Joined in Aug 09. 2 repairs done very well. 55 dollar service fee took care of a 400 dollar motor repair the same day I called. I like them then referred them people, they sent me 75 dollar gift cards per each one. Nice people, I recommend. Email me so i can recommend you! – Laura T
Saw them on T.V. and was hesitant. Lots of these home service companies have horrible reviews in this industry. I noticed their spokesperson is the woman from extreme home makeover the show that fixes up houses. Paige hemmis. This definitely Helped my skepticism to buy it! I called American Residential Warranty to fix my washer machine. It was a repair of 120$ but then they asked me if I wanted to upgrade my machine or just get it repaired. American Residential Warranty then put in a brand new machine for me! I have only used them once, but my neighbor Janice down the street has them too and she loves them. She has the premiere plan and referred me. They sent her 75 dollars for that. Overall this company I stand behind.
Been with AHS for 3 years, and just stayed with them because when I bought the house it had them. Man do I regret not switching to American Residential much earlier. They actually came out for my hot water heater so quickly and fixed it up so quickly. This was a $320 repair and I only paid the 55. Their contractor was great, they followed up with a call to make sure the service was adequate, OH MAN I AM REFERRING THEM TO EVERYONE. – TOMMY
I have had nothing but unbelievable service with this company. I have a huge home, 6,000 sq ft with 3 AC units and top of the line appliances. Although they do not warranty my refridgerator, which is a Sub-Zero they have covered everything else. Prior to this I had American Home Shield which was a sham and a nightmare, they covered nothing and when they did, they only did so with used parts. I would not only recommend this company, I use their service techs on things of mine that AREN’T covered. Really first rate all the way. Worth every penny.
Have been with 3 other companies in the past, and honestly gave up on these plans. Found this company and told my wife, “Hunny, lets give this program one more shot” so we went ahead and purchased a plan from American Residential Warranty. American Residential Warranty changed my mindset on these plans. My hot water heater was not producin heat so i called American Residential Warranty and crossed my fingers that they weren’t similar to American Shield. They had great customer service and the contractor actually is in my bowling league. He fixed it with the service fee (55$), and the repair was 370$!!! This company I give 5 thumbs up too! Kudos to them for changing this industry around!
I APPLIED FOR A HOME WARRANTY PLAN WITH ARW ON 7/2/10. I PAID FOR ONE YEAR OF SERVICE AT A COST OF $546,00 VIA MY CREDIT CARD.
I WAS SUPPOSED TO RECEIVE A WRITTEN CONFIRMATION OF PAYMENT AND PLAN ENROLLMENT WITHIN, AT THE MOST, TWO WEEKS.
TO DATE, I HAVE NOT RECEIVED ANY COMMUNICATIONS FROM THE ARW STAFF.I RELTERATE, IT HAS BEEN 15 WORKING DAYS AND I HAVE NOT RECEIVED ANYTHING FROM THE ARW COMPANY. I CALLED THE CUSTOMER SERVICE DEPARTMENT THIS MORNING AND WAS ADVISED THAT THE PAPERWORK WAS MAILED. SO, I WAS TOLD THAT THE PAPERWORK WOULD BE MAILED TO ME 6/25/10 AND I SHOULD RECEIVE THE DOCUMENTS ON 7/2/10 OR 7/3/10.
I HOPE THE PRECEDING IS NOT INDICATIVE OF THE QUALITY OF SERVICE I WILL RECEIVE IF I HAVE AN ISSUE AND NEED TO USE THE POLICY.
Even though I have a feeling most the reviews on this website sound like they are from companies themselves, I still wanted to have a voice. American Residential Warranty is a good company that I have used 3 times in 2 years. They don’t make false promises, and have definitely lived up to my expectations. They didn’t fix my toilet because it was a fixture, but the whole leak which was insane they took care of, this was 457$ The contractor was polite, educated, and clean shaven, much different than those I am used too.
Just wanted to say this warranty helped sell my home because the buyer requested one of these. Since then, the buyer has called me to thank me about their service. American Residential Warranty should be used more to help real estate closings!
Good company, happy with service. Actually let me use my repairmen who I have worked with for 4 years to do their service. I’m happy they were fair to do this. I hope this company good luck in future.
Purchased the plan from their website in 09′. I have since used them on 3 occassions and they are a stand up company. Most of the repairs were minor, but the fridge was a 400 repair. I live in a 5000′ sq foot home in a rural area and most my appliances are new, which made me hesitate to get this plan. Man I learned a valuable lesson that even new stuff can have issues. This company is great and i would recommend them to anyone.
I am a contractor and do repair work for many warranty companies. This would be the only one that I actually have enjoyed working for, as they don’t go into the claim looking to deny it, but more about how they can help the customer, even sometimes if it shouldn’t be covered. I recommend them to everyone on all my jobs now.
AVOID! AVOID! AVOID! This company is a rip-off! I cancelled today only after a month of service. If I wanted to pay for something, then get reimbursed, I would pay outta my pocket and wouldn’t need American Residential. I’ve been burnt by so many “SO CALLED” Warranty companies. And I’m just fed up! American Residential, be truthful about your company. They claim when you call them that all appliances are fixed by SEARS professional, LIE right out the gate. My A/C went out and they claim that they couldn’t find anyone in my area to fix it that works with Warranty Companies. Their customer service is rude and they only want to make the “QUICK BUCK”!!!!!!!!!!!! I am a real person too, not someone from the company writing fake reviews!!!!!!!!!!!!!
I have had great experiences with this company on 2 accounts. The truth of the matter with home warranties it is hard to find a company that will go out of their way for the customer, and American Residential really does. I am happy I chose them.
This company is a scam. It would be worst and the other scams that you know on the web because they have a legal name but unreal services. I canceled my warranty 2 months ago and still not receive my refunds. I have been trying to contact them by email several times without response. They will recognize your phone number and won’t answer your call. Make sure to block caller id prior to calling them. I don’t recommend getting your warranty service from ARW
I was in the Bahamas on Vacation when our house keeper said the A/C wasn’t working. I gave her the 24 hour claims number for the warranty and told her to place a claim with American Residential warranty because I was away from the house and couldnt do it myself. Having her call them and not have to worry about coming back to hot air was a blessing. I came back on the Monday 2 days later to a working air conditioning system and couldn’t have been happier. Nice to have peace of mind, even when away!
I wrote this review too let everyone know of my true experience wiht them. In my mind home warranties are horrible as I have had afew of them! But i saw this add and ofcourse tried them out. My plumbing had issues, on the 10th of August 2010. I received service that night, and the bill was 336$. The contractor was nice, I gave him a glass of water, and he did a great job. Purchasing this plan saved me almost 400 dollars, and got me service right away. I couldn’t be happier, I feel as though I won!!
I read reviews before making decisions such as a home insurance warranty.
Some good reviews caused me too chose this company, and I read some bad ones too. I can assure people the good ones are true, and the bad ones must be from stupid customers.
They took care of me the same day for my dryer, and no complaints from me. Their service department deserves an A!
I come from inner city and wuz so nervice about the plan. This stuff is legit, my wife happy and they fixed up the house. My kidz needed to use bathroom asap they can now.

