Offers plans to cover pre-existing conditions and lack of maintenance repairs, for an additional fee.
| Home warranty is a complex insurance product. Unlike home insurance, it does not provide blanket coverage for all appliances. Pre-existing conditions and problems resulting from lack of maintenance of appliance are are generally not covered by home warranty companies. Home warranty sellers may not state these factors clearly, and this will create dissatisfaction among customers. Due to these factors, you will see many negative reviews here. Don't be intimidated by some negative reviews here. If you have maintained your appliances in good condition and go with a reputed home warranty provider, your coverage will be fine. |
We do not endorse any company in particular, however you should ignore the reviews that are overly negative or positive. Such reviews are not likely to offer a balanced view and some of them could be fake reviews posted to promote or demote a company. It is always a good idea to check BBB ratings and make sure the company is licensed to do business in your State by contacting State Insurance Commission. Try to avoid paying annual premium and keep your cancellation rights

Purchased a home warranty. Stove burner quit working, repair person said no parts were available to fix so it would be replaced and since the hood contained the stove controls it to will be replaced. Hood is 36″, they offered to replace with a 30″ hood! Leaving a 3″ gap on wither side of the hood! Stated they do not match size of the appliance. Or we can take our $319 and buy and install our own stove and hood – $319!!!!
Then… Dishwasher racks started falling apart, took them 4 weeks to look for replacements… Still waiting to see if they can find replacements or will replace, but 4 weeks?!?!
This company is awful!
I purchased AHS about 4 months ago, my first time to purchase such a service, I had a friend who had one and it paid so I thought I would try it because I own two homes and it seemed to make since. anyway my renters call me and say the air is not working in my rent house I reply ” no problem I have a home warranty and I will call them and let them handle form here ‘ so my wife go’s on line and make the service request like normal, ahs calls and says their going to send someone from “aloha air” a local heating and air company. Well that when everything went downhill. To start off I had ac trouble there a week after I bought the warranty, but I knew it was 30 days after I bought it before they would pay for anything so I had an air guy come out and service and repair the problem. so about two months later the air goes out again so call AMS and they send out aloha air, well this jerk gets there takes a look and tells my renters that AHS would not pay to fix it and my unit is a piece of crap and they wouldn’t work on it unless the put a brand new unit in the house, so after he gets done trashing my unit he leaves without even calling me to tell me whets wrong, now keep in mind he’ll talk to the renters tho. So there I am with my renters air not working, my renters are in the heat, and the repair guy came and left without doing a thing. So I have to call the last guy who worked on it, he comes back out promptly and within 10 minutes has it blowing cold temporally. So ends up my inside coil’s needed to be replaced, the cost was 750 and now it works. What beats all is AHS never called me to tell me that the claim was not covered. Have not canceled yet but probably will.
I cannot honestly recommend this warranty program to homeowners. There always seem to be some exclusion that gets them out replacing equipment/appliances that really should be replaced. They’ll have the problem “fixed” for your $60 deductible, but when the “fix” fails, they’ll simply “fix” it again… for another deductible. Happened to me with our AC, the same part failed within a year and the same technician came out; would have been free if I’d not gone through AHS, but cost me another $60 for a $10 part! And another $60 for a $3 part for the plumbing company that was dispatched when the water wouldn’t heat, but they did come back within a couple of weeks and got authorization for a new water heater… and over $300 in “extra” fees for them — one was $125 for a $17.50 city permit! What a joke. AHS shouldn’t employ contractors like that!! BAD CHOICE ALL AROUND!!!
Ohhhh how I wished I had found this review before I agreed to this warranty company when I closed on my house. Every review I have read about the A/C issues, getting the run around, no sense of urgency, is EXACTLY my same sittuation. I am now on day SEVEN with no A/C. Here in Texas, the average temp has been 101 the past three weeks. I cannot go to a friends because I have two dogs and cannot afford a hotel (much less find a hotel that allows pets). American Home Shield makes me ill. DO NOT SIGN WITH THIS COMPANY. IT ISN’T WORTH THE PAPER ITS WRITTEN ON!
WE have had American Home Shield off and on for at 3 different homes over the last 12 years. For the most part, it has been an okay experience up until now — they are not timely with service requests — often making you wait several days to get someone out to even diagnose the problem. They will also never, ever cover the cost of a replacement for anything (AC, Furnace, Appliance, etc.) — they will always opt for the repair — this is due to the fact that they force the contractors who do service calls for them to discount their prices so much that the “cash-out” option would leave you with about 50% of the cost to replace something.
