Don't be intimidated by some negative reviews here. If you have maintained your appliances in good condition and go with a reputed home warranty provider, your coverage will be fine.
We do not endorse any company in particular, however you should ignore the reviews that are overly negative or positive. Such reviews are not likely to offer a balanced view and some of them could be fake reviews posted to promote or demote a company. It is always a good idea to check BBB ratings and make sure the company is licensed to do business in your State by contacting State Insurance Commission. Try to avoid paying annual premium and keep your cancellation rights






Company repaired my water heater within 24 hours of failure. I could not believe the level of service I received. This was my first time utilizing the service and the first time I have purchased a home warranty. I saved over $400 on the repair. The product has already paid for itself. I highly recommend this company to everyone that owns a home.
I Have a condo near beach in fort lauderdale. I stay here only a few times a year. I came back for the holidays and i had a few items wrong in my place. Never used this service contract before so I didnknt know what to expect. Dishwasher, AC wasnt blowing, and some plumbing issues. All were fixed within a weeks span. I saved around $800. Overall the experience was definitely better then I had anticipated.
Took more than 7 calls to get the service person to come. The repair did not work. And the warranty company claimed that the $500 limit per appliance had been exceeded and no further work would be covered.
My wife called Thursday 9/20 when our refrigerator and washing machine both stopped working (go figure). She called and a service representative setup an appointment for Both items the following morning between 8-12. The tech actually arrived before 8:30 and bad both items fixed and tested before 1030, collected the 55 deductible which to my surprise covered both items (wife forgot to tell me that!). I was very pleased by the whole experience, especially because I saved 278.00 today.
1st Time I’ve had to call since buying the house in SEPT 2011
Called because the AC went out. It was after 5pm PST so some guy picks up the phone and says there is nothing he can do because he is the “on call guy” and he is “at home chillin’ right now, but if I call back tomorrow 7am CST they can send a guy out to look at it”
I’m upset because it is 108 degrees outside but, I wait until the next day. They issue a “ticket” and I am to wait to hear from the AC company- 5 hours goes by, I call the AC company they mentioned, and they say “we have not received anything from your warranty company so we have not called you to schedule anything”
I call warranty company, they give me a “New company” New guy calls me and tells me he will be there between 12-4. Guess what, He shows up at 4pm. Perfect! He looks at the AC, runs some cables, tests etc. Says, You need a new compressor!
I say awesome- how much are those- he says, “about $1800.00.” But since thats what we need to do, I’ll have to call to get approval. He calls, and it is AFTER HOURS on the east coast or central or whatever, and the same guy picks up saying “I am the after hours guy, but I can’t do anything for your, I’m at the Gym right now. Call back tomorrow morning for approval”
3rd Day of this broken ac 100 degree+ weather outside.
I call American Residential Warranty- they say- “I’m sorry but we can not authorize the $1800 in repairs because the unit is over ten years old, and we do not cover units that old. We will give you $600 credit towards a new unit, after you show me proof you purchased a new unit” New unit? How much is that? New 5ton ac units usually run $2500-$3500″ WHAAAATTT?? Why would you not tell me that when I signed up? He says, It is in our terms and conditions page 8899889898 Line item 8282313123 .
Anyways, The point is. This company is a joke. Unprofessional, NOT open 24/hrs a day. Do nothing in emergency situations.
I then find out, that had something small be wrong, Like Low Freon for example, They don’t cover freon. Hahah. These guys are ridiculous.
I have American Home Warranty on my other 2 homes and EVERYTHING is covered. Down to pre-existing improper installation of water pipes (guess how I know).
Don’t waste your money with these clowns.
I honestly believe the positive reviews posted for this company are being made by ARW agents posing as actual customers.
I enrolled in their premium platinum program and last month i called them bc my AC unit was blowing hot air,they did send a repair man the next day but he came checked it and said it was low on Freon (gas) but he won’t recharge it bc ARS told him it was not covered.
I called ARS myself and they told me they do not cover Freon recharge! Incredulous! So what is the point in paying for premium warranty?