I sign up 2 mths ago for a home agreement with american residential warranty and my washing maching broke last week. They send Sears to fix it. The customer service people at american residential are so helpful and they follow up with me all the time. If I didn’t have the warranty, i would have to pay $224 from my own pocket. I already save money with them and highly recommend them. Rachel
Replaced a dishwasher. Wasn’t 100% with the same brand as mine but it was similar and atleast it was new. I’ve had 2 other warranties 2-10 and First American before and so far I am happiest with American Residential Warranty. The main reason is that they answer the phone right away, and work their hardest to address the problem as soon as possible. I hope they continue to serve me like this in the future. -Ms. Walker
I was very disgusted with the service that I got from ARW.
I called with a problem about heat (no heat) they called for
a heating and cooling tech to come service me. The tech did
nothing but charged me $55 for his trip. This happened twice
when the second time I was told what part was needed. The
tech went to his truck to get approval and said he would have to come back the next day. The next day I was called
by ARW stating that the tech said the equipment was not properly maintained so they would not honor a repair and that I was supposed to pay them $85 but they would cover the
$30 of it. I looked under the parts covered in the plan and what I need was covered. I believe this company is a hoax and all the people seen are paid actors.
Had great experience with this company and believe the negative reviews are by other companies trying to ruin a good companies reputation.

I’ve only used ARW once and had nothing but a good experience with them on my water heater. They replaced my water heater for 750$ within 2 days of my request.
I have had ongoing A/C problems and the Man Chris at American Warranty
has been helping me for a while. I write this to let people know how much he has went out of his way even though
this is a major headache for both of us. I can tell he is sincere and appreciate it, thats why I wanted people to hear this. My expectations are high on this company because of their quality service.
They used All American Heating/Cooling for my furnace. Came out and radiator was broke on furnace and the same day it was fixed. I got this warranty from the previous owner of home, and now will probably resign with this company when it ends.
Good service. They asked me how find out about their services and I said its from reviews online. They said that they appreciate happy customers that leave their feedback so I figured…. I am happy with the way they did my garage door opener with a certified professional contractor. So what the heck I will say that hopefully this review reaches homeowners and helps this company out.
I have had a warranty with First American, Home Shield (the worst) and Cross Country… American Residential Warranty is night and day compared to these. If anyone has had a warranty and hesistant about getting another or switching, trust me when I say they are actually really good. My wife and I have used them twice and have had quick, professional service.

