Don't be intimidated by some negative reviews here. If you have maintained your appliances in good condition and go with a reputed home warranty provider, your coverage will be fine. |

Our repair occurred over a holiday weekend. We called on Saturday. The technician didn’t get called until Tuesday. He came out that evening and ordered the part. He returned when the part came in and the repair was completed.
I had a great experience with the service. The customer service rep was very helpful and responsive. I was told I would get a call back in 48 hours, it was a little more than 24, but this would also depend on the contracting company as well.
The contractor chosen was great and was able to resolve my issue within a timely manner.
I even received a call back a week or so after my initial call to check and make sure everything was i working order.
Average of 24-36 hours response time between claim and call back; sometimes had to call multiple times and leave messages before we got a response. In general the service people they sent out were rather ‘dicey’ looking and not very professional (no identification on truck or uniform) and seemed to be more of a local ‘handyman’ rather than technicians. The one major claim we filed was denied because we didn’t have three years of service records (we only owned the house for TWO years!). Read terms CAREFULLY, the major claims MAXIMUM coverage is doesn’t justify the cost of the warranty! Overall…a waste of money.
The plumber was terrific that unplugged the sink, even though he had to get up on the roff on a very cold day. Not only did he fix the problem, but gave me several tips to prvent it in the future.
I have been waiting months for reimbursements that are due to me from Sensible Warranty. The company approved the repairs and the amount of the reimbursements. I have sent the proper documentation. They have not sent four checks and have been ignoring my email requests for status information.
I called customer service for water heater pump problam I had to hold for line for 30 min hang up twice Finally I did talk to someone but didn’t understand what is going on took good hour to figure out I don’t have time for all that
Any way I am happy that I have hot water

This is the second year I use Sensible. So far everything has been good. When I made a claim, the customer service called and followed up. The technician called the next day to schedule the repair and was able to come in the next day to get the microwave fixed.
After making a service request to fix a hot water heater, I had to get contact the repair company to have it fixed. After paying out of pocket, it has taken 5 months to get a refund (which I am still waiting on), all because Sensible did not process my claim! I should have stayed with AHS. I had 4 claims with them, and not 1 issue. I will be going back to AHS when my contract ends with Sensible. Very disappointed!!
Easy solution — Problem with plumbing, submitted claim via website, received call within a few hours to confirm, plumber came out next day and fixed the problem. Received follow-up phone call to confirm I was satisfied with the service.
This is the way its suppose to work !
The Customer Service employees at Sensible Home Warranty are excellent and much appreciated. We had a problem with the 1st service representative not completing the work and called you and you sent out a very responsible, competent plumber and the work was completed respectably. Had it not been for the first plumber, all rating would have been a 5. This is the first warranty program we have used and would highly recommend them and will. Thank you.
I noticed my heater not working at 7am on Sunday. I sent to them an email and they called me within a few hours. They told me they would contact the air conditioning company so they would call me and set an appointment. The a/c company called me Monday and they had someone at my house by Tuesday and the only reason for Tuesday was because I was working on Monday. Im an owner of a small company and I would recommend Sensible Home Warranty to any of my customers.
My Garbage disposal was leaking and lower level heater wasn’t working. I called Sensible Home Warranty and addressed these issues. I received a call from the local appliance company and they made an appointment with me. The technician was super knowledgeable. Within 5-10 mins of arriving and inspecting the both issues, he knew exactly what was wrong. He called Sensible Home Warranty to get an approval for the replacement parts to make sure they were covered under my plan and he had an approval within 5-10 mins. A heat sensor was bad at the heating furnace and he replaced it. The Garbage disposal was leaking though the motor and reset switch and the entire electrical portions (coil, wire nuts etc.) was submerged in water. The technician replaced the entire garbage disposal. He also educated me on some of the safety rules on appliances. SENSIBLE uses the best and experienced companies whose techs are also knowledgeable and HONEST. Kudos to Sensible and their partner companies!!!!
I have purchased the Warranty for the home we purchased, and also for my rental property in chicagoland. So I was given a discount for mutiple properties. I have used the warranty few time for the rental and response was fast, curtious and work was completed. No headache for me to find repair person in chicagoland area. I always get a follow up call after the work is finished and feedback is asked. This time I used warranty for my primary residence on a cold winter day for my heating unit. The person taking the call was very curtious, thorough and asked all that the question. I got the return call within and hour. The repair man called me next day and set up the service for the following day. Promptly came on time and not only fixed the problem which was the thermostat but checked everything to make sure that all other parts of the heating system were also working at the optimum. So two thumps up for the service person and also the call center. I have recomended it to my friends and family. All I had to pay was $45 as my deductable. I am very happy and pleased with the service. Keep up the good work!!
