| Home warranty is a complex insurance product. Unlike home insurance, it does not provide blanket coverage for all appliances. Pre-existing conditions and problems resulting from lack of maintenance of appliance are are generally not covered by home warranty companies. Home warranty sellers may not state these factors clearly, and this will create dissatisfaction among customers. Due to these factors, you will see many negative reviews here. Don't be intimidated by some negative reviews here. If you have maintained your appliances in good condition and go with a reputed home warranty provider, your coverage will be fine. |
We do not endorse any company in particular, however you should ignore the reviews that are overly negative or positive. Such reviews are not likely to offer a balanced view and some of them could be fake reviews posted to promote or demote a company. It is always a good idea to check BBB ratings and make sure the company is licensed to do business in your State by contacting State Insurance Commission. Try to avoid paying annual premium and keep your cancellation rights

Seemed like they spent a lot of time trying to deny almost every claim. I had to call 7 times over the time span of a year about my furnace and after paying all the service fees, when the problem was finally diagnosed the claim was denied!!!
This is probably the single worst insurance product I have ever purchased. During the one year warranty period I only had one minor issues (fossit not working properly), but they have not followed up. The contractor didn´t show up and we had to call and call and call multiple times. First American promised each time to follow up. But we had to answer stupid question like “is it really not working”? and “maybe you don´t know how to operate it”. Unbelievable waste of time. Still no follow up after three weeks. What a waste to buy this product!
Avoid. Contractors call back within 48 h but if you have problem with them it takes for the customer service ages (literally hours!!!) to answer the phone. When my air conditioning broke down during hot season and the compressor had to be replaced it took 3 weeks for the company to approve the replacement, finding the replacement and, eventually, have the air conditioning running.
Three weeks after occupying residence covered by First American the water heater failed. First American contacted a plumbing company, but they said they wouldn’t service electric water heaters. They then contacted another company who sent a technician out and confirmed the water heater had failed and couldn’t be repaired. Third day they sent a technician out to replace the water heater, but either they installed a defective unit or performed a bad installation. Four day they sent another plumber out who said the new water heater was fine, but was an electrical problem. Fifth day First American sent out an electrician who said the electricity was fine but it was a water heater problem. At that point I contacted my own plumber, bought my own water heater, and had hot water within an hour. I contacted First American before doing so, and they said they would not reimburse me, and wouldn’t replace the water heater until they contacted the manufacturer. In other words, First American was NO help at all. Do not purchase through this company.
I have had First American for 2.5 years. I have not had any claims denied, but have had serious frustration with the timeliness of repairs. My dishwasher broke over a week ago and is not scheduled to be repaired until next week (so, a two-week lag time). It was scheduled to be fixed about a week after it broke, but the contractor never showed up (AFTER I took the day off of work to wait for the contractor). I later found out that First American made a mistake and cancelled my appointment. I just called today to confirm my appointment for next week (make sure they didn’t make another scheduling mistake), and found out that First American had made me TWO appointments this time. They just can’t seem to get their act together.
I spent 1.5 hours on the phone with First American arguing that they needed to comp my $55 deductible to make up for their mistake. They finally gave in–1.5 hours later, after one “dropped call” and being transferred a half-dozen times, and on hold for most of the time.
I have always had my issues addressed by First Amendment, but it may take weeks and weeks. I know if I opened up the phone book and started calling contractors, I could find somebody much faster. Using a middleman adds so much hassle to the repair process.
First American is exhausting. I will probably not renew when our contract is up. Our house is 3 years old, and we have only occasional repairs. I don’t think it’s worth the money and the headaches.
P.S. First American’s on-hold music is excruciating. And, if you ever call them, you’re going to hear an awful lot of it.
WORST ever.
the AC went down and I was not there when the pakistani repair guy went out. they denied claim saying it was pre existant…BS!!!!
I had the unit replaced at $2500 and the folks that did it said the prior had removed the valve and drained all the freon (bad for the environment…good for me as I did not beed to pay for recovery) They are crooks!
