Offers plans to cover pre-existing conditions and lack of maintenance repairs, for an additional fee.
| Home warranty is a complex insurance product. Unlike home insurance, it does not provide blanket coverage for all appliances. Pre-existing conditions and problems resulting from lack of maintenance of appliance are are generally not covered by home warranty companies. Home warranty sellers may not state these factors clearly, and this will create dissatisfaction among customers. Due to these factors, you will see many negative reviews here. Don't be intimidated by some negative reviews here. If you have maintained your appliances in good condition and go with a reputed home warranty provider, your coverage will be fine. |
We do not endorse any company in particular, however you should ignore the reviews that are overly negative or positive. Such reviews are not likely to offer a balanced view and some of them could be fake reviews posted to promote or demote a company. It is always a good idea to check BBB ratings and make sure the company is licensed to do business in your State by contacting State Insurance Commission. Try to avoid paying annual premium and keep your cancellation rights

I have been using this service for 13 years at two different houses. For the most part it has worked out fine. I am normally contacted by the service company the next day. If its a water heater or AC unit expect to pay a little money out of pocket because there is always something that is not covered. The last 2 request have not been so pleasant. My pool pump went out, the repairman was a day late and didnt have the proper parts. He returned a week later and fixed the problem properly after I talked directly with the company owner. The last request was really pissed me off. My built in microwave went out. The service company set up an appointment and after waiting all day they called and said they coulnd’nt make it. When I called to re-schedule they said the next appointment was going to be 2 weeks later which I objected to because it was thier fault !. I called AHS to question them about the issue and was treated like I was the annoyance because I asked for a differant service company. I dont yell or raise my voice at these people, but they could treat the customer with a little respect. Overall they are average. The repair depends on the company they send out. The cost depends on what is being fixed. The customer service depends on the mood of the rep you are givin. I’m shopping around now.
I am a Realtor in San Diego and have referred several of my clients to American Home Shield. All of them gave this company very poor rating – unqualified technicians, very poor response time, lack of courteous customer service. I started using another company (Fidelity) and received great reviews. I discontinued AHS coverage on my rental properties over a year ago. Recently I received a collection letter stating I owed $355 for a year coverage. I did not renew the coverage and yet received a bill. REALTORS – don’t use American Home Shield for your Real Estate transactions – protect your credibility. Realtor in San Diego
I woulf prefer to give it “0″ stars if that were an option.
I had AHS as part of my home purchase so I didn’t pay for it the first yeaar. I did however have to make a couple of service calls. I had to get a new A/C coil inside, and had to pay for “Sheet metal fabrication”. When they brought the coil (Triangle shaped thing-so for the non-techie talk) they took it out of a sheet-metal box of sorts. I asked if that is what the sheet metal fabrication was and he said yes, but that I DIDN’T NEED IT. They still had to charge me over $700 for it since it was quote “special ordered’!. Come winter time, by heater quit working. This happened to be what the A/C coil sat upon. 2 more service calls and they ended up replacing the heater, and this time I had to pay for the double-walled duct work to bring it up to code, OK no problem. BUT they decided that the box that holds the filter wouldn’t fit. It was more a case of too lazy to fix. did I mention that my heater went out on New Years Eve, and it was very cold? By the time the new heater was getting installed a week had one by with various ‘rigged’ repairs. No doubt milking AHS money for those useless repairs. Anyway I had to call a few more times to get the heater guy to come back out and figure out a way for me to use a filter! He first cut a hole directly into the ductwork and slid the filter into the middle of it. When he showed me what he did, I lost it. He couldn’t wrap his puny brain around the fact that putting the filter into the middle is useless since the air is still going around the sides of the filter- think putting your finger in front of a hair dryer yeah it’s there but it doesn’t block or ‘filter’ the flow on the sides!!! The Filter was 10 inches wide, but the ductwork is 20+ inches wide!! The unfiltered air just bypassed right into the blower of the heater! After I explained to the HVAC guy that he royally messed up the ductwork, and the filter was useless, he patched up the ductwork with tape (idiot) and then threw the filter in at the intake register in my living room. So now the filter actually does the job, but only at the register. Aftr the register, there is another 2 feet of paperboard ductwork inside the HVAC area before the air reaches the blower of the heater. All that ductwork is a type of insulated foamboard that is spongy and fuzzy. All these little fuzzies keep getting sucked off the walls of the ductwork and getting sucked into the heater becasue they removed the filter box attached to the heater! My house stays continually dusty with these little ‘hairs’ of insulation. I literally have to dust everyday. I now have numerous health problems and I’m beginning to wonder if it is from the insulation that is getting sucked into my HVAC system.
