| Home warranty is a complex insurance product. Unlike home insurance, it does not provide blanket coverage for all appliances. Pre-existing conditions and problems resulting from lack of maintenance of appliance are are generally not covered by home warranty companies. Home warranty sellers may not state these factors clearly, and this will create dissatisfaction among customers. Due to these factors, you will see many negative reviews here. Don't be intimidated by some negative reviews here. If you have maintained your appliances in good condition and go with a reputed home warranty provider, your coverage will be fine. |
We do not endorse any company in particular, however you should ignore the reviews that are overly negative or positive. Such reviews are not likely to offer a balanced view and some of them could be fake reviews posted to promote or demote a company. It is always a good idea to check BBB ratings and make sure the company is licensed to do business in your State by contacting State Insurance Commission. Try to avoid paying annual premium and keep your cancellation rights
* Home warranty Coverage available in Texas only

Everything Residential has extremely poor customer service and very rude, unprofessional service contractors. Do not give them your business. They quoted our out of pocket cost for an air conditioner repair (partially covered under our warranty) at twice the amount that an other service company quoted (outside of our warranty).
I had several calls for repairs to this company and each time they did everything they could to not cover the item. I had to file a complaint with the BBB to get one resolved. They find ways to say everything is not covered even if it is not listed in the contract as non-covered. Response times very slow – several days when the heater went out and again several days when the a/c went out. I just gave up and hired someone else to repair the items. The warranty came with my house when I bought it but I would never use them. Completely worthless.
I waited over 3 days to hear back from a contractor since my AC went out (90+ degrees out). I call for some resolve and get the rudest, most uneducated individuals ever. I was hung up on 3 times. They don’t care about their customers and they is why they have the rating they do with the BBB.
I have renewed my warranty with Everything Residential for three years now and have never used them for any repairs/replacements. The reason I have renewed with them is that they ensured me that our A/C contractor, Total Air and Heat, was on their approved list of contractors. We have 5 HVAC units in our home, and so I wanted to be sure that this area was covered and that our contractor whom we trust and respect was on the list. Our master bedroom system went out this weekend, and I called Total who immediately came out and determined we need a new system. I called Everything Residential who informed me that Total was NOT an approved contractor and never was. So, they outright lied to me. In addition, the contractor that they use has a known poor reputation with a rating of F by the BBB. So, I’m paying for a new A/C myself, as I would never even consider the contractor that they use.
We just purchased the warranty with our home less that 45 days aga. We had a assumed “stopage” issue with our restroom plumbing and as I suspected Everything Residential said I was not covered. Someone over the phone diagnosed my problem and said no. I will attempt to speak to the top management but suspect the same out come. Although I am “covered” for the next year. I will NOT renew and will file a complaint on Monday with the BBB of Dallas. I wish our state reps. and senators would look into this corupt industry and do something about this, my overall feeling of all of these companies is they are flat our scam artist and thiefs!
Very disappointed – to start with, the woman from Everything Residential was extremely rude on the phone when I called to report a problem. Then, once a dishwasher repairman came to my home, he was lousy, and quite frankly uneducated. He asked for something to drink and wanted to use my restroom when he first arrived. He also asked personal questions regarding what my husband and I did for a living. After finally looking at the appliance, he said there was nothing that could be done about the white film on my dishes. He actually told me that it had to do with the water we were getting from the city main (it was colder than normal), so there was nothing that could be done about it. I paid the service fee and ended up later replacing my dishwasher (on my own). I learned at the time of replacement that the water heating element was faulty and the water was not getting hot enough. Therefore soap was not being rinsed properly and it was leaving residue. Bottom line: DO NOT do business with Everything Residential, they are running a scam operation.
Everything Residential Home Warranty is horrible. No wonder why the annual premium is so reasonable. I have been without hot water 5 days(all week) and now its the weekend, no service until at the earliest monday. I have 12 week old twin boys, that everything needs to be sterile. The weather has been incremental here in Dallas, but roads were travellable on Wedn. and Thurs., When someone did show up Thurs afternoon, he was rude and said he wasn’t doing anything except inspecting and left. Everything Residential claims to use three plumbers, but I would bet that is not true. Instead of trying to get my hot water back on with a plumber that could of got here on Wedn. or Thurs, they refused to pay his price, instead let me continue without hot water waiting on their cheap plumber to become available. I highly warn people not to use this company.
My a/c condensor failed and was told I had to a puron unit that would be $1875 additional out of my pocket. Second opinions confirmed that r-22 13 seer condensors are available and could be installed cheaper that what everything residential’s contractor would charge them. I could not get a written estimate of repairs and the company kept stalling.
Two weeks to repair AC and still not fixed. Repair guy said he could fix but never did. I aksed what he did so far and he really didn’t know. I know he took the cover off the outside ac unit because two bolts were laying on the ground. I asked on his return trip to do the right thing and put the bolts back in. Final after two weeks sent out another guy who will show between 4 and 7 pm and call ahead! No show ac company never made it and no one to call not even the recorder to leave message. I just like to get service for what I pay for. Don’t waste your money. Ebby H Realtor said they were a good company! Home warranty is not worth the paper it is written on. I am also filing a complaint with the board of realtors. Like to get my money back and call a regular AC company.
The customer service was not friendly, it took a substantial amount of MY time to find out how the process went and what all could be covered, only to end up paying for repairs that were supposed to be paid for per the contract.
Then I find out that the repair man Everything Residential had sent to fix my problem, hadn’t been paid for his services through them in 4 months and to my knowledge, he still has not received the money.
I would not recommend Everything Residential to my family or friends EVER……I probably wouldn’t recommend them to my enemies either. Horrible Experience!!

Have had Ev.Res. for 4 years now and will not be renewing. The company moved from Irving to Austin earlier this year. Spoke to Tommie Little of Ev.Res. about my A/C unit (again!) and told that because they were moving to go ahead and use the contractor of my choice and submit my bill to them for reimbursement, subject to their requirements. That was in August and have not heard from them since despite several phone calls. Tommie no longer works for the company and Jeremy has not returned my calls. In previous years whenever I had an A/C problem it took several days for a contractor to come out and despite saying it was a circuit board problem, always replaced the thermostat and replaced it with a much cheaper version. Hubby annoyed at this but not present when the contractors were there. (I think a lot of contractors take advantage of women anyway.) Later find out that our expensive super-duper thermostats are for sale via the internet. The company never did leave the old one with us. Beware!
In September 2011, I paid $430 to renew my home warrant with Everything Residential. I see that it has sold to AHPS which now advertises ” If you have an existing Everything Residential Home Warranty, nothing changes. Your warranty remains in effect and all aspects of the warranty will be honored by AHPS Home Warranty.” Don’t believe it! My waterheater went out 3 days ago and I haven’t heard back from them yet. I am out the $430 and no service from AHPS. I would rate this unethical & unscrupulous business practice.
