I bought a home warranty through Old Republic in June of 2009 and renewed the plan for June 2010- June 2011. In Aug. 2009, my AC went out and they replaced the outside unit with a brand that did not match the interior unit. At the time I had no idea that it mattered. A year later, the AC stopped working again. I called Old Republic and they sent out another AC Contractor to look at the unit. This new contractor said that Old Republic messed up by mixing two different types of units and the only way to make it right/get it working was to replace the whole interior AC unit to match the exterior unit. Two weeks have gone by, I have made over 30 calls to both the AC contractor and Old Republic. Each time I have been given a different story but for the last week I was told by Old Republic that they would make it right and replace the interior AC unit to match the exterior unit. Then today by Old Republic, that I had been essentially lied to for the last week and said they would now only replace the coils and I would have to pay for the rest of the unit. The issues are that it is 105 degrees outside, I have had no AC for the last 2 weeks, they have told me a different story every time I called them and they admit it was their mistake but now do not want to make it right. After a week of being told that the whole repair would be taken care of because it was their mistake in mismatching incompatible AC units, I was told today that Old Republic would only cover the coils and not the rest of the unit. I am now being told by their AC contractor that we are basically back to square one and we have no idea when my unit will be repaired. This is not what I have paid them over a $1000 to hear nor why I hired them. Don’t use these guys unless you like throwing money away
We purchased Old Republic warranty through a referral from our real estate agent. One month after we moved in our sump pump went out in our basement…however Old Republic said they won’t cover it because technically it was called a “sewage ejector pump” and that of course is excluded. Cost to repair $1800. Not the type of expense you want when you just move in (and one you’d think your warranty would cover)
They repaired a 10 year old dishwasher (instead of replacing it…which I ended up replacing anyway a month later… for only $350)
I called to get them to fix my pool light…and of course they said that was not included.
Needless to say I will not renew with them and recommend you do not purchase a warranty from this company
I bought my home in December 09′ and with my home I bought Old Republic’s home protection plan. In January my heat pump gave out but hey it was made in 1987. I called ORHP the second week in January and was given a run around. I called every other day to at least twice a week for 4 months. They did not send anyone to my home. Yes people 4 months no call backs no answers. Finally in April I was told to find a local licensed contractor in my area to come to my home and fix my Heat Pump. It was deemed unrepairable and needed to be replaced. ORHP refused to replace the system and told me to find another contractor. Which I did. They serviced my heat pump twice and now in the hot Virginia weather it is still not working! It needs to be replaced and ORHP can only tell me what I want to hear to shut me up for the day (Because they are never going to speak to you again anyways)because you will just get another person on the line the next time you call. Even the supervisors and Managers do not return phone calls that they promise. I have no where to turn for peace of mind other than the better buisness bureau and a lawyer. 6 months and still no heat pump.
The a/c unit failed the day we purchased the home (we noticed it while moving in). When I called the following day for service, I was denied the claim. The customer service rep and manager referred to item 2b, which states they will only provide service for equipment that is properly installed and in a good and safe working order on the effective date of the plan. The a/c was working during the home inspection and the final walk-through, but since it failed at some point between 12:01 am and 11:59 pm on the day we closed, they refused service.
I have had this warranty for over a year now and have had some bumps in the road but none like the one I am having now. My A/c has been out for 6 months now and their are not enough bandaids in the world for it and ORHP is giving me the run around. I am angry the heat index has hit tripple didgets all week and my claim has been in their system for 26 days and my unit needs replacing. I have 3 small children ( all pre-schoolers) and we can not even stay in our own home b/c of the heat. I have got 10 floor fans and Have been renting a hotel room for 2 weeks now all while they lie about making calls to the contractor trying to get a breakdown of charges and giving me a run around. Does not help that the wait to speak to a claims server is at least 45 minutes. 3 small children suffering in the heat and can not be in their own beds while these people lie to me. I have contacted a lawyer about this matter.
they wanted to fix a 17yo a/c unit!!! replacement not even considered sent out the worse contractor harassing phone calls to try to collect the deductibles

We used our “home warranty” to service a malfunctioning a/c and thought our issues would be resolved with the $75 service fee. When the contractor arrived he said our only issue was dirty coils and that it needed a system flush which is not covered by the warranty. They charged us another $85 to hose off the unit. So much for a “home warranty”. How do I know if they truly resolved anything or if they just wanted cash-in-hand. Don’t waste your money on the Old Republic Home Warranty. Also, in my experience, Service Magic vendors are terrible and that is who they dispatch.