I have contacted AHS numerous times but all I get is that it will be another service fee, and ductwork is not covered under my policy for repairs/changes. They were the ones that screwed it up, and they wouldn’t send the same company back out to fix the problem they created 4 years ago! Since it has been over 4 years now, they won’t even entertain the issue anymore.
I can’t afford an attorney, and I certainly can’t afford to have all my ductwork re-worked to accomodate a filter box now.
3 years ago when I was still fighting over the HVAC problems, I did have my built-in microwave go out. I ended up having to get a replacement and the one they said they could replace it with was not of equal wattage at all. It was 200 watts weaker! I told them to just send me a check and I ended up spending another $130 over the check they wrote to get a comparable microwave. AND I still had to pay the $60 ‘fee’ to get someone to install it for me.
This is one of the worst companies in our country. Do not use them. Either find another home warranty company or put the annual membership fee in a savings account and wait til something happens.
We have had AHS for several years now(after it was recommended by friends). It has paid for itself over and over by good service and peace of mind. I have, and will, recommend it to anyone who owns a home.
This company is nothing more than a large scam. They send fly-by-night repair companies who never FIX the problem. they pay these companies a flat rate to get in and out as fast as they can by just temporarily fixing a problem. One A/C repair company rigged my A/C to get it going and when it broke a month later the second company reported the incorrect repair which voided my warranty. AHS accused us of the faulty repair and refused to fix the unit. Stay Away from this company. Its a complete waste of money. No wonder there is a class action suit against them. they should be shut down.
AHS has the worst customer service and contractors. I have been a client for several years and the customer service hasn’t gotten much better. I have attempted to schedule to have a HVAC company service my AC for 3 weeks. I did miss my first schedule appt by 15 minutes but was in constant contact with the company during the day and they said they would return at the end of the day. They did not show or call. The second contractor did not show up for the scheduled appt. claimed he thought the ticket was canceled. Huh! And still did not show up after he was told by AHS that it was not. The third contractor scheduled an appt. But, phoned me 2 hrs before my appt time and claimed I was a no show. WHAT! Because I was unavailable 2hrs prior to a scheduled appointment I’m a no show. Mind you no one called during the scheduled appt time and I left my job early to arrive home for the appt. I have made too many phone calls to AHS to get this resolved. I’ve asked that this be placed as an emergency and was told that it had to be 105 degrees in my area for an emergency. Well, we rarely get 105 degree temps in my area; but it was darn sure near that in my dang house…and still NOTHING. Iam appalled with this service I am – was paying for.
My A/C went out on Wed night. The temperature inside was over 80 degrees. I called AHS Thurs morning at 0830 to place a service call. The rep was courtious and pleasant. I waited till noon for the service company to return my call. No luck..called AHS back as was told that my service call was not sent to the compnay until 11:30. They have 4 hrs to call back then 48 to show up. I kept calling the company and only got the answering service, who informed me that ‘he’ doesn’t pick up messages until late. By then (it’s mid-Jun in NM), I’m furious. I called another company that came out immediately and fixed the problem. I finally got a call from the service compnay (while at work), Friday at 1000, asking if I was still at home. Glad I did not pre-pay the $60 service call. Cancelling my AHS now. It isn’t worth the hassle.
In march 2010, we purchased our home and moved in – the sellers had purchased this warranty for us in the deal. This is not the first time we have owned a property and had ACH coverage – our second. Both experiences have been TERRIBLE! We had our new home inspected and the A/C unit was reported to have a clean bill of health. Memorial Day Weekend, we decided to turn on the A/C for the first time, only to realize it did not work. We called in a service request and the techs were sent out 6 days later. They said our unit was shot and said they would call in an order for the parts and schedule a time to come back and repair our unit (he explained that the unit should really be replaced, but that this insurance would insist on per part repair – never a replacement). Three weeks later, on Tuesday, June 8, I called American Home Shield to find out why no one had contacted us. The rep told me, “Oh… we aren’t going to cover this – weren’t you contacted?” I told her we were not and she proceeded to tell me that they were not going to cover it because they felt that the unit was damaged by a power surge because it was not possible for the fan moter and the compressor to go out at the same time. Amazingly enough, the same day I called in, June 8, I received an email from ACH telling me that I would be hearing from a rep soon to give the results of the service call – 3 weeks later! We insisted they send someone out for a second opinion, which they did. This tech did not agree with the first rep and stated that if it had been a surge, it would have to be a big one and that all the digital screens on all our kitchen appliances would have been fried – not the case. As of today, 6 weeks later, I still have no A/C and am paying for a new unit, out of pocket – $3500. As stated before, this is not the first time we have had this coverage. The last time, they refused to pay for everything that occured. Example: All of your toilets have stopped flushing at the same time = no go because there is corrosion in the pipes = NO COVERAGE under section 00WTH??? Seriously, there are only 26 letters in the alphabet. You start to wonder how many escape clauses they can fit into these things and still be able to sell a policy like that. Im just glad we didn’t buy this insurance this time – the sellers did.
