Great customer service. I had a problem with my water heater and they had someone come take a look at it the next day. I have recommended Sensible Home Warranty to friends and to whoever reads this.
My dryer was not heating properly and Sensible Home Warranty had someone at my home that same day. They figured out what was causing the problem and had to order extra parts which took a few days. By the end of the week my dryer was fixed and everything was covered by Sensible Home Warranty. The representatives want to help as much as they can and seem to be on top of things. I have recommended them to friends. A+

My water heater was leaking on a Friday evening at 10:00. I called them up and within an hour I received a call and they assured me that It was not going to explode. And somebody would call me in the a.m. I received a call on Saturday morning at 9:00, the service guy said he would be at my home in one hour, he arrived and had it fixed in 1/2 hour, it was the T&P pressure valve. He was prompt, professional and all is great with the water heater. The customer service dept. called me later in the day to make sure everything was ok. I would recommend this warranty company to everybody. My husband works out of state 3 days out of the week, and I feel safe that if anything goes in my home that I am just a phone call away to getting it fixed. They responded in a terrifc turn around time and I was very pleased with the service all around.

I recently purchased a home warranty policy from Sensible for one of my rental properties in Arizona. After reading reviews on every company out there I was still quite skeptical about purchasing a home warranty. I decided to go with Sensible because they had an “A” rating with the Better Business Bureau. After purchasing the policy I was still a little concerned as to what would happen when my tenant calls me with a problem. Well Last week I got a call from my tenant about a plumbing backup. I called Sensible immediately and was very pleased to get a live person on the phone right away. The customer service rep told me he would get someone out to my tenant as soon as possible but it may not happen until tomorrow. Imagine my surprise when I spoke with my tenant just several hours later to find out a plumber had already made it out to the home and fixed the drain. My tenant couldn’t have been any happier and neither could I. I have since purchased additional policies for some of my other homes and I would absolutely recommend Sensible Home Warranty to anyone looking for a warranty.
I have had several other home warranties in the past and have been extremely disappointed. Sensible provided me with a quick turnaround time. They not only attempted to fix my stove but ended up replacing it. All I paid was my service call fee. Great staff! Would recommend!
Once again, we had a toilet problem. This time it was over a weekend and in the late night hours.
We called on Saturday night after 11 PM to file a claim.
We were immediately asked it it was an emergency which it was not.
Someone called us back on Sunday morning and a plumber was here on Monday evening.

I did not read any fineprint before signing up. They claim to cover everything but the parts excluded were enormous….
Why provide a warranty if most of the parts were not covered!!

I am exceptionally happy with sensible. I’ve been with them for about 4 months and just ran into a problem when my water heater went out recently. They were able to get a service man out to my home promptly and the issue was resolved shortly. I am happy that my first experience with them was a breeze.
I recently transfered my home warranty to Sensible after receiving very poor service from another company. Last week I had the need to file a claim and was impressed with the overall performance of the claims department. I was able to speak with a real person which was very surprising considering it was after 10pm. They were alble to schedule a plumber for me who promptly showed up at the next morning 9 AM as promised. My issue was fixed and I am a very happy customer. A+
I just got off the phone with sensible home warranty, and I was not impressed. My current home warranty company has gone up so much in price, I thought I would check out some others.
This Jim Westfield gave me a quote and offered me to sign up , a special going on for the last week. I told him I would have to discuss it with my husband, so I would need time and I would get back to him. Then he asked me to hold. When he came back on the line and started speaking, I told him I could not hear him and asked if he was on speakerphone. After hemming and hawing, he says “get used to it”, and again I tell him I can’t hear him on the speakerphone. He then says to me (in a very nasty tone): “Get used to it.” I could not believe my ears, and I said “excuse me?” He then says “get used to it” and, “you hear me.” (Again, nastily.) I said to him “what a shame” and hung up. Needless to say, I would never go with a company whose people verbally treated me like this. If this is indicative of problems I would have with these people, I’m glad I hung up.
I researched the home warranty market for ratings and reviews before finally choosing to go with Sensible Home Warranty to cover a Florida home I planned to rent for a couple of years until the market hopefully allows me to sell it at a fair price.
Their warranty fee was not the cheapest, but was competitive with many other warranty offerings. But I was influenced by web comments on personal experiences posted at a few review sites that were more often than not superior/favorable.
A few months after I procured the warranty and a family rented my home, a water heater problem arose. After reviewing the circumstances to assure that the leak was not the result of negligence or abuse, the water heater was promptly replaced. Within a week, a similar problem with the pool pump resulted in inspection to confirm proper prior maintenance, followed by repair by local agents for Sensible Home Warranty.
I had a chance to discuss general warranty issues with the head of customer service at Sensible HW, being concerned that such a short time into coverage, I was already far ahead on the cost/benefit curve, and Sensible was now far behind, since the first repair exceeded the cost of the premium. He did explain that while they, like any insurance agency, must make careful efforts not to be abused by fraud or being set-up to fix a bunch of unmaintained equipment (e.g., AC units, pumps, heaters, etc. that do require regular maintenance to avoid early failure), Sensible was also quite conscientious about the poor services and coverage avoidance engaged in by less honorable warranty firms, and was taking pains to maintain their superior performance and reputation with homeowners.
While I acknowledge that some records of prior maintenance should be maintained on certain appliances to assure a prompt response, I, for one, have been impressed enough to provide these comments, and while I certainly hope my tenants do not encounter any other problems while renting my home, I am much more comfortable knowing that I have a Sensible Home Warranty to back me up!

