Pre-existing conditions and problems resulting from lack of maintenance of appliance are are generally not covered by home warranty companies. Home warranty sellers may not state these factors clearly, and this will create dissatisfaction among customers. Due to these factors, you will see many negative reviews here. Don't be intimidated by some negative reviews here. If you have maintained your appliances in good condition and go with a reputed home warranty provider, your coverage will be fine. |
We do not endorse any company in particular, however you should ignore the reviews that are overly negative or positive. Such reviews are not likely to offer a balanced view and some of them could be fake reviews posted to promote or demote a company. It is always a good idea to check BBB ratings and make sure the company is licensed to do business in your State by contacting State Insurance Commission. Shortly after my home purchase, I had a new filter being placed on the furnace due to a having a newborn and an older home. My licensed contractor detected carbon monoxide coming from the furnace as part of a courtesy check and then discovered that two of the three heat exchangers were completely disfunctional with large cracks. Despite the fact that my licensed home inspector found the furnace to be in total satisfactory working order and that this was the only inspection of the furnace prior to the problem discovery, HSA has denied my claim referencing a pre-existing condition. The pre-existing condition just so happens to be the words of the contractor sent by HSA and only after the HSA contractor spoke to me knowing I would pursue the use of my own contractor to do the work. It makes you wonder that if the HSA contractor knew he would have received the work, then his story may have been quite a bit different. Needless to say, I am not finished pursuing this claim and will lean on the aid of state legislatures, the BBB, the Attorney General, the recommending realtor, etc. Like many others, what the heck did we pay for???
I had my A/C unit go out on the 30th. of Aug. Called HSA they sent out a repairman that I was not happy with because they did not come when they were suppose to. Call HSA about them they came out check the unit outside and said it had a leak and could be repaired. The one I had check the unit said it could not be repaired, so HSA sent out a 3rd company to get another opinion he said the unit had to be replaced as it was aluminum and it could not be welded. HSA Replace both units the outside unit and because of the freon they had to replace the air handler inside. It cost me $90.00 out of pocket for the units to be removed which was well worth it. I switched companies and went to Sensible BIG MISTAKE.. BOY I AM GLAD I WENT BACK TO HSA. HSA IS A GREAT COMPANY. SORRY SOME HAVE HAD PROBLEMS BUT I HAVE BEEN PLEASED WITH THERE SERVICE. HAVE HAD THEM FOR OVER 3 YEARS NOW
We bought an older home and in talking with the realtor she suggested this insurance policy since the house had been empty for a number of years. Were told that if for any reason something happened to the furnace/stove, ect. it would be repaired or replaced by HSA. Since then the central air needed repairing and the stove and furnace both quit. The only thing HSA has done for us is replace the stove. They will do nothing for the 2 larger items using the excuse of “improper installation”. These both were installed and have worked for over 10 years. Wonder how if they weren’t installed correctly. Now, after paying for the insurance we still need to come up with the money to replace the air conditioner and furnace. The premium we paid was basically a waste of money.
This is my second claim and they told me that i could use any licensed company just submit the invoice and I did …my first claim on a fridge took a week to get repaired bec I used their tech. the second incident on my well warranted faster action ….they have a hidden requirement that you have to call them back to inform them about the chosen company,…which I was not informed about…they are denying my $850.0 claim for a well pump that needed to be replaced simply because it was underground for 20 years and quit working…I am contmeplating legal advice simply bec. it is soo unfair…you buy these policies and think you can sleep good but what a farce…if the CEO cares please call me and talk about it I am in northeast Ohio and the claim was for a well pump cost $850.00 ….on 9-14.
American Home Shield is worth the money! We have piece of mind if anything breaks.
Our washing machine broke and what would have been hundreds of dollars in labor and parts only cost $60 service fee. They had a repairman out the next day. When our ice-maker on our fridge broke, they had a worker out the next day and again only had to pay a $60 service fee. No hassles, friendly reps
Their service providers,roofers, are unprofessional and can’t get the job done. The first roofer took about 2 weeks to get here, didn’t fix the leak, took another couple weeks to try again – and failed. Called them again, they said they weren’t coming back – they fired me!
HSA gave me the # of another roofer, after a couple calls, I got an appointment which was missed – no calls. I called and left a message which was ignored. Called HSA, and the guy called back in 20 minutes. Let’s see if he comes this time.
I have two garage door openers. Yes, they are old, but aren’t covered because they don’t meet “current safety standards”. Now only one goes up.
I wouldn’t touch this company with a ten-foot pole, and have advised my Realtor to step away from them, too.
It’s an absolute SCAM! We purchased a new home with this so-called waranty, the air conditioning failed two weeks after we moved in, they sent one of their own service men to look at it charging me what was to be the deducable of $100, he took a quick look and my check and shortly after that the denied my claim saying that there is a preexisting condition of “Rust” in the system, what older air conditioning system doesn’t have rust? I was scammed out of $510 from this company!