Kinda funny..maybe just an observation… but generally real people do not give all 5 stars on every level.. even if they were extremly happy.. Im not buying. If they are correct, most equipment is improperly maintained.
IT TOOK THEM A FEW HOURS TO GET TO MY HOUSE WHICH I WASN’T THE HAPPIEST ABOUT. i CALLED AT 8AM GOT SERVICE 5PM WHICH SEEMED A BIT LONG, BUT OTHER THEN THAT MY A/C WAS FIXED AND THE COMPRESSOR IS NOW WORKING. I SAVED 400$ AND FOR THIS I AM GRATEFUL, EVEN IF IT DID TAKE A LITTLE BIT.

my furnace broke WHICH IS EXTREMELY COLD IN IDAHO. THE REPAIR COMPANY THEY USED IVE USED THEM BEFORE AND ARE THE BEST IN THE TOWN. ALSO THEY HELPED WITH MY DUCTWORK AS WELL IN THE SYSTEM. THE TECH RODNEY WAS EXTREMELY FRIENDLY AND SAID HE LIKES TO WORK FOR AMERICNA RESIDENTIAL.

Been with Home Shield and hated it so much. This company is the complete opposite of those that try and rip off customers. This saves homeowners money for sure.
Overall real happy I have them. Saw it on t.v. and called up because i have experienced home repair bills before. This actually is worth it, my car warranty sucked which made me nervous, but this home warrany business actually can save all the money when you don’t have to pay on your own when things break down.
I’m very happy with American Residential. I purchased an annual warranty plan back in June and just had my heater go out. I’m in Florida but it’s still cold without the heater working! They came out and fixed it the next day, no hassles! The plan basically just paid for itself and now it’s still good for another 7 months. Nice to have that peace of mind!
I had never heard of home warranties before I saw their commercial, but I’m glad I did. Great company, great service. Highly recommend!
Overall I am satisfied. I have had home shield before hand and definetely think ARW is a step above them. All home warranties aren’t thegreatest thing and sometimes some people think they do more then you believe.
ARW did happen to save me 800$ on my furnace, and they replaced a fridge for me. I’d say they are the best home warranty company I have had but be careful with other companies such as Home Shield.
I called in for service on my dishwasher and on my exhaust fan at the same time. They did a good job and fixed both of these the next day, the rep gave me abit of attitude though. Overall good job, people could be a bit nicer though.

I call for service on 2 occasions. First time I realized this company didn’t service my roof which made me upset. I called for water heater though and they came so quick and repaired it which was expensive. It has working since and I am happy, and hope it wont break again. I would like them to do Roofs i n the future but i definitely recommend this to my friends.
I received really good service even when they didn’t have the part right away, it took 3 days to order part but they worked really hard to get it for me. I called and thanked them and asked what i could do for show appreciation to them and they said to refer people to their plan. I have referred 2 neighbors now and I receive 150$ gift card for this now. This company really is genuinely trustworthy in your home.
IM a contracter for arw, ive also worked with other home warranties. i just want to say how pleased i am with a company that does what it says with honoring its claims, the dispatchers are pleasant and easy to communicate with, they are knowledgeable and very courteous, they take care of the contracters and we take care of the client, hats off to this company

Night and day better then any other Warranty company. Thankful I chose them after being with 2 others that were nightmares in the past. American Residential deserves alot of credit for my Heating Repairs and their technician was real prompt and professional.

I had service scheduled for 9am Tuesday. They called because they were coming late and let me know they would be there by 1030 the latest. They showed up just before 1030 and helped fix my A/C. The main thing i was happy they let me know beforehand they were a bit late. This company is quite professional!
I woke up this past Saturday with no Hot Water. Ithen called my home warranty company to fix it and within 30 minutes I got a call from a technician to come out that afternoon. Although over the phone they are pretty strict with asking me very technical questions to diagnose the problem, I guess by being prompt and finding the matter it helped the technician when he came. He had the parts fixed my Hot water and hopefully it stays fixed. I am concerned it may not but then they told me if it breaks again there work is guaranteed for 60 days. I feel pretty confident in this company and will update if something else happens.

The web page showing pricing was down when I called, so i submitted a request for a quote. The sales department promptly called to give the marketing pitch. However, my questions about coverage were deflected and the sales person repeatedly pressed to close the sale:
“This promotional pricing is temporary, so I need your title company information in order to reserve the pricing”,
“I have a lot of calls coming in, they only give me 10 minutes, and we are at 9minutes and 30 seconds”.