A few days after the first job, I heard the voice that was heard before. I cant play an instrument, yet I can tell you if a note is a half key off during a guitar solo. It wqas the same girl from the Bronx with a different name. She was with National Home Protection before and they still owe us almost $1000.

This company is a scam! Beware of it. Please review the reviews,it’s all true about how this company conducts the business. Think 100 times before you do business with them. I wonder how come FTC or other agencies haven’t been able to stop this fraudelent company yet.

We called the company since the tenant AC stop working. It took almost a week to someone to come out to check. They told me only way is to replace the unit. They told me that they don’t cover. After I contacted someone else, they repaired and it is working now. So I am very unhappy with their service, and will not use them again.
I purchased a Home Warranty from Sensible Home Warranty. 31 days after my contract was up, my A/C froze over. I didn’t know why it was so hot in the house until I went outside and looked at the condenser (big thing outside the house). I called SHW and they told me someone would call me. Five minutes later a guy called stating he was in Arizona but would have guys in my area get right on it first thing in the morning. Two days pasted and I heard nothing. I called back. The receptionist told me to hold on. Then the Arizona guy got on the phone and stated that he could not send someone out because it appears to be a leak in my A/C and that was pre-existing. He stated it was only one day after 30 days that my A/C started acting up; therefore, it had to be pre-existing. Immediately, I said cancel my policy. He yelled “Done! You got it!” And hung up the phone. I can’t believe this. I called back to get my cancellation number (I needed it for a dispute on my credit card).
i am a new customer to sensible, and i recently had my first claim. It turns out that the compresor in my AC unit was completley shot. To my absolute amazment sensible home warranty decided that it would be better to replace my entire AC unit rather than installing a new compressor. there is no way i would have been able to afford a new air conditioning on my own system at the present time. on behalf of myself and my family a million thanks to dave robinson and the entire sensible service team for resolving my issue so quickly. You guys are the best.
Just returning from a vacation we found our garage doors inoperable. Placed call and sent email in the evening, long after regular work hours. Received one call back that very night and one again in the morning. By 3 pm on the day after the request was made, the repairs had been made. Am new to Sensible Home Warranty and am thrilled and impressed with the response, and the customer service attitude. Heads above my prior company!!
We have heard & read the bad reviews about Sensible Home Warranty, but we decided to still give them a try. We know that there are bad apples in every company. We transferred all our home warranty contracts to Sensible, because we are extremely satisfied with their timeliness, excellent, & dependable service. Right after we sent an E-mail to Chris A & Jim W late in the night, we got a call from Chris that the A/C would be fixed first thing in the morning & it was! Sensible has always done very satisfactorily what they said they would. They are very sensible and reliable! All the customer service people we have spoken to were very polite & helpful! I’m switching from another Home Warranty to SHW. I’ve read the reviews here and hope that they work out well. Jim Westerfield was very helpful and informative. I was able to make semi-annual payments and received a military discount as a Retiree which is very convenient. We already market other warranties through our Insurance Agency (Liberty Insurance Services) and hope that this will work out with SHW as well. We’ll have to see how their service works out. A good Home Warranty is a wonderful asset to any homeowner and we recommend them to all new purchases.
This weekend I place my second claim with sensible for a clogged toilet, issue was fixed as I expected. I am a happy customer, surprisingly I wasn’t left without a toilet until after the weekend like my previous company left me. Thanks