We had a nightmare with AHS when our A/C went out in 2009!! The company sent out by AHS did not, could not, would not fix it as they couldn’t receive an okay from AHS. We were 6 weeks in 100+ degree temp. w/o A/C & finally AHS wouldn’t answer our calls for help. We’re elderly – we had to contact an attorney & ultimately had a new system installed. AHS, once hearing from an attorney, agreed to pay not even half of what the system cost us. My husband was ill so we were left with no choice but to “let it go”. We cancelled AHS and tell folks when asked of this experience.
I’ve never had a problem with AHS, and I’ve renewed for 15 years. They’ve replaced a furnace, AC compressor, gas stove, and hot water heater, in addition to multiple repairs for plumbing and electrical. Overall, I’d say I’ve probably gotten over $10,000 of replacements. The only time I didn’t use them was when the AC was broken and they said it would be two days to come out. Here in Austin, when it can reach 102 on any given day, you sometimes need faster service than that. I will admit I called another AC service twice for that reason, but fortunately freon saved the day. I was then able to schedule AHS to come out and do a proper service call later for the replacement of the unit.
My AC unit does not work. After SIX – that’s right, 6 service calls it still does not work. I keep taking days off work to wait for the repair person who either tells me nothing is mechanically wrong with my unit and they dont know why it wont actually cool the house to lower than 85 degrees – or they tinker with something for a while, get some cool air blowing and leave only for the unit to freeze within days – or like tonight within 30 minutes. I am now waiting for service appointment number 7, sick from the 91 degree temperature in the house and praying I don’t get fired for asking another half day off within 1 month!!! I guess I should be happy though. They did offer me $85 for a fan or window unit…
I have been loyally paying AHS premium for a year now. Recently set up a service call online for a sink leak due to faucet. Their contractor did not return a call for 24 hours. When I called AHS to find out the status of the repair, they said faucet was not covered under warranty, but if causing a leak, it would be covered. So they asked me to wait call back from the contractor. In order to save my tenant trouble of writing a check for service call fee, I even prepaid the fee over phone. The contractor called next day and came over just to tell that the faucet would not be covered. No repairs done but still had to pay $60 service call. I think AHS had made up their mind even before sending the contractor they would send him over to rip $60 off for a 2 minute visit. Later when I called to ask why they sent the contractor over, suggesting it would *probably* be a covered item, they tell it was my fault to not cancel the service for uncovered item. I wish I had called some plumber directly and spent much less than what AHS ripped me off for premium+service call fee and still no repairs!! The representatives quite rudely told me they would not discuss this with me any further and they would not refund the service call fee. I think both AHS and their contractors are collectively ripping customers off. It is a win-win situation for them.
I had two service calls. The 1st was for a shower leak. The AHS service came out, did not make any shower pan tests, did not look at walls or plumbing; merely walked in, shrugged and said it was a shower pan that needed to be replaced for $1800. Total estimated time spent here was approx. 60 seconds. Charge $60. Upon hiring a 2nd and 3rd opinion, both cert. plumbers ran tests, looked and plumbing and found that shower pan was in excellent shape, only had piece of missing tile grout allowing water leakage. Minor fix and repair for less than $40. AHS plumbing service provider was a complete rip-off. 2nd service call was to fix a leaking pool pump. Two weeks later and my pool pump is still sitting in pieces, unrepaired, and the AHS service provider has skipped out of promises (and town?) to return to complete unfinished job. AHS service provider has no office address or email, just a cell phone number. AHS pool service provider was a rip-off.
Next call was for AC repair. AHS sent out a contractor that only later did I find was listed by the state of Oklahoma BBA as a “F” rated company with consumer fraud advisories attached. Two weeks later I am still without an air conditioner and now without AC fan and motor as the AHS contractor took those and now is refusing to return them. Basically I paid $60 to have AHS send out a “F” listed contractor to take away my needed fan and motor. AHS response? Not their problem, but for another $60 they woudl send out another of their “contractors” next week.
Final conclusion: AHS itself appears to a well oragnzied, national consumer rip-off service and consumer scam that provides barely legitimate, questionable, unlicensed service providers who either wildly overprice what needs to be done or fail to make completed repairs and disappear after collecting money.
It has been four days since my ac went out (still out ) in 120 heat index and they will not replace the 40 year old unit with a new more effecient one there policy is to keep fixing the old . Futhermore was authouized to get some to fix the ac due to the high temp. and could not get anyone to my house for aleast a week. Upon doing so payed him 147.00 and got a refusal to let them do the repair because of the price quoted to them and had a second oppinon done be ahs which came with the same results but now waiting on parts that who knows when will be in because there to cheap to put in a new unit….. In the mean time we sit with no air and no answers of when anything will take place. I cancelled my policey and will tell everyone not to go with this company for any reason.