I am a licensed Contractor. I’ve performed numerous repairs and purchased parts for this crappy company and HAVE NEVER BEEN PAID EVEN ONCE!!!!!They also don’t know how to return calls. I’ve had to cancel several additional work orders leaving customers (Yes Human Beings) do without air at 100 degrees in Arizona, cuz I can’t keep carrying ARW

I don’t love ARW but I am happy with what they have done for me. I see some good reviews, some bad, i would say I’m closer to the good. They replaced my compressor in the AC wouldn’t replace my whole unit which I wanted… I really thinkk people expect the world from a home warranty (i wanted a brand new AC) and if you think they are going to replace your whole house then this may not be for u. But overall they do save alot of money, pepole have to realize what they are buying when they do these things. They also have fixed my dishwasher for a few hundred and for this I am happy with them. We have paid all due invoices from this vendor and have made numerous attempts to contact the company in regards to this post with no success.
In regards to our policies at ARW- We pay contractors for service performed and if there are any discrepencies we take this quite seriously and can always be contacted directly.
contracters beware, stay away, yoll find yourself loosing on parts and laber, they will not pay you, its been 2 months for my company, they refuse to communicate, shame on them, ive already contacted the media, the states atorney general and the bbb, sting operation in progress, they wont see it coming, good luck
So far so good. American Residential was recommended to me by my realtor when it was time to purchase my house in 2009. I had to use them once in 2010 for a minor repair on my icemaker but they handled it quickly and they had a local technician from OTS contact me and worked around my busy schedule. The second time I had to use them was early April when my washer went out the service technician deemed my 8 year old washer machine more cost effective to replace so they gave me a few choices for replacemnt with an option to upgrade to a top of line through sears. Because I decided to take the upgrade I only had to pay an extra $50 or so on top of my $55 deductable and they game me a brand new kenmore front loader washer. The front loader is nice because it is energy effiency and i like to save money on my electric.
in referance to complaint #49 i have just finally recieved what was owed to my company, josh the service rep for the company contacted our company last week and issed a check which we just recieved today, im happy we were able to over come this challange, how ever i still question the integrity of arw contracter relations dept, and finance dept, all of this could of been avoided with alot more communication, thank you josh
Broken AC- fixed. Skepticism was on my mind after speaking to there reps. Things sounded sometimes too good which is always a sign usuallyy. They fidxed my AC quickly though and saved me 300$. This is a money saver hopefully next service is as good as this one, and hopefully i dont really have to use it!.

IVE CALLED 3 TIMES WITH 2 CLAIMS BEING APPROVED AND 1 DENIED. I HAD MY AIR CONDENSER FIXED FOR 334$ FROM A SEARS TECHNICIAN THAT WAS NICE AND MY FRIDGE HAD A MINOR REPAIR WHICH I THINK THE DEDUCTIBLE COVERED. THEY DIDN’T COVER ONE OF MY CEILING FANS WHICH IS OK BECAUSE I BOUGHT A NEW ONE. I QUESTION WHY MY FAN WAS DENIED AND WAS TOLD BECAUSE IT WAS IMPROPERLY WIRED (WHO KNOWS I INSTALLED IT MYSELF, HA) BUT OVERALL ID SAY THEY DID A SOLID JOB AND I ONLY WRITE THIS BECAUSE IVE BEEN BURNED WITH OTHER PLANS IN THE PAST.

