Pre-existing conditions and problems resulting from lack of maintenance of appliance are are generally not covered by home warranty companies. Home warranty sellers may not state these factors clearly, and this will create dissatisfaction among customers. Due to these factors, you will see many negative reviews here. We do not endorse any company in particular, however you should ignore the reviews that are overly negative or positive. Such reviews are not likely to offer a balanced view and some of them could be fake reviews posted to promote or demote a company. It is always a good idea to check BBB ratings and make sure the company is licensed to do business in your State by contacting State Insurance Commission. Try to avoid paying annual premium and keep your cancellation rights





Don’t waste your time with this company. The policy is full of exclusions. Virtually, nothing is covered.
I have put in three claims and they have denied all three of them stating that it was due to workmanship, and varius other clauses that were written with big loop holes in the favor of Land America.
I have used the warranty twice. Once for an electrical problem and once for our heater going out. Both times the items were repaired. My only complaint was the time it took to get the heater repaired. It was in the middle of the winter and it took a week for the repair to be done, but the repair was done in the time frame of the warranty contract. It took a while since the heater went out on a Friday night (of course), then between the alloted time for a response from the repairman and the ordering of parts it took a week. I think the response time is standard for any home warranty contract.
They actually accepted a claim of mine and it’s going on 3 weeks in the middle of the texas heat with no AC. there’s really no telling when they’re going to do their job.
Don’t use this comany unless you likereceiving the run around and hollow promises.
Placed my first service request with LandAmerica for a leaking h/w heater. LandAm answered my call in a reasonable amount of time and told me they would have a plumber contact me. 2 hours later, I received the call from the plumber, very nice, who told me they couldn’t come out to replace my h/w heater for 4 days, not so nice. Reluctantly, I agreed. 4 days pass, I leave work early, and the plumber is late for my appointment. I call the plumber who tells me they are out of town for the holiday weekend and is sorry he forgot about my appointment. He recommends that I call LandAm and hangs up. I call LandAm and long wait review the situation with the customer service rep. She puts me on hold for 20 minutes and returns to the line to tell me she can’t get ahold of any plumbers, but I’m free to try to get a plumber to come out on my own, but I’ll have to have him call LandAm before they’ll authorize any work. You have got to be kidding me, right! Furious, I ran to Home Depot and bought a new h/w heater for $300 and in less than 2 hours I had the installation complete. I was ready to cancel my policy for a refund, but I thought I’d give them one last chance. I called once again and reviewed the case with a customer service rep. He explained their policy excludes the home owner from completing the repairs for reimbursment, even though they screwed me and forced me into the situation. He also said that, if he were in my situation, he’d probably cancel his policy as well. Home Warranty’s are such a rip off!!
I purchased a fourplex on October 10th, 2008, and as part of the deal the Seller was required to purchase a one year home warranty for us. They purchased the warranty from CRES Insurance, and the plan had already been paid for by the seller, and was supposedly active. We had the water turned on at one of the vacant units (Which we were in the process of getting ready for us to live in) in the fourplex on October 14th, 2008. Everything was fine for a couple of weeks, and then we had a water pipe bust under the house. My wife called to make the claim. They sent out a plumber, and then they said they would not cover the repair because it was pre-existing. If it were pre-existing, then why hadn’t it been leaking for the two weeks prior? They claim that the leak was caused by old corroded pipes, and that they still would not cover it. However, they knew the age of the property at the time the warranty was purchased, and had no problems accepting payment for the warranty without any requirement for an inspection of any kind. Now my wife and I have no more time, and we are forced to move into this apartment without any running water because we have to be out of our old house. They said we can dispute the denial, but we would have to submit a copy of our home inspection (Even though no inspection was required when the warranty was purchased). They are just a typical insurance/warranty company that is happy to take people’s money, but never want to pay on a claim. Now my new wife and I will have to live without water for an undetermined amount of time. They even told me that if we did go ahead and pay to have it repaired that there was no way they would reimburse us for the expense.
They still refuse to pay for the repair. BTW the warrant for this piece of property cost us $1000.00. The repair total will be about $350.00 I have filed a complain with the BBB (Whose website already ratees this company as an F), and they basically told the BBB to F off (that must be where the F rating comes from). I have also filed a formal complaint with the Texas Real Estate Commission. The TREC is the agency that grants the licenses to these theives in the state of Texas.
My heat pump starting to make a loud clunking noise… Its 15 years old. Bought a Foreclosure and my Inspector recommended I purchase a warranty at a special price because I was using them for the inspection.