We are currently on Day 13 of a situation with no refrigerator in the middle of a 90 degree heat wave. We called it in on a Friday night — they could not get anyone out to even diagnose it until the middle of the next week, so they allowed us to call our own repair person to diagnose the problem (which I had no trouble finding so I’m not sure what their issue was in finding someone), but we would have to pay him out of pocket and have to get reimbursed from them. The repair person came, diagnosed the issue and we called AHS to authorize the repair — they would not authorize the guy to do the repair, so they dispatched Sears. At this point (12 full days ago), they knew the issue was that the refrigerator needed a new compressor, but they did not order one or even relay that information to Sears. It took 3 more days to get someone from Sears out to our house. When the repair guy came, he had no idea what the issue was and said he had to order the part (which takes 7 days to come in) and then he would be back to do the repair. We were scheduled for the repair yesterday, so my husband took yet another day off work to get this situation resolved. They called at 3 and said they were backed up and couldn’t get out until today. 3 hours in yet today and the guy is still at my house trying to do the repair.
I asked AHS if they could give us any contingency plan during this situation because we are without anyway of keeping anything cold other than a cooler. I asked about an option for a rental fridge or anything to help us out in the meantime and their customer service person was hideous — the only option she gave me was a “cash-out” which would be $400 (AHS’s cost for the repair). Well, the part alone would be $800 if I would purchase it myself, not counting the labor. Let alone, trying to get a new refrigerator for $400. So, I guess they think it makes more sense to replace a compressor in a 10-year old refrigerator that has had other problems before, then to help their customers.
My husband and I are in the middle of an adoption and we have now lost a total of 4 vacation days dealing with this issue, which we really can’t spare – less time with our new family thanks to sitting around and waiting for repair people. AHS has terrible customer service — they obviously don’t care about their customers or the predicaments they put them in. You are at their mercy and have no options. We have family coming in this weekend, so I am just praying that this repair will work and we can get a refrigerator again.
I have had two repairs this year and both were hell to get taken care of. It took 2 months to repair my dryer because AHS made me go though 3 different service companies who were all worthless. Now my refridgerator is broken and I have had to take off work 3 different days to wait on a contractor and 2 weeks later they still haven’t been able to have it fixed. When I call customer service they just transfer me around to different people and never solve anything. I garuantee that I will NEVER have an account with them again and I will make sure everyone I know stays away fromt hem as well.
We had AHS for over a year and were due to renew but we decided against it. Mainly because of a situation I encountered with my hot tub. I had a couple of small repairs with my pool pump etc. None were very complicated. A heater circuit board malfunctioned on my hot tub/spa and AHS sent a repair person out he checked it told us he would find the part and call us back when it arrived. We waited Weeks and tried calling him back he never called back. We called AHS and they stated the company stated they could find the part. SO my husband searched for the part. He found it, called AHS back told them where the part could be found (the cost was $500). They claimed that none of their service companies could order through their catalogs so we would have to buy the part then pay someone else to install it. Then ask AHS to reimburse the repair. If your repair is too costly, AHS will do everything in their power to avoid having the repair done. The service they provide is not worth the hassle. If I wanted to pay 750 to have things repaired why would I have a home warranty policy?
I received outstanding assistance from mike in resolving what started out to be a problem.
American Home Shield is a terrible company! Do not sign up with them! My A/C broke 2 month after I bought my current home and the AHS warranty came with the house. The contractor they hired to fix my A/C did not install the new parts correctly and 15 months later, my A/C broke again. Called AHS and was told compressor was not in, part on back order, and had to go through another distributor. No one at AHS or the contracting company returns phone calls. It’s been a month and I still don’t have working A/C. Took the contracting company 1 1/2 weeks to submit paper work to AHS for the compressor. When I asked why it taking so long, no one could tell me. There is no one point of contact to talk to for help with this issue. I have called them every day to get updates and when the part finally is in, AHS tells me I have to pay an additional $100.00 for removal of the old compressor and for fluid on a part that wasn’t installed correctly the first time! This was never mentioned to be when I first made the service request and was only informed of the $60.00 deductible. No compensation was given to me for 30 days without working A/C in 90+ degree heat and no upper level management would talk to me to try and resolve this issue. They lack in quality, caring customer service and AHS does NOT communicate at all with their customers regarding service request status. I will NOT be renewing my contract with them and would not recommend them to anyone!!!