American Residential Warranty doesn’t tell you that they only cover one A/C unit with their PLATINUM???? or any other package. They certainly didn’t say that when they took my money. They also don’t tell you (except in the finest print) that they DON’T COVER FREON. Can you believe that? That’s like a car warranty that doesn’t cover the engine.
It took 3 days to get a call returned (they said their phone system had a problem when their internal phone switching hung up on me 4 times) and then it was a waste of time.
Beware of these people. They’re just an unreputable outfit that takes your money and doesn’t deliver.
I Called in on Memoril day because Heat wave and my A/C no good and so hot in house. Hard to reach rep I’m sure because holiday, but when they get call back to me I got help that night and they fix my A/c! Thank you ARW. -R.C
I am a contractor who is owed a total of $714.23 for two jobs that I did for them in February of 2011. As of today May 31, 2011 they are 90+ days overdue in payment. The accounts payable person ” Shari” (sp), never returns my call. I have spoken to “supervisors” who leave a message for “Shari”. Truthfully, I believe that they are working out of someone’s garage, and the company is a scam.
Tomorrow, June 1, 2011, I will be contacting the NYS Attorney Generals Office, the FL Attorney Generals Office and placing liens on the two customers homes, because of the total non-professionalism on their part, of not returning phone calls and non-payment.
Avoid this company like the plague
I don’t where all these positive reviews are coming from. My refrigerator stopped functioning and what is supposed to be an emergency repair has not been taken care of 12 days and counting. The service guy called a few times but never came take a look at it. I called ARW several times and finally got tired of waiting and bought a new fridge.
Customer service is nice but you have to give your complete name, address and problem details EVERY TIME you call, it’s like they have no computers, account details etc. They just forward that information to someone else.
Total rip off.
Had them for about 7 months. First call was for an issue with the furnace, took two days to “find a contractor” to even give me a call.
Contractor arrives and says he can’t do anything because he found a crack in the heat exchanger. I tell him can’t you repair the problem which was the broken inducer, he says no can do, slaps a tag on the unit and goes away.
I get a call a day later stating that the repair can’t be done even though I tell them the heat exchanger is under warranty by the manufacturer and I can have that replaced, can they still replace the inducer. They say no, I tell them I want to cancel. They give me an e-mail to reply to so I hope I get the remainder of my deposit back.
The Claims Manager “Chris” was not a friendly character he did not empathize or even allow me to talk to someone higher up. I told him I was going to cancel and he just spoke in a deadpan voice about the process and showed no interest in retaining a customer. I feel glad to be rid of them and will end up buying a new furnace and have Sensible Home Warranty as my home warranty company.
Never have I had to spend multiple times calling a company and waiting for call backs. Even the reps who answer tell me about the messages they have to go through as if I am supposed to be shocked. You are a warranty company you need to follow through and give me a direct number to contact you and not have me navigating menu options and waiting on hold and for call backs. Good riddance.
I USE THEM FOR 2 PROPERTES AND THEY HAVE DONE GOOD WORK. I HAD AIR CONDITIONER PROBLEMS IN BNOHT HOUSES AND 1 GOT FIXED IN 2 DAYS THE OTHER TOOK A BIT LONGER TO GET FIXED ALMOST 4DAYS BUT I GUESS IT WAS SO BUSY AND EVERY CONTRACTOR WAS SLAMMED WITH WORK.. Called Sunday afternoon when the HVAC went out, said we could wait for service on Monday and customer service said someone from ARW would call first thing in the morning to get service scheduled for Monday. No one called, I had to call THREE times Monday morning, and there is no way to contact ARW directly. Customer service is basically the gatekeeper. On the fourth call customer service had to ESCALATE my service request call. It will be over 100 degrees, I have a child and dogs, and ARW couldn’t get someone out until the next day, not TODAY. I told ARW the contractor they recommended last year was willing and able to come out NOW. ARW contracts out their warranties to local home warranty companies, and in the State of Texas, they no longer use a particular warranty subcontractor. This subcontractor is who recommended my HVAC guy. If I get great service by someone, I will want to use them again. And I am not waiting another 100+ degree day when my service request should have been handled today, Monday. I am cancelling my warranty with ARW. Screw me once, shame on you, screw me twice shame on me. I am not waiting to get screwed over in another emergency. I paid good money for this warranty service and I expect the same regard in return.
American Residential Warranty is not a Better Business Bureau Accredited business. That ALONE should tell us something. We all need to hold the companies like these accountable. Our parents knew better. Why have we become such a complacent, wimpy generation.
I made the mistake of believing their commercials and have paid the price. I hope you don’t have to.
I have had my residential warranty and I used two times and so far they have done good job on my dishwasher and central a/c, they came out both times and confirmedy appointments. it wasn’t same day on my dishwasher but they still came out that week because the techs had too many appointments or something. Overall they doo stand up job for me.
In referance to complaint #56. I was pleasently surprised to receive a phone call from Josh of American Residential Warranty. I would say my conversation with him was quite pleasent. He explained that they had some technical difficulties in getting the checks out on time. My point was that no one ever returned my calls to explain this, my post on this board could have been avoided.
All outstanding invoices have been paid as Josh said they would.
I got a call from my tentant with some electrical problems….I never recieved anything/ contract…I have to look at my bank statement to get the number to place the call. I placed a call 05/27 @ 11:30 am – One of my properties was having Problems with no lights in the Kitchen and the ceiling fan was hanging by the wires…. I was told by the amswering service that someone would call me right back..If was now 3:30 and no one called. I called for the second time…I explainned the problem again the samswering service said someone would call me back in a few minutes.Said they were in a back log and promised someone would call back in a few minutes…No one called.I had gotten very upset.. 8 oclock 05/28 called again.Iwas told this was not en rmergency… AC was priorty… I told them this was two different services… I realy was’nt getting it…After the sixth call I asked if I could get someone to do the repair… I was told since this was not an emergency. It was not approved for me to do the services… I got someone to do the repairs and payed them out of my pocket…I asked for te name of the management and again I was told.They could not tell me the name of management or the VP… That did it.! I am in the process of cancelling my contact that I never got. I had a contract with another company for ten years and never experienced any thing like this.
This program is really a life saver no joke. I just bought a house while I was getting my Masters degree in DC and I rent it out to a few other college friends who live with me. 2 months in my friends broke my dishwasher, refridge was going out, and I had electric problems (COLLEGE RETARDED FRIENDS!) so ARW came out and fixed it right away and saved me over 1 thousand dollars… Honestly I would recommend this to anyone… If you have any questions you can email me at [email protected] and I would more then be happy to refer you and get the 75$ gift card, also so people can believe this is a real review and know how good American Residential is if you have any questions feel free to contact me… -John O
My air conditioner wasn’t cooling (100 degree weather). I called ARW about 8 to ten times. I kept getting disconnected right before talking to the right person (like they were just releasing the call. I went online to find more phone numbers. Finally got to a real person. She said they were swamped and would have someone call back. No one did. I tried several more times before getting my claim in. I paid tech $55 and he said I needed evaporator coil and air handler replaced $3800. Chris w/ ARW (not pleasant)didn’t return my phone calls. I waited several days only to find it wasn’t covered. Again, he didn’t even return my phone calls. I wasted lots of time and threw away $55. I called another company it is fixed and they said I didn’t need a new coil or air handler. ARW is a scam and has NO customer service.
If you are a contractor my advice would be to NEVER complete any work for American Home Warranty’s – they DO NOT PAY!!!
I undertook their work quickly and they had no complaints (as verified by their manager Josh)…but excuse after excuse has been forthcoming when it comes to paying the invoice for my services.
They have not returned calls for weeks. If you are a small business owner like myself who can not afford to write off $300+ of work done – DO NOT WORK FOR THEM!!
Have a rental property in Boca Raton. In my lease my landlord has it so me and my tenants have to take care of the appliances. I got this program so I wouldn’t have to worry about most importantly my Air Conditioner and i guess other systems (plumbing etc). Bottom line is my A/c went down (maybe I shouldnt have had it set at 68) all day but it was hot and they repaired it within 2 days. Also their customer service was good I used their online system and got a call back early the next day. I am thinking about getting into buying rental properties and this is something I 100% would use on all of them.
Our water heater gave out, flooding the basement in our new house in Collingswood, NJ. We called ARW several different times to schedule a service call, and received contradictory information with each call (phone calls were not returned, as promised). The local plumbing company they eventually called quoted a replacement cost 3x the local average (we researched 10 local plumbers after finally receiving their quote). ARW wouldn’t pay what their own contractor indicated. Ultimately, ARW agreed to pay $300 towards the $850 replacement cost. We submitted the claim on March 7. On followup on March 12, they’d lost the claim, so I faxed it to them again. I asked for a statement, in writing, that the promised claim would be paid out within the 10 weeks promised–ARW didn’t respond. It’s August 1, and the claim has not been paid. ARW says there was an “oversight” and that they will pay by August 12. The next call they receive will be from my lawyer.
this company has by far the worst customer service i have ever dealt with. i would reather go to the dentist then have to try to deal with there customer service department. and lets not even discuss the customer service manager josh bower. he is probably the most rude arrogant person i have ever dealt with.
I have had many of the same issues with this company that others have identified. Currently I am waiting for a reimbursement for a repair that I finally had to have done on my own since they would not follow through with their own contracted repair people. I ended up having to do all the calling of repairmen, and felt like I was the one doing all the work and follow-up. Spoke with representatives with ARW many, many times without any resolution. It just became ridiculous, time consuming and exhausting! They are polite but just don’t do anything. I also have spoke with Chris & Charri who no longer will call me back. Worst experience I’ve had with any business. It was a blessing when my contracts (I had four) expired.
We discovered today that 24/7 means a call center will respond to an emergency on the next “business day”. No one in the call center knew the guarantees provided. I read the book to them, and they “did not know” . If the heat is over 95 degrees the warranty calles it an emergency and promises to have AC repaired within 24 hours. Our appointment is one week out. The emergency number in the book is wrong. We did get the right one on our 4th call. The best they could promise is a call on Monday. It is Saturday and has been well over 100+ degrees for over 40 days her in TX and people dying of heat stroke. Elderly people living in the house. Our past warranty companies have been more responsive, without calling it an emergency. The plan says we can get our own licensed insured contractor if they cannot come within 24 hrs. No one would give us authorization to do that by email. Since other information was not accurate in the plan we are concerned we would not get a refund and do not have the funds to do this which is why we bought the plan. We are real estate agents and have recommended this service to many people now finding out the service is so poor.
My first experience with this company was horrible I should of been tipped off when they sent my request to a company in Fort worth but I live in Garland once they finally got it to a company that is near my city the service request was not complete so my full problem was not addressed and instead of sending the tech back out I got a call three days later without an apology but an attempt to diagnose my problem by phone when I requested they send someone out I was told I would have to pay an additional service fee because of there neglect where is the justice in that so I told them I wanted to cancel my policy and he was all to happy to instruct me on how to do it buyers beware
Got home from work on Friday at 5:30 it was so hot in my place. Figured I was in big trouble. I called ARW and spoke to Chris he said he could have someone out by Saturday morning, I told him it was about 100 degrees with the humidity, he told me he would call me back in a few and he would see if he could get someone there that night. Sure enough he called back and told me somone would be there after their last scheduled job of the day! I was so happy! Around 8PM guy showed up, pulled up in Sears truck, he could not have been nicer, he fixed my AC in about 30 minutes. We were so happy asked if he wanted to join us for dinner (he didn’t, he said he had to get home). All I can say is THANK YOU ARW! It would have been miserable!I could just imagine how much it would have cost me to call in after hours service elsewhere, it probably would have been a fortune!