I found this to be a reputable company. When I bought my home, a warrenty fomr this company came with the home. Toward the end of the first year we used it when the AC started to go and ended up with an entirely new unit. The response was fast to check out the unit because they put us in “emergency status”. It took a while for the unit to come in though..but all in all great experience. I renewed this year with the platimum plan – AC (because we already got a new unit). I only paid $360 bucks, so all in all I am pretty satisfied.
We had a contract with american residential warranty. No claims until after a year . Our dishwasher stopped working.They gave us Bay to Bay appliance repair to call for service.They came out and the service tech was very rude. Said we had something stuck in the motor and needed a new motor and pump.He never even took the unit apart. Thought it was strange ,but is who they gave us. I never heard back from them so I called Bay To Bay to see when they were going to come out to fix it. They told me to call American Residential Warrany because they never heard back from them. I called American Warranty and they said it was not covered. That is when I realized it was a scam. The appliance repair company-Bay to Bay Appliance repair and American Warranty were in it together.
My A/C started acting up on 3/13/12. I called American Residential Warranty and they sent a contractor who repaired my condenser fan motor the following day. I paid a small service fee of $55.00. The technician left me a copy of the invoice, I saved over $280.00 today.
AMERICAN RESIDENTIAL WARRANTY IS NOT AN HONEST BUSINESS. I have been with the company and paid a premium for the last 3 years on 2 properties. In this time, I have not had any issues with the appliances covered until now. Last week, our water heater start leaking. We called ARW and they sent someone out timely. The plumber told us that the leak is due to the temperature dial being turned up. My husband have never seen this dial and sure as hell don’t know how to use it. I called ARW today to tell them that the heater was still leaking, thinking that they would do the right thing and come replace it. No. The customer service guy (Chris), who was a total jerk, said tha they would not replace it because it was not damaged to regular wear and tear….that we caused it by increasing the temperature. NO, we did not! The plumber even said that the heater is 10 years old and that is the normal lifetime for one. I honestly think they paid the plumber off. Whatever the case, we are disppointed with this company and cannot believe that they are such cheaters. We have canceled our warranty with them.
Happy with their service. I used them for a washer repair because I thouhgt my unit was broke. They tried to trouble shoot it over the phone, that didn’t work. The next day a tech was out and fixed within 5 minutes because of a fuse part. 175$ saved. Thanks American Residential Warranty.

I purchased a home warranty with American Residential Warranty when I purchased my home in June of 2011. I had never required their services until my kitchen sink clogged on 12/23 with family in town. I immediately contacted them and was told a plumber would be in contact to come out. After not getting confirmation that someone would be coming out, I called the next day to make them aware only to be told by their after hours support that he could not assist and my only option was to find a plumber, convince them to fax in their information and rates, wait or approval and then be allowed to use their services. This was after having to make upwards of a dozen calls to their support line until after hour worker picked up. When their offices did officially re-open, I called them and told them I wanted someone immediately given that I’ve been in this situation for 3 days now. No one seemed concerned and despite being told that I would get a call later that day from a plumber, I did not. After their lack of service, I finally gave up and called my own plumber who was able to come out that very same day. I contacted ARW in writing telling them that they had failed to provide service the one time I needed them and that since this was my only time using them, I wanted a refund in the full amount by check sent to my address. After a significant amount of time went by, I finally heard from them telling me they would only refund the remaining time which was unacceptable. To this date, I have yet to receive anything else from them and looking at their dismal C- Better Business Bureau rating, I’m not surprised. To say this company is running a scam would be putting it lightly in my opinion and they should not be allowed to operate with such a track record.
Our company was contacted by American Residential Warranty in Sept 2011 to do a repair for a swimming pool. We did the repair in a timely manner, submitted the claim and still have not been paid. Unfortunately, we were contacted again in Nov and again we took care of the client and have yet to receive payment from ARW.
I have contacted them several times regarding theses open invoices. I was told in Dec that they were still about 30 days out on payments. When asked why, I was told that they were “really backed up from the summer claims.” Give me a break!!
ARW responded immediately by sending out a local appliance repair serviceman. Unfortunately, he was not able to repair my Whirlpool refrigerator. It was not ARW’s fault that this person was not well learned in the repairs of WP appliances. After coming to my home twice, the repairman took the $55 fee and ran; but, not without saying some very uncomplimentary remarks against ARW. When I told ARW what had happened, they called Sears repairs out and did not charge me again for the deduction. Sears took care of my refrigerator with no problem. They were quick, clean, and precise. I thank American Residential Warranty for their persistence in making sure I was serviced and satisfied; and, for their kindness, understanding, and empathy for what I was going through with the first repairman. This is why I rated “service timliness” a 3, because a lot of time was wasted with this “so-called appliance repairman”. They promised they will never use him again for other calls. Thank you again ARW.
I own a one man Heat and Air Company with my wife as my helper. We responded to a call in Sparta, Ga. It took a week to get the customer to answer my calls then he couldn’t make time for us to repair his electric heat. Two weeks later the company called us to work the same job again. The customer maid arrangements for his sister in law to meet us. We got to the job and found that it was worked on by someone else and they had left wires loose. After contacting American Residential they had me pull off and considered the problem a pre existing condition. The customers sister in law was nowhere around and I couldn’t collect my $50.00 copay. ARW told me to pull off and they would cover the copay. That was over 2 months ago and Carolyn from ARW told me that I have to collect that money from the customer because the problem was not a coverable problem. I will never work for them again. They are the worst. I took the highest plan that included kitchen exhaust fan. However they found some ridiculous reasons that didn’t even make sense to anybody. They just had to force me to cancel my policy. I think it is a scam.
Good Service. Called twice. Spoke to Duane on the Friday after ThanksGiving because my frigerator went out and my dishwasher the same day. Fridge was fixed the same day and I am still waiting on a part they ordered for the dishwasher. However, they charged me $55 deductible for labor. Overall i am satisfied with my warranty choice and it has saved me money.
This is in response to Premiere Heating. We have contacted Mr. Clawson numerous times in regards to this invoice. We do not have it and have asked to send it in again. Once the invoice is sent in we will pay it immediately. All other work performed in the past from this contractor we have paid on time as the invoices were received.