I have been with OR for 4 years. I’ve called a total of 8 times. Three of the eight weren’t covered for one reason or another on the phone. I had 2 calls that were handled the same day the service tech came out. Which I am happy with. Every time I had to fight with the customer service rep to get some one out because they try to find a reason for the repair not to be covered. Once some one does show, they are usually the worst possible repair man one could ask for. The repair people never bring materials to actually fix the problem. They just look for a reason not to cover it. In 2006, my a/c quit blowing hot air. A repair man said the unit needed a part and they would call me back. After a week I finally called the repair man. The repair man said he turned it over to OR to find the part. So I called OR for 2 days before I finally got someone on the phone. OR said they were still looking for a part and they would call me back within 48 hours. I finally called OR after 72 hours. I couldn’t get a straight answer and finally got on the phone with a manager who said I would need a new unit and they would ship a unit to the repair men but I would have to pay for the labor. I finally agreed and it still took 3 more weeks to get the unit replaced.
It’s now 2010 and the inside unit is having trouble. The repair man who came out said it won’t be covered because the pan hasn’t been maintained. I want to know why 2 years ago no one told me this pan needed to be maintained. Needless to say I am switching to another company ASAP!
We have had this home warranty company for the past 5 years we have owned our home and are looking for another company. The item that needs repair is what determines how quick it will be looked at and fixed/replaced.
Our heater was backfiring and we had had Sears come and service it. The service company Old Republic sent said that it needed to be serviced and cleaned. We paid for Sears to come out a 2nd time and they said it wasn’t cleanable because of the rust and recommended replacement. We called Old Republic back but they would not take Sears recommendation and had their service company come back out. They gave the same diagnosis but would not do the work. If we wanted them to do the work, we would need to call back and set up another appointment. Because it was not an easy job, they quoted us 2-3 times more than the other service companies to service the unit.
We have had heater problems (back-fire) and our air conditioning unit is original to our home. Our air wasn’t as cold as it has in the past, so we called Old Republic. We were told that the last people to service our a/c unit broke the valve they use to check the frion and that this would be noted on our log and would not be replaced by our home warranty because we did not use their service companies (who inflate their prices)–even though we used a reputable company with a contractor’s license. We didn’t even know that we needed to have one of their companies service our unit so be aware of this.
Even though our experience with this company hasn’t been completely negative, from our experience, we would not recommend this home warranty as they continually try to talk you out of setting up a service request, and we felt that the companies they use generally were not their to help the customer but Old Republic. I had a garage door issue that required the unit to be replaced. I was able to contact customer service really easy, but was told they couldn’t come out for almost 4 days. Once they did come, they diagnosed the problem but stated that they needed to come back for to replace the motor and unit (Question: Why wouldn’t the company they contracted bring a garage door unit if they are a “garage door company”) ?!!? It took them another week to show up and they replaced our unit at the agreed upon $55 service fee. Excellent results, just a little slow. If this had been something major like HVAC, I’d be p*ssed. But since was for a garage door opener I wasn’t upset.
My 85 year old mother has this plan since November. Both times we needed to call for repair, service was excellent and professional. Only problem was told that part would take 3 days and it took 5. Big Deal!!!!!!! Would love to have it on my house!
My sub-zero icemaker and Thermodor cooktop both pooped out on me about a week ago. I called Old Republic and the company came out Thursday. The guy was on time and seemed to know what to do. I just got a call from Jennifer at Old Republic telling me they will be repalcing the ice maker and a part on the cootop. Hopefully the parts will be in on Wednesday and I’ll have ice again. Thanks Old Republic, you saved us quite a bit of money.