Looks like the CEO doesn’t respond to customer complaints. As I indicated earlier…sent HSA’s CEO two voice messages and an email. He received because he had is Director of Operations respond with a voice message that I’d have a response from their legal department in the coming days. What a scam. If their process is to have the legal department write letters, there must be problems in these areas. Sending a notice to the BBB and will be contacting our congressional leaders to investigate fraudulent activities of this company.
I am a 1st time homeowner & I really thought I was being pro-active by getting a home warranty for my home. Every since my AC went out; my experience with this company has been an absolute nightmare. The tech who came out seemed to have fixed my AC but then 2days later it went out again. The next time he came out he gave me a different reason as to why my AC went out & stated it wasnt covered by the home warranty. The home warranty company paid the 1st claim but stated the 2nd issue was not covered by my warranty.
I hired Coolray and paid an additional $295.00 to get my AC fixed and thats not including $200 worth of deductibles for the 1st and 2nd visit (home warranty tech). I have come to the conclusion that it makes no sense to have a home warranty if I have to come out of my pocket to fix the issue.
Also, I was so surprised with the unprofessionalism I encountered from the customer service representatives- it blew me away.
I will NOT renew with this company & I feel extra bad because I referred my friends to this company as well.
This company has nothing more than take our money. They covered one roof claim that took three weeks to have repaired and that’s it. When our AC and heater went out they would not cover it, and they just denied another roof claim. DO NOT USE HSA.
I contacted HSA yesterday about a softwater softner that error’d out. They did not have a vendor in the area and requested I call one. The technician came out and stated, the motor was locked up. The CSR asked what caused the lock up? He stated, “there’s rust and corrosion, yet, the motors locked up so I cannot test.” Hearing the words rust and corrosion, the claim was denied. I spoke to the VP, Operations who proceeded to tell me that their denial was “legally defensible”. I’ve requested a call from Robert Lehmann since he indicated that his team is trained to be customer friendly. I’ll reserve the right to change my ratings of this company until Mr. Lehmann returns my call. Multiple attempts to talk directly to him were unsuccessful. As a business owner myself, If a customer has a complaint, I make myself immediately available. We don’t hide behind our Director of Operations.
I’ve had s HSA home warranty for three years now (we have the best plan they offer) and I can’t recall anything they’ve ever covered. Today they denied a problem that the repair guy couldn’t diagnose. I said, “Don’t you think you should know what the problem is before you deny it?” No, not their problem.
They don’t even have any vendors in the area who will repair certain types of issues we pay coverage for. They told me to find a local vendor myself and they would pay for it. After calling tons of vendors (and telling them it would be a HSA claim) all of them said they wouldn’t come because they’ve had trouble with HSA in the past and they don’t want to be left hanging.
I did find one vendor to come out. He took a look at the problem, checked with HSA, and said it was a warranty covered issue. A few days later (after being chastised by HSA for not diagnosing the problem as something else) he came back and made the repairs. He said HSA was refusing to pay him but since he already told me it was covered he would eat the cost. He said as a small business owner he will never work with HSA again. Basically as a vendor, if you don’t deny HSA won’t pay.
One thing I do notice on all of these reviews is that they seem to be denying problems more in the hard hit housing markets. DON’T EVER GET A HSA HOME WARRANTY Our other home has Fidelity Home Warranty and we have never had a problem with them.
HSA is a joke. No email contact, customer service is crap, should be an embarrassment to any executive of this Company who ever bothered to look at their business from a consumer’s perspective. +20 days to fix both AC units, sketchy selection of service providers, and they jacked up my premium by 45% because of two claims this year – burn in hell HSA.
This is my second year with HSA. I will NOT be renewing my contract next year. Each time I call them, they ask me many questions (trying to deny coverage.) This time, our attic fan was broken. The actual fan was not properly placed in the holder (not our fault) and the fan busted out of the holder while spinning, and the fan blade put a hole in the housing. They said this was not something the fan could have done to itself…so they arent covering it. The job is going to cost $450 out of pocket. I am furiated with them and the service company that came to my house. They told HSA that a rock or branch hit the fan and caused the hole. NOT TRUE!!!
I had HSA for one year. The fixed my dishwasher that would have costed $250 but it took 2 weeks to fix. My toilet needed service. My claim was denied! It was at the end of my warranty and I am shopping for a new warranty company!
They denied my claim said the water wasnt part of my refg. I had to pay the $50.00 deductible and water was still all over my floor and leaking threw my floor onto my washer and dryer in my basement.They wouldnot let me cancell my policy. VERY RUDE
I’ve given a ’3′ rating over all to HSA. I have used them 4 times in the past year. The first 2 times were to determine that two electronic boards in the heater were not working. It turned out that the first board probably should not have been replaced, but in fact the 2nd board was the problem. This kind of stuff happens. Next was the AC. Of course it goes out when it’s really hot. Turns out it is the compressor. That is replaced. In the mean time I learn that there are certain items that need to be done to really make the unit cool effectively. This was done outside of the warranty and I knew this going into it. The service techs that have worked on the house have told me that HSA is really the easiest for them to work for – they actually get paid. However, when my renewal came through recently, it was almost double what I had originally paid. Don’t think I’m going to renew with HSA. It seems they are trying to make up for what they have put out. Also I am a Realtor and an owner of a rental property. So I get the nice letters from HSA stating what the repair would have cost – I get these as the owner and as the Realtor and the ‘costs’ stated in each call are different. One will say to the ‘owner’ it would have cost $250.00 and the one I get for the Realtor side says an entirerly different amount. Makes you think.
