- Review: Working as a Property Manager/Owner with Home Warranty companies for years now, I realize it is confusing at times to understand the process of how home warranties work, but from a Property Manager standpoint and having worked with all the Home Warranty companies. FAHW does have the best customer service than the rest. Always purchase your warranty with the first class upgrade and almost nearly everything is covered! Initiate your requests on line and BE reasonable folks! They do try very hard to get in touch with you and service your failure in a prompt manner. The small print does tell you if an appliance needs to be replaced and yours is a high end appliance, a credit will be given or a replacement up to a certain value is done. Example- We had a property with a $1200 DW that the mother board went out on, they needed to replace it but the credit was for about $400. (the cost if an average DW) We applied the credit towards the new and identical model and paid the difference. It was BETTER than having to buy the DW outright. Your premium covers so many items in the house, some are more expensive than others. Again BE reasonable. If you had to purchase this type of replacement, not only would you be out the cost of the new DW, but the service call and labor too! This is an extreme. Most appliance that need replacement will fall under the covered allowable limits. Some high end properties with expensive covered items are typically not the norm. Bottom line- READ your agreement! Know what will happen on covered items! I read mine on a daily basis to ensure what is and is not a COVERED item. These warranties do work and can save you thousands. I manage over 60 properties and have seen every kind of failure!

- Review: The first claim was handled efficiently, AC unit not working. The second claim was for a dishwasher problem. The first thing out of the service persons said was it may be a maintenance item not a warranty issue. It was eventually repaired. Third and current claim is a roof leak due to deterioration of a flashing. I use the same company that 2-10 sends out to do the warranty work. They claim this should be a covered item. Plus we pay an extra fee for the extra warranty on the roof. Our current coverage is $610. We will be looking for a different warranty company at renewal.

- Review: I had a small leak on a toilet. I called requested service. The contracted company contacted me to schedule. They came out in a somewhat timely manner. He took a look at the toilet and told me that the wax seal needs to be replaced and it isn't cover on my warranty. They wanted an additional $150 after I paid the $75 service fee. I said no. I called a plumbing service up that I found on Craigslist. He came and took a look at the leak. He was very honest and said that the there was a bigger issue than just the wax seal. There was a gap between the seal and the toilet that could not be fixed buy just replacing the seal. What the plumber ended up repairing should have been covered on the Home Warranty. It was about $400 in repairs after all was said and done. This plumber even did another repair in my house for a discounted rate. These companies that contract with this Warranty program are garbage because they know there will be no reprocussions for them. I am absolutely unsatisfied by the service I have received from 2-10.

- Review: I have had my A/C unit go out around 4 times in the past 2 years that I have been with AHS. Each time they sent a technician out within one day. The last time the A/C went out, (this past summer) was on a Friday night. I called AHS on Saturday and explained that I had asthma and could not deal with the heat. They sent someone out on Sunday and replaced the condenser. They have also repaired my washer. The only time, so far, that they didn't cover a repair was two weeks ago when my one-year old refrigerator's ice maker went out, one week after the factory warranty had expired. I was told that they don't cover ice makers.

- Review: Be careful you are clear what you are getting into. The company repairs things until they are no longer repairable. If it is deemed that it needs to be replaced, they send techs out until one says it can be repaired. Refrigerator repair has been through 4 repairs, and still doesn't work. A complete rip-off in my estimation. You are better off paying out of pocket, faster and by the time all is said and done actually cheaper.

- Review: I was very hesitant about buying a home warranty because they almost all seemed to have a ton of bad reviews, but I have to say that my experience with AHS has been great so far. I bought the warranty and about a month later my 10-year-old AC stopped working. We've only been in the house about 4 months so I couldn't really speak to if or how it was maintained previously. I called in the claim on a Wednesday morning and was happy that it was a simple process using an automated system. Although, as a side note, if you're not sure that what you're reporting is going to be covered you can talk to someone first. I got a call from the assigned AC company within a few hours and they scheduled an appointment for the next day, Thursday. The tech arrived on time, was professional and quickly diagnosed that we needed a new compressor. On Friday I made a follow-up call to AHS to check on the claim and was told it should be done with being reviewed that day. Monday was a holiday, so Tuesday morning I called again, was told everything was approved and set and the AC company should be calling me that day to schedule the repair. When I had not heard from the AC company and couldn't reach them by about 4pm that day I called AHS back and they said they would get them in touch in with me, and I got a call from the AC company within an hour. They scheduled me for the next day. Again, their tech arrived promptly, was professional and courteous, and most important did the job well! The best advice I received prior to purchasing the home warranty was that if I needed to file a claim, make sure I stayed on it. Don't just file it and sit back and wait. I know some people may think they shouldn't need to do the follow-up that I did, but it just took a few minutes of my time and I felt like it made the process go smoother and more quickly!

