Home warranty is a complex insurance product. Unlike home insurance, it does not provide blanket coverage for all appliances. Pre-existing conditions and problems resulting from lack of maintenance of appliance are are generally not covered by home warranty companies. Home warranty sellers may not state these factors clearly, and this will create dissatisfaction among customers. Due to these factors, you will see many negative reviews here. Don't be intimidated by some negative reviews here. If you have maintained your appliances in good condition and go with a reputed home warranty provider, your coverage will be fine. |

Switched to this company after reading many reviews and having a not so peachy experience with the warranty firm assigned by my title company at closing. I recently experienced my first repair call and I have to say they made it relatively easy. We had a plumbing issue which caused a backup in our kitchen sink. I was nervous because it was a weekend and we were expecting guests. I phoned the service people a few times as I became concerned that
no one would show up. However. the plumber showed up on time and our sink was fixed.
They even called me back later that evening to make sure we were satisfied. I hope this type of service continues should we have any future problems.
Our A/C brock down during a very hot weekend. Sensible Home didn’t find any company available to come out, so we were offer to get any other company and all the charges were going to be refund to us. We decided to wait until Monday for their own company and it worked out nicely. They showed up on time and fixed the A/C right away
This is the third home warranty company I have used, and their customer service is by far the best. In fact, their customer service is better than most any company that I deal with. They are always very professional, courteous, helpful, and dependable. Their service timeliness and repair/replacement service is above average, and exceeds my expectations. I have recommended this company to friends and neighbors, and will be renewing my two contracts with them.
After a terrible experience with Empire Home warranty company, I decided to go with Sensible Home warranty company because of the great reviews on this very site. I bought my home in May 2010 and had a home inspection. Everything passed perfectly and was in great working condition. I joined Sensible Home Warranty in the beginning of July 2010 and my oven electrical panel stopped working the second week of August 2010. I called to put in a claim and the company they subcontracted to fix it was out the next day to inspect the claim. They were approved by Sensible Home warranty to fix it within a couple of days and they came back out with the part within the week. Everyone was very helpful and nice and I had no problems with getting my oven fixed. Thank God this is an ethical home warranty company, as many of them are not! Do not look at other companies…go with Sensible Home Warranty today!
I had a major problem w/ my heating system some months ago and Sensible Home Warranty(SHW) sent very professional and courteous technicians to do the repairs which was very costly.Excellent service.
2nd experience is when my double door garage door went caput . I went and bought a replacement without thinking about SHW . As my neighbour and I were doing the installation, we ran into problems and it was at that time I released I had SHW . I called and SHW sent out technician to do the installation at the normal co-payment fee.
My son-in-law also has SHW and he experienced severe problems w/ his home heating system–This costly repair was also covered fully by SHW.
Today,my clothes washer is broken and I am awaiting a service call to schedule appointment –I will keep you aware of how this matter is resolved–I have no doubt that SHW will live up to its high standard of service to its clients
Great service! I will definitely renew with them next year!…People complain but they just don’t read the contract. There are disclosures stating what’s cover and what’s not.
My water heater started to leak heavily on Saturday, I thought that It was no biggie until it got worst on Sunday. I called Sensible home warranty, filed a claim and on Tuesday I got a new Water heater replaced at no charge but the service call.

My wife is a realtor and had seen a lot of things go wrong — even with brand new homes. So, we did the research prior to building our dream home and — just prior to our builder’s warranty expiring — we purchased our first home warranty.
Sure. There were negative comments out there, but, then again, there were negative comments out there about most home warranty companies: It all comes down to expectations. So, read your contract (i.e. response times); ask questions (i.e. service area); and, pick the right plan for YOU. That is, don’t settle for the least-expensive plan / least-expensive per incident charge, the best-looking website or the company with the most positive reviews. (Remember, reviews can often be fabricated.) In our case, we did not go with the least-expensive company, but we did negotiate a very, very competitive rate for our plan.
Now, our first call did not go without incident … The after-hours call center dropped the ball and did nothing more than what they were required to do in order to fulfill the obligations of their contract with Sensible Home Warranty. But, when Sensible Home Warranty learned of this problem AND finally contacted me, they were great!
“Simon” took ownership over our issue beginning late that evening and stayed with us, until our needs were resolved — to OUR satisfaction. And, we live 18 miles from the nearest anything, 45 minutes from the nearest metro area.
Listen folks, it does all come down to obligations, expectations and people. Sensible Home Warranty met their obligations; they actually exceeded our expectations (R&R Appliance in Marble Falls was great!); and, their people (Thanks, Simon!) took care of us.
If you’re shopping for a home warranty, youm ight find better. But, I doubt it.
Simon does his job, also julie does her job and mike does his job.These people do a good job time and time again.I understand that the home warranties are there to make money , but just think logically you pay 290 per year and then you expect them to cover you upto 5000 er year. I think they will be out of business if they paid for everything all the time. I think these people try and they are may be better than other companies.(i have not tried anybody else). Had the agitator go out on our washing machine. Contacted Sensible and a representative contacted me back within a couple of hours to find out what the exact problem was and the brand of the washing machine so that they could send out the proper technician. contacted back by the service technician within 12hrs and came out and repaired the problem.
My upstairs AC unit quit cooling. I needed someone out to correct the problem ASAP because I live in Texas. In case you still don’t get it – IT’S HOT in Texas in the summer. I worked with Simon at Sensible Home Warranty to get a contractor out the next afternoon and everything was repaired to satisfaction. I have nothing but good things to say regarding Sensible Home Warranty at this time. I would recommend their service.