I though it was a sales ploy until I went out and looked at the 8 Seer unit. It was toast!
Bought the warranty with the A/C Addendum.. 11month into the contract I files a claim and within 7 days I had a New Payne 13 Seer unit up and running for a $ 50.00 deductible!
Great Service and Results. I renewed for an additional year!

Please DO NOT buy LandAmerica Home Warranty Insurance. It is ripoff. My experience was very bad and unbelievable. I got the faucet leak on sink in the bath room. Make a request online and waited for two days with no response from LandAmerica. When I called the customer service, they told me that it was not covered under policy. I told them this was a plumbing problem and it was not covered – what was covered under plumbing on the policy – they said go and read the policy!!!. Again, please DO NOT use LandAmerica Home Warranty Insurance period.
Our first warranty item was a failed baseboard heater (item costs about $50). It took them two weeks to get a contractor out to look at the heater. It turns out that they did not have any electrical contractors in the area so they had to sign up a new one. After that, it took about two weeks for the contractor to actually replace the heater.
Our second item to fail was the dishwasher. The first contractor contacted was located some 70 miles away and could not easily get to our home. A week later, another contractor was chosen (after I called and complained). However, this contractor had not been paid for a previous service call (according to them) by Land America so they would not do another service call until they were paid.
I have now been told by Land America to call anyone I want and just pay for the service call. Land America will reimburse me in 30 days.
Cancellation for me is out of the question, because the electrician charged them more than the original contract to replace a $50 base board heater. (Note to all – if the repair is simple and the total costs are close to the deductible – do it yourself to preserve your possible cancellation refunds. This will generally only work for the first service call. In my case, my refund is zero after the first service call.)

Stay away from Land America. They are the worst! All they do is send the 2nd tier repairpeople after you have to call them for weeks. They just try to delay the process until you cave in a get the problem fixed outside the warranty. Again: Land America sucks big time. Don’t ever consider them!

Don’t buy warranty from this company. Having heater problem. They came and inspect and left and never call me again. Call them serveral times, but did not get any responsd. Finally file complaint with BBB. Their vice president call me and offer me only half of repair cost. Their excuse was the heater is old and dirty and not cover under the warranty. The heater is 25 years old suppose be old and dirty. The problem is the broken gas vale not the dirty old heater
Tried to use the warranty for a water heater. The results: 1. Plumber turned off the water to my house for 3 days because he was not experienced with the product and could not stop it from flooding my garage. 2. They rejected my water heater claim because it had a solar unit attached. 3. I specifically purchased this policy for the water heater and the swimming pool pump. They told me I should have gone through the fine print more thoroughly, and that upon discovering my water heater was excluded they would refund me for only the remainder of the warranty. Even if I discovered one day after purchasing that what the agent told me was inaccurate I would still have to pay for that day plus a processsing fee. Their business practices are bad and their agents are even worse!
It has been two weeks since I called in my A/C does not work. The repair company was there within twenty four hours. He identified the evaporator was bad. Land America called me the same day saying I had to pay $80.00 more for incidentals that were not covered. I agreed and have been waiting twelve days and still not fixed. I call every two days and customer service is very friendly but cannot answewr why it’s not fixed. They may save $75.00 by buying bulk but I have no A/C in 90+ temoeratures in San Antonio for over two weeks.
My mother has used her policy 4 times and has been happy each time. 2 were separate plumbing issues, and 2 were for the A/C. On the last call for the A/C, the service company called and said their first available appt. was in 3 days. I told my mom to call the warranty company back and ask if someone else could come sooner because it was supposed to be over 90 degrees that week. After she called, a different service company came out the next day. She is very happy with her policy, but none of the repairs have been major. There are delays with major repairs through any warranty company, and even with service companies not acting through a warranty. That’s the nature of the business, and I think that a lot of disgruntled warranty customers are just expecting too much. A home warranty is not a guaranteed quick fix or replacement with no questions asked, but it’s better than no coverage at all.
Honestly, this is the review. they came out many times, taking my time from work.. my equipment was properly maintained above average, it took them an average of 5 days to respond. ( the unit quickly shut down again once they left and they kept pushing off the visit and ( honestly like Duct Tape) to avoid having to replace anything, which from a business prospective makes sense, they dont want to loose money, and do not care if you are dis-satisfied). By far the WORST i have EVER delt with and again i am being objective, as to not have this post erased. they are only open till 6 and only will service from 9-5 weekdays. (this is not another company post, this is me).
i sincerely hope they improve, for the sake of their customers, but if i were buying i would look for a local more professional company, i sincerely wish they had done a better job.,

I have been dealing with Land America for almost a year. I have had 4 different service people out to “fix” my oven. The notes on this one over takes people over 10 mins to read every time I call. Finally today I get David, the rudest person I have ever dealt with in my life. He was screaming over my questions when I asked if i could please speak with someone else he told me there is no one else and then hung up on me. My husband then called and talked with the manager Pricilla and she was the same way. So our oven is not fixed because of a safety feature that is not covered and we can pay for it to be fixed. I’m now shopping for a new warranty company.
