| Home warranty is a complex insurance product. Unlike home insurance, it does not provide blanket coverage for all appliances. Pre-existing conditions and problems resulting from lack of maintenance of appliance are are generally not covered by home warranty companies. Home warranty sellers may not state these factors clearly, and this will create dissatisfaction among customers. Due to these factors, you will see many negative reviews here. Don't be intimidated by some negative reviews here. If you have maintained your appliances in good condition and go with a reputed home warranty provider, your coverage will be fine. |
We do not endorse any company in particular, however you should ignore the reviews that are overly negative or positive. Such reviews are not likely to offer a balanced view and some of them could be fake reviews posted to promote or demote a company. It is always a good idea to check BBB ratings and make sure the company is licensed to do business in your State by contacting State Insurance Commission. Try to avoid paying annual premium and keep your cancellation rights

My biggest complaint about this company is shady contractors. They seem to hire the lowest of the low, scummiest of the scum, self-employed technicians. It took over 5 months to have my A/C repaired last summer. It was the longest, hottest (110 degrees!) five months of my life. After five months, they finally agreed to get a second opinion, and only then and FINALLY then did I get my repairs done. Also, I had to fax them paperwork over SEVEN TIMES before they acknowledged they received it. After this, I did all small home repairs myself just to avoid having to deal with them.
This company just doesn’t plan on paying for a/c problems like is in their contract. They sent out a technician in 5days. The technician was knowledgeable and did a partial fix. But when he called BPG, their “claims adjuster ” denied the claim. from their office in Georgia they decided the technician they sent mis diagnosed the problem they refused to pay him for the work he did. I ended up paying the technician to complete the work. The technicain was good and knew what he was doing, and charged a fair price. I paid extra for their “Premium Policy”.
I have filed a complaint with the Texas Attorney General under th Texas Deceptive trade practices Act. If you have similar problems I recommend you file a complaint wit your states Consumer Protection Agency which is usually under the states Attorney General.
BPG sent home inspector Doug Zumach out to do a home inspection. They offer a 90 day warranty on that inspection. I advised the inspector that I smelled mold in the garage. He dismissed my observations and said it was fresh paint. 45 days later….guess what I have. Mold, in the beam in my garage, directly below the upstairs bathroom. The damage is visible in the bubbling drywall tape and paint. BPG is not going to honor this inspection warranty.
I have four rent houses with BPG coverage. Here are my problem with them
1) Their plan will not cover any items which still have manufacture warranty. It was in the fine prints in the docs they sent to me after I bought the plan. You never notice that. I only find this after one of my AC broken and they sent technician there, charged me $60 copay and then told me that BPG will not cover since this AC is still under parts warranty. They told me that I need to pay $750 for that.
2) They do not have much service provides. One of my water heater broken and they scheduled one company, but that company told me they are completely booked and will take a week before they can schedule a visit. They asked me to call BPG and I called BPG, but they can not find a second company to do the job. I end up with having to fix the water heater on my own expense because it was Texas summer with 100 oF everyday, we can not survive without hot water for a week. When I called them to cancel that dispatch, they even do not have a single word of sorry
I was very disappoint in BPG… Our A/C went out on August 11,2011 We called and they said they could not get anyone out to our house for 48hr… 72hrs. later we finally had someone at our house to tell us that is was the compressor that we needed to replace… So then we had to call BPG back and they had to order the parts… which when take another 3-5 DAYS!!!! I am 5 months pregant and have a 3 year old and a dog and a husband that is really moody if he is hot… It has not yet been fix I will let everyone know that how long it takes by writing another review… We will not be using them again…oh and I forgot they are charging us an extra $190.00 to dispose of the compresor and the liquid from the a/c unit…
Hot, Frusted Prego Mom!!

Beware! While seemingly legally compliant, customer service is terrible. I used this service on the advice of my realtor and thought everything was fine until moving into the house. It was at this point we realized that we had a serious squirrel infestation in the attic. Obvious signs of their “dumping” ground existed, yet the inspector didn’t bother to mention that we should have this explored further. While I understand that the “home inspection” is not required to find/identify issues other than structural/systems, and they are not legally obligated to comment, I couldn’t believe that the inspector didn’t at least mention we should have the attic looked at by a wildlife professional. I think anyone who noticed this would have mentioned it, which makes me think that the inspector didn’t even look in that part of the attic. This omission ended up costing me more than $1500, which should have been covered by the seller, if we had known before closing. BPG does have a “complete satisfaction” or your money back, which they honored, but that was less than 25% of the total cost of this one issue. Also, in order to get the refund, you have to sign a waiver, waiving all future claims. If you expect good customer service and a thorough inspection on which you can feel comfortable, do not use this service.