We had American Home Shield for quite a few years, mainly because our AC units broke down a lot and we wanted the protection to avoid a major expense of replacing them. Despite numerous breakdowns, and comments from repair people that the units had major problems, AHS would never replace the units. One time one unit had a small explosion that left a black mark up the side of our house. Still,no replacement. With other appliance repairs they would often find a way to deny the coverage. Service response times were slow – 3 or 4 days typically. A year ago I decided to spend $17,000 on new AC/Heating units. The $1500 federal credit was one incentive, but the biggest reason I decided to buy new units was for the pleasure of canceling AHS. When I called to cancel they offered me incentives to stay, but it was with great pleasure that I told them no thanks. AHS is up there with the worst companies I have ever had the misfortune of dealing with.
These guys are frauds. My home warrant has been used twice. Once for an air conditioning compressor another time for a condensing coil. I was charged $60 for each service call plus a $400 disposal and removal fee!!! It’s in the fine print. So for these two jobs I paid $920 — not the Warranty I understood I bought. In addition you will have no control over who is assigned to do the work. The first A/C couldn’t even diagnose the problem I myself had diagnosed before they came. Luckily Home Shield send out a second person but fought me on that who identified my problem. Stay far away. There’s a reason they are a big company — they make lots of money off the consumer.
Our AC was leaking all over our ceiling. Called AHS, they sent someone the same day. The tech said we needed a new AC Coil. He said it would be about a week for AHS to approve the part since it was a $1200 part. 45 days later and in the middle of a wonderful Bako summer 100+ degree days and calls every day to AHS. They finally approved our AC to be fixed. When we called to see how they would make this situation right they agreed to send us our $60 service fee back that was a month ago.Now they wont return our calls. I have a feeling we wont see it. Don’t use this company. We gave them a chance to make the situation right and they couldnt even do that right. We are definately not renewing and are researching a better Home Warranty Co that can actually meet their customers needs.
I like many others would not recommend AHS to anyone. I submitted a claim more than 6 weeks ago in regards to my washing machine. One Vendor came to my home charged me 95.00 and did not fix my washer…call the vendor back and got the run around…long story short another Vendor Ventrite appliance has the claim now…I am going on my 3rd visit from this Vendor…Apparently AHS does not care about Customer Satisfaction or the Vendors that they hire….they have sent several Technicans to my home and the technicians DON’T have a clue as to how to fix my WASHER…to say the least AHS only cares about the almight DOLLAR….very disatisfied with this company and thier vendors. I will NOT be renewing my contract….
AHS was called when our air conditioner was broken. They sent someone out by 11:00 to look at it. This was to be treated as an EMERGENCY as my mother-in-law who is 82 lives with us. The part came in the next day and was fixed the same day. Five days later, the compressor went out and it took them a week to get the part. We had to move to a hotel room and spent over $500 plus my husband & I took off two days of work to try to get this taken care of. We were told it would be in Friday, then Monday, I felt like they continued to lie to us. We felt like our hands were tied and there was nothing else we could do. I felt like they were pushing us to get it fixed on our own so they would not have to pay. I am not happy with this company and plan to take further action to see that others do not have to go through what we did. I felt like having a home warranty was a safeguard and I wouldn’t have to worry about this but dealing with AHS was my WORST NIGHTMARE!!!!!!!!!
I placed a service call on Sunday August 16, 2010 for an air conditioner unit. I was advised by AHS that this is considered an emergency request due to over 100 degree temps in TEXAS. The repr. Advised she would locate a company and call me back…she never called me back. Sunday at 6pm I called AHS and was advised they will try to locate a company on Monday. Finally after 5pm a technician from ARS in Dallas Texas arrived (temp inside 104) he was totally drenched after coming out of the attic and diagnosing the problem. I was advised a motor/fan would have to be ordered …technician phoned Tuesday advised the part has been ordered and he would like to svc.the unit early am because of the heat. It is now 9 days later and no service as of yet. ARS Roto Rooter of Dallas has not kept any appt. and technician arrived 8/23 with no parts and no clue what the problem/diagnosis is. I have called AHS on several occassions documented each call! and to no avail have they tried to assist me as a loyal or valued customer (what a joke) it is now August 24 and the temp inside the home is 104 ARS called at 728 pm and advised the technician did not have the part on his truck but could come out tommorrow. I hung up and immediately called AHS they put me on hold and than the very rude Floor Manager advised me”we have done all we can” the company (ARS) is working with you they will be at your home tonight with an hour. Or two and will stay as late as possible to get the job done. BTW AHS authorized me 60 to go buy something to keep the house cool (where and what can u buy for 60 to cool 1700 sq. Feet) I’m done and frustrated have and will continue to advise anyone who will listen to stay clear of this company. If your contract is up for renewal cancel in advance and shop around for better service. I’m stuck with them until Dec.!!! In closing please note not one time did AHS apologize to me for this matter and have insisted the company cannot cancel the call with ARS and find aother air conditioner company in Texas. I’m signing up for Tweeter so that I can share this story and save someone this nightmare of a company, yes, American Home Shield.