We have had HSA Home Warranty for over 3 years. Every time we turn in a claim, they attempt to deny coverage. This latest time our heat pump was not working properly. The contractor that was dispatched told them the problem was our evaporator coil. They denied the claim by saying that we had not properly maintained the system. This denial came even though we had the unit serviced in November of 2009 and May 2010 by the same contractor and they had said that the evaporator coil was in perfect working order at that time. Result: they told us the cost to replace the evaporator coil would be $1100 out of our pocket. HSA will not get another dime from me. I highly recommend reading all the reviews on here and elsewhere on the Internet. You may eventually get them to pay, but it is easier to find a reliable contractor that will fix your problem right and not take your money and DENY coverage.
Additionally, in Florida, the contract cannot be canceled by the homeowner mid-term. I suspect they do this because once contract holders turn in a claim and have it DENIED, they do what I wanted to do: CANCEL IT! Select a home warranty company that allows the contract to be canceled prior to the renewal date.
Customer service is always nice, the timeliness depends on how backed up the service company they send out is but the repair and replacement is duct tape and band aid fixes.

Company came out to fix a blower motor on the furnace. They left and then the furnace was leaking water. I called the co. that HSA chose and they told me it will be another charge if they have to come back out. The furnace has never leaked water in the 10 months I have lived her but all of the sudden it leaks after the service guy leaves? WTF. I called HSA with no help from them, guess I am screwed. HSA is a joke.
Had a cooling problem with 5 ton A/C not cooling, they sent a company that is 25 miles from our town, so naturally was charged additional travel expense. Repairman found that unit was low on freon and recharged the lines. Following day, A/C would not cool, repairman came out once again and found a pin hole leak in the copper tubes in the condensor, stated it could be repaired but would not guarantee the repair. HSA representative stated that they would only cover the fix if the unit was replaced, approx cost between 7 and 8 thousand dollars, of which they would be responsible for the remainder of less than $1200.00 and I would be responsible for the difference. I had a local company from my town with 25 years of experience look at the A/C and they said it was an easy fix, they would solder it and also guarantee the repair. The cost would be less than $500.00 total for the repair, replacement freon and checking the lines. HSA continued to demand that they would only be responsible if it was replaced and not the repair. The representative was extremely rude and very unprofessional in her approach and attitude. I am a retired realtor and always recommended Home Warranties to my Seller’s. This is my first experience with HSA and I guarantee it will be my last. I only wish I had look at their reviews and I never would have selected them.
This is, unfortunately, my second large HSA claim since December 24, 2009. I am not overstating the fact that they had people at my house right away. My furnace fan just went out. You need that for air conditioning. I called in the morning and by 2 pm the same day I was fixed and working. People complain about things that are not just right. I think it is important to tell people about things that are good. I am happy with HSA and I am glad I had the coverage.
We have submitted a claim on June 14. The AC went out in our home. We called HSA many time to get this fixed but… WE live around Chattanooga, TN and this week it was 95 to 97 F. HSA is very slow and does not want to help much. When I called they told me to call the contractor. There job was complete. The processed the claim and ordered the parts. This is 2 weeks and still have no AC. I will not be going back to HSA for another home warranty.
I’m sorry so many people have had a negative experience with HSA. I have to say I have had nothing but excellent service and response. I purchased my home in 2006, and a 1yr warranty was included in the sale. I had a claim in early 2007 for the furnace not heating. Their contractor came out the next day, replaced a part, no further issues. Dec 2007 my water heater went out. It was replaced within a day–no problems with the contractor or HSA service. On Father’s Day weekend 2008 we came home to no AC. Unfortunately it was late Sat night, but they were able to get someone out Sunday–on Father’s Day! He advised it would need replaced, but charged the unit to get us AC through the next few days, until the new unit arrived. A brand new AC unit was installed for under $200 out of my pocket. Aug 2009 my fridge stopped cooling. Apparently every part in the fridge would’ve had to be replaced, so cost to repair was the same as replacement. I was advised a specific retailer to purchase a new fridge online, and for under $100, had a brand new fridge shipped to me within 3 days of the claim. HSA has stood up to their service guarantees and have justifiably approved all of my claims. Seems lack of proper maintenance on appliances/furnace/ac is the only reason they may deny a claim. I will continue to renew my warranty, and transfer to my next home so coverage is continued. I recommend HSA to everyone purchasing a home. They’ve saved me a ton of $ and now that I’m single, give me peace of mind about maintenance issues in my home.
