Offers plans to cover pre-existing conditions and lack of maintenance repairs, for an additional fee.
| Home warranty is a complex insurance product. Unlike home insurance, it does not provide blanket coverage for all appliances. Pre-existing conditions and problems resulting from lack of maintenance of appliance are are generally not covered by home warranty companies. Home warranty sellers may not state these factors clearly, and this will create dissatisfaction among customers. Due to these factors, you will see many negative reviews here. Don't be intimidated by some negative reviews here. If you have maintained your appliances in good condition and go with a reputed home warranty provider, your coverage will be fine. |
We do not endorse any company in particular, however you should ignore the reviews that are overly negative or positive. Such reviews are not likely to offer a balanced view and some of them could be fake reviews posted to promote or demote a company. It is always a good idea to check BBB ratings and make sure the company is licensed to do business in your State by contacting State Insurance Commission. Try to avoid paying annual premium and keep your cancellation rights

I used to be a very satisfied customer and referred any one who asked me to use American Home Shield. I have been a customer for 12 years, but this last repair has caused me to rethink using them again. I had a claim on April 28,2012 that fell under the slab leak allotment of $500.00 and I have not heard one thing from the payout department or anyone at American Home Shield without my calling. I have called at least 5 times and have yet to speak with a supervisor. I have had to wait on hold for at least 25 minutes before getting to a customer service representative each time who could do nothing to help with my problem. I called the company who provided the repair and they said that they had provided American Home Shield with the information 2 times with the first time being on the 28th of April, the day of the repair. American Home shield says they have not received this information. As a result I have emailed American Home Shield almost every day and have only heard back from one person who told me that a supervisor would call within 48 hours. She also stated that she would have the pay out department call within that time and they have not called either. So if you are willing to loose %500.00 then I suggest that you deal with American Home Shield Warranty company.

The response and service is about normal.
The cost is ridicules. Price increase every year.
I am dropping this company.
What would keep me?
Pricing in line with other company’s, a monthly payment plan.
Sure AHS is a great company when you have to have a plumber come over and snake a drain. Anything bigger or a replacement , forget it. What a joke. My water heater burst 2 days ago. The vendor came out, said we needed a new one and two days later we still are home with no hot water and no new water heater. The heater is actually still covered by the GE warranty but the vendor wants $600 in ADDITIONAL charges (besides the $75) to install it. I called AHS for some support and to help me understand the additional charges and after being on hold for an “Authorization Specialist”, I hung up. Now I am dealing with the vendor on my own. Why did I just renew for $536 when they are of no use in a home crisis? They wouldn’t cover the broken glass door in my oven last year either – they said it was “user error”.
I have contacted them to cancel my contract and American Express to make sure the credit comes. What a poorly run company – maybe they are partners with Time Warner.
Had 2 different service calls for central air not working. In both cases the service companies said that it was due to poor maitenence and had to pay $220.00, than $80 for cleaning services etc. on top of $60.00 deductible.
One service company told me flat out that he has never seen AHS replace a central air or HVAC unit for anyone and will do whatever it takes to frankenstein and jimmy rig whatever unit you have.
Just heard that I can get the same type of coverage thru my gas/electric company for about the 10th of the cost.
This is a company with a clear track record of bad behavior…most of the time, seems they do all they can to deny a claim. They are very clear that your warranty is for things that “become inoperable due to normal wear and tear”, (direct quote, page 10), and then they, in my case, deny a claim for a 30 year old AC blower motor failure in Texas because of “lack of service maintenance”. Really? After 30 years? The motor maker deserves a medal for how long it lasted. AHS deserves a thumbs down. They deny, refuse a second opinion, and you have no recourse. Don’t just take my word for it, use Google, or Yelp. You will be surprised. And what you find will make your decision for you.
It took weeks and weeks to get a simple replacement of a bathroom fan. After the service provider tried many cheap ways to fix it and had to keep coming back, they finally realized what we knew all along, that we needed a new fan, and they installed one that was too small and left a gaping hole in our bathroom ceiling. We informed American Home Shield about this and they did nothing. Then, when we canceled our contract, they charged us $30 administrative fee to cancel. When I asked if they would waive the fee, as we had received such bad service, they said no.