Our a/c went out two nights ago, so I called American Residential and they had someone out here the next day. The a/c was fixed and it was a hassle free experience. I’ve had this warranty for almost a year and haven’t needed it until now – it just paid for itself with the a/c repair!
I would recommend this company based on this experience.
Overall great experience with this company. AIR / Water Heat both fixed promptly 55$ for both saved me lots of money. I would strongly recommend.
I ordered with these guys, but canceled when I got the policy documents and saw how limited their coverage really was. Well, I canceled on July 12th, but here it is August 20th and they still have not refunded my money, even though they twice acknowledged they owed me a refund and that I had canceled properly. These guys are truly worthless. STAY AWAY. You have been warned, so if you go with them you have no one but yourself to blame.
Poor company do business with. I’m cancelling 2 of my agreements with them.
My husband convinced me we should sign up for a warranty plan with these guys, and I was a little skeptical at first because didn’t want to have to worry about another bill every month. 4 months and 2 repairs later and I much rather pay a small price every month for peace of mind, knowing I don’t have to fork over a big check if anything goes wrong! My AC busted once and they were out the next morning. For a minor fridge repair they had someone out that night when I had called in the morning. I’m pretty impressed so far and these two repairs already almost covered the next year and a half in premiums so I’m very satisfied.
I bought this policy to for my Mother-in-laws apartment. I figured it would be a good investment because all her appliances were pushing at least 15 years old. Anyway, last week the refrigerator gave out. I called in around 9:30 am and spoke to a customer service rep. I had to answer several questions about the fridge and what wasn’t working. They were able to schedule and get a Sears repairman out later that afternoon around 5:20. They were able to repair the problem and she had cold stuff in her fridge again later that night. All I had to pay was my $55 deductible.

