have been contacted to participate for all the home warranties I have had with them on multiple properties and because they had not been handling their claims properly. Extremely poor customer service!

- Review: Had three separate policies with them on three separate homes. Had issues with them getting someone out to the homes. Replacing with subtandard materials. Consulting with the tenants instead of owner on repairs that were required despite numerous requests for them to do otherwise. Their own employees, say that Chad the owner is very difficult to deal with, doesnt like to do the required/necessary repairs. I agree this company is a scam, and wonder how they are still in busines??!!

- Review: I've had Total Protect 4 or 5 years and have been very satisfied with the service. Just last month they replaced my leaking water heater with a Rheem model of same size (though with shorter (6 year) warranty for a grand total sum of $75. Customer service has always been helpful and courteous with me. Previous experiences with separate plumbing and an AC repair contractors sent through the company were also satisfactory. The AC repair man looked a bit scraggly, reaked of cigarette smoke, but was knowledgeable and HONEST: saved me from making a multi-$1000 mistake of replacing my entire system due to a "core leak" that was not there - but reported to me by more polished looking representative of a larger local company. The warranty company also pleasantly surprised me by covering an under-sink repair that neither I nor the plumbing contractor expected to be covered. Satisfied with work quality of all. Considering the number of years I paid for the contract and the few times I called on them, did I save a lot of money? Unless considering the $ saved by not replacing the entire AC system, "No", but the peace of mind was worth it to me. Have been totally satisfied with the quality of work performed by the separate contractors.

- Review: We've had other home warranty companies before and I'm regretting going with Service One. We bought a remodel this last September with a home inspection completed. So when a few minor issues come up I figured Service One could handle it quickly and easily. I was wrong. The customer service reps are quick to assign a contractor to come collect a co pay, if the contractor doesn't fix the problem that day good luck having any follow up from either party. Service one took two weeks to have my washer dryer looked at and fixed (due to lack of communication between them and the contractor , two weeks to have my refrigerator repaired (contractor needed parts but Service One did no follow up and I had to conduct communications with contractor for 2 weeks even after I left several messages with Service One for assistance. The latest foul up we've had goes back to the WASHER. After two weeks Service One decides to cash out our washer because the repairs would cost to much. They explained they would have a check out to us within 5 business days. The check never came in 5 days so I contacted the rep and she emailed me the response that it could take up to 10 business days. I patiently waited 14 business days because of the Thanksgiving holiday to follow up. When I spoke to her she still had no idea what happened and needed to get back in touch with me regarding the check. She emailed me 5 hours later explaining to me she NEVER sent the ticket in to be processed and it was her fault. I contacted this same individual 3 times during this process to be told its still in the works or some company policy on how it takes 7-10 business days to process the check. This is just one example of the lack of customer service I've received from Service One. Don't be fooled by their polite sales pitch or lower copay, you get what you pay for, and I'm regretting it every day. This was my wife's first home purchase and I was looking forward to enjoying it but the last 3 months have been frustrating aided by the lack of professional courtesy and service. If you are looking to give yourself more stress and aggravation this is your home warranty company. ServiceOne more like ServiceNone

- Review: I called on a toilet that was not flushing properly. After sending out three different plumbing companies I still have a toilet that will now cost me around 500.00 to replace. This is a floor sitting wall mount toilet. They are expensive to replace. The first comapny right-away-plumbing tore the wrong toilet off the wall, tracked wax across the carpets and left my bathroom in disrepair. The 2nd plumber wanted sexual favors to keep my toilet running properly cause the warrenty company would not replace the toilet. The last company just plumbing would not give the problem time enough to appear and told the warrenty company nothing was wrong... Wonder now I am still looking at floaters all day cause the toilet does not flush properly. Nice way to treat your veterans!

