Offers plans to cover pre-existing conditions and lack of maintenance repairs, for an additional fee.
| Home warranty is a complex insurance product. Unlike home insurance, it does not provide blanket coverage for all appliances. Pre-existing conditions and problems resulting from lack of maintenance of appliance are are generally not covered by home warranty companies. Home warranty sellers may not state these factors clearly, and this will create dissatisfaction among customers. Due to these factors, you will see many negative reviews here. Don't be intimidated by some negative reviews here. If you have maintained your appliances in good condition and go with a reputed home warranty provider, your coverage will be fine. |
We do not endorse any company in particular, however you should ignore the reviews that are overly negative or positive. Such reviews are not likely to offer a balanced view and some of them could be fake reviews posted to promote or demote a company. It is always a good idea to check BBB ratings and make sure the company is licensed to do business in your State by contacting State Insurance Commission. Try to avoid paying annual premium and keep your cancellation rights

I have had this insurance on my two homes for 5 years. Service calls on my primary residence have averaged about 5 calls a year. This is a high priced home and the appliances are GE Monogram. American Home sends out low priced/ service contractors that DO NOT work on high end appliances. Therefore I end up calling another contractor and pay again for proper repairs. Most of the time the service repairmen that American Home sends out try to sell me new appliances or install additional items to make money. Too many of the service people are inexperienced. I am very DISSATISFIED with their service and casution consumers. they have cancelled my policy at one home but not the vacation home (no service calls in three years). When I called to speak to American Homes Legal Dept. I was informed that they only respond to faxes. I was told that they cancel coverage on customers based on three criteria. They cancel based on the following: 1. Number of services calls per year; 2. Courteousness and ability to work with the customer; 3. ? Be careful when signing on with this company.
Do not buy this service!!! We have a had a contract with this company for almost a year now. Based on the service they provide, the contract will not be renewed. I have tried to use the service a number of times and each time it has been extremely frustrating. Most recently, my A/C was not working. I have a two zone house. On the first really hot day of the year, neither A/C unit worked. There was a long wait time to talk to an actual person, so I was forced to request service on the website. No where did it ask how many units there were. When the service tech came, they would only fix one unit. There is always some reason why the repair is not covered, or they cannot do the repair, or it will cost more to do than the contracted amount. When you stop and think about it, their profit margin is enhanced by declining claims, just like it is with any other insurance company. Since buying the service is part of almost any real estate transaction, they could really care less amount the customers because they get the business anyway. Buyer beware.
I would have assumed that being an AHS customer for almost ten years would have brought some priority and diligence from AHS staff and subcontractors. NOT SO!!!!! They are unresponsive, unprofessional, and uncaring about the emergencies and concerns of their customers. If the company finds this review abusive they should try being the customer in need of Professional Pre-paid service. I take no issue with AHS publishing my contact information so that I can tell my fellow man of the quality of service they are considering purchasing from this Organization ( term loosely used). R. The service reps are very polite. Unfortunately, good manners don’t fix a/c units. I have been without a/c since 5/24/10 and am still without it as of 7/16/10 – halfway through summer. It is becoming clear that they have not intention of replacing my unit, but want me to “cash out,” at roughly 30% of the actual cost. They continually bounced me between the contractor and AHS. AHS wants you to sleep well at night knowing that a major equipment failure won’t break the bank. Unfortunately I’ve been sleeping in basement since my house is 90 degrees! Just say NO.
moved into home they had just replaced heater and condensing unit. 1 yr later evaperator coil went out. condensing unit had been replaced with wrong size. they told me I would have to replace it or they would notfix it ..I had to settle for undersized unit…DO NOT USE THESE PEOPLE…YOU WILL REGRET IT!!!!!!
Thanks everyone for your feedback. I just got off the phone with one of their salemen who tried to get me to buy the coverage without being able to read the policy. After I insisted that I needed to see the details of the coverage he reluctanly told provided the link. At that point his attitude went south and abruptly hung up…..the above info saved me from making a big mistake. Thanks..
This company is very, very poor. It protects it’s poor quality contractors and leaves the customer out in the cold. STAY AWAY!!
I was given a Cash in lieu payout of $400 for a A/C repair that cost 3 x that much … all because the lousy contractor that they selected would have taken 2 weeks just to order the parts. Although I was living in 95+ degree temperatures, AHS would not authorize me to go with a company that could install the part in 1 day at non-emergency price. The AHS contract is crap that protects the poor contractors that they use. STAY AWAY!!!