It’s not worthy to have the warranty from this company, according to the policy, they maxium they will pay is hardly more than what you paid for the insurance, so why bother to buy the “insuance”. Also they charge for full year, but actually don’t provide service for first month, end up the payment is for 11 month, not the full year. I canceled the service after find out all policy detail, didn’t use any of their service. Strongly recommde not using this company!
I am only rating this a 1 because there is nothing else lower. 12 phone calls with voice messages left. 6 faxes and 3 emails. Not one has been returned. This company is a scam.
American Residential Warranty is the BEST warranty company that I’ve ever worked with! I really like their service because the price is reasonable, they have same day service and they really resolve the issue. The customer service department is very helpful and friendly. Overall, I am extremely happy with their service and I would recommend this company to anyone. They are the best!
I have purchased this for my condominium in Fort Lauderdale. I rent it out seasonally. My tenants have utilized there service on 2 occasions and told me they did a great job. They replaced a washing machine and have done work with the A/C as well. Overall they have saved me around $1600 in 2 years I have had them.
Problems with this company (I have used another one too .. it’s better): (1) contract covers only 11 months .. wait period of 30days made plain, but not that the contract expires in 11 months. (2) they use A&E Service (actually Sears). Rep covers too much area .. had to wait for 1 week for 1st visit, then another 10 days for the part & rescheduled visit (a standard washer water valve). Parts apparently have to be ordered from a central supplier .. no local purchases. (2) the “customer service” person assumes NO responsibility for timely part delivery nor the return service visit timing. (they were scheduling a week-out from when my part arrived … repairman already scheduled for a week .. we cannot change. (They need more service companies in the area, as alternates). The real problem is that there is NO CUSTOMER SERVICE after the “booking.” (3) they put limits on total costs .. ie., will only pay abt. $600 for an A/C air handler if over 10yrs old.
American Residential contacted me on 7/10/11 to work on one of their customer’s Air Conditioners, I responded to this service call, the same day that I was notified. The customer paid their deductible that same day. I have faxed an invoice to this company for payment, 4 times and mailed it to them as well. I have called and left numerous messages and no one will return my calls. As of this date, I STILL HAVE NOT RECEIVED PAYMENT FOR MY SERVICE PROVIDED. This company is a sham!