I had some really great and some incredibly bad eperiences with AHS this year. We were given a basic plan by our house seller, and I presumed it covered all major appliances. Stupid me for calling in a repair on our refrigerator when we moved in… IT WASN’T COVERED!!! So I asked to pay to have it covered, along with the washer/dryer/dishwasher and pool. Then I asked to repair the fridge, and they said the wouldn’t because it was already broken. GRRRRRRR!!!! They came out promptly and handled things right away when I had a/c issues, but the pool guy they sent over was totally clueless AND never showed up again, nor did he ever call again after coming to diagnose a problem we were having with water loss. I called AHS to complain, and told them I wasn’t going to pay the deductible to this jerk for his visit. They were very accomodating and agreed that I would just have my own pool guy handle the issue off warranty. Yes, it was an electrical problem, yes, it should have been covered by the warranty. I just got sick of waiting for their contracted Drips and Drops jerk to come back. If I didn’t get it taken care of immediately, my whole board would have gone bad and cost me over $1000 instead of the $250 I paid my regular pool guy. A month later, I got a bill from AHS for $60 to pay the incompetent pool guy they sent to me!! I called to complain, but they would not accept my reasoning, and I ended up having to pay their ridiculous bill. **SIGH** However, when my garbage disposal stopped working, they sent someone out immediately, and he didn’t even bother to try and get it working again, he just replaced it with a brand new unit and was out the door in 15 minutes! YAY! So, I figure that made up for the $60 I threw away on idiot pool guy. Did I renew with them? ABSOLUTELY WILL NOT RENEW. I came to this site looking for a different warranty company!! Ridiculous.
This company is a scam. All they do is jerk you around. I had a simple hot water problem. I had to take three days off work to be here before the 3rd company finally stop the lean but the hot water heater still does not work. DO NOT GET A WARRANTY FROM THESE PEOPLE.
Built-in microwave repair for rental property — went smoothly. Contractor (Sears) arrived as scheduled and correctly diagnosed door switch problem and replaced with a new component that fixed the issue. Contractor noted it’s a universal part and he had it in his truck. Contractor noted that a new microwave is less than $100 (and not worth the time to fix the issue), which I can understand…but with it being built into the cabinetry over the stove, it seemed like less hassle than trying to find a new model that will fit w/o issues. At the end of the day, it took him about 10-15 minutes and saved a lot of hassle tearing out the old unit for a replacement. All-in-all, a good repair that salvaged an otherwise working unit with a new door switch.
The only reason Im givng a 5 for customer service is that Reps I talked to over the phone we great. It is the company who came in and inspected my leak who I have a complaint about(the contractor my home warranty company uses), I was told that all my plumbing was rigged and that to fix my shower leak my whole kitchen wall would have to be ripped open to get to the rigged pipes. I had my plumbing inspected before moving in so I know that is not true. I ask if I could get a second opinion and was told yes but it will cost you another 60 dollars and it has to be done by one of our contractors. Well I decided to call a real professional….my dad who retired from the Plumbers and Steamfitters union and was employed for The Bakers Group where he worked for over 30 years, he was a foreman for them. So dad comes over takes a look and guess what a new shower head and some caulking and I no longer have a leak. Thank GOD for DADS!
This company makes excuses after excuse and the appliance is never fixed right. They patch up and hope it last for 30 days on labor and when you call back they tell you you must pay another service charge because the patch up work labor is over.
They replaced the water heater and it cost me an additional $760.00 for required parts that are not covered. The final straw as telling me I did not have adequate coverage and when I renew I need to upgrade. I have been a customer for 12 years this is my last. I am reporting AHS to the BBB also I am filing a complaint with the contractors board.
I have called AHS for three different repairs. They contract with Sears in my area for most appliance repairs. The first two repairs went well – took a little while to get appointments with Sears, but appliances were fixed. Now Sears has tried to order parts for a dishwasher – Sears can not get the parts and the dishwasher does not work without them. It has been over 2 months, 4 phone calls, 3 emails, and still no results. My conclusion is that I need a new dishwasher – AHS wants a diagnosis of the problem? Does the diagnosis really matter when the parts can not be found and the appliance does not work? I am very frustrated and currently sitting on hold as I write this review.