Don’t waste your money with this company! We have been custmers of AHS for going on two years. When we purchased the home AHS coverage was included and we renewed with AHS again because we didn’t know any better. Last year August or so our AC unit began blowing hot so we called AHS who sent out a contractor that filled the unit with freon about two weeks later it ran hot again and the same company came out and then told us we had a leak in the evap coil and that the ducts needed to be modified along with the disposal cost. All together we would have to come out of pocket over $300. AHS called us and said that the part was not covered. This was the end of the summer so we let it go until this summer. This time a different company was sent out and we were told that there was no leak and that we needed to keep the air filters changed and vents open. We were told this three to four times over after each time the AC ran hot again, even after the unit was checked for leaks. Keep in mind this is $60 service fee each time.
Finally the most recent contractor said well “maybe you have a leak” you think?. Anyway, AHS now says that the part is covered but that we have to come out of our pockets with $150 for them to dispose of the old part. We explained that we have an HVAC person that will dispose of the part for us. So they’re at my home and refused to repair the unit unless we paid the $150. I felt like we were being “held up” in our own home. Long story short AHS is the worst! They don’t protect their customers and they seem to contract with any company that wants to participate with them. The customer services reps are rude, inexperienced and incompetent at resolving issues. If I could give this company a “0″ I would. They don’t deserve the score of “1″ I plan to file a BBB complaint against them as well.
We have 3 homes and we got this service on all our homes, the customer service representatives are rude! I was on the phone with a Timika from their Georgia call center today and the company that was supposed to come out two days ago is still to be found, and they were actually defending their contractor for not coming out! They never want to replace anything and they try to find cheap solutions. I will be cancelling my services with them and going with another company and never looking back. I would NOT recommend this company to anyone!
When I inquired about the policy, I was told that my water source heat pump ACs were covered. But when I tried to place a service call on one of them, I was then told that they were NOT covered. Original salesman LIED!!!!! I am cancelling the contract.
I will not spend a ton of time writing out all my complaints about this company but I do feel the need to give a rating and inform any one who is thinking about using AHS, DO NOT!! They are absolutely horrible. Not only was my service always horrible but there were employees who personally offended me when I called in. They were always rude and never helpful. Save yourself some pain and trouble and go with someone else. If there was a 0 for every category, that is what I would have chosen.
I just want to thank Top Quality Maintenance for such great service. If you live in the eastern NC area, you will be very pleased with their service. Thanks very much!
I recently had my AC unit go out. I called AHS to get it fixed. Long story short, I was advised by an AHS employee to go with the cash-out option because the company that they went through could not come out for another 2 weeks! The AHS employee explained to me that they would send me a check for how much they were going to pay their subcontracted company and that I was responsible for providing my own. The employee said word for word that if I found a company that charged less than the cash-out amount, I would profit the difference. I got a company to do the repair for $200 and their cash-out value was $315. A few weeks later, I get a check for $200. I called them and, after talking to 6 different representatives, was told that they couldn’t do anything and I had to mail a complaint into their complaint department. If I had waited to physically get the check before I sent in the receipt for my work order I would have gotten the full $315.
In short, AHS will lie to you just to save $115. And by the way, I called the original company that they subcontracted and asked them for a quote of the work that needed to be done and that AHS was paying them to do so I could get an idea of how much the cash-out check would be. The company quoted me over $500 and AHS was only paying me $315. So there is the fact that they will do anything to save a couple dollars instead of caring at all about their actual customers. Oh, did I forget to mention that this is them fixing a 14 year old unit?! They will do anything to get away from actually replacing anything and will absolutely go with the cheapest option for them.
We got the warranty when we purchased our house three years ago. While we always got someone to come out and look at our needs – the service we got was HORRIBLE. About 6 months after we bought the house, our AC started going out.. it kept going out, literally, every month (sometimes twice a month). We kept calling AMS and requesting service and paying our service fee. But they refused to replace it.. just kept adding freon. They kept saying there was a leak – but no one ever found the leak – they said they did – and that they fixed it, but then it would go out a month later and the next company to come out said the same thing (we found it, we fixed it — repeat). We stayed with the company thinking that eventually they would HAVE to replace it.. After a little over a year of dealing with this (having companies come out every month or so).. suddenly they told us they were going to deny us because of poor maintenance because the unit was not clean!!! WHAT! After taking our deductible month after month – with never even a word about it being poorly maintained, when it was time to replace the thing – that’s when they bring it up??!! We dropped the company after that.
