Offers plans to cover pre-existing conditions and lack of maintenance repairs, for an additional fee.
| Home warranty is a complex insurance product. Unlike home insurance, it does not provide blanket coverage for all appliances. Pre-existing conditions and problems resulting from lack of maintenance of appliance are are generally not covered by home warranty companies. Home warranty sellers may not state these factors clearly, and this will create dissatisfaction among customers. Due to these factors, you will see many negative reviews here. Don't be intimidated by some negative reviews here. If you have maintained your appliances in good condition and go with a reputed home warranty provider, your coverage will be fine. |
We do not endorse any company in particular, however you should ignore the reviews that are overly negative or positive. Such reviews are not likely to offer a balanced view and some of them could be fake reviews posted to promote or demote a company. It is always a good idea to check BBB ratings and make sure the company is licensed to do business in your State by contacting State Insurance Commission. Try to avoid paying annual premium and keep your cancellation rights

I called AHS because I had a very sm water dripping problem from my garbage disposal. The plumber said I needed a new disposal because the one I had was not installed correctly. My disposal works just fine with the exception of the water leak, it appeared there was nothing wrong. AHS would not cover the repair or a new, so all he want to do was collect his 60.00 fee. They use the excuse improper installation inorder not to repair appliances.
My girlfriend has been ripped-off by American Home Shield 3 times. It is a shame how companies like this advertise great service and then send rude people to service. As a single woman she replies on people to not have an attitude that she is dumb and you can run all over her simply because she is a WOMAN. The 1st instance was a call to repair a non operational. OK…They sold her a unit and then wired it wrong that caused another service call for $60. Then wired it wrong again and then used another $60 of her money to fix it again. This time they even acknowledged they were wrong and had wired it wrong….but you must still pay $60. Now a dishwasher quit working and they sent out a $60 man that was there 30 seconds and said she broke it, After a very heated and frustrating conversation with an upper management type at AHS…they sent another man out for a second eval. He told her there was no way he can prove she did anything wrong and he recomande AHS fix the unit. They refused her again. So what good is having AMERICAN HOME SHIELD if it does not SHIEL YOU???…SO is you want to pay your hard earned money to a company that is interested in taking your hard earned money without giving any thing in return you should sign up to give it to AHS. I personally am canceling my own SHE policy Monday and telling all of the 350 people I work with to avoid American Home Shield. A Pure American Rip Off Indeed!!!
I have never, EVER, dealt with a company like this before. I talked to THREE supervisors and 4 nobodies today over an AC that quit working. I can’t get answers, I get the run around! Each of the three sups gave me different responses to the same question. I had two…TWO phone techs literally hang up on me. Keep in mind the conversations were totally calm and respectful. This company is taking your money. Yet, multiple frustrating phone calls are required to persuade them to pay up. What’s up with that? Typical insurance company. Your bills are oh so prompt. But just try to get a claim paid for. As soon as I find an alternative, these leeches are history!!! American Home Shield SUCKS!!!
My heater went out when temps were 20 degrees in FL. For Flordians, this is freezing cold weather. Called AHS and told them I had an emergency situation b/c of a small child being in the home. It took FOUR days to even get a tech out to my home. The first company did not fix it and when I asked for a different company b/c the first one was rude and unprofessional and didn’t fix the problem, I was charged another deductible. This company came out to my home 3 different times and finally seemed to have fixed the problem. I had to stay with a friend for TEN days while all of this was going on b/c temps in my home were 46 degrees! I even took pics of the thermostat to send to AHS. After 2 weeks it stopped working and had to have the techs come out again! AHS had TERRIBLE customer service, didn’t seem to care at all about my situation and were extremely rude to me on the phone. Had to call them again 2 months later b/c now the A/C part of unit was not working properly. Waited FOUR days for a tech to come out while temps reached a scorching 90 degrees in my home even with all the fans on in the house. My policy expeires next month (this was the one that came with the home when I purchased it ) and I will NOT be renewing!!!! Beware of this AWFUL company!
If you get AHS through a home purchase the service will be reasonably good for the first year because they want to sell you a renewal. After that, things go downhill fast. Your second year will be significantly more expensive than your first, service will never be scheduled in a timely manner and the contractors they send will either never get things fixed right the first time or will try to inflate the job beyond what is needed and beyond the limits of AHS coverage. In the rare instance when someone good is sent, AHS will find some reason to refuse to cover anything more than a simple repair that can be done in an hour. We actually had one contractor yelling at them over the phone because they tried to call a repair an “upgrade,” even though the system wasn’t working at all.
If your home seller provides a warranty and it’s AHS, use it as much as possible the first year and DO NOT RENEW.
I had to request thay not send the out of town plumbing company ever again because they were so inefficient and untrustworthy. This week when I called due to a clogged drain, they told me I am not covered for drain stoppages! Even though they adverttise all over their website that stoppages are part of their BASIC coverage. What can be below basic coverage??? I am cancelling my contract today.