I filed a claim for the repair of my water heater on 1/9/2012 , and a reapirman came the next day. He blew out pilot tube and lit pilot light. That night,the water heater stopped working again. I had to make a recall claim two more times, and the same thing repeated. The 3rd repairman told me that the water heater had to be replaced with a new one. Sensible Home Warranty approved for this work, and I got the water heater on 1/16/2012. Unfortunately, while replacing the water heater, the repairman forgot to turn off the main water valve and there were water damage involved. The repairman called to his boss, and the owner came to my house about 30 minutes later(excellent). He handled this situation very smoothly, and assured me that he would fix this problem with his company insurance. Even though I had to make calls several times, it took only 1 week for being taken care of my claim. Sensible Home Warranty responded immediately on my case.
I called with an issue for our frig and the very next day our microwave died, they added the repair to the current ticket and it was all repaired within 2 days. THANK YOU SOO MUCH! We couldn’t be happier. Everything was handled promptly and we were well taken care of.
Sensible Warranty is timely and polite every time I call. My plumbing issue was handled in the same manner last week when I called. Good job.
Repair was done within one day of calling for service. While the repairman was on site, it took awhile for him to get the approval to do the repair on my refrigerator/freezer, but the repairman was professional and courteous.
I’ve been waiting for a reimbursement check for over 5 months now. I’ve called more times than I can count & keep being told, “two more weeks”.
Dear Sensible Home Warranty, I filed a claim in the beginning of November for the repair of my dishwasher. After no response from a service person. On 11/28/11 I made a second call requesting service. Again after waiting two more weeks with no response from a service person. On 12/13/11 I made a third call requesting service. On 12/23/11 A repairman from Service Tech came by and looked at the dishwasher and figured out what he needed to make the repair. On 1/4/12 I got a call from the repairman stating that he couldn’t order the parts because 1. your company refused to authorized the parts needed to make the repairs and 2. That he hasn’t been paid for previous repairs that he did. I will be sending a copy of this email to WABC News in New York. I feel that I have been more than patient in this matter.
My garbage disposal broke, and although it took about 3 days to get someone out to look at it, once they came, they completely replaced it with a new one, no questions asked. I was skeptical that in getting a home warranty that things would actually get replaced when broken, but so far so good!
While preparing for spring rentals, our furnace failed to respond. I called SHW and received a response within 24 hours. The heating company was there within 3 hours and fixed the problem within an hour. He called SHW, received a PO# and all is good. Very good experience.
I have been with this company for a few years now and I am very satisfied with them. I have called and had service repair call right back. Very Pleased!!!
The last issue I had was handled in a timely manner by Sensible Home Warranty, and Avalon Appliance Repair was contracted to service my microwave. Avalon Appliance came the next day, but had to order the parts and that took 10 days. You don’t realize how much you use your microwave until you don’t have it. Bottom line…Sensible Home Warranty= good. Avalon Appliance Repair= could speed things up.
I paid nearly $300 for this home warranty and have never had to use it until a month before my policy expired when my washing machine broke. When I called the company, the rep said a repair person would contact me within 48 hours to set up an appointment. No one contacted me within that time. I called back two days later, and again was told to wait another 48 hours so that a different repair person could contact me. Again, no one did. When I called the company a third time, they said that neither of the repair companies they contacted had called them back. I told them I wanted a refund for my policy. The rep said they would have someone call back by end of day. A repair person with a thick (barely intelligble) accent called to say he’d come the following morning at 10am. He never showed up. When I called him back, I got voice mail. He called back at 4pm saying he had been detained and would arrive at 6pm. He showed up at 7pm with no tools, demanding the $50 deductible house call up front. He said he’d be back tomorrow with his tools. I said I would pay him tomorrow when he showed up with tools; he replied that he wouldn’t come back at all unless I paid him then and there. He left, and I called the warranty company again to complain. The rep said a supervisor would call me back as soon as possible. It has now been a week and a half and my washer is still broken, and I have still not heard back from the warranty company. This “Sensible Home Warranty” company is a complete waste of time and money. I am just glad it wasn’t my toilet that needed repair!
Recently my Garage door opener repaired,service is good, I would recommend to others.