3-days for AC service with temps in the 90′s & 100′s is not acceptable. Even told them it was important for health considerations (cancer patient) but no help. Same thing happened last year – I’ve now been on hold for over 20 minutes to find out when someone will respond to my call for service from Saturday (2 days ago)
Recently had my AC unit break down and leak in my house causing noticeable water damage. I called American Home Shield to take advantage of my home warranty and they stated that they would not cover secondary damage. So, despite the fact that my AC broke down and was covered under my plan, the damage related to this issue was completely looked over. What’s worse is the repair company they sent out didn’t fix this issue later and naturally won’t take responsibility for the water damage. AHS basically put me in the spot to push the company to call in their insurance on the matter. WHAT HAVE I EVEN BEEN PAYING FOR?! Their sales tactics based on fear are ridiculous. I’ve never seen such a poor response to take responsibility. Cancelled my service today…
I CALLED IN A/C FAILURE ON TUESDAY, 5/1, AS AN EMERGENCY. MY HUSBAND IS 72 YEARS OLD WITH BOTH HEART AND LUNG PROBLEMS AS WELL AS HIGH BLOOD PRESSURE. I AM 66 AND SUFFER FROM HIGH BLOOD PRESSURE. THE TEMPERATURE HAS BEEN 90+ SINCE THE UNIT WENT OUT. THE THERMOSTAT INSIDE THE HOUSE REGISTERS 90+ IN THE HEAT OF THE DAY AND OVER 80+ WHEN WE GO TO BED. THE COMPANY THAT AHS RETAINED TOLD ME ON FRIDAY THAT THIS REQUEST WAS NOT TURNED IN TO THEM AS AN EMERGENCY. THE PART WAS DELIVERED TO THE VENDOR ON THURSDAY, THEY DID NOT PROCESS IT UNTIL FRIDAY. THE VENDOR WAS NOT ABLE TO INSTALL PART UNTIL SATURDAY. THEY WERE UNABLE TO GET THE UNIT RUNNING. THE TECH TOLD ME THE WHOLE UNIT NEEDED TO BE REPLACED. I WAS TOLD THE SAME THING LAST AUGUST WHEN THE UNIT QUIT WORKING IN 100+ DEGREE WEATHER. BUT AHS REFUSED TO REPLACE THE UNIT BECAUSE IT COULD BE “PATCHED”. PATCH IS WHAT THEY DID. THE COMPANY THAT CAME OUT TODAY SHOWED ME THE WAY WIRES WERE TAPED TOGETHER. NOW, THE BEST AHS CAN DO THIS WEEKEND IS REIMBURSE ME THE COST OF A WINDOW UNIT ($125.00). I HAVE BEEN AN AHS CUSTOMER SINCE 1994. I HAVE PAID AHS ALMOST $12,000.00 IN PREMIUM. I STILL DON’T KNOW WHEN (OR IF) I WILL HAVE AIR CONDITIONING. I DO NOT SEE A SPACE FOR VALID PHONE NUMBER THAT IS MENTIONED WHEN YOU TRY TO SUBMIT THIS REVIEW. AHS HAS MY PHONE NUMBER, HOWEVER, NONE OF MY PHONE CALLS WERE RETURNED AS PROMISED. I HAD TO CALL AHS EACH AND EVERY TIME TO UPDATE THEM ON THE LACK OF SERVICE. ONE TIME I HELD FOR OVER 45 MINUTES.
I’ve had the warranty for about 18 months now and have used it twice for a plumbing problem and air conditioning. I’ve read reviews that weren’t good, but I don’t have any problems with the company. They came out promptly and fixed the problems. What more can you ask for.
Should I be relived that I’m not alone or feel like a fool because I’ve been paying for this warranty for 7 years and they will not repair my A/C. The first technician they sent out told us not to clean our coils because it “shortens the lifespan of the unit.” A/C breaks again. 2nd technician speaks no English. A/C breaks again. They send non-English speaking technician #2 back again and he tells them that the compressor needs to be replaced. AHS refuses to honor the warranty because tech #2 told them the coils weren’t maintained. It’s funny how he knows this because he NEVER SET FOOT IN MY HOUSE! He must have x-ray vision to see through the exterior walls and up to a 2nd floor to note that the evaporator coils of an air handler are dirty. On top of that I reminded AHS that tech #1 even put in his report to NOT clean the coils. This is a total scam to get out of pay the $600 part after we paid $4000 for the warranty.
I have had AHS for a few years and will agree with several of the other posters in this review that they have to be the WORST HOME WARRANTY COMAPNY EVER!!!! I have used them on three or four occassions over the course of five years and not once have I been a satisfied customer. The latest and the LAST time that I used their services was a few weeks ago, but the problem has existed for more than three years on a MAYTAG WASHING MACHINE. The machine was failing to spin properly and not drain the water, but it also does not use the bleach or fabric softener release valves either, which is the original problem noted more than three years ago. Anyway, they sent a tech to my home three weeks ago and he determined that numerous parts (More than $700.00) were needed and it would be at least 2 weeks, but had told the AHS representative that he did not think it would fix the unit and it should simply be replaced, AHS did NOT agree. I waited for the parts to show up and then the replacement techs (2 of them) to arrive. They finnaly show after cancelling the original appointment and install the parts. Still Cant Make IT WORK!! So, the tech is on the phone with AHS and they (AHS) want to send another $600 – $700 worth of parts and another 2 to 3 weeks and still refuse to replace it. I refused to wait any longer, I NEED a WASHING MACHINE!! So, after another week of waiting, they call me and finbally agree to replace the unit, BUT minus all the money they put out for service repairs. I now have a $875 Washing Machine that STINKS from sitting water in my house and they want to give me $185.00. What am I supposed to do with that! This is the worst WARRANTY or INSURANCE (WHATEVBER YOU WANT TO CALL IT) that there is!!!!! I WILL NEVER RECOMMEND THEM OR ANYONE THAT THEY ARE ASSOCIATED WITH!!