This company is a BIG SCAM. American Home Shield, will never respond for any repair on time. They will never replace any coverage equipment under any circumstances. So I urge you not to waste your valuable time and money on this company. You are better of calling a service company, and most likely they will be there next day.
I needed a plumber the day i moved in. Pipe for washing machine began to leak. The number they gave me did not call back for acouple of days. I had to get a plumber out A.S.A.P. Still more repairs needed to take place on that job and again their plumber refused to help. They gave me another number and they also refused to work on someone elses job. All they did is apologize. I forgot about them until they called me right now asking me to re-up my policy and give them more money. Do not use them, waste of money.
We have had two repair calls to AHS. The first, a 2nd floor bathtub that leaked in to the kitchen below, was fixed quickly and well enough. The second, a furnace that stopped working when the outside temp was below zero, had a repairman out quickly, but the repairman was told by AHS that coverage of the cost of repairs was denied because of faulty installation of the furnace. As we bought the home new, and it had passed all inspections, we strongly argued that this was nonsense. But AHS held firm and I had to pay the full cost of repairs.
I have had AHS for many years now on 3 separate units. They are great if all you have is a toilet that won’t flush properly or a sink clog (things you could do yourself for far less than the $60 service fee.) But a repair that costs any significant amount of money and it’s like pulling teeth to get the work done. On top of that, it seems they pay their contracted companies such a dismal amount compared to market rates that those that none of the companies in my area work for them so it takes longer to get someone here. And woe if something breaks on a Friday that doesn’t fall under “emergency status” I recently needed a new wall heater due to a faulty valve leaking natural gas. This was a very old heater with obsolete parts The company they sent out said they’d have to order the part and left, no work done (gas still leaking!) On Friday I called AHS to check status and was told the companysaid the model was obsolete, but had given them the wrong model number so they would start searching for the part that day and had 48 business hrs to search before they would then search for a replacement heater. Tuesday an appointment was made for the next morning but I would have to pay an additional $55 for a gas connector and $50 to haul the old one away. I told the repair company to make the appt but that I would call AHS about the extra charges. I called a couple haulers approved by my city and found one that would actually take the old heater FOR FREE (SCRAP METAL)! The repair guy arrives, I tell him I don’t need him to dispose of the old one and why and he refuses to install the new wall heater unless I’ll pay him to dispose of the old one, and LEFT! So I call AHS and they stand by the repair company! I’m beyond done with this company – there’s too many other competitors to deal with these sorts of problems.
After 2 years of their service I figured it was time to shop around. $471 a year for my 3rd year with them seemed high. I ended up switching to Sensible HW at $281. I have a 17 year old home – 3 calls to them. Plumbing leak took over a month to fix after numerous calls and 4 different plumbers. Garbage disposal replacement went fine. Hot water tank replacement took a couple follow up calls but went fine. The latest was central A/C. They changed their tune when the big ticket item hit. Fan, compressor – basically the whole outside unit. It took 2 weeks of me bugging them and 2 contractors. They are not pro-active, you must keep calling them. I was put on their emergency status, sweated for a week in 90 degree weather. They are still ‘reviewing the situation with the service tech’. Unbelievable! Stay away from AHS. Their track record with others is similar. I think they give nice commissions to real estate agents who sign up with them.
In three years I needed them once for my AC repair. The tech comes in and says I need a new one and AHS should cover it.
AHS calls back saying the claim is denied since the compressor is covered but the chasis is not covered and say that will pay $687.00 (I know it costs twice as much) – and I can buy a new one …
I feel so cheated!
Their warranty is not worth a penny (considering what I have been paying them each month) – I am better off dumping them! Do not get this warranty!
Made 2 claims in the 2 years I had this warranty. Both were denied but the 2nd claim was for my AC condenser and caused me to cancel. Denied because their contractor said it was struck by lightning (act of god not covered). Called AHS to ask for a second opinion and they said no.. their contractors opinion was final. Their contractor wanted $2500 for a new compressor. Had 3 more AC contractors look at it. All laughed at the lightning strike claim and said unit was just old with no sign of electrical damage. Purchased new unit, not just the compressor, for $1700 from one of them. One of the contractors said that if the warranty contractor doesnt deny enough claims, the warranty company will stop referring customers to them.
Don’t waste your money on this company. They send contractors out fast, but they don’t fix anything, have so many holes and exclusions in the contract for the real things that go bad in your home. Then when you try to dispute, they will not resolve, just take the money and run. We have had good luck with only one contractor they sent out who fixed what the previous ones they sent out did not, but guess what, still had to pay them both the $60 but only one did the repairs. AHS won’t even respond to getting the fee back. Terrible terrible company and warranty!
Had 5 homes with this company. They use every trick in the book, even coming up with false excuses, to get out of repairs. When they are challenged, they offer a second opinion. Then we find out from the people they contract service with, they refuse to do the jobs as we were told they do not pay enough to their vendors. This company is horrible and I would not recommend them to anyone! BAD FAITH all around!