Save your money folks, this company is a freeking rip off, called twice, the first time “it was not covered”, second time, they sent some jackass to unclog the drain in the basement, he stated it was “toxic black mold” and left without doing a thing. I called AHS to complain, they state, if he gets there, he gets the money, if you want them to come back, guess what, another $60.00. When the warranty runs out, I will not be renewing, I wish I had seen the reviews prior to signing up!
I literally had to request the technician they sent from ARS to leave my house. They told me I need to order a part because my water heater was still under warranty withe manufacturer, so I did. The ARS tech claimed it was the wrong part and refused to put it on. I told him to get out, and I’d fix it. I installed the part the manufacter sent and the water heater has worked fine ever since. Now it is time to renew my contract, and AHS refuses to put into writing that ARS is not allowed to come to my house. They tell me they have notes on my accountn and will not send them, but they refuse to put that in writing which does not make much sense. So, I’m changing warranty companies.
I have used AHS on several of my rental properties. Purchased for the “peace of mind” factor. So long as there are no problems you will have the peace of mind advertised. However, AHS has used the “improper” installation, failure to provide maintenance, or misdiagnosed the problem on each and every service request made. If AHS will accept your home with pre-existing issues, it is a misleading policy. As a homeowner, we contact reputable companies to install or provide maintenance yet when we later have a problem, are told the previous contractor didn’t do the work correctly. AHS’s objective is to collect your annual contract fee and seek out a loophole to avoid fulfilling the INTENT of the contract. In one incident, I had a HVAC installed brand new in 2000, called AHS for a expansion valve failure. The first company that arrived, replace another part; the problem continued. I called again, and found they had documented the HVAC as an oil burner; so they sent out another company. This one diagnosed the expansion valve but was told the original install was improperly done, ergo, the cost of repair would be out of pocket: $600. I called the original installation company to replace the valve: diagnosis: not improperly installed, expansion valve failed; $400, out of pocket. I called AHS, complained and they said to send the bill to them to reimburse it, but you guessed it: refused to be reimbursed, once they got the invoice. A total RIP-OFF Company.
I have AHS on a rental property. I have called them out for plumbing and AC issues. The plumbing issues was not an emergency and the technicians took forever (couple of weeks) to fix my problem (They forgot to order the part). AHS paid for it aside from $60 deductible. My AC went out and the tech came and replaced a capacitor fist to see if that was the only issue. He came out a few hours later when it had “cooled” off and determined it was the compressor. This was on a Friday. He and AHS said that little could be done until Monday when the parts warehouse opened. Part ordered Monday, picked up on Tuesday, installed on Wednesday. The AC is working and I paid the deductible and disposal fee of $180 vs $800 for a compressor. Overall, service can be slow, but so far it has worked in our favor. Definitely recommend for older homes.
I never review anything, but AHS is so bad I felt I needed to make other people aware of how horrible they are.
AHS has been absolutely horrible to deal with during every single issue we have had. We had a home warranty included with the sale of our house, so we had no choice in picking the vendor. Long story short, they use the cheapest repairmen they can find, who do questionable work, and then claim ignorance when things go wrong. The first tech they sent out to “repair” our air conditioner ended up over-charging the freon charge by a large amount (the next tech to come out noticed immediately). Since this first “fix”, we have needed repairs for 4 separate components of the unit, and AHS has been horrible to deal with each time (long response times, taking forever to get each part, having to get different techs, etc). It has become obvious the first repair caused the damage that resulted in all the other major components failing, however they will do nothing to help. Their final “cash in lieu” offer was pathetic at best ($500 to replace an air conditioner?), and you need to speak with 5 different people in order to get someone to respond to your claim. Look elsewhere for a warranty.