I have warranty which indicates AC is covered. But to replace it they need to do modification and its cost 1350$. Because they are providing cheap AC condenser which requires modifications. And its been 11 month still no result.
I purchased a policy in August 2008. So far, I’ve submitted five work orders.
The first three were for plumbing leaks in either the kitchen or guest bathroom. The contractor responded within two days each time and repaired the leaks. They replaced the garbage disposal on one call.
The fourth call was for air conditioning service. Our A/C wasn’t cooling. The contractor filled the refrigerant, reset the unit and it worked fine since.
I made a fifth call today for an Air Handler condensing line leak. I’m waiting to see how this service call turns out. I’ll definitely let you know.
So far, they’ve been great. However, our work orders were for minor/routine repairs. I pray we don’t have a major repair requirement anytime soon.
This company was horrible. The subs that came out didnt know what they were doing and each call had to come back multiple times. They did not screen their subs and sent one that was not licensed and was a fraud. The state of Utah was in the process and did take him to court and order him to quit doing business. Every call was a horrible experience.

This is the worst company I have ever had to deal with. My heater broke in the middle of winter (8 degree nights outside) and it took 2 days to get someone out. Apparantly they only had one service provider for heat???? Then when the service provider came out, they assessed that the problem was a big one and the heater(over 39 years old) should be replaced. We even said we would partially pay to get a good model. Land America then said they needed a second opinion, which took another day and a half to get some one out. The second company agreed that the unit should be replaced, but said they could “bandaid” it and it would hopefully get us by until Land America decided what to do. Because the second company was not contracted with them
LandAmerica provides poor services. They were rude and kept telling me what won’t pay for the repairs without even knowing what’s going on. They just want to get every excuse not to pay.
Its been 5 months (and going) I have been struggling to get a simple kitchen appliance problem resolved from this company. The problem was with my cooktop ignition going non stop clicking. The rapair contractor they sent, couldnt fix it because he couldnt open the glasstop and while trying to open it, he broke it. He told them they cooktop glass needs to be replaced. And since then they are donig this dance of “The manager is making accessment of the case”. After 5 months when they finally contacted me, they wanted me to sign a legal agreement that I have to agree to whatever part they send or else accept the money “they think” is suitable . Now that is a catch because I will never be able to get a glass top for that price. Never again with this company.
I had several service calls this year with this company, and for the most part the service calls were responded to promptly, but I did have one call that took a week to get a repair person out for, and then there was a debate with the repair person and the warranty company about who was paying for the repair and what it consisted of! The issue was going to cost more than originally expected and the warranty company started questioning what the repair guy was doing and seemed like they were back pedaling for ways to avoid paying for the repair in my home. Then they told me that the repair guy who was at my house could not do the repair that day and that they wanted a second opinion, but I would have to pay for a service call the new guy to come to my house, and pay another service call if the original guy had to come back to do the work! Ridiculous! The repairman that was there at my house had already been to my house 2 times previously to do work and did just fine without argument! Why did they all of a sudden have a problem with his assessment?
And I did have one incident where I needed an appliance replaced that was very old and an ackward size. The warranty company and I went back and forth for several weeks about how much they were willing to pay for the appliance replacement and what appliance I needed to replace it with (like they lived in my home and I didn’t know what should be replaced). They gave me a website and said to give them a couple of options off of their sponsored website, so I did and when I spoke to the representative, they were not at all thrilled with my 3 options and told me that they couldn’t pay for it and issued me a check to purchase a new appliance through an alternate distributor! It was a terrible hassle and one of the worst expeiences I had with the company. After weeks of arguing and the run around, they eventually went from an absolutely unacceptable replacement offer to one that at least covered most of the cost I had to pay to find an appliance that nearly matched what I had lost!
I had a problem with watre heater and I needed to replace it same night.. they did not return my call till next moring. I had to get a technician and repalce it same night. when I requested a reimbursement they said ” sorry no reimbursement, too bad” this is nonsense.. you pay your premiums to have peace of mind and they find all excuses not to pay their share. total rip off. I do not recommend this company.