I bought the AHS Warranty when I purchased my home last April. It took me almost 1 year before I had to use them. They send someone out here, collect their $60, and then they came up with all sorts of exclusions, hidden in the fine print. What a ripoff firm. I discourage anyone from buying AHS warranty. They will do everything they can to not cover your claim. They have no problem taking your money.I’m not buying the AHS Warranty anymore. They SUCK
They really don’t seem to cover much of anything. They have no problem taking your money, though. I have had 3 bad experiences to date and have just cancelled. It took me 9 years before I had to use them, then, when I did need to use them they came up with all sorts of exclusions, hidden in the fine print. What a ripoff firm. They should be closed down.
My husband and I bought the AHS Warranty when we purchased our home last June. I’ve used them several times and unfortunately I’ve been very disappointed every time. The terms of the contract are very vague leaving AHS with sole discretion regarding what they will and will not cover. So far we’ve called in 4 service requests and none of them have been covered. Of course we don’t know they’re not covered until they send someone out here, collect their $60, and then tell you that unfortunately there’s some detail that makes the repair outside the realm of the contract. I would highly discourage anyone from buying this warranty.
They will do everything they can to not cover your claim. I manage properties and they NEVER cover anything. They find some minor issue to not cover it. I had an AC go out that was on roof of a second story. Would not cover claim because on 2nd story and no attached ladder to the property, code does not require. Asked them to show me where in coverage it excluded this and they could not Best thing you can do is report them over and over to your state insurance commission. They SUCK!!
Never engage with this company. They inevitably come back with an excuse not to fix the system with problem and you would end up paying the $60 service fee for nothing. This is a big scam.
I have been with this company for over 6 years, in the begining things where ok but over the years everthing has gone downhill. They send people that don’t know what they are doing and they have added damage to my home from their repairs costing me more money. I am cancelling my policy and will never do business with these people ever again.
PAID EXTRA FOR A SPA POLICY ANDTHE FIRST TIME THEY PAID TO FIX IT EVEN THOUGH IT TOOK FOREVER TO GET SOMEONE OUT HERE, TODAY 16 APRIL 2010 I CALLED ABOUT THE PUMP BEING FRIED AND WAS TOLD THAT SINCE IT IS AN PORTABLE SPA ITS NOT COVERED, BUT THE FIRST FIX WAS NO PROBLEM I QUESS. THESE THIEVES TOOK MY MONEY AND REFUSE TO EVEN TALK TO ME ABOUT IT, THE CONTRACTOR EVEN TOLD ME HE CAN NOT SEE WHY THEY WONT FIX IT, IF YOU CHOOSE THEM YOU SHOULD BE COMMITTED, I WILL NEVER RECOMMAND THESE PEOPLE AGAIN.
Well when we sprung a leak in our ceiling coming from the bathroom up stairs we called and they got a plumber out right away. But once he was here who was from Arimar Plumbing Services he said that our tub was improperly installed and that AHS denied us due to that. He continued on to say that there was no structure under our tub causing it to leak where the tub met the pipe and that was that. Well AHS charged us our fee of $60.00 to tell us there is nothing they’ll do. They also said someone would be calling back to discuss why. No call! My husband went and cut out a hole in our wall to add structure or to see what was wrong, he said it sound like BS.. well it was our tub has complete structure and it was a simple fix on a cracked fitting pipe..?? Well my hubby is pissed, why do people just take take take… I mean really, we called them back to get our $60.00 back cause there was no truth to anything the plumber had said and my husband is fixing it himself.. Oh no terrible service when we called back. The girl was so rude and tried to make mu husband look dumb. Terrible service.DO NOT BUY>>>> Heck if you need anything fixed call my husband he’s the bomb.. Hes even HVAC.. we may be going into class action suite anybody wants in shoot me a email.. you wouldn’t think it would be worth the time for $60.00 but my husband is so sick of being took advantaged of..
Wow I’m amazed all these folks have had such a bad time with AHS, I have had the service for a total of 10 years on two homes and have never had a claim turned down. This included replacing an outside ac unit last year which increased in seer to 13. There were costs I didn’t expect such as replacing the slab(120)and deposal (150??or so) but the new unit is bigger and it made sense. Never had an issue on any other repair. Sometimes they are a little slow in getting the part because the trade person must get it from them (AHS) as opposed to local but a few day’s wait to save 3000 just doesn’t seem like much to ask. I would tell anyone to to buy a contract from AHS it’s been a really good purchase for us
AHS is the worst! As long as it’s small repairs they will cover. If it’s major like your AC unit. Forget about it! Your stamp will be “DENIED!” No explanation, whatsoever. It does not matter how long you have been a customer they are trained to say “DENIED!” The contractors that they utilize are trained only so that they will continue to receive additional business from AHS. Get out while the getting is good, before you find out the hard way like I did. A customer for 6 years, AC problem, DENIED! All the money I gave them over the years. I could of repaired my own AC unit, plus some. Get the point. If not, search the web I’m sure you will find more.