Ok, this is my first review of the AHS company. I am a new customer. My policy was effective August 1st. The reason I am doing this is because of all the negative reviews here. I had a positive experience, so I thought I would share. As I said, I am a new customer and within just a few days of my policy taking effect, my garage door opener stopped working. I entered my service request online and got a call within 20 minutes from a contractor. We set up a time for them to come the next day. They showed up on time, but could not fix the problem, said they had to order parts and will be back in a few days. They called the next day and setup another service call visit at which time they installed a new garage door opener, included 4 remotes and a key pad. So far I am very impressed. People that write these reviews are mostly the ones that have had a negative experience. Most people that are happy with the service do not take the time to get online and review the product. The reason I did is because after I read most of these reviews, I was terrified of what I got myself into. I know replacing a garage door opener is not the same as the air or heat, but a positive experience I had was worth sharing. I will be back next time I have anything fixed, or not
.
Oh, the reason I have only a 3 on the Customer Service is because I didn’t use them, I used online service request process. So I really have no rating of the Customer Service yet.
If you are disgusted with AHS’s business tactics, customer relations AND DENIAL OF TRUE, VALID CLAIMS (ie: Breach of Contract)….

PASS THE INFO ON TO ANY SITE YOU SEE THAT CONTAINS AHS COMPLAINTS!!!
We will NOT be renewing our home warranty with AHS. We live in Alabama and our A/C has gone out twice this summer. The first time, it took 3 days to get the company to come out to our house. We paid $60 for the guy to come out, tell us they did not make parts for our unit anymore, but that he’d fixed the problem using a rock. Seriously. However, our AC worked…and we were happy. (3 days of 100+ weather and no AC!!). This week, our AC went out again. Different problem this time. We submitted a request, but the company contracted did not call us back. I called multiple times and finally had to call AHS and have them call. I asked AHS if there were another company we could use. The guy I talked to refused. The company can not come out until Monday. It’s Thursday and 90+ degrees outside with outrageous humidity. I’d call that a pretty dangerous situation. We ended up calling another company in the area who came out and fixed the problem THIS AFTERNOON. This company is insured, highly rated, and professional. The guy that came made a comment that they agree to work with AHS, but very rarely get calls from them. This is because AHS will ONLY use this terrible, redneck, unprofessional shop that will not return phone calls. They are not even bonded or rated at all. We cannot believe that we pay to have someone do as much as possible to keep us from being helped.
I called out AHS to repair my pool pump. They sent out Perfect pool LLC located @ 7655 E. Evans RD #1 Scottsdale AZ 85260. The guy from the corrupt company came out. Looked @ the pump. Didn’t check the filter are timer to see what was causing my pool water not to be sucked up into the pump. The pool tech poured chemicals into the pump. Told me the pump had a small amount of rust on it. The techs diagnosis was presumptive, because he didn’t check my timer, my pump, or filter. He did a visual check of my equipment. AHS stated the tech said the pool pump was rusted, because of a chemical imbalance. That is presumptive, because he had not taken the equipment apart. I called http://www.azroc.gov and filed a complaint, because the tech AHS sent out added chemicals to my pump to cause the PH to be off. I received a reply back from ROC with the contractor telling ROC something different than what I heard from AHS. The tech told ROC my pump was completely rusted out from a lack of maintenance. I feel AHS is a completely corrupt company, not just because of the fraudulent REASON THEY USE TO DENY claims, but their contractors corporation set up are created to hide other corporations. Like Perfect pool LLC in Arizona has set up multiple corporations using the same qualifier Joseph Garza to establish different corporation to do work under or bill under. Perfect Pools LLC ROC # 253203 C-6 link to ROC http://az.gov/ivrx/details.cfm?license=253203
Joseph Garza is linked or established each corporation that he can bill as a different corporation. Corruption like this has to be stopped by Arizona ROC. AHS has a responsibility to its customers to check out the qualifiers on a corporation and the contactors number to see if they are linked.
AHS doesn’t seem to care that the first and second diagnosis are linked in business relations. So as their customer you have to watch out, because they wont give you a real second diagnosis to dispute the first claim denial.

Told me the pump had a small amount of rust on it. AHS stated the tech said the pool pump was rusted, because of a chemical imbalance. I called http://www.azroc.gov and filed a complaint, because the tech AHS added chemicals to my pool to cause the PH to be off. I recieved a reply back from ROC with the contractor telling ROC something different than what I heard from AHS. The tech told ROC my pump was completely rusted out from a lack of maintenance. I feel AHS is a completely corrup company, not just because of the fraudulent REASON THEY USE TO DENY claims, but their contractors corporation set up is covered by other corporation. Like Perfect pool LLC in Arizona has set up multiple corporations using the same qualifier to to establish different corporation to do work under or bill under.
AHS doesnt seem to care that the first and second diagnosis are linked in business relations. So as their customer you have to watch out, because they wont give you a real second diagnosis to dispute the first claim denial.