Good Service. Called twice. Spoke to Duane on the Friday after ThanksGiving because my frigerator went out and my dishwasher the same day. Fridge was fixed the same day and I am still waiting on a part they ordered for the dishwasher. However, they charged me $55 deductible for labor. Overall i am satisfied with my warranty choice and it has saved me money.
They are the worst. I took the highest plan that included kitchen exhaust fan. However they found some ridiculous reasons that didn’t even make sense to anybody. They just had to force me to cancel my policy. I think it is a scam.
I own a one man Heat and Air Company with my wife as my helper. We responded to a call in Sparta, Ga. It took a week to get the customer to answer my calls then he couldn’t make time for us to repair his electric heat. Two weeks later the company called us to work the same job again. The customer maid arrangements for his sister in law to meet us. We got to the job and found that it was worked on by someone else and they had left wires loose. After contacting American Residential they had me pull off and considered the problem a pre existing condition. The customers sister in law was nowhere around and I couldn’t collect my $50.00 copay. ARW told me to pull off and they would cover the copay. That was over 2 months ago and Carolyn from ARW told me that I have to collect that money from the customer because the problem was not a coverable problem. I will never work for them again. ARW responded immediately by sending out a local appliance repair serviceman. Unfortunately, he was not able to repair my Whirlpool refrigerator. It was not ARW’s fault that this person was not well learned in the repairs of WP appliances. After coming to my home twice, the repairman took the $55 fee and ran; but, not without saying some very uncomplimentary remarks against ARW. When I told ARW what had happened, they called Sears repairs out and did not charge me again for the deduction. Sears took care of my refrigerator with no problem. They were quick, clean, and precise. I thank American Residential Warranty for their persistence in making sure I was serviced and satisfied; and, for their kindness, understanding, and empathy for what I was going through with the first repairman. This is why I rated “service timliness” a 3, because a lot of time was wasted with this “so-called appliance repairman”. They promised they will never use him again for other calls. Thank you again ARW.
Our company was contacted by American Residential Warranty in Sept 2011 to do a repair for a swimming pool. We did the repair in a timely manner, submitted the claim and still have not been paid. Unfortunately, we were contacted again in Nov and again we took care of the client and have yet to receive payment from ARW.
I have contacted them several times regarding theses open invoices. I was told in Dec that they were still about 30 days out on payments. When asked why, I was told that they were “really backed up from the summer claims.” Give me a break!!
I purchased a home warranty with American Residential Warranty when I purchased my home in June of 2011. I had never required their services until my kitchen sink clogged on 12/23 with family in town. I immediately contacted them and was told a plumber would be in contact to come out. After not getting confirmation that someone would be coming out, I called the next day to make them aware only to be told by their after hours support that he could not assist and my only option was to find a plumber, convince them to fax in their information and rates, wait or approval and then be allowed to use their services. This was after having to make upwards of a dozen calls to their support line until after hour worker picked up. When their offices did officially re-open, I called them and told them I wanted someone immediately given that I’ve been in this situation for 3 days now. No one seemed concerned and despite being told that I would get a call later that day from a plumber, I did not. After their lack of service, I finally gave up and called my own plumber who was able to come out that very same day. I contacted ARW in writing telling them that they had failed to provide service the one time I needed them and that since this was my only time using them, I wanted a refund in the full amount by check sent to my address. After a significant amount of time went by, I finally heard from them telling me they would only refund the remaining time which was unacceptable. To this date, I have yet to receive anything else from them and looking at their dismal C- Better Business Bureau rating, I’m not surprised. To say this company is running a scam would be putting it lightly in my opinion and they should not be allowed to operate with such a track record.
Happy with their service. I used them for a washer repair because I thouhgt my unit was broke. They tried to trouble shoot it over the phone, that didn’t work. The next day a tech was out and fixed within 5 minutes because of a fuse part. 175$ saved. Thanks American Residential Warranty.

AMERICAN RESIDENTIAL WARRANTY IS NOT AN HONEST BUSINESS. I have been with the company and paid a premium for the last 3 years on 2 properties. In this time, I have not had any issues with the appliances covered until now. Last week, our water heater start leaking. We called ARW and they sent someone out timely. The plumber told us that the leak is due to the temperature dial being turned up. My husband have never seen this dial and sure as hell don’t know how to use it. I called ARW today to tell them that the heater was still leaking, thinking that they would do the right thing and come replace it. No. The customer service guy (Chris), who was a total jerk, said tha they would not replace it because it was not damaged to regular wear and tear….that we caused it by increasing the temperature. NO, we did not! The plumber even said that the heater is 10 years old and that is the normal lifetime for one. I honestly think they paid the plumber off. Whatever the case, we are disppointed with this company and cannot believe that they are such cheaters. We have canceled our warranty with them.
My A/C started acting up on 3/13/12. I called American Residential Warranty and they sent a contractor who repaired my condenser fan motor the following day. I paid a small service fee of $55.00. The technician left me a copy of the invoice, I saved over $280.00 today.