- Review: Do not be sorry you invested in a nightmare. I bought 2 home warrantees this year from AHS and it took 6 weeks to get a dryer issue fixed. There is NO communication to the home owner if service scheduling changes. In other words , if a contractor is supposed to be at your home at a certain date but changes it, they are only responsible to tell the AHS and not the home owner. The AHS on numerous occasion have failed to let the home owner know of the change and therefore your left waiting for nothing. This will go round and round until they find a contractor willing to get the job done(weeks later). Also, They promise to replace an item if it cannot be repaired. This is a bold face lie. They only offered a fraction of the cost and the rest you have to pay for the replacement appliance(which is about as much as what you would pay if you didnt have a home warranty, so whats the point). In response to my complaint to the Better Business Bureau they terminated my contract without a refund.

- Review: I called yesterday (May 31st, 2011) at 5:15 pm regarding water backing up into my bathtubs and toliets during washing a load of clothes. I was told this was consider an emergency and that they would contact a local plumber and get back with me. At 6:15 pm, I placed another call to follow up and was told that they had two hours to locate a service provide and since it had been only one hour I had another to go. The representative did provide with another number to call if I did not hear back from them within the hour to get an outside authorization. When I called that number, the representataive told me that they had only called one plumber and would now try to contact some others before giving an outside authorization. I called back several times only to be met with wait times to talk to a representative to be over 30 minutes. I called back again at 4:40 am, June 1, 2011, to be told that they have located a company but they do not know when they will be coming out. The only information that they received was that they would contact me sometime today. AHS does not care about its clients! This is not the first problem I have had with them. Even though I have had some problems with (all customer service related), I renewed with them for another year. Well, my contract expires in October 2011 and I am not staying with them. I am starting to research other home warranty companies. No one should have to put up with bad service when they have an emergency.

- Review: I had a microwave/oven combination that was deemed to be unrepairable by the contractor 2-10 sent to my home. They offered to replace the unit with another brand that didn't match my kitchen appliances or give us a buyout of $1100. Since a new microwave/oven combination to replace what we had costs about $2,500 we weren't too pleased with the offer. Ultimately, we agreed to the unit they offered but it was no longer available and it would be 6 months before they could get us a unit. Great service!

- Review: I was decently impressed with FirstAm until recently. They have never refused coverage and have generally sent out contractors quickly. Our water heater was replaced with no questions asked when the bottom fell out a couple of years ago. My only complaint then was that they didn't cover disposal costs for the water heater. Our latest claim, however, has me reconsidering our decision to renew our policy this past year. Our refrigerator wasn't holding its temperature, which I noticed upon opening a brand new gallon of milk for my baby only to find it rancid. A thermometer verified the temperature to be 59 degrees. A technician was sent out the next day, and, after diagnosing the problem as a frozen coil and defrost sensor/timer malfunction, he told me he'd have to order parts if they were available, which could take 7-10 days. FirstAm, he said, wouldn't replace the fridge if parts could be found, regardless of how long it might take to get them. So basically, I have to wait over a week with no working fridge in which to store milk for my one-year old. What's more, I called First Am the next business day (Monday... service had been on a Friday) to see what the verdict was. Were the parts available or not? When might I expect them if so? They hadn't heard from the contractor, even though the service call had been over with at 2PM EST Friday, and it was now 1PM EST Monday (FristAm being on PST, of course). They said they'd left a message with the contractor and would call me back that day, but of course, they did not. I called again the next day to find that the contractor had called the day before to get authorization to order the parts, so they had JUST been ordered and might not be in for ANOTHER 7-10 days. Let's see, that's now 11-14 days I will be going without a working fridge? Are you kidding? Given all the parts that had to be replaced, it wouldn't be that much more for First Am to just replace the fridge. They don't seem to be concerned, though, that I can't give my child milk without having to run to the store for a fresh quart every single day so that it doesn't spoil. What is this, 1920? I could understand ordering replacement parts--even if it took one to two weeks-- over replacement if this failed appliance was a matter of convenience, like a washer/dryer or a dishwasher, but this is a matter of health. I am sick of having to pay nearly $500 a year (a rate which is sure to increase this year as it did last year) and $100 per service call just to have lousy turnaround time on repairs. Even with 4 service calls over the 3 years that we've had this policy, we haven't even broken even on cost savings. The only reason we even kept this policy after getting the first year free from our real estate agent was to safeguard against the 20 year old HVAC system's failure, but now I'm pretty sure they will give us the run around on repairs vs. anteing-up and replacing either the AC or the furnace when the time comes, and we'll either sweating or freezing our asses off for one to two weeks in the mean time. Not worth it!

- Review: I purchased a contract with Empire Home Warranty in August of 2010. A contract was immediately sent via email but I never signed nor returned it. Empire continued to debit my credit card for the monthly fee. I tried to call them on 2/21/2011 but receives a recording and phone cuts off. Tried to email them but web page is no longer in existence. I finally sent an email thru the claim email address and someone responded and told me that they no longer serviced my area. It is not clear if they every serviced my area. It appears that they are not living up to the prodcut that they sell.

- Review: My hot water heater stopped working the week of Thanksgiving. I called Sensible Home Warranty on Thanksgiving Day (Thursday) and was pleasantly surprised to reach someone to file my claim. They advised that my claim would be high priority because it was related to heat. The contractor, however, could not fit me in their schedule into Tuesday. The technician arrived on Tuesday within the arrival window and promptly replaced my thermostat and heating elements. He was very professional and friendly. So overall, I had an excellent experience with this claim. I wish the contractor could have accommodated my repair sooner, but it was over a holiday weekend, and I guess that is to be expected. Based on this experience, I would recommend Sensible Home Warranty to others.

- Review: My husband and I had a full warranty including pool with this company and all systems were in working order when we closed on the house in August of 09. In May of 2010 we had begun using our AC and it was running the whole time and reading about 5-10 degrees hotter than our thermostat. We called to report a claim and now, still 2 months later we've had 4 different contractors at our house every one of which has stated we needed a new AC system however, Home Trust 2-10 just keeps sending a new contractor out because they don't want to pay to replace it. We have started a complaint with the Virginia Bureau of Insurance and are looking into taking action in the justice system because their customer service and system service is completely unaccaptable and a scam!!! DO NOT GET A WARRANTY FROM THIS COMPANY!!!!!!!!!!!!!

- Review: This company is very, very poor. It protects it's poor quality contractors and leaves the customer out in the cold. STAY AWAY!! I was given a Cash in lieu payout of $400 for a A/C repair that cost 3 x that much ... all because the lousy contractor that they selected would have taken 2 weeks just to order the parts. Although I was living in 95+ degree temperatures, AHS would not authorize me to go with a company that could install the part in 1 day at non-emergency price. The AHS contract is crap that protects the poor contractors that they use. STAY AWAY!!!

- Review: Requested and was approved for an emergency service at 11PM on a Sunday about my A/C leaking into my ceiling and causing it to collapse into my infant's bedroom. Finally got a call from AHS contract company at 8:24AM saying they would be there anytime before noon. I told company not to come to the residence before they called because I was at work and would meet them there. I received the next call at 10:48 AM from contractor saying their technician was there. I told them that I had requested a call first, but since it was an emergency I could be there in about 15-20 minutes. I was told that the tech couldn't wait that long and they'd have to call me back there to come out later in the day. I arrived home at around 11:30. I called the contractor twice and finally got a hold of them at around 2:05 PM. They stated they couldn't make it out until the next afternoon. I called AHS and they were not help whatsoever. Saying that the company doesn't have to call me before they arrived, I tried to explain that they are in a customer service business and I wasn't feeling like I was being treated very well. Especially while I sit there and watch my A/C is still leaking. This is the third service request that I've put in to AHS and none of them were resolved adequately in my opinion. I've called to make complaints, but there is nothing that has been done.

- Review: I have used AHS for several years, except for 2009. Other than AHS sending a low-quality and rude plumber to my home, my experience with them was alright. When my Heating/Cooling system went out 5 years ago, they kept sending techs to piece-patch the system after the original tech advised to replace the entire unit. Well, after the 4th visit my house caught on fire-minimal damage,though I ran from my house in nothing but a bath towel. but AHS then decided I needed a new system. (Go Figure!) The AHS customer service during this ordeal was not good at all. You shouldn't have to argue, (literally-with a very rude associate, with a company to get them to do what they are supposed to do per their contract. The serivice on my refrigerator was good, pool plumbing service was good, and the dishwasher replacement service was good. All were handled in a timely manner.

- Review: In April of las year, my bank offered "Total Protect" to it's depositers,; was given the option of have monthly p-ayments taken out of account + with anytime cancellation. I took a chance & signed up. About 3 months later, my home decided if it had coverage, why not let everything to break down! It is now January of 2010. Here is the list of my repairs, 2 bathroom sinks, 2 toilets, a water heater, the kichen main drain; all of which I just paid the standard service call fee. Add to this list was my heat pump broke down. It was too old to repair so had to be replaced. My fee was a standard service call + a fee to have the old unit taken away. I thank God every day that I signed up for their service. The operators were always very curtious & helpful!

- Review: This is the WORST company I've ever had the displeasure to 'have' to conduct business with. They'll take your money quite happily and then make every excuse in the book to deny covering any and all repair issues you will incur. Pass this company up like you would a rabid dog...you'll be very glad you didn't hand them any of your hard earned money.