- Review: Me and my family have been with service one for two years. It was this company that was covering the house when we purchased it, so we just continued with the same company. Ever since we have lived here our a/c would work good for one month and then gradually get warmer (in the summer and colder in the winter), until it finally stopped after two months and blew hot air out. I have had tech after tech come in an "attempt" to solve the issue, only for the same thing to happen a few months later and get the $55 service charge each time (as each time a tech came out it was past 30 days). Finally my a/c went out at 4pm on a 105 degree day. I called at 4:33 pm only to be told it was too late to have a tech come out. With two small children and a 75 year old mother in law, our a/c needed to be fixed "NOW", afterall that is why we had a warranty for emergencies right? Found out their 24/7 service mentioned on their website is the abbility to get ahold of someone 24/7, not getting any repairs done 24/7. This prompted an imediate search for a different company and I learned more about service one and their policies. For instance, if my a/c unit blew up, and a replacement would cost around $6500, sevice one would only cover up to $1500 and I would have to cover the rest. Like I have five grand sitting around. Also if my hot water heater breaks because of build up of rust (check this out), rust is a result of lack of maintainance on my part as I am suppsoe to have the hot water heater drained twice a year to prevent rust build up...they will not cover this. Also any covered replacement, I will be stuck with the the removal costs of the old unit. So where why does it make sense to have service one for my home warrenty coverage when I still need to fork out the potential bucks for any emergency. Lastley, trying to cancell with them was a nightmare. All I got with this, and all of my past issues, was the rep doing their job to save the bottom line of the company. I could go on but I won't. Lets just say that a letter to the BBB and fed trade commision is on its way. Just as with any company, do your research. Find out what to ask before you call so you do not get in a situation where you will still have to spend your retirement or kids college fund to have something fixed or replaced, when you are led to believe that this is something you don't have to worry about by using a specific company. I do not and will not recommend service one to any one.

- Review: Totally disagree with Mr. Shaffer. I have the deluxe warranty that calls for replacement if the unit can not be fixed. I had A/C problems when temperatures were 110+ A total of 4 service calls were made. First one, guy comes out and says you were low on freon. Adds more freon, still not working properly (temps in the house were in the 80's). Second call, guy comes out and says "your motor is overheating and is smoking." He says he can fix it and cuts the wires to the motor. Turns out he can't find a new motor for this 35+ year old unit and says he needs to go find one. With wires now cut, there is NO A/C whatsoever. Temps rise to 100 degrees in the house with no air and I call 2-10 and PLEAD that they fix or replace immediately. They could care less that we are melting in here because of the heat and say "we must spend a reasonable amount of time looking for a new fan motor." We were without A/C for 4 days when temps were in the 100's!!!!! Numerous calls and emails got me nowhere. Finally a replacement motor was found and installed. Got the A/C unit working again but problem still exists. More calls and guy comes out and says "you have too much freon". The unit is 35+ years old and needs to be replaced. 2-10 knows that, but refuses to replace it. They keep sending people to tinker with it, add freon, remove freon, and meanwhile temps are still in the 80's in the house. They will put you off and hope you go away. I am not going away and will keep phoning and getting contractors out here until the unit is finally replaced. Live up to your promises 2-10. Quit dicking people around.

- Review: InHouse Home Warranty refused to cover Solar Hot Water Heater replacement despite an exclusion not being listed in the contract. A complaint was filed with the BBB and through arbitration the BBB determined that InHouse owed $340+ to a replacment unit. Despite the BBB arbitration process being legally binding, InHouse did NOT pay the owed money. To date no payment has been received though money was owed over two months ago. STAY AWAY from this company!!! Does not even abide by the BBB arbitration rulings. Consumers have little recourse (I used to have over a $600/yr policy through InHouse). Please, for your own sake, find another warranty company

- Review: They tend to not go with the diagnosis of the professionals they hire, but only put bandaids on problems, which lead to more problems. Caused me serious tenant problems and significant out of pocket expense to make arrangement for a tenant to have alternate living arrangements while it took their vendor 14 days to fix an air conditioning problem. Based on my experience with other HVAC vendors, the problem could have been fixed within 24 hours, but American Home Shield caused the problem to go on for 14 days in August in Phoenix, because they failed to approve the repairs recommended by their own contractor. Instead they went against the contractor's recommendations. The contractor recommended a new condensor unit and compressor. American Home Shield only authorized a compressor. Once the compressor was installed, other problems were uncovered with the unit and condensor. After the installer came out twice, and could not get the AC unit working...the contractor admitted that American Home Shield would not repair the problem as recommended by the professionals. The contractor came out five times over a month long period. Just a bad scene. We called American Home Shield when the tenant noticed the HVAC unit beginning to fail. They would not fix the problem, because they claimed the unit was too small for the house. However, they must have forgotten that they installed the unit in the house, and they have been servicing the unit for several years. It is a bad scene overall.