As a realtor in Santa Rosa, CA I have found First American Home Warranty and my sales rep Enrica Ramm to be most helpful. I purchase between 7-10 warranties per year for new home owners and find that the home warranty alleviates the stress associated with a major home repair that is often needed in the first year of home ownership. I always ask the homeowner to call me first and I call Enrica if there is an issue or a question as to if the item is covered. So far this year all clients but one have utilized the warranty and they have covered every item that needed repair. I always order the additonal coverage for pool, well , septic etc. to insure that my clients needs are covered.
I’ll start with the good, everything I’ve needed replaced has been replaced (eventually) however the contractors they use are horrible. I’ve had 3 issues, only one was resolved on the first visit. The first incident I had took 4 visits from the original contractor then after refusing to let them in my house a 5th time a new plumber was sent out and corrected the original issue (and everything else the previous company screwed up) in less than 2 hours. I’m in the middle of another plumbing issue right now in which I can’t get the contractor to come to my house. He keeps setting up appt’s then not showing up. First American is no help and its nearly impossible to get them on the phone. I either get a fast busy signal, they hang up or I’m transferred to a closed department. If someone from First American reads this, please call me.
Absolute rip off. Plumbing repair claim was denied even after I was able to get validated opinion from a plumber who wasn’t hired by first american and who stood to gain nothing from giving his validation the cause was NOT improper installation as their plumber alleges.
Process to refute was explained to me by first person as simply get an email from the second plumber stating his contention that the repair had nothing to do with improper installation… a call back to first american resulted in another agent saying that would not be valid and that we needed a “third opinion tie breaker”.
Shocking that the guy they hire finds just what they need to invalidate the claim. Agents interrupted me, were rude to me and left me with no choice but to cancel my policy.
This company is worthless. Can’t wait to see how long it takes to process my refund.
My garage door was not working, it got stuck. I called and they promptly sent a contractor. After fixing the issue he called the First American and after the conversation, he removed all his fixes and said it is not covered by your contract, so i am taking them out. For $60 nothing was done. When i spoke to the First AM they said it will not be covered. Had they told me during my first call itself i would not have lost $60. It is a total waste of our money and time. I am going to cancel this insurance and let me better pay directly to the service vendors.
This company SUCKS! They won’t even make an effort to meet you half way after they REJECT a work order. The sub-contractor comes to tell you it’s broken and takes your $60 bucks and then hear from 1st American to tell you it’s rejected because it’s not upto code. How in the hell we know that? That’s it, nothing we can do. This company is not for the customer but only for themselves. I hope they can sleep at night. I also hope they reap what they sew and I’ll pray that GOD has mercy on them. They should not even be named 1st American, because they are not here for the people.
they SUCK!!!! they won’t even make an effort to try to meet you halfway when they REJECT your work order and take your $60.00 bucks. Nothing about this company is for the customer, they just take..take…take. I hope they reap what they sew, and pray that GOD will have mercy on them.
Horrible customer service. Difficult to reach via phone, more interested in reciting the rules and terms than providing assistance.
Just so many problems. Don’t even know where to start. What I do know from reading all these reviews is that at least I’m not alone. I’ll be looking for a different company soon.
Described the appliance issue to the customer service rep and they advised that the issue (broken hot water dispenser) was covered and arranged for a technician visit. The technician advised that he was ordering parts and billed us $55. First American Home Warranty then called and refused to cover the claim. This warranty is a pointless waste of money and they will avoid providing you with any service.
Our agent put a First American warranty on our home while listed and it has been a huge benefit for us. We have had our water heater go out and problems with our dishwasher. We called the 800# and soon after got a call from the tech to come service. We had both items repaired by the tech! It saved us a lot of money and everyone from First American was great to work with!
We are selling our home and have a First American warranty that was provided by our agent. We started having problems with both our hot water heater and our dishwasher. we called the 800 number and received service for both items quickly! It saved us a lot of money and everyone in the company was wonderful to speak with. We will buy one for our next home also!
Luckily, my contract ends in Mid-October, but I’m not sure if I can switch to another company being the house isn’t new anymore @ the lowered prices. I really scared to also. I bought the house in Wylie, TX roughly 5 yrs. ago, and the warranty was included in the contract. We always thought it was better to keep it in case something really awful was to happen that we couldn’t afford. First, the garage door broke (early 2007), and they said they weren’t authorized to fix it. So we went to an outside company again. They replaced 4 screws and charged me just for the service call. Next, our ballast broke on the main light over the built in center island (2009), and they did not repair that either, later we had to have an outside company fix it when we had the $. This year has been the worst by far. (2011) The front of our dishwasher completely exploded after it was shut to do the dishes, the dishwasher was unable to be shut the handle was hanging off, and all the wires, buttons, air vents, and any electric component was hanging out. For my 4yr old and 6yr olds safety, all these wires were directly in their path. Even with the breaker tripped, I didn’t know if some wires were still ‘hot’ being it was directly in their walking height and walking path, it was a serious safety issue. We had to duct-tape it shut and cover all the wires, so they would not come in contact with them. Well, it was not covered because of that. It was stated to us on the phone the service tech stated to 1st American there was duct-tape on the front, and they then must have gone through their list of ‘how do I get of this?’ Which they seem to do with any problem they have, and said, it must have been broken previously since there was duct-tape on it. Even after an explanation was given to at least 5 people, some who sounded like the same person. (2011) Last, almost right after the dishwasher broke and wife had to send the children to her parents’ house, because of all the hazards at our house now. The stove broke, for some reason, it just turned off. My wife’s parents live in Colorado, so she had to make the appointment when she came back, after dropping off the children there which was almost devastating, 1st came out and advised they were unable to survey any damage because the stove came on when the breaker was flipped, even though the stove went haywire and beeped for 20+ minutes, and the small bottom left coil wouldn’t turn on. (Which was probably a problem we did not report, but we were now.) We were advised it must be the age of the unit, and it had nothing to do with the stove turning off for no reason and going haywire when it was put back on (minus one burner). We now have a nice two burner set which of course, is super safe for the kids, and purchased @ a ‘popular retail store’ and we have to keep them out of the kitchen when it’s used to boil water or soup, not to mention $60, every service call to be denied by the main office. Nice to know, I’m paying for someone’s gas in their car. I beg of you don’t waste your hard earned money, especially in these hard times.
Don’t waste your money — It’s a con game!
My family has paid for their home warranty service on two properties for years. Yesterday morning, our water heater sprang a bad leak and needed to be replaced. I called their line and was informed that it was not considered an emergency. When I insisted that it was (the flooding was bad), they agreed to send someone out to remove the old water heater but would not replace it until they could get one from their supplier during the week — saving THEM money. Meanwhile, no hot water!
But that wasn’t the really bad part. The reason I will be cancelling both properties is that they ripped us off. After years of paying, they’re charging us an extra $500 to install the water heater! They’re claiming that we’re covered for a $1200 water heater. Folks, there’s no such thing. Those extra charges include things like a $60 fee for a ground wire, which should come as part of the installation. The dispatcher insists that the water heater is better than what we could have purchased at Home Depot (for approx $700), but the sub-contractor just shook his head and said no when I mentioned it to him.
The sub-contractor offered to include a pan to go under the new water heater. I asked him how much it would cost me, and he said, “six fifty.” I replied, “six dollars and fifty cents?” He said yes. I know that’s about what they cost at Home Depot, so I agreed. This morning, when they called to arrange the delivery, the charge mysteriously grew to $65 and the dispatcher insisted that was correct.
Meanwhile, I could have gone to Home Depot yesterday and had everything installed by last night … for the EXTRA FEE I’m paying these guys. What the heck do I need their warranty service for???
Avoid this company we had no choice our realtor had this co when we bought the house, after the first service call plumbing, they came in but the contractor left a mess outside the house and after calling several times they said they were not responsible for clean up. The second call involved our pool I called prior to and double checked that we were covered, they sent out a contractor and they said that certain pool equipment was not covered and did not take our money, two weeks later I get a bill from the company they billed me for 55 for not doing nothing they stated that we had to pay regardless, when I called back and told them to look at their notes stating we were covered they gave me the run around even after letting me know that the co did not charge us, so do not use them I will not be renewing them!
I’ve been with 1st American for more than 15 yrs and I’m sorry to say that I have seen a recent steady decline in all areas of service. I’m going elsewhere next year.
I was a FirstAM policy owner for several years. Never missed payments, paid all the service fees. The representatives at First AM are very kind on the phone, but provide very little assistance when issues arise from service calls. I had several service calls where contractors did not even show. I went an entire month without a oven because one contractor missed 3 scheduled appointments. The second came , assessed the appliance and promised to be back the next day. He came back 2 weeks later with the part. I was not notified of any isseus with getting a part. I was notified of anything at all. He just showed up one day. The window of time that First AM allows their contractors to give to customers for time of service is comical. We are to wait for them to show between 8am and 5pm. I guess the assumption is that we do not have jobs. My last interaction with First AM was probably the worse. They had 2 contractors come out to look at my pool pump. Both contractors said there was no equipment failure; neither even disasempled any part of the pump. I paid (out of pocket) to have a pool tech come out to check the pump, over looking his sholder and with in minutes he diagnosed the issue with the pump: broken shaft, broken impeller, and required a new motor due to failed barrings. Can any of you explain how that is not equipment failure. Needless to say, i was not reimbursed for my expenses. It is just another example of the long line of inept contractors that First AM approves to service your home. I am not one to get online and just bad month a company. But this type of action by a service company just needs to be heard. I dont want anyone else to have to deal with this type of service. Please reconsider purchasing a policy with First AM. Your piece and mind and wallet will be better off for it!
Not only does this company have written into it’s policies this loose wording to allow them to deny any of your claims but they make it VERY hard to cancel your policy. They tell you to send a cancellation email or fax to: [email protected]. That’s not a valid email address and they know it. I’ve talked with TWO phone flunkies that SPELLED IT OUT alphabet letter by alphabet letter as I knew it could be a scam (I’m suspicious of any company that doens’t allow you to cancel either online or via phone even after you’ve logged in). Well that’s not their email address. It’s [email protected]. They keep charging your credit card. Then when you try and get a refund, they just say they never received your email. REPORT THEM TO THE BBB! It’s fast and easy to file a report. It’s the only way that I could get First Am to even address my issue.
Oh, on another note: If you made any claims that FA actually came out for, you might notice that a lot of these techs are Russian. FA uses these contractors that hire these guys from overseas and then they don’t pay them for all the work they’ve done. They tell these guys that if they have a problem not getting paid then they’ll just revoke their green cards. I know this plumber –not Russian– that worked for them briefly and he told me the scam.
I called for a A/C repair and they sent a person who looked at out side condenser and said it needs to be cleaned. He said now it is working and would cool the house in 20 min. Fan was always running not the compressor. I called the service company they said it won’t coll until you clean and cost 150/. They call it Acid Wash. I called couple of AC repair orgs they said Train system should not be Acid washed.
After call home warranty they sent 2nd guy and he looked at freon level and went in the attic and said there is leak in the coil. This guy never opened the condenser to see if it is dirty or any reason. Home warranty asked him what is the status on the condenser and he reported that it is dirty which he never opened. They insist that it has to be cleaned other wise they won’t do anything. This is ridiculous. They sent people who don’t look at the thinks and report to company differently and customer differently.
The worst service and expertise they sent for repair. It is 5 days and nothing happened and spent 6 hours on phone. They collected 55/. Don’t believe a word what they say and contractors. They say they are not required to provide a report to customer. This is a public company looks like and not sure how they are getting away with it.
I have been with First American for almost six years. Within that period they have replaced two garage door openers, a water heater, all my kitchen appliances and my clothes washer. In addition they have repaired my a/c. I have had some problems with customer service but this was probably due to having three appliances replaced at the same time. I think I can safely say the primary problem I have had is with the contractors. The worst being Sears. Overall I am pleased with First American. Sometimes there is time and phone work but in the end the do what they say they will do. I have had no problem being turned down for a claim. Any program like this is a deferred payment plan. At this point I am a little ahead of the game.