This warranty was included when we purchased out home. 2 months after we moved in, the built in microwave went out. Called them and they sent a technician right out. He found the problem quickly. That was the end of the quickness. After a week they told us that the microwave would have to be replaced because they could not get the part anymore. Mind you this house was only 4 years old…I had a stainless very nice GE Profile microwave. They tried to give me some white piece of crap. They said that stainless was an “option”. After 1 week of manager after manager, I finally got them to replace it with a stainless one. The the microwave was delivered. It took another 2 1/2 weeks to get the thing installed. All the while I had an infant who’s bottles needed to be warmed up and parts needed to be sanitized. So, long story short, it took them 4 1/2 weeks to fix/replace my microwave! Good lord! I am looking for a new company now because our warranty is almost up and true to my word, I told the manager they would never get another dime of my money, I am not renewing!
I had inherited this company from the seller of the house. It takes hours to get the customer service and staff very unhelpful. I had optional roof repair plan but when roof leaked due to rain/storm , they refused the coverage saying that missing/damaged shingles is not covered. Storms and rain often come together both can do the damage and their coverage is only leakage from roof due to rain. Ther is no instrument which can tell whether first rain came or the wind or both together. Overall, they were pretty good over the 5 years we had them, but I am switching this year. They disallowed us from joining a higher level of service which ended up costing us $1k when our HVAC unit blew. (they only paid $650 of a $2k bill)… and the rep was extremely rude, telling me I was a liar.
Previous reps were pleasant to deal with, but tough to get through a negative experience like this one.
ORHP has excellent warranty service. Very affordable premiums. Deductible is on the higher side. They get the appliances fixed eventually. 4 claims serviced in 4 years satisfactorily. Work very well for tolerant customers but not for the impatient types looking for instant gratification.
I had a horriable experience with this company. They are refusing to cover the cost of a new a/c which was working upon the tech coming to my house. One hour later he told me I needed a new unit. I will never use this warranty again nor will I tell anyone else to.
I had a home warranty with Old Republic. I only called them once.
We had a shower that was leaking inside the wall, and had apparently been leaking for quite some time. The leak became so severe, that a gushing waterfall developed inside the wall, flooding my daughter’s bedroom. Walls, carpeting, and furniture were ruined. And mold appeared in places where we couldn’t notice it until it was too late.
Old Republic refused to help. They said it was “a maintenance issue.” “Really?” I asked. “And how often do you open up your walls to check for leaks?”
I cleaned up the mold, pulled up carpeting, threw out furniture, and announced that the shower is Closed — the kids have to use my shower until I can afford to remodel the bathroom, and half of my daughter’s room. That’s going to be a couple of years. Also, my 13-year-old daughter has no dresser, and a gutted closet.
So.. pay premiums, and if something breaks, just learn to live with it. Thanks, Old Republic! Gee, the money for that policy could have repaired my daughter’s bedroom…. if I still had it.
Water heater pressure relief valve failed this winter. Took a few days to have someone come… but when they did come they fixed the problem all right, and also fixed another plumbing-related problem under the same call ($60 deductible). Not sure I’d spend the money again. Poor customer service, it’s always hit or miss on who they send out: if they send out someone half good, you are in good hands, otherwise, too bad…
MY microwave hood blew up. Emailed them and was called within 10 mnutes!! Could not believe. Tech came over and repaired no problem!
We bought a house in April 2009 and the seller provided the Old Republic Home warranty as part of the purchase agreement. In November 2009 when the temperature dropped below 60 in LA we finally turned the furnace on for the winter. The furnace functioned for a week and then failed to turn on one day; it was a Tuesday. I forgot that we had the warranty so I called a service company that serviced the make of the furnace we had and the service tech showed up the next day. The service tech diagnosed the issue with the furnace and advised that there were two components that must be replaced in order for the furnace to function and that the total cost for the components would be approximately $600 and he had the parts available to perform the repair. At this point I recalled that we had some sort of warranty and I went and read the paper work which indicated that I had to call Old Republic first. So I paid the service tech for his visit and diagnostics, $120. I called Old Republic on Wednesday and advised them what the issue was and that I had called a service tech on my own for the particular furnace we owned not knowing how their warranty process actually worked. I advise that the service tech who had come to look at the furnace advised that there were two components that required replacement and that I had paid the service rep $120 for the visit and diagnostics. The OLD republic rep said they had to schedule their own service tech to come and look at the issue. I said that was fine, but would they please make sure the service tech brought the parts