- Review: Purchased warranty in Dec 2010 for new home purchase... This summer, we have had both a/c units break over and over.. the companies being sent out, just fiddle with stuff until they get it to work... 2 weeks ago, the upstairs a/c unit broke a condenser line, they sent someone out and he called for a new unit... they told him to just soldier it. 1 week later it broke again... they came out, this time they will replace unit.. BUT here is the catch... they don't cover any fees to replace the unit, and the companies ( which are underpaid by Fidelity) have made up crazy fraudulent fees to help offset their work costs... 150 dollars to replace the wiring to the unit (wire is not bad) and even if it was, it is 30 dollars worth of wire.. none the less.. they left here and the wire is the same wire as before... LIE #1 200 to replace line set - this is the tubing that runs from the air handler in the attic to the unit outside... if they did replace it.. this would be a good cost.. but all they did was soldier on to the old line outside... LIE #2 150 to remove old unit.. claiming it is filled with hazardous waste, and the EPA mandates they dispose of it professionally... The unit was flat when they got here.. no freon in it what so ever.. they take the unit to a scrap yard and are paid 5 cents a pound for it... there is no AZ regulation or EPA regulation that require them to do this... BUT they refuse to do any of the work unless you agree to this fee.. LIE #3 Fidelity National, Cool Blew, Consolidated Mechanical --- I will see you in court... what a bunch of scam artists... I have been without a/c in a home full of small children for weeks while you approve the best way to rip me off... 500 dollars for items I have documented you didn't do.... STAY AWAY FROM FIDELITY NATIONAL HOME WARRANTY

- Review: 110 degrees in Phoenix and one AC unit goes out. American Home Shield sends tech out to fix. One week later, goes out again, this time tech tells me AC needs to be cleaned, which I did. Next day, AC goes out again and it takes them to 4 days to come out just to tell me they were advised by AHS not to touch unit until chemically cleaned. I called 4 companies up and they all laughed, staing cleaning with chemicals is not recommended. Filing with BBB as well

- Review: It was July in Phoenix and my AC went out. I called to file a claim and stressed that this was an emergency situation since it was 97+ degrees in my house. I was told someone would contact me within a few hours with the appointment and technician info. It was the middle of day 2 when I called asking about my claim, THEN I got a call an our later with my appointment and tech. info. They said they would be out by 3-4pm. I got how early and waited. When I called the company @ 4:30 to ask if they were still coming they said no they would try to stop by the next morning. Meanwhile, it had reached over 100 degrees inside my house. It was literally unbearable so I checked into a cheap hotel for the night. In the policy it says that in an emergency situation someone will be out within 24 hours because this did not happen and there were no managers to address my complaints at the call center I requested that they pay for my one night at the hotel ($65) since the house was unlivable. They claim they don't normally reimburse for these situation, though I argue that the way my claim was handled was NOT (or at least I hope not) a normal situation. I am very displeased and would warn anyone and everyone to not buy their warranty through Sensible Home Warranty!

- Review: This company has written all their contracts with an out clause “prior condition” that allows them to deny service on any repair. Especially, the ones that will cost the company money. The last example was when my air conditioning went out. It took the company over 24 hours to return my call only to tell me that it would be another 24 hours before they could have a service rep call me to schedule an appointment. After the service rep came to work on the unit it took Sensible a full day before they figured out how to deny the claim stating that it was a leak in the tubing and that was not covered. This is the second claim that they have denied. For the same basic reason, the house is old and the repairs are major when they happen. Do not use this company they are scamming people. They attempt to determine the cost of the repair and then deny any expensive repairs claiming that the age of the equipment (prior condition) is the main reason for the repair. The workers they use are not the issue the issue is the company and how it deals with issues. If you need a $2.00 light bulb replaced they will do otherwise plan on paying for it yourself!

- Review: I had a terrible time getting my a/c fixed. I kept telling them something was wrong and they kept telling me it was just me. Finally a service rep went up in the attic and found the furnace repair man had left the door open to the unit. My attic was far cooler than the house. I had been paying to heat the attic for an entire winter and cooled the attic for half a summer. They took no responsibility for that expensive error. A service rep told me the company would never replace the unit as if I was unrealistic to believe they would live up to their end of the bargain. Typical insurance company. I ended up having to buy a new a/c unit out of pocket. And that was the worst service incident. There were more. You are better off putting the cost for insurance in your account and find reputable repair people on your own.

Have had to call customer service several times, and only one problem where the rep took payment info and never processed the payment called back and it was taken care of right away. A/C went out in the middle of the summer, called and someone was out to fix the very next morning. We are very happy.
