Home warranty is a complex insurance product. Unlike home insurance, it does not provide blanket coverage for all appliances. Pre-existing conditions and problems resulting from lack of maintenance of appliance are are generally not covered by home warranty companies. Home warranty sellers may not state these factors clearly, and this will create dissatisfaction among customers. Due to these factors, you will see many negative reviews here. Don't be intimidated by some negative reviews here. If you have maintained your appliances in good condition and go with a reputed home warranty provider, your coverage will be fine. |

Such reviews are not likely to offer a balanced view and some of them could be fake reviews posted to promote or demote a company. It is always a good idea to check BBB ratings and make sure the company is licensed to do business in your State by contacting State Insurance Commission. Blue Ribbon excels in every aspect. Their Customer Service is, by far, superior. The service is complete within 24 hours, and the repair or replacement service cannot be beat! Thank you Blue Ribbon for making my life so much easier.
I’ve used BR for many years now, service was previously excellent with other subcontractors. However, I had water and sewage in my basement, called BR and their technician called back immediately – great. However, the plumber did not come out and 3 hours later I called him and he reported that he had to go get a different van and that I should have diagnosed the problem better so that he would have the right equipment. I will schedule service reviews on my appliances and then cancel the warranty unfortunately. They used to be worth it.
Sherryl Brown is a BRHW customer. She has been with us since December of 2006 and renewed in Feb of 2008. She had 1 prior covered claim before this incident. I spoke with the owner of Carlson Services and read to him this review. He stated she told him it was her water heater leaking so he responded with the Van they use for water heaters. After he arrived, she told him it was the sewer. He can’t fit a water heater and the sewer machine on the same van. He had to go get the other van and yes he was frustrated. He wanted to get the job done for the customer and was delayed because he had the wrong van. He had the wrong van because the customer told him it was a water heater. When he was returning with the sewer machine, the customer called to cancel because she had already contacted someone else to take care of her problem. I have a call in to the customer to discuss this situation with her. She was entitled to call anyone she wanted as sewer mains are not a covered item. That is why I feel this review is improper as it isn’t for a covered claim and she could and did use someone else. It isn’t a reveiw of our Company so much as it is an inappropriate criticism of a non-covered claim which the customer is attempting to “strike out” at us or anyone, because she has a situation that caused her great concern and inconvenience. I’m sure many negative reviews of many companies result from non-covered claims so the consumer chooses to “attack” to gain some sense of power and satisfaction. Warranty Companies have no recourse. Unfortunately for other consumers seeking better warranty companies, it drags us all down. Sherryl is entitled to her opinion. I have called her to discuss this review. JANUARY 11, 2008 I WENT HOME FOR LUNCH TO LET MY LITTLE DOG OUT. THE DAY WAS BITTER COLD SO I TURNED THE THERMOSTAT UP TO TAKE A LITTLE CHILL OFF OF THE HOUSE. AFTER 5 MUNITES I NOTICED THAT THE HOUSE WAS NOT GETTING WARMER BUT COOLER AND I COULD HEAR THIS FAINT NOISE. I PUT MY HAND AT THE REGISTER, NOTHING BUT COLD AIR. I WENT TO THE BASEMENT, OPENED THE DOOR AND THERE WAS THE FURNACE MAKING AN AWFUL NOISE WITH A RED GLOW. THE SIGHT WAS OVER WHELMING AND I WANTED TO CRY. I WENT BACK UPSTAIRS, CALLED THE SERVICE DEPARTMENT AT 2:30 IN THE AFTERNOON. TIM ANSWERED AND SAID THAT HE WOULD GET ME A TECHNICIAN. I GAVE MY WORK NUMBER FOR CONTACT AND TIM TOLD ME THAT THE TECH WOULD CALL WITHIN A FEW HOURS SINCE THIS WAS AN EMERGENCY WITH THE OUTSIDE TEMPS SO BITTER COLD. SO I WENT BACK TO WORK AND AT 4:40 P.M. THE TECH CALLED MY WORK AND ASKED IF I COULD BE AT MY HOME BY 5:00 PM AND THEY WOULD LOOK AT THE FURNACE AND SEE WHAT WAS WRONG. THEY DETERMINED THAT THE BLOWER MOTOR, CONTROL BOARD AND THE IGNITOR WAS DAMAGED. BECAUSE OF THE TIME OF DAY THE WAREHOUSE WAS CLOSED ALREADY, BUT THE TECH GOT THE FURNACE RUNNING AND WAS BACK THE NEXT DAY IN THE MORNING AND COMPLETED THE REPAIR. SINCE I’M A RENEWAL WITH MY CONTRACT I HAVE NO CO-PAY, THE MAXIMUM LIMIT ON THE HEATING SYSTEM IS $1600.00, THE ENTIRE BILL FOR SERVICE WAS PAID BY THE WARRANTY. NOW TELL ME IF I WAS HAPPY, THE BILL WAS OVER $600.00 AND THE SERVICE WAS EXCELLENT. I KNOW THAT I WAS NOT THE ONLY ONE WITH NO HEAT THAT DAY.
While I do not necessarily doubt the veracity and sincerity of those that have had any sort of issues or problems with Blue Ribbon and written about it here, I do not hesitate to give them the highest grades and endorsement.
Im my experience, I have had no such issues.
On the rare instance when a problem by one of the vendors/repair technicians is not done properly the first time the Blue Ribbon team jumps right on it and the problems ultimately get solved.
Good economic investment as a homeowner and – even forgetting about the insurance-like protection – their referrals are top notch.
I have referred many folks to Blue Ribbon and offer up the highest endorsement.
When I realized that my heat was out the night two nights before Christmas – I called Blue Ribbon right away. It only took a few hours and we had a very friendly contractorat the door to help fix it. Sadly the job couldn’t be fixed that night, but they did return by noon the next day to get the repairs complete. Scott was a wonderful technician. He was friendly and prompt. I really appreciated him drivcing all the way to my house at 8pm at night and then returned to actually complete the job the next day. He stayed in communication with me – so I would know our status. I really appreciate all the help that Blue Ribbon was able to provide – it made a very stressful situation much easier.
The staff in the service department are always helpful and courteous. They always call back to make sure that things were completed to my satisfaction. And it is nice getting the same repair people for the same equipment each time, that way they already know myself and the equipment and it makes the repair much smoother. I have recommended Blue Ribbon to lots of friends and plan to continue to renew my policy as long as I live here.
Scott was my service tech that came out and as always he repaired the problem fast and effecient. He is always friendly and explains exactly what was wrong and what he did to fix it. Thanks Scott.
I have worked with Blue Ribbon about 4 years now. They are so good, I have their warranty on more than one property.
WOW! They are awesome. Tim in Service is outstanding. As an example, we had a furnace go out on Saturday 2/14 at 5PM. We called Blue Ribbon and no kidding they had a technician over there by 8PM who got the heater working right away. All we paid was our deductible.
You will NEVER be sorry that you chose Blue Ribbon Home Warranty.
My dryer broke on Monday so I called Blue Ribbon Warranty. Within about 1 hr, the appliance service called to schedule an appt for Tues. Gary, the appliance service gentleman, showed up promptly on time and had the dryer fixed within 30 min. I was very pleased with Blue Ribbon and with the service!!!

A waste plumbing line failed and was leaking under the kitchen sink.. called at 1230PM and got quality service by 4PM. Impressive as BRW has been in the past too.
I phoned blue ribbon about my furnice. In the origional home owners inspection it clearly stated there was no carbon emmisions.6 months later we brought in a furnace contractor to look at the furnace. He said it was leeking carbon into the house. Blue ribbon would not give me the time of day and would not fix the furnace. What a waste of money to buy this warenty when they will not uphold to there contract.
This is my second year w/Blue Ribbon. I had one claim last year which was handled in a timely efficient and professional manner manner by the plumber who responded. This month I contacted Blue Ribbon because my dishwasher needed repair/replacement.I left a message for them on the weekend. They returned my call at 8:00 A.M. on Monday morning and 20 minutes the appliance repair service called to make an appointment. Resolution of the matter necessitated Blue Ribbon to send me a check-which I received 10 days later. Professional, prompt, efficient and fair. I wouldn’t hesitate to recommend them!
Our refrigerator died in the evening, so I left a message on their voice mail. I received a call back first thing the next morning. The man was very courteous and immediately sent out the order to Colorado Appliance. Joe Sanchez with Colorado Appliance came out the same day. He was very genuine, compassionate, and empathetic when telling us that it was the compressor. He said we could replace the compressor for the cost of the co-pay plus the refrigerant or we could take the difference in cash. Of course, we had him repair it. He was done in just under 2 hours. FABULOUS! We couldn’t have asked for anything better! Thank you!
I’ve been a customer of Blue Ribbon Home Warranty for over five years now and I must say that I’m always impressed with their customer service staff and their contractors. I personnaly recommend Blue Ribbon Home Warranty to anyone in the Denver, CO metro area!!!
When I read comments like “responsive to customer needs, and they do their best to make sure the local companies they work with respond promptly. It’s a good feeling to know that they are there in the event of a covered problem” I can’t help but think there may be a shill out there somewhere. This kind of praise reads like advertising copy and makes me very skeptical of the high rating “awarded” this company. Note the one comment above where someone affiliated with BR responds to a a comment by a less than thrilled customer. I’m more than a bit suspicious that BR and its affiliates are responsible for a good handful of the posts here. Consider it.

We have thought about it but at present time we have not really looked into it. There are a lot of different factors that go into expanding into other states; insurance, real estate commission, licensing, etc. So we have just stay focused on the state of Colorado and being the best in customer service and our coverage.

We just got found out about this site in 2008. We have a customer testimonial site on our front page of our home web site and there link can be found on the right hand side this page. We do have a customer statisfaction rating of 98.5% to 99% with our customers. Hope this help you out? Once again we only cover properties in the state of Colorado and no where else. We protect homes, condominiums,
town houses, manufactured homes, mobile homes, and multi-family properties.
I feel I can rate the customer service just by the fact that they respond and address all concerns good or bad. That is a sign of good customer service. I am only sorry they are not in San Diego. After reading the other company reviews (OR and all the others), I don’t feel the risk of my money for the slim chance they will pay to cover my home items is worth the gamble. I also do believe that some of their 5 star ratings on some sites are fake, you can tell by the way they are written. Just as an example; on Old Republic the got a 5 star rating and the customer’s name was “Old Republic”. Tell me that’s not fishey. And I read John’s warning about illegal postings by jim nelson. So I do believe “OR” are theives…won’t get my money. You Colorado people are lucky to have Blue Ribbon. ~Kris

This is Mr. Lane, the note about my comment about a neither company using our name is correct. If you type in our company name on anyone one of the search engines, you’ll see our name come up under the paid sponsor listing. If you click on it, you’ll see for yourself. As far as your comment on blatantly obvious that Blue Ribbon is slanting and screwing people on here, is not a correct. Just because we have a great rating, it blows me away that people don’t believe there are companies out there that do a great job in there custom service.

I want to share my compliments and praises for Blue Ribbon Home Warranty. I just had yet another wonderful and satisfying experience with an electricial issue in my home. The eletrician that they sent (from Heritage Electric) was thorough, polite, efficient, and safety-minded. I am completely pleased with the repairs that were done and I feel confident that Heritage Electric prevented problems from happening in the future. I tried to call you back on the number you left and just got a message, “Thank you for your call Good-bye.” So, since you mentioned you were looking for a Home Warranty Company in Texas, I thought I would respond here. Most warranty companies policies are very similar. The difference is in how the warranty is executed or supported. If we all went by the black and white of the contract, we’d all fall short of what the consumer is looking for. What makes us different? We ask that question all the time. The short answer is to find a Company that is a member in good standing with your local BBB. Chances are, they will also use BBB registered contractors to do their work. That gives the consumer two protections in the event of a complaint. One or both companies can work in tandem to resolve the complaint. jfo General Manager BRHW.

Not sure, but you can go to reals.com and check your state and also go to your BBB in your state and see if there is a home warranty company there in good standing.

This is a GREAT company. Anytime I have a problem with anything in my house they are quick and responsive and polite and very knowledgeable. In a rating of 0 to 10, I would give this company (and employees) a 12.5 (at the minimum). I have had the Excel warranty plan and Blue Ribbon beats them like a racing horse running against a dead mule…. Again a GREAT organization from top to bottom.

Wondering why I purchased this. They don’t have a reputable service agent in Pueblo, CO. I have called twice and they have been unable to assist me with my concerns and service issues.
“We also protect your property for 14 months plus will do an inspection on your mechanical system and appliances to make sure there in good working order.” Of course IF they can get someone out there.
I spoke with GM of Pueblo. Her initial call was on a brand new furnace installed right before she closed on the property. It was under manufacturer’s warranty. That is why she was directed to contact the installer, to preserve the manufacturer’s warranty. Our coverage excludes appliances currently under a manufacturer’s warranty. The second call was for maintenance on the new furnace. None was needed at that time. I sent our our contractor on our dime. I waived her copay. After all was said and done and I explained how the maintenance plan worked. I agreed with her that she didn’t need that additional coverage and I refunded her premium for the maintenance plan. I asked her to reconsider her harsh rating as, the main reason she was upset, was that she didn’t know she would have a copay for each service and declined coverage based on the copay amount. This is resolved with the customer, but her harsh rating remains and in our opinion is unfounded. jfo

I didn’t need any service in the first couple of years, and due to job change, considered letting the contract lapse. My better judgement told me to maintain the warranty.
Over the last 15 or so months, I have needed to call Blue Ribbon for a dishwasher repair, a furnace repair, a drain problem, a refridgerator repair, and, on Monday, a major drain backup in my kitchen. (Due to job furlough, it would have been very difficult to come up with the cash to pay a plumber out of pocket.) I keep thinking that they’re going to say, “You again?”, but instead, I get the same quality service everytime I need them.
On EVERY single occassion, I have had a qualified service professional take care of the problem ON THE SAME DAY! Two of the service reps have told me that they like doing work for Blue Ribbon, because they are authorized to go ahead and take care of routing problems, while other companies require them to call and get authorization once they determine what the problem is.
The warranty is particularly valuable to me as a single, female homeowner. I only know my drain is clogged, from there, I could be told anything and wouldn’t have the knowledge to know if the information was dependible or not. With the service from Blue Ribbon, I know that they will take care of what needs to be done, without my needing to determine who is honest and who isn’t.
My Blue Ribbon Home warranty is the best investment I made when I purchased this home, and I recommend it to everyone who is planning to buy a house.
Awesome LOCAL company. I have another warranty through AHS for my California home and it is a night and day difference. Blue ribbon actually performs as promised! In the past year, I have had them out to work on 2 furnaces, a garbage disposal, a pipe leak and a water heater. All work was performed by clean, friendly local people. This is a must have if you live in Colorado! Now, if I could just find the same thing in CA I would be a happy camper!

They get the repair done fast and efficient. They’ll find the repair company that can be there fast! We’ve been with BR for three years.
My wife and I recently purchased a home in Heritage West. The selling agent had purchased a home warranty as part of the listing, and we have found Blue Ribbon to be exceptional in every sense.
Within seven days of purchasing the home, the furnace went out and I couldn’t get it re-lit. I called Blue Ribbon and they had a service tech out immediately. It turns out that the burner set was incorrect for the furnace model, creating a serious safety issue. Blue Ribbon contributed $1100 towards the purchase of a new furnace. I couldn’t have been happier.
Within three days of that occurrence, the Sub Zero refrigerator quit working. They ended up putting in a new compressor to the tune of $700.
Then the Kitchen Aid dishwasher broke, and at the same time, the clothes washer quit draining. Again, Blue Ribbon came to the rescue.
Most recently the Kitchen Aid in-wall microwave/convection oven had a problem. They had a tech out immediately, and the magnetron was replaced.
All of these events happened within 5 months of purchasing the house, and Blue Ribbon never batted an eye, they just delivered everything they said they would and more!
I am normally a self-insurer, but our experience with Blue Ribbon has sold me on the value of their product. Thanks Blue Ribbon!
Have used these guys since I bought the house in 2000. Have continued to use even after we moved out and decided to keep as a rental property. Although there were a couple of times I was unsure of what they covered, if they indeed didn’t cover it, they explained why, showed me where on the contract it stated such, and helped me get the fixes I needed (on my dime though). can’t complain when the contract I signed says so… I REALLY like these guys…
We have been with Blue Ribbon since May of 2007 and have not had any issues until now with this company. We have had to utilize the home warranty and a couple occasions and they were very efficient in getting our service completed.
Now the issue and the first time we have had poor customer service and an unwillingness to work with the customer. I’m sure, just like everyone else suffering from the recession, were not making payments on time for the last year and yesterday made a phone call and received an amount that would bring the account current that we had planned on paying today and also planned on going onto auto pay as we are now in a better situation that allows us to make sure that payments would not be rejected. Upon calling today, we found out that we can no longer make the payment given to us yesterday as they have decided to cancel our policy and now the only way to reinstate the policy is to start with a brand new one and payment would have to be made in full from now on and they weren’t willing to do the auto pay we had wanted to finally start. We admit that we were 3 months behind at this time around on our payment plus we needed to pay this month but we did not even receive a cancellation notice and were trying to make things right again. When questioning Jackie about that, we were told by that we were obviously not viewing our bills so they didn’t see it necessary to send a cancellation notice and did so even though we just called yesterday to catch it up and that they weren’t willing to go on an auto pay plan because we have been late on our payments.
Although we would like to stay with Blue Ribbon and continue to recommend them to our friends and family, we are now in a position where we have no choice but to locate a new company for our warranty since the ONLY option was to start a brand new policy (co-pay needed for the first year) and pay in full (which we cannot do at this time.
John & Steven put us in a tough spot. Late payments began in 2008. When they renewed in 2009, they had to catch up 2 months to complete that contract. They renewed in July and immediately began the contract without payment for 3 months. They caught up September 30th for the 3 months and then no payments again for 3 months nor any correspondence from them regarding their circumstances. The end of January the caught up through December but were still 1 month behind. They actually had 4 months payments due on the day they called. Contractually, we could have ended the contract and not renewed July of 2009. We took a chance and their record became worse. We sent monthly Past Due statements and the contract they signed has the cancellation clause in it notifying them what will happen if they are 60 days late. It goes to collections. We didn’t do that yet. To date, they are still 120 days late and counting. Sorry guys. It is Jackie’s call and she was lenient for almost 2 years. jfo

I called Jackie about needing a repair on a Central Air Unit. We are having very hot days and I am sure the repair staff is very busy with air conditioning calls. Scott called promptly and scheduled Nick to do the repair. Nick showed up after already working a full day just to be able to get my Air unit up and running before the 95 degree heat the next day.