I don’t see how this company gets so many bad reviews, maybe it’s the state that they are living in.
I received prompt service, repairs, all in a timely manner, I am thrilled that I have them for home emergencies! They covered the expenses outlined in the warranty!
The customer service folks were very pleasant, and handled everything very effeciently!
We called AHS when our water heater liner busted and began leaking water everywhere.
We made our call on Sunday morning and by Monday evening, we had a brand new water heater!!!! The plumbing company who came out was very well informed and courteous.
The first customer service rep we spoke with was rude, kind of like I was bothering her by calling, but then when we spoke with them again on Monday morning, the csr we spoke with then was very helpful and professional.
I see a ton of bad reviews for AHS, but I think that it has more to do with the repair company sent out than it does AHS.
We are VERY happy with the service that we received!
Why does it always take over two weeks to come out and fix a problem?! I am so fed up with this company. I wish the nice people I rent from did not use this company.
We’ve been sitting in a 90+ degree home for a week waiting for AHS and their contracted company, ARS, to fix our air conditioning. Enough said. BAD SERVICE!!!!!
WHAT A HORRIBLE COMPANY. THE WORST CUSTOMER SERVICE EVER !!!! SAVE YOUR MONEY….. It’s not worth the hassle… THEY DON’T WANT TO PAY FOR ANYTHING. THIS COMPANY IS NOTHING BUT A SCAM….. THEY WILL TAKE YOUR MONEY AND GIVE YOU NOTHING IN RETURN, BUT A BIG HEADACHE. THE CUSTOMER SERVICE IS RUDE AND VERY UNPROFESSIONAL, YOU NEVER TALK TO THE SAME CUSTOMER SERVICE REP. IT’S ALWAYS SOME DIFFERENT THAT WHY NOTHING GETS RESOLVED OR PAYED FOR. BASED ON THE POOR PERFORMANCE OF THIS COMPANY, DO NOT WASTE YOUR MONEY. I wont go into detail about my experience, JUST DON’T EVER USE THIS COMPANY. IT’S A SCAMMMMMMMMMMMMMMMMM…… 271 PAGES OF HORRIBLE COMPLAINTS, READ THEM BEFORE YOU WASTE YOUR MONEY. IF YOU NEED A WARRANTY COMPANY CHECK OUT THE REVIEWS ON COMPLETE APPLIANCE PROTECTION OR AMERICAN RESIDENTIAL WARRANTY. NEVER USED THEM BUT ANYTHING WOULD BETTER THAN AHS.
I have had no less than 8 visits from comfort air on an ac and it still does not work. This company is the pits. They do not advocate for their customers.
The worst company, it is been 15 days that I called for them to fix my air conditioner, they came and said they needed a piece and they will be ordering this part and will call me, it its been 15 days and there is no response, you called them, they said they will call you back, you called them back and they keep transferring to someone else, the manager is never there to respond, HORRIBLE DONT WAIST YOUR MONEY!!!!!
I am an actual customer, not a company. it seems as though this company must be in business just to give their contractors service call fees, because of the times that i have called them they have only made 1 actual repair. the rest of the time all i did was give away money to them and contractors that came out collected $60.00 and repairs were not done for one excuse or another. what a rip off
I have had them come out three times and all three times the service was denied. First, there was a problem with my sink, but they said the stems weren’t covered. Then my water heater stopped working, but they said it wasn’t covered because of some pipe issue, but the pipe had nothing to do with the water heater being dead. Then my electric gate stopped working and they said this wasn’t covered because the gate wasn’t on the foundation. I couldn’t get a straight answer on what this meant exactly.
I really feel taken advantage of by this company and will be canceling.
This is such poor customer service. My expectation is that when I pay for a service, I should receive it in a timely manner, this was not the case. My air conditioning went out on Sunday, when I called i was given the name of a service provider. When I called that company the next day (Monday) to see if they had gotten a service request from AHS, I was told they couldn’t get to me until possible Tuesday. So I called AHS and asked if I could be transferred to another company who could get to my house on the Monday. I was told no, that although they have other companies, the only way I would be transferred is if that company wasn’t able to come out without the 3 day period that they are allocated. I think that is such crap, if I didn’t have their service, I would just call around and get another company to come when I needed them. Not even sure of these companies they have as service providers, this is the third time that my air conditioning unit has gone out (and the unit was put installed in 2004) and I do have it service once a year, by a company of my choice. Not sure I am going to continue down this road with AHS after this incident