I signed up with Sensible HOme Warranty back in June, but then Cancelled a few days later because I found a better rate and because this company did not cover Gas Airconditoner units. I have been charged twice for $316 one on my June Invoice and one on my July invoice for $316. They admitted their mistake because my contract never started with them and I had cancelled two days later so nothing should have been charged.
After speaking with them 3 times I was informed both the credits would be credited back to my credit card bill so I didnt pay $632. THis AUgust statement showed that only one credit went through and now I am left with a $11 finance charge on top of another $316 to pay???
This isnt too hard to credit somebody a charge they never should have been charged in the first place.
I would never sign up with this company because of these issues….

As I stated in my earlier post, I would keep everyone posted on the outcome of my A/C being repaired and my being reimbursed for the repair. With the daily going ons in life I finally got around to submitting the proper documentation on the maintenance of my A/C. Shortly therafter, I received a refund check from SHW. Simon had originally told me that they would reimburse me up to a certain amount and he is a man of his word. They did just that. Would I renew with SHW, would I recommend SHW, defineately YES.
I had a problem with my washing machine, and my experience was great. They responded quickly and the repair man was on time, fixed it right away and I am very pleased.
I signed up with Sensible Home Warranty a month before I rented my property. I got this warranty for my house that is around 10 years old so I wouldn’t have to be bothered with repairs that I knew would eventually start coming up. So about a month after my renter moved in and around 60 days after I purchased my warranty, the water heater in my rental property sprung a irrepairable leak. I had been doing some research on water heaters, because at some point in the next few years I knew I would have to replace this one, unfortunately that came sooner rather than later. In my rush to get this repaired that day and keep my tenants happy, I contacted Sensible Home Warranty and told them this was urgent and that I was going to get it replaced from Home Depot. They told me I could do that and just submit the invoice and get reimbursed. On Monday I submitted the invoice to Simon (who was great by the way) and he got a check out to me within the next 10 business days. Not sure exactly when it came in because I was on vacation, but was nice to see the check when I came back since I also got my credit card bill as well.
So from a first time somewhat nervous income property owner, thanks Sensible Home Warranty and thank you Simon! I sleep a lot easier at night after this first experience.
A/C went out in the middle of July in Phoenix, as you can imagine I was anxious to get this fixed. Technician came out the next morning, mind you I called at about 6:00 PM my time the night before. Technician was able to fix the problem with my A/C within an hour of getting to my home. I am very satisfied with the service that I received.
I have had other home warranty companies in the past and Sensible has had the quickest response thus far. They have great customer service and I always receive a return call within 24 hours. I am very pleased with my decision to go with Sensible Home Warranty.
This is my second year with Sensible, after a year with no claims the first year we decided to try them again…we had an issue with the dryer a few weeks ago, called in the claim and a service rep called back to schedule an appointment. The repairman came and fixed the unit on the spot. The last claim took a bit longer becuase they had to order a part for the AC, but zwe are more than happy and plan to renew again!
Sensible Home Warranty; I must say, you people seem to stand behind what you advertise. I used the services of a competitor service during the prior year and was totally dissatisfied with that company. After reading the review section of web sites like this one I decided to try (just one more time) another company. Todate I have been very pleased with the care, concern, and response of Sensible Home Warranty employees. I recently had an issue with my electric garage door system and it took only 2 hours to get a technician to my door. Speaking of quick response! Even though this was not a major home repair I feel that Sensible maybe the company that I can maintain a lasting business relationship.

Filed a claim for AC not working. Sensible Home Warranty was quick to find a contractor and have the AC fixed. I would definitely recommend them to everyone.
I decided to shop for a new home warranty company for my home & rental properties because I was tired of paying too much and always waiting around for days before repairs were made. I found SHW on line and was sold by the simple statement that they have a 24/7 claims center. My 2 previous home warranty companies could not beat that. I recently had 3 service calls within 1 month. In each instance, the breakdown occurred after 330p and/or on a Sunday. With each request I spoke with Simon and I was thrilled that I could call my own repair company out and have repairs done immediately instead of waiting for someone to show up that I did not know and not knowing when. Each of the repairs were immediately approved and I promptly received reimbursement less my deductibles. Keep it this easy and I’m keeping SHW! Thanks Again Simon!!
experienced the run around from the other home warranty companies so After much research we decided to go with SHW. Salesman were very informative, not too pushy and gave us a great price and lowered our service fee. When our AC went out it was time for the real test. Put the claim in Wed evening, spoke to a REAL person who took my claim. Thursday morning the tech was in my home. I was so frightened, he said I needed a whole new compressor and left, I was sure I was up the creek. The rep from SHW called to inform me the tech would be returning with the parts I needed shortly. Thank you SHW for living up to everything you promised.
I plan on renewing my contract with sensible warranty service. my home had 3 claims in the past year, all of them which were filled in a timely manner. my last claim was for the garbage disposal which was replaced after a few days. so far so good
I called in for a broken washer last week, service rep was polite and kind, they sent over a tech the next morning who repaired the unit quickly.