I was held hostage without power for 4+ days (Friday through Tuesday-last weekend of Jan). Camped in living room with my wife and four children sleeping on the floor (tile)-temps were near freezing. Called local electricians to repair electrical panel. 2 differing estimates were both deemed “too high” by LandAmerica (one on Friday and one on Saturday). So LandAmerica hired an individual to drive 112 miles (yes, one hundred and twelve miles) to my house. Problem was he did not show on Saturday or Sunday as promised by LandAmerica. Said individual arrived on Monday, w/o parts or plan to repair my panel and after a cursory look, claimed my panel was “overloaded” exempting LandAmerica from paying. Said individual left my home never to be seen/heard from again. I phoned one of the local electricians to return to my home (Tuesday) in order to perform the $3,800 (yeah, thousands) in repair work and paid every cent out of my pocket. I’m currently working the refund of both service calls, dealing with the LandAmerica resolution department, my credit card company to refund the yearly insurance premium paid in full, the BBB for obvious reasons, and the military legal department (active duty military member). These are the facts of my experience-decide for yourself what to do. Footnote: the long distance electrician failed to perform a load test in accordance with NEC (National Electrical Code) standards to determine what, if any, electrical load existed on my panel; he merely looked at my panel and tried to add the circuit breaker amp ratings to determine the load. If you have an electrical panel (you do) add the circuit breaker amp ratings and you’ll determine that your box “appears overloaded” because the total will be in excess of the 200 amp (most homes) rating of your panel. I bet LandAmerica has never paid on an electrical panel with this neat little scam…

The week before Thanksgiving 2009 I called Land America Home Warranty to open a claim on our oven when it failed to heat.
In response to our claim Land America Home Warranty sent AZ Appliance to our home. AZ Appliance stated that they would order the needed parts and schedule the repairs to our oven. However, AZ Appliance failed to keep the scheduled appointment for repairs because Land America decided, for undetermined reasons, not to honor our home warrantee contract.
I contacted Land American Home Warranty and spoke with David in the Authorization Department when it became apparent that Land America would not deliver the services promised under our warrantee. Dave was rude and accusatory during the conversation, and left me feeling that I was under cross examination for a criminal act.
After months of appeals to Land America to honor my home warrantee I have been forced to conclude that I have been scammed.
The first year I had this warranty in 2007 all the appliances in my home were covered to a certain extent. Upon renewal the following year I paid extra to have the maximum upgrade to my policy to have more coverage. Turns out they decided to remove the coverage to my refrigerator, washer and dryer yet the premium kept going up each year. My refrigerator works, but makes a very loud humming sound. Now that I needed it repaired they tell me the refrigerator coverage was removed 2 years ago and that they would not cover just a humming sound if the frige works anyways. I went back and looked at my renewal contract and it did say those this were not covered, but how can they just remove something without indicating it in a separate correspondence and keep raising the renewal premium cost? One assumes your renewing to keep the same coverage. Not once did they indicate to me there was an additional cost to add the fridge, washer and dryer back onto the policy (another $105) plus I would need to pay for an appliance inspector to come out and verify first the appliances are in good working order and submit to them so the will accept to cover them. If those appliances were covered to begin with why do I need to prove they are working? They will not keep customers if they keep up with this kind of bad business practices.
Land America is not a reputable company. My air conditioner stopped working last night when the temperature reached above 95 degrees. They cam out the next day when it was cloudy and 85 degrees and told me that it just needed some freon. I had asked a friend of mine who owns an air conditioning company to take a look at it and he told me that the 26 year old unit needed replacing since it was leaking oil and the valves were in bad shape. The Land America tech did not look at very much at all and just concluded that it needed freon. When I went to call Land America, the technicians ran off in their truck. I called Land America and they said they would get back to me but were unconcerned. This is not customer service nor is it a safe practice in Arizona to not properly evaluate an air conditioning unit that is so old.
I have had this company for 2 years. I have finally had enough. My dishwasher would not heat up and only came on half the time. The first repairman they sent out told me I needed to turn the hot water on in the sink, wait for it to get hot and then turn on my dishwasher! When I ask him why I never had to do that before he told me I didn’t know what I was talking about. He was ask to leave my house! Next my pool pump when out. A repairman was sent out and told me he could replace the pump the next day. The warranty company decided to get another repairman to look at the problem. The second repairman could not come out for over a week. When I called the warranty company and ask them who was going to get the “green” out of my pool, they kindly informed me I would be paying for that. Well after many phone calls and heated debates the original repairman was allowed to replace the pump. This company tries to deny all claims, sends out repairmen who do not have a clue, and are just down right rude. I am changing to another company.
No problem with this company unless you have a claim. I had a/c problem (York) and they agree to replace, but with a brand I had never heard of. The condensor made so much noise you could not stay outdoors. After many calls to their service techs I replaced, at my expense.
We purchased this warranty in 2005 when we purchased our home. Our A/C unit stopped cooling earlier this month and I went to call them and noticed our policy had expired. I paid out of pocket to get everything repaired. I called them this evening trying to renew and was told, “Our company no longer wants the liability on your property. We chose NOT to renew your policy.”
WHAT?!? I have had MAYBE three VERY SMALL claims since 2005. Obviously I am looking for another company to cover our home.
They will opt to not renew your contract if you make a claim.
This home warranty was sold to me at the closing of my house. Little did I know, Land America had filed for bankruptcy previous to my purchase of the warranty and as soon as I needed a repair, it was BPG (Buyers PROTECTION?? Group) that was there to ‘help’ (or so I thought) me. I had a LOUD banging noise on my A/C unit. I called for a service call and was told they “Don’t do noises”. WHAT? She asked what was wrong with it. I didn’t know. She said they “Don’t do discovery”. WHAT? I asked what that meant. She said they won’t come to figure out what’s wrong with it. Well, if I was qualified enough to determine what was wrong with it, I’d be qualified enough to fix it myself. It took a call to the home inspector then lots of calls to BPG’s regional manager to get someone to come over. Actually, THREE different repairmen came at 3 different times, PLUS one we called on our own. Two couldn’t tell us a thing. Two others (one was the one we called on our own) told us the air handler is about 15 yrs old and the compressor is about 2 yrs old and they don’t match. They said the compressor is already damaged and what really needs to be done is to replace the air handler and compressor at the same time. Reports were written and given back to BPG and you know what? They wiped their hands of it. They told us it’s not their problem, they won’t do anything about it, we can sue them if we want and their lawyers will be happy to speak with ours. What a company! I’d NEVER EVER use them again nor do I want their unprofessional (except for one guy) service men back in my house. Shame on them. Hmmmm….maybe I should call that show “Shame on You” or whatever it is. Everyone should know what kind of rip-off company they are.
Our Dishwasher failed recently, and the company, now named Buyers Protection Group, came out diagnosed it and came out about 7 days later with a new unit, took the old one away. We are very happy! Only paid a Service, Trade fee, and saved over $700
We have had a home warranty since we bought the house in 2006. I did not rate them higher simply because we have not made any major claims. The first claim was when we moved in – the A/C did not work. Since it was a weekend we had to wait a few days for someone to come out and fix it. Turns out out it was just a disconnected wire. Problem solved. He also did a quick check on the A/C units (one unit is newer and was replaced before we bought the house; the other unit is older and was put in with the house – he said the make sure to keep up the maintenance on it and when it goes out the warranty company will only replace it with an equal unit, I can understand that; I don’t remember but I think he added some freon to the unit). The second claim was for a leaky water heater. I noticed a mildew spot on the ceiling. Tech came out quickly and repaired the leaky pipe. The third claim was for an outside outlet. The tech said the wires looked like they were cut so it was not covered – no big deal. The fourth claim was for the built-in microwave. It is the original with the house. The handle was starting to break and the motherboard or something was out.The handle was not part of the problem but they gave us the choice of reparing the unit or taking the money and putting it towards a new microwave. We chose to take the money and get a new one. It did not cover the entire cost for a new one – the only gave us enough for the part repair. We knew how much they were giving us before we accepted and we wanted a new one instead and were happy the deal. The most recent claim was for the stove. The knob to turn the stove on would not turn. We took the knob off and tried turning the metal piece with pliers. The metal piece broke off. It was the same service tech for the microwave. He came out the next day. He didn’t have the part to fix it so had to order it and make sure the company was OK with repairing it. The first part was defective and had to order another one. He kept us informed the whole time and came out to repair it when the part came in. I have not had any problems with them and have been very happy with the service I have received so far. I’m not sure what will happen if we have a major repair, we will have to wait and see.
• I called for 5 leaks in plumbing. I checked my contract first to see if it was covered as all should do. The plumber came out within the time contract stated they would. They offered me options which is refreshing since other companies don’t. Tech repaired asap and Dave C in the Authorization as he called him self was great! After reading some of the comments here in the web site, I see people still are not very honest. The reps I spoke to were very professional and don’t speak to people like some of the comments here! To Jennifer – Tomball, Texas, your contract was expired what do you think, you can crash your car and then get insurance that fraud HELLO!