One of the worst experiences I’ve ever had. My AC went out and I’ve called 10 different people to get assistance. All old me they’d get back with me. The AC continually goes out and the company continually sends repairmen out to refill it with Freeon. I’ve had it refilled 5 times in 3 months (continually charging the service fee); the company didnt come to the conclusion that there may be a leak until I told them. They then would to diagnostics because they said the unit needed to be cleaned (at my expense). I had another company come out, they immediately assessed the unit (determined the problem). They now say that there is a problem and ordered a part. I throroughly dont trust them and are dissatisfied with their unethical practices.
I have been waiting over a week for my AC to be repaired! I have been upgraded to “emergency” status as I have a baby in the home and I am no further along at getting my AC fixed than I was when it broke over a week ago! I have had two techs out here a total of 4 times!! Last night my home was 89 degrees with fans going!! We would have done better sleeping outside! I was told it may not be until next Friday (from today) that parts will come in once they are approved to be purchased! Nope, that has not been approved as of yet (emergency remember!). Before this repair, the small repairs that I needed on the washer, dish washer, and garage door were no problem I was really happy. Now when it comes to something more major AHS is giving me the run around! Then they use AC companies that are not open on the weekends, not even Saturday! Are you kidding me; in the summer time! I have found in the yellow pages that there are many open on weekends and available for emergency repairs to have you up and going in a few days even with my system that’s six years “old!”
I have used AHS for two homes that I have owned. Although I was completely satified with the service of AHS with the first home, I decided to go with the “devil I knew” with the second home. I would say that the responsiveness of AHS has gotten worse over the past six years. I will not be renewing my contract.
I put in a service request in September 2009 for my heating unit and air conditioner to be checked. For some really strange reason, when I was using the air conditioner, flames were coming from the heater. Strange! AHS paid to have the heater replaced, but the technician still has not completely finished the job. It’s July 2010!!! There’s duct tape holding the heating unit together. He’s been odering the coil, being sent the wrong coil, and reordering the correct coil for the past 9 months. According to AHS, they will not do anything b/c it is outside of the 30 day period for issuing a complaint. Does anyone honestly believe that I have not been calling and complaining to AHS for the past 9 months! I went a month without heat in MA! Now I’m going without air, and my heating unit still is covered in duct tape. Somehow, according to AHS, my follow-through has been poor. Unbelievable! I’m so disappointed because AHS just doesn’t seem to care. Plus, I’m told that they thought the job had been completed! How is that possible???
I’ve had AHS for over 6 years, very seldom used maybe twice. Requested service for ac not working last year was told the coils were dirty, paid 600.00 to have that done. This year ac not working again the company they sent out didn’t even look at my ac and said the coils were dirty and we needed to replace the air handler for a cost of 2,000.00… I refused. I called a reputable company out and all it needed for refrigerant added. I called AHS to report this case of fraud and was told by Donna that their policy is to believe their contracters over their customers. Needless to say I have now cancelled my service with this worthless company. My opinion is don’t waste your money, put that same amount that you would pay them into an account for emergency use and save yourself a tremendous headache and hassle.
Let me put the icing on the cake about American Home Shield. We placed a work order in April 2010 for a broken A.C unit. Today is July 8th 2010 and we still have no air conditioning. I’m now at a double second opinion from the now “second” contractor whose been sent out to look at my unit, since the last contractor used was very incompetent. All I reallly want to know is how many visits does it take for someone to make the call that maybe this unit cant be fixed and just replace it?!?! We have been having record breaking heat index’s here in Georgia. We basically had to send our kids off to stay with family since the heat could really be a threat to our children. Plus heat and aggravation doesn’t mix to well. I’m also starting to worry about possible mold issues through out the house. I cant too much tell if AHS cares since at the end of the day they’re going home to a cool working A.C unit. The lovely dry customer service reps talks as if they want to solve the problem, but from looking at these reviews I’m sure its all yada yada, especially since nothings really has changed in our situation. We have had ATLEAST 10 visits from various technicians and they still wont make the call to just replace the whole thing. We feel like we’re stuck and we’re definitly going to get ourselves out of this mess. They’re constantly ordering parts that dont work and i’m starting to wonder if these parts were ordered for themselves. All i can say is after you pay your $60 fee you later pay through your SUFFERING. Beware and Just dont use American Home Sheild.
I have been a client of American Home Shield for several years now, I am also a licensed Real Estate Broker. With that said I have referred many clients to their company. My water heater went out last night and I called the home warranty company who sent someone out today to look at it for replacement. The service man opened up my water heater closet, took one look at it and said that it was not due to normal wear and tear and has denied the claim. I have lived in my unit for eight years and I would not sabotage my water heater to obtain a replacement. This is pretty much what he said to me.
At this point I am considering getting an attorney to file a suit against this company. I have paid for this policy for several years now and have not received the policy I was under the impression that I had. I will advise my future and current clients to never use this company, as the home warranty they provide is a rip-off. I would highly recommend that anyone obtaining a home warranty research the company before giving them any money. I will be advising my associates of the incident and I can guarantee they will not get to much more business from the real estate community.
Overall bad experiance. Had coverage with them for one year because I could pay monthly. They do not want to talk to you. The phones are all automated and make it difficult to speak to customer service. Web site did not keep C/C info after entered. They rarly covered the service that was needed. DO NOT RECOMMEND!
I REALLY…do not know where to begin with the complaints I have about AHS. I agree with most of the negative reviews. Once you are in real need, this company is NOT…I SAY NOT RELIABLE! Yes they pretend to care over the phone and even do the sympathy card…DON’T BELIEVE IT!!! (I think they are actually TRAINED to do so) Anyways, I purchased almost every single coverage package (paid EXTRA $$$ for everything) and whenever they did cover anything, it was after multitudes of runarounds, MAJOR HEADACHES, EXTREMES AGGRAVATIONS…to the point of even affecting my heart! AND @ TIMES WITH EVEN THREATS TO HAVE THEM REPORTED TO THE BBB (Better Business Bureau)and sometimes this way things were FINALLY done!(fixed) They will always try to fix things even when replacing is the only true option, or they will finally after multiples attempts of repair something…will replace it with the cheapest and closest to your item but really NOT COMPATIBLE…unless they have a contract with the company (Ex.GE & Whirlpool)Beware of this company.(AHS) Best advice is…just GO…and RUN to another company! Currently researching and obtaining information from the “BBB” myself, to see if there are any out there that do not have a reputation for “SCAMMING”. On more than one occasion, I’ve had to wait more than 3-6 MONTHS before an item was fixed/replaced!!! If they do not replace my stove top with a compatible one…I WILL BE looking into LEGAL ACTION! It’s been about 4 MONTHS since I 1st called them about my cooktop and dishwasher…& nothing has been done YET! (SUPPOSEDLY, LOTS of research…not to pay up or replace accurately) All I have is 1 working burner on my HIGH END 4 SENSORED burner “THERMADOR” COOKTOP!!! This is RIDICULOUS…RUN, RUN, RUN TO ANOTHER COMPANY AND IF NEEDED TO THE ARMS OF A LAWYER!!!
I’ve had a warranty with this company for a couple of years and every time I’ve called them for repair it’s always a problem. I just had them come out to check the dishwasher and oven and was told neither were covered because it wasn’t considered normal..according to the company they sent out the oven door was broken on purpose…it’s 10yrs old and the screw just broke when the door was opened…then they looked at the dishwasher that wouldn’t drain and reported that it had stagnet water from none use…it had water because it wouldn’t drain which is why I put in the service order…went all the way to the top and still couldn’t get it fixed…tried to cancel contract and they wouldn’t let me cancel…I’m out the $60 and still don’t have working appliances…I wouldn’t recommend this company to anyone, their customer services is horrible.
American Home Shield has shown poor follow-up servicing my busted A/C unit. Somehow an external HVAC compressor fan blade got bent. Why, I don’t know. All I do know is that it’s a pretty hot 100 degrees in the Washington, D.C., area these past couple of days. AHS said they were contacting someone who could come out. But it’s a dispatch bureaucracy it seems. They’re always relaying info. but no one calls me back to setup an appointment. One guy did come out from the company with whom they contract. He said a bent blade is not covered. In the meantime I’m still waiting for follow up. And waiting. My wind fans just aren’t cutting it. Will someone tell me what the heck I’m paying AHS for? Because I’m still waiting.
I have been with AHS for over 12+ years. I have never been more aggravated than when dealing with them. Their sub-contracted technicians came out here for a leak problem after I called the firm an told them NOT to come out to my home. The plumbing service guy said the lead was from the shower grouting. There is NOTHING WRONG with the grouting. I had my homeowners insurance send a Leak Detection company out who found the lead was actually from my toliet .. a wax ring. Now I am out the $60 I paid to AHS. I am so fustrated I am going to cancel my policy. AHS does not care all they want to do is collect money. When I called them to let them know the actual leak issue and where is was coming from.. all they could tell me is they stood by the plumber’s diagnoses and would have to pay another service all for the wax ring to be repaired. This is stupid and Ridiculous!