that had already been identified by the service tech that I had contacted and would they like the part numbers the service tech had provided as this would expedite the service and repair. It was cold and raining on a Wednesday afternoon and the Old Republic rep said they could not do that. Only an Old Republic authorized service tech could diagnose the issue and perform the repair. I asked when I could expect a service tech and the repair to be completed? The Old republic rep said someone would call the next day from their authorized service representative. Sure enough, I received a call on Thursday, late in the day, and the new service rep said they would come look at the problem the next day. I advised that I had a service tech of my own look at the problem on Wednesday and that the following parts were required. Like Old Republic, the new service rep said they would not accept another organizations diagnosis. I said that was fine, but would they make sure the service technician arrived with the parts on hand so the repair could be expedited. They refused to accommodate my request as we had now been without any heat in the house for over two days. The new service tech arrived on Friday afternoon and after an hour he diagnosed that indeed we needed the two parts that had been identified by the first service tech and that he did not have them in his truck. He checked with his office and they did not have the parts and had to order them and it could take up to a week for the parts to arrive. I called Old Republic and asked them if it was their policy to leave customers freezing in the cold. The customer service rep said it was not their policy and that if I wanted to get the other service company to come back and perform the repair they would compensate me for the parts, but not the labor and the compensation I would get would be their estimated wholesale cost for the part and that I would likely have to pay the other service company the retail price. This was extremely frustrating for me as we had now been without heat for three days, it was cold, raining and the temperature in the house was 45 degrees. My wife decided to go stay with friend while I sorted the issue out with Old Republic. I went to Home Depot and bought two space heaters ($80) We went without any heat in the house through the weekend and on Tuesday the service company called and advised that the service technician had received the parts and would be out to perform the service on Wednesday morning. I asked why they could not come now and was told that I would have to pay for premium service if I wanted the technician that day rather than the next day. I waited until the next day and the service technician came and replaced the components and the furnace was functioning again. Needless to say, I am not pleased with the service I received. Spending a week with no heat in my house when the temperature was below 50 degrees was very uncomfortable. My warranty with Old Republic has just expired and I will not be renewing it with them.
I am so disgusted with this company. They sent out a plumber who said some extra adaptor ($150) was required for the garbage disposal replacement which Old Republic says wasn’t covered. Then, when I told them I wasn’t paying for that, I called my regular plumber who fixed it with the disposal I bought and no adaptor.
Old Republic kept billing trade fee until I relented and paid, despite my repeated appeals about their practices and telling them how dissatisfied I am. So, my mission is to destroy their business.
The folks at Old Republic are DISHONEST – my wife call them THEIVES. We purchased a house and the sellers included a home warranty. Six months later the heater stopped working and we contacted them according to their rules. Because it was a heater and our young kids were freezing we paid a premium for them to expedite the heater repair. We were told the heater would be repaired or replaced in 24 hours. After two weeks of empty promises and making us live in an unheated house for two weeks we were told our claim had been denied two weeks earlier. We then spoke to a supervisor who told us they had no record of any of the phone calls we made to them. Only problem was we used our cell phone and had proof we had talked to them 18 times with the dates and times of each call. We are now suing them and would encourage anyone else who used them to do the same. Sue them for the cost of the policy, the cost of the repairs and for damages to the maximum allowed in small claims court. You will win because judges HATE businesses who are as dishonest as this one. My wife and I are filling separately and we are each asking for $7,500 each or $15,000 total. If you’ve been ripped off by Old Republic I hope you do the same.
I WILL WARN YOU DO NOT GO WITH THIS HOME WARRANTY ! THEY ARE CROOKS ! THEY TELL THE CONTRACTORS TO BASICALLY TRY TO VOID EVERY CLAIM AND KEEP MOVING . THEY DO NOT WANT TO COVER ANYTHING . THEY DO NOT WANT TO EVEN CONSIDER PAYING FOR A PART !
Heat went out in Feb when temperatures were in 20′s at night. Technician came day after I called ORHP. Unit needed gas valve. Tech said part may be hard to find due to age of unit. As soon as tech left I looked up part on internet and found it AVAILABLE. After about 1 week tech called and said they couldn’t find part. About 3-4 days later ORHP called and said they couldn’t find part and they would look for a “universal” part that would work. Several times during this process I was told I would be called the next day to update me on the status of the claim. Each time 3-4 days would go by and I ended up calling them each time. Heat was repaired – 3 WEEKS LATER.