Have had this company for almost 3 years I will sigh up for another year. It took 3 days to get the water heater fixed. The plumber fixing the stopped drain did it in one service call and simple wiring problem was fixed in 24 hours. It is to hard to get them to do repairs with the same quailty of parts you had. Not all of the companies they use are good. Some come out and dont fix it at all then you have to call BBG back, now we have a missing part so the second company will not fix if the part is missing. So if it was there the first time and fixed there would be no problem. I dont get it I call a service tech comes out says yes it is broken all parts are there why can’t he fix it? This started August 22 now it is Sept 7 and I am still waiting for BPG to get a hold of first company. Will post if I ever get it fixed
Do not use them. Terrible and rude service. The people they sent out are scum, lazy and don’t know what they are doing. After I place the service call, their service people may or may not call you. Even when they show up, it’s usually unprofessional. It took two months to for my oven to be repair, they had to sent the computer board away to repair, and they left all the wires hanging out. After 2 months, the oven still not fixed, had to place 2 more service calls, still not fix. They come out to fix my AC 4 times, still no fix. Run AWAY! DO NOT USE THEM!!!!!!!
I will never use this company again. While the home inspector made it out to my house in a reasonable period of time, he did not check the water pressure (a very basic inspection item) which was at 150 psi, instead of the max of 80, and at risk of bursting a pipe, and did not tell check the water heater gas line for leaks, or tell me that it was set up not to code and in an illegal manner! I’ve only owned the house for a month now and I’ve already discovered these! I can’t wait to see what else he missed in the coming months! Do not use this company!
Very poor service. rude customer service rep. It is alegalized scam. stay away
DO NOT PURCHASE THIS HOME WARRANTY OR ANY OF THE SERVICES THEY OFFER. I used to have my home warranty through Land America and they did a decent job of addressing issues I had. Then they got bought out by Buyer’s Protection Group. Since then the service has been horrible. I hardly file any claims but the few times I did they fought hard not to send out a technician until I pointed out the part of the contract that the problem is covered under. They utilize very suspicious and poor quality contractors to fix issues. After making about two claims they refuse to renew the home warranty saying I put in too many claims. Good riddance, I will take my business to another home warranty company that can actually provide good service.
NEVER USED THIS HOME WARRANTY COMPANY!!!
I am a Realtor and purchased a Home Warranty with them. Last year, my home roof was leak by heavy rains and they sent out a bad contractor in the first place and demand the service fee of $55 when they didn’t do anything or check anything at all. They said per the policy, owner has to give the check $55 first before they are looking into the problem. WHAT IS WRONG WITH IT??? They didn’t do anything and required the check right away??? Anyway, they sent out another roofer the week later and then they denied the Warranty because they said it is not covered in the warranty (I bought it with extra roof coverage). BEWARE CUSTOMERS AND REALTORS, PLEASE DON’T BUY HOME WARRANTY FROM THIS COMPANY! I WILL NOT RECOMMEND TO MY CLIENTS TO THIS COMPANY AT ALL.
I purchased an ice maker with the extended warranty through Home Builders in Aug. 2010 and it broke in Nov. of 2011. When I called the PGB warranty people today I was informed I did not register with them but they took my money..I ask how they told me I had to register, they said they sent me an email, first I read no emails and I wouldn’t have read theirs because I never open an email I have no idea where it came from. I WOULD NEVER BUY ANYTHING FROM THIS COMPANY OR HAVE ANY DEALINGS WITH PGB AGAIN. Charles Hanna
file claim since 11/20/2011 …. to get Heater fan not working properly fix … today 12/07/2011 still not fix yet.
The contractor said “Do not question my professional License”
Still waiting for BPG to find someone to fix my heater.

This company is a sham. The customer service representative Thomas Edward is the rudest I have ever encountered. I paid for an extended five year warranty on a pair of pricey washer/dryer. The dryer stopped working and I called to have the warranty activated. They claim I never registered the product and refused service. What is contradictory is that I am in their system for having paid for warranty but they are refusing service. No one will help me there. I am stuck. Paid for a service and no help.
I had two covered items go out at the same time. It took 5 nights without hot water to get them to get a new water heater installed. Then, over a month later they called to ask if I had it done. Turns out they still hadn’t paid the plumber because they couldn’t verify it took place. What?
The other thing turned out to not be covered, thus I’m out of pocket thousands of dollars.
Trade fees are way too high.
Used the service a three times for only non-emergency items. (Plumbing, pool and furnace) It was a bit slow, but the technicians they sent were knowledgable and repairs made. I was patient as none of the calls were emergency calls.
I am looking at other higher rated companies to see if I can save money. They are raising the deductible from $60 to $70 per call.
I have a service call in today for a garbage disposal. Let’s see how that works out.
DO NOT BUY A HOME WARRANTY FROM BPG!!!!! Every single time I have called to file a claim for a covered item they either have ignored my claim or say it’s not covered….. I am highly disappointed with their practices and hope they are put out of business. Their techs are not knowledgeable and misdiagnosed my issues.. I am furious and would rather pretend I don’t have coverage with them since as far as I’m concerned I haven’t been covered for a single thing. I just handed them a ck and am not getting any repairs in return. They talk to people like they are doing you a favor. And they forget if it wasn’t for us none of them would have a job.
Worst warranty company EVER! Do not waste your money because EVERYTHING is exempt from BPG’s coverage so you are out of pocket for every service call claim you make! Save your $400 and use it towards your vendor of choice when something breaks! It will be much cheaper to pay full price because the customer service manager will tell you your simple item is not covered under the policy. We even paid more to have the best policy offered from the company and we are out of pocket paying their horrible vendors still! The contractors BPG sends are the worst too! Omega Heating and Air was sent to fix my air conditioning and they wanted a $97 leak check fee to look for the leak! My trade call fee didn’t cover that even though it is a basic way to fix an air conditioning system that isnt cooling! The leak check took under a minute but I was still charged $97 on top of my trade call fee! Two weeks later my air is still leaking freon and its not fixed! Scam artists vendor! Stay away from BPG! We are demanding a refund on our policy because nothing is covered under the warranty! They really need to go out of business and stop ripping off their clients!
bought a 10 year old house last fall. Had one small claim (my garage door) and one large claim (plumbing). Both were handled well. People were nice although it took a few days for the garage door part. BPG also did my home inspection on the house when I bought it. A really good inspection plus I got $100 rebate beaus I had then seller buy the BPG home warranty. Worked well for me. I’d refer to others.
We had two claims. The first dealt with a ceiling fan light. After 3 months of calls, a technician finally took a look at it. After 2 hours and a phone call to BPG, we were informed that it would not be covered. They said they only would cover the fan and not the light. For three months we told them the fan worked but the light did not. Frustrated, I took the fan back to Lowe’s and installed a new one within a few hours.
Second claim involved our stove. The display elements were failing. This took 4 months for BPG to respond with a technician. He determined that a new circuit board was needed. BPG told us that they needed to investigate, that they may opt to covering a new stove in lieu of the repair. It would be two more months of phone calls before they finally approved a new circuit board.
We have had BPG for the past year, purchased for my husband and I by the previous owner’s of our house at closing. This year, we filed three claims – first having our dishwasher’s power source repaired, then having the bathtub faucet fixed, and lastly receiving a $1000 payout (the max paid for roof leak repairs) when it was found that we were going to need a $2700 repair for a massively damaged roof that was not seen when we purchased the house. Each time we had a repair person contacting us by the next day to set up a time to repair. I did a search of the BBB just now when comparing home warranty services because I am up for renewal, and BPG got an A+. I think I will renew my policy and hope to continue receiving good service!
ALL I CAN SAY IS READ YOUR CONTRACT WHEN IT COMES TO REPAIRS. A CUSTOMER SERVICE REP TOLD ME THAT MY NON COVERED EXPENSES FOR A NEW AIR CONDITIONER IS $810. WHEN I CALL BACK AFTER READING MY CONTRACT, I GOT ANOTHER REP AND THE CHARGES WENT DOWN TO $430. IM STILL REVIEWING TO MAKE SURE I DIDNT MISS ANYTHING. BUT THEY ARE NOT TRYING TO SAVE US ANY MONEY. APPARENTLY THEY DIDNT EVEN LOOK AT MY CONTRACT BEFORE THEY STARTED RINGING UP THE CHARGES.
I concur, avoid this company, 5 days to get an approval to replace and obviously bad AC unit in the Arizona summer heat. I had to pay for my family to “live” in a hotel while they took their time on my claim.
Lengthy hold times and bad csr service. Often argumentative and nasty.
My policy is up 5/15. I will not renew.
By the way, don’t even bother trying the “system will hold your place in line and call you back” feature. It’s a joke