I have been a long time customer of American Home Shield for many years on several properties. Because renewing my policies has become quite expensive I researched other companies and was very pleased with the sales department when I inquired about the deductible and premium along with their coverage features and policies. Ironically the very day I cancelled my prior policy with American Home Shield I ran into a plumbing issue, utter coincidence and received superior customer service when I phoned in my service call, got an immediate call from the plumbing contractor (which I never did with the other companies) and the work was completed the same afternoon. After that Sensible contacted me to confirm the work had been done and to make sure we were happy. I am so pleased that I switched over and did not realize there was a home warranty company out there that offered such exemplary customer service.

I’ve had my policy with Sensible Home for about 6 months and had two claims during that period. The first claim (hot water heater) was handled with efficiency and professionalism – I was impressed. The second claim was related to my freezer. The service company sub-contractor Sensible hired for the repair came to my home several times and was unable to repair the freezer – instead each time replacing parts that did not address the problem. I was annoyed by the sub-contractor’s inability to repair the freezer and had to go back Sensible. Sympathetic to the problems I had with the sub-contractor, Sensible contracted with a different repair company that came to my house quickly and successfully determined during their first visit the problem with my freezer.
In summary, I believe Sensible proved to be a good choice for my home warranty. Their claim’s department has been pleasant to deal with and responsive. I recognize that the problem I had with their sub-contractor was out of Sensible’s control and appreciate that once they recognized the problem, they quickly acted to replace the sub-contractor.
Based upon my two direct claim related experiences with Sensible, I believe they are worthy of an excellent overall rating.

My air conditioning stopped working on a Friday night at 5pm. I called and placed a claim. I was told I would get a call back within 24 hours. I received a call back on Monday afternoon.
The contractor came out, and the services that were needed were not covered by the warranty, because they were maintenance related. I paid the service fee and maintenance for a total of $245…
The contractor was honest and did not try to sell me costly repairs I did not need.

I own a few rental properties in CA, which I recently had enrolled with Sensible HW. I received a call from a tenant earlier this week ( weekend) the garbage disposal wasn’t working properly. I am happy because my tenant is happy. Sensible HW took care of the issue and sent tech out quickly. Will recommend!
Been w/ Sensible for 8 months and just had my first service claim. The claims people were pleasant and actually made this whole thing easy for me. However, the technician did not have the part I needed on hand and had to come back to my home a second time. Overall I am happy.
I had a problem with our A/C. I made a call after hours and was told a rep would call me within 24hrs. The call was returned to me the following morning. Sensible was on top of it immediately and had a service tech dispatched that afternoon. The problem was resolved and I’m quite happy with the response time and the courtesy given.
I have been using the “Sensible” home warranty service since May 2009. It just happened that I already had two incidents where I needed service. When my stove broke down, I made a claim and a customer service rep responded in a timely manner, connecting me with an excellent contractor who took care of one of the burners right away. In order to fix the second burner, he needed a new part. Two days later, he gave me a call and came over to finish his job.
The second incident concerned my refrigerator. I placed a claim at 11:00 pm, and within 24 hours I had a telephone number of the contractor who came over the next day for initial diagnostics. He couldn’t fix the problem because the refrigerator was off. He turned it on and told me to monitor it for 24 hours. After a while, the refrigerator stopped working again. