| Home warranty is a complex insurance product. Unlike home insurance, it does not provide blanket coverage for all appliances. Pre-existing conditions and problems resulting from lack of maintenance of appliance are are generally not covered by home warranty companies. Home warranty sellers may not state these factors clearly, and this will create dissatisfaction among customers. Due to these factors, you will see many negative reviews here. Don't be intimidated by some negative reviews here. If you have maintained your appliances in good condition and go with a reputed home warranty provider, your coverage will be fine. |
We do not endorse any company in particular, however you should ignore the reviews that are overly negative or positive. Such reviews are not likely to offer a balanced view and some of them could be fake reviews posted to promote or demote a company. It is always a good idea to check BBB ratings and make sure the company is licensed to do business in your State by contacting State Insurance Commission. Try to avoid paying annual premium and keep your cancellation rights





A series of bad experiences with Warranty Global shortly after I moved into my new home ultimately convinced me to cancel my warranty and switch to a competitor. During the brief time I had service with them, it was nothing but hassles, poor communication, conflicting messages, poor customer service, and general incompetence.
My first experience was a few weeks after I moved into a new house and lost water pressure due to a well issue. Potential buyers, be aware that if you lose running water on a Saturday afternoon, it is not considered an emergency situation and you may be asked to wait until Monday to get running water. Also, there is only a $300 coverage limit on well pumps, which does not go very far towards the cost of the part, let alone the high labor costs. I was not impressed by the service – they had no way of looking up my account information on their computer to even verify that I had coverage.
It should also be noted that it took repeated requests from the company to receive any proper documentation for the warranty, and even then I did not receive anything in writing for over a month after I had moved in. By contrast, the competitor I switched to had my documents electronically available within minutes after signing up, and I had a physical copy in my mailbox in less than a week. Warranty Global took over a month to accomplish the same task.
Through the process of calling to potentially file a claim (no damage to well, just an incorrect pressure switch setting from the previous homeowner), I discovered that the seller’s agent incorrectly signed us up for the lesser plan when we wanted the premium. Calls to the company to inquire about how to fix this clerical error were met with long hold times. My wife called to inquire about this, and was treated rudely by an employee who kept berating her and telling her to read her contract, even though she had specifically told him we had not received a copy of the contract yet.
When I called to inquire, I was told that since the plan had been in effect for a few weeks, there was no way to upgrade. A request to speak with a supervisor got me transferred to voice mail. When the company called back, I was told by a supervisor in the claims department that there was no way to fix the clerical error and upgrade to Platinum coverage until renewal time next year. The company president lists his contact information on the Warranty Global website, so I thought an e-mail to his office seeking clarification in the matter might help, but my e-mail was never answered.
My real estate agent offered to contact Warranty Global for me, and she spoke with the regional sales representative. In direct contrast to what I was told by a “supervisor” at the call center, the sales rep indicated that it would not be a problem to upgrade to Platinum as long as I just paid the difference and the transaction was completed within 30 days of closing. He was also glad to look up my contract information and provide my real estate agent with a PDF copy via e-mail.
This prompted me to sign up with a competitor and use the 60-day cancellation clause in my contract. When I called to cancel, I was told that cancellations can not be handled over the phone and must be submitted in writing to a PO Box in Texas. Since it had been hassle after hassle, I decided it wise to send the cancellation request via certified mail with return receipt. Warranty Global received my cancellation and signed for it.
When it had been four weeks since they received my letter and I had not heard from the company or received my refund, I called. After being placed on hold for a long time, I was told to call back later because nobody was in for the “cancellation department”. The return call did not go much better – I was kept on hold for nearly a half an hour, being bounced around from department to department because I had been on hold so long.
When I did finally speak with someone who could assist, I was told that they LOST my letter. The same one sent certified mail with the little green card indicating the date they signed for it, and the person who signed for it. They said they could not process a request without something in writing. I reminded them that they did have something in writing, and that certified mail is considered a legally binding transaction receipt, so we should just process the cancellation over the phone. They refused, and insisted that I send them a copy of the cancellation letter via fax before they could do anything. I have found many of the people I’ve dealt with from this company to be incompetent and unhelpful.
I would never recommend this Company to ANYONE…not even my worst enemy!!! We have filed two claims and both were denied. Our realtor paid almot 500 for this policy and was bascially just screwed out of his money!!! What is the point of having a home warranty when they use every excuse in the book NOT to cover a claim!!! We were literally told that our broken (could not be fixed b/c of a leak that burnt out the power motor..the leak is sometihng that the plumber couldn’t even determine how it happned, BUT Global sure could w/out ever seeing or inspecting it) water heater was caused by our own abuse of the water heating system. We have lived in the house for barely 4 months. HOW does one actually abuse their water heater??? Thankfully I work for an attorney and will be working w/ him to sue them in Small Claims Court to get our water heater paid for. It is rediculous that people who work hard for their money and think they have a good Home owners warranty in place get screwed out of their money!!! These SCAMS need to be stopped! I will ALSO be contacting the BBB to tell them of our situation and I encourage each person w/ a COmplaint to do the same!!! Lets all put a stop to the SCAM!!!
I would not recommend a policy with Global Home Warranty because of the following:
When we purchased our house last year, the previous owner paid for the 4-star plan with Global Home Warranty. During our first year three times our A/C went out, leaving us with no cooling in FL’s summer humid weather. One repair was major and the other two were minor. Service was responsive; but the quality of work is actually deserving to the company that did the repairs. Global did what they were supposed to do by contacting a company to do the repairs, and Global covered the cost of repairs (minus our required deductible). We had a fourth problem during the last year, but it was minor and unrelated to the A/C.
Here’s the kicker that turned us off of Global Home Warranty. Entering our second year of ownership of our house, we wanted to renew the home warranty with Global. When my wife called to renew, she was told our account was flagged for non-renewal because we had filed too many claims and Global had spent too much money on our warranty. We had four claims that I recall, and Global spent $1,470.63 for approved repairs and then decides our policy is not available for renewal because, like car insurance and someone who has too many wrecks, it is high-risk to them. My wife responded that who knows if in the next year whether or not we would require any additional repairs.
I called Global to confirm what they told my wife, and I was told the exact same thing they told my wife. During the discussion, Global’s representative told me they are in the business of making money. Every company deserves to make a profit, but not like this. Clearly, Global decided our policy was not a lucritive investment for them.
I understand it is a liability issue for consumer’s and businesses, but that’s the purpose for insurance and warranties.
If you’re looking for a good home warranty company to deal with, I’d suggest looking elsewhere. I had a warranty from this firm on my townhouse when I bought it 2 years ago and renewed it last year.
I’ve had 3 instances of using this company for repair/replacement of items in my home and as everyone here states, they are atrocious to deal with. Their customer service reps are incredibly rude and quite often will deliberately talk to you in a highly patronizing and snotty manner. They will refuse to pass you to a supervisor.
Plus if you have someone outside their approved vendors list do the service, expect to get screwed in terms of the labor rates – they only pay below-industry standard orcut-rate hourly rates and NEVER pay for after-hours work rates. Not only that, if you have to wait for reimbursement, expect that they will take weeks to send you the check.
My biggest beef with them is that I recently had the gas valve on my 20 year old furnace fail. In the process of the review of the furnace, the tech noticed a crack in the front plate of the heat exchanger, which indicated an unsafe and failed exchanger, with the expectation that in no more than a month the unit will begin leaking carbon monoxide into my basement.
Global Home Warranty refused to replace the unit, saying I have to wait until it starts leaking CO, arguing that it’s not a ‘failure’ until that occurs, which is total BS because if there’s a crack in the heat exchanger, that constitutes a failure and if I have leaking CO in my basement, fire codes prevent me from living in my own house at that point.
Suffice to say I’m contacting my insurance commissioner’s office, the BBB, local fire department and may well seek legal counsel.
MY WARRANTY CONTRACT WAS INCLUDED WITH THE PURCHASE OF OUR HOME IN MAY 2009. JULY AND THE SUMMER HEAT CAME, UNFORTUNATELY OUR AIR CONDITIONER WOULD NOT WORK. I CALLED GLOBAL HOME USA AND WAS GREETED IN A FRIENDLY, COURTEOUS MANNER. THEY ADVISED THAT THEY DID NOT HAVE A CERTIFIED TECH. IN OUR AREA. THEY SUGGESTED THAT I CALL A TECH TO CHECK THINGS OUT AND TO CALL THEM. THE TECH I CALLED CAME, CHECKED OUT THE SYSTEM. HE SPOKE TO GLOBAL FROM MY HOME AND RECEIVED THE AUTHORIZATION TO MAKE THE REPAIR ON THE SPOT.
SINCE THE TECH WAS NOT A GLOBAL HOME USA AUTHORIZED TECHNICIAN, I HAD TO PAY THE REPAIR LESS MY $50 DEDUCTIBLE. MY $850 REIMBURSEMENT CAME IN A TIMELY MANNER.
I HAVE HAD ADDITIONAL CLAIMS SINCE, AND ALL WERE HANDLED PROFESSIONALLY.
I HAVE READ THE REVIEWS POSTED ON THIS WEBSITE, AND MY CONCLUSION WOULD BE THAT YOU CANNOT JUDGE A COMPANY BASED ON AS FEW AS FOUR REVIEWS. THIS CERTAINLY IS NOT A FAIR REPRESENTATION OF GLOBAL HOME USA CONTRACT HOLDERS.
I recently had a claim ,filed with Global Home ,and I first off want to say that the service was above expectation,The claim rep helped me understand the policy and how the claim process works,The company also was timely and did advise of call the proper disclosure issues,(the company will not know coverage till they have a diagnosis from a licensed professional),I have read the previous post and am quite disturbed by the lack of contract reading, I for one would recommend the company to all my friends and family.
Tried to use my warranty with zero success two times. Both times the repairman stated they were familar with the company’s terms and felt comfortable that the company would cover the issue…and both times they refused. Useless. Don’t spend your money.

purchased a Global Home warranty when I purchased my home. After three months of living in the home, the AC unit quit blowing cold air. So, I call Global Home Warranty (GHW) and placed a claim. They advised me that a repairman will contact me with 8 business hours. Well, since it was the weekend the customer service rep advised me that I would not recieve a call until Monday sometime. I asked the customer service rep about the temporary emergency situation and they said that it didn’t apply to me. I asked the rep that living in south louisiana in August with no AC isn’t considered a emergency sitiation and they replied “No.” Well, monday came and went with no call from service personnel. Monday afternoon I Called GHW back and they advised that they were unable to locate anyone to come service my AC unit. They advised that I would be better off finding a local repairman. So after two days with no AC I finally did. The Licensed and Insured AC repairman that I located came to my residence and advised me that my evaporator unit was shot and that I needed a new unit. I called many times before a customer service rep from GHW called back. I let the customer service rep speak to my AC repairman. The customer service rep rudely advised that they would not pay for a new unit. They actually argued with the licensed and insured AC repairman that what he said caused it couldn’t happen. I am cinfused that someone who has made this their profession doesn’t know what they are talking about according to GHW and that the customer service rep sitting on the other end of the phone knows more about what is going on than the service man standing in front of the unit. I was upset that I had purchased a warranty with GHW and they would not hold up there end of the bargain. So after many calls, they finally agreed to pay for $1,039 of the $3,900 unit I needed to install. GHW then advised that I would recieve a reinburstment check within 30 days of faxing in the work order invoice from my AC repair man. It has now been over 40 days and I still have not recieved any payment. I have called GHW several times to question about the timely manner that is stated in the contract of a 30 day reinburstment payment deadline. No one at GHW will answer me directly or any admin return my phone calls. Please beware before purchasing a warranty from this company!!!!!!!
I received this warranty when I purchased my 9 year old home. I used it this year for three separate repairs on my boiler and once on my air conditioning unit. The first two times I requested a company and had to pay out of pocket but was reimbursed the full amount minus my $75.00 deductible. The next two times Global sent their own contractors which were excellent. It was easier because the contractor was willing to go through the phone interrogation regarding the problem whereas the contractors I had, didn’t have the patience. All of my problems occurred late night and they gave me approval to get someone right away and pay the late night fee (I had no heat during the winter). The customer service is an answering machine so you have to wait for someone to call you back.
The negative – I used the warranty four times for at least $3000.00 so they are not willing to renew. I am bummed because I have had nothing but a great experience and I am reading all other warranty company reviews and afraid I will pick a lousy one.

My contractor quoted $1245 to replace the heat exchanger on my gas furnace. Alex from Global Home USA offered me $695. After repeated attempts to talk to a supervisor you get transferred to voicemail. 1 week without a furnace in winter and NOBODY at Global will call you back. This is a terrible company. DO NOT PURCHASE THIS WARRANTY !!!
I would not recommend a home warranty with this company. Their customer service is awful. I got this warranty last month when I purchased a condo. On last Friday morning, I discovered there was no hot water so I called them at 8:30am. Received a return call at nearly 5pm indicating that they wanted to make an appointment for MONDAY and informed that my deductible would be $75. I informed them that MONDAY was unacceptable and I would find my own plumber. After three calls back to Global, I was finally given the option of having my own licensed and insured plumber inspect the water heater and call them with the diagnosis before doing any work and they would determine if and what they would pay for. At this point I am wondering what I paid for. I found a plumber in the area that told me the water heater is still under warranty and parts would be free and all I would need to do is pay for labor at $89/hr. When I located the plumber it was 8pm so we arranged repairs yesterday. The water heater was repaired in less than an hour by replacing the thermostats and I didn’t have to wait until MONDAY. At this point I will be sending my demand in writing to cancel this ridiculous warranty. And no, I would never recommend this company to ANYBODY. What a rip-off.
My husband and I purchased a new home with a warranty and when our hot water tank was leaking we needed to use our home warranty to fix it. By chance we looked up Global online and saw all the bad reviews and prepared for the worst outcome. To our surprise we had no problems. We noticed the water on the floor on Sunday and by Tuesday we had a new water tank. They replaced it with a better unit than what we had and the guy that came out here did quality work. We are pleased with how all this turned out because this repair would have cost us $ 1400.00

After about two weeks in our new home the oven died. We reported the claim immediately and the company said they would find someone to come look at the oven. After a few days they finally called to tell us they couldn’t find a service company willing to work with them and that we needed to find one for them. We were finally able to find someone who did come out and give us an estimate. We faxed them the estimate, which after a few days they called to say they lost. So we sent it again. It then took Global another week of back and forth with the repair company to get all the information they wanted. Finally they decided the oven wasn’t able to be repaired and we then found out why no one will work with them. They were only willing to pay half what the estimate was to repair the oven. The explanation they gave was that that was their labor rate. So they told us to buy a new oven and send them the receipt and then they would reimburse us their estimate. We sent in the receipt and a week later they called to say they hadn’t recvd it yet. I told them the date I faxed and e-mailed it to them and the rep finally found it. Some of their reps were friendly others were not. Generally a terrible warranty company that will try anything to pay as little as possible as slowly as possible.
To put it plain and simple they are horrible. I bought a home 4 months ago and bought their plan about 3 months ago. My dishwasher broke and so I called to make a claim, they informed me that I would receive a call from a repair company in 8 hours… well 2 days went by and they called to let me know that they have been unable to locate someone to repair my dishwasher in FLORIDA, not Orlando, Central Florida Area, but FLORIDA! They then instructed me to take care of it myself, pay out of pocket, then Submit all the paperwork and they will review it to decide whether it will be covered under the warranty. ARE YOU KIDDING!?!?!? Isn’t that what I paid them over $500 to take care of? I DONT RECOMMEND THEM TO ANYONE!!!!!