I have had this service less than a year. I have had 12 repairs made, but have paid deductible on 6, as you can add up to 3 items on each type of service request. I am sure even though I spend $799.00 per year and $360 in deductibles that I am still ahead a couple of years payments. It’s nice to know that you can have AC units replaced for $60.00 if that is what is needed.
I made two calls for appliance repairs: central air conditioning and a water heater. Both times AHS said the units had been improperly repaired. When I told them that they had been professionally repaired and asked how I would know if they were “properly” repaired or not, I got no answer. Then I told the customer service rep to cancel my contract and she assured me she would talk to her supervisor to have that decision reviewed. The bottom line is that they just put me off for another month so my prorated return was less. I paid $560 for an AHS contract, then paid $3500 for a new air conditioner and $850 for a new water heater. What a deal!!!
I have called twice for appliance repairs: once for central air conditioning and once for a water heater. Both times I was told that the appliances had been serviced improperly and AHS would do nothing about repairing or replacing the appliances. When I asked the customer service rep how I would know if an appliance was improperly serviced I got no reply. When I asked that my contract be cancelled and my money refunded, the customer rep strung me along for a month because she was going to get my case reviewed and see what she could do. I got nothing except one less month refunded on my prorated contract. The bottom line is that I paid $560 for a one year contract and then it cost me an additional $3500 for a new central air unit and $850 for a new water heater. What a deal!!!
If you live in TX and AHS denies a claim or AHS and their contractors attempt to pass the majority of the cost of a repair off to you as “code upgrades”, contact the Texas Real Estate Commission Standards and Enforcement Division. I did and miraculously AHS is now willing to pay me $1,011.00 “cash-in-lieu” instead of the $401.00 they originally offered to replace an evaportor coil. Of course, I wouldn’t use their shady contractor because they misrepresented $1,486 as “code upgrades” even though 2 other A/C companies said the “code upgrades” weren’t required to replace an evaporator coil and AHS’s own contractor stated it cost $1800 to replace an evaporator coil. While the Texas Real Estate Commission was able to get me more money, unfortunately, they missed the point that you can’t replace an evaporator coil for $401.00, which AHS’ own contractor affirmed and the contractor was fraudlently missrepresenting the cost. Thankfully the sellers paid for the policy when I bought the house and I will never do business with them again.
Took 31 days to make a repair on our A/c. They dropped the ball and didn’t order the part tried to say it was the venders fault. We have had nothing but problems with them each time we have had to file a request. ) customer service, they lie, no follow up. Tell eveyone you know not to get a home warranty from them
I have had this warranty company for about 5 years. Over the term I have had continuously worse service, longer hold times/no show appointments/terrible customer service. The service this company provides has gone down hill fast, no managers, no response to complaints. I am calling them once again for the same problem again. I will cancell the warranty this year, at least I will get service in a timely fashion.
We received this coverage with our home purchase as such we are receiving value commiserate to the price we paid. We are actually more concerned as the service providers have been the worst we have ever dealt with. Fantastech was sent in to repair Viking oven, stovetop and dishwasher. The tech was incompetent and argued with the recommendations of two previous technicians from different companies. The only component he was able to repair was the one item we insisted on him ordering to repair the stove top (his solution was to simply clean the the burners). The oven repair was turned over to another repair shop who spent 2 minutes assessing the problem and consistent with the previous repairmen. The part is on order and will be installed by the new serviceman – not Fantastech. The dishwasher parts were said to have been ordered on the same day we were told AHS would allow us to have own repairman come in and do the work. Our overall experience has been an overextended nightmare of dealing with total incompetence and condescending repairmen. The plumber experience led us to same conclusion and we had our own plumber install our disposal when AHS wanted to replace our system with a unit that was rated poorly by many others and that cost a third of the value of the unit that we were replacing.
If you are purchasing this yourself you should go to another provider. If this is being thrown in by the seller of your home, ask for an alternative to AHS. There are plenty out there with much better ratings than this group.