American Residential contacted me on 7/10/11 to work on one of their customer’s Air Conditioners, I responded to this service call, the same day that I was notified. The customer paid their deductible that same day. I have faxed an invoice to this company for payment, 4 times and mailed it to them as well. I have called and left numerous messages and no one will return my calls. As of this date, I STILL HAVE NOT RECEIVED PAYMENT FOR MY SERVICE PROVIDED. This company is a sham!

Problems with this company (I have used another one too .. it’s better): (1) contract covers only 11 months .. wait period of 30days made plain, but not that the contract expires in 11 months. (2) they use A&E Service (actually Sears). Rep covers too much area .. had to wait for 1 week for 1st visit, then another 10 days for the part & rescheduled visit (a standard washer water valve). Parts apparently have to be ordered from a central supplier .. no local purchases. (2) the “customer service” person assumes NO responsibility for timely part delivery nor the return service visit timing. (they were scheduling a week-out from when my part arrived … repairman already scheduled for a week .. we cannot change. (They need more service companies in the area, as alternates). The real problem is that there is NO CUSTOMER SERVICE after the “booking.” (3) they put limits on total costs .. ie., will only pay abt. $600 for an A/C air handler if over 10yrs old.
I have purchased this for my condominium in Fort Lauderdale. I rent it out seasonally. My tenants have utilized there service on 2 occasions and told me they did a great job. They replaced a washing machine and have done work with the A/C as well. Overall they have saved me around $1600 in 2 years I have had them.
American Residential Warranty is the BEST warranty company that I’ve ever worked with! I really like their service because the price is reasonable, they have same day service and they really resolve the issue. The customer service department is very helpful and friendly. Overall, I am extremely happy with their service and I would recommend this company to anyone. They are the best!
I am only rating this a 1 because there is nothing else lower. 12 phone calls with voice messages left. 6 faxes and 3 emails. Not one has been returned. This company is a scam.
It’s not worthy to have the warranty from this company, according to the policy, they maxium they will pay is hardly more than what you paid for the insurance, so why bother to buy the “insuance”. Also they charge for full year, but actually don’t provide service for first month, end up the payment is for 11 month, not the full year. I canceled the service after find out all policy detail, didn’t use any of their service. Strongly recommde not using this company!
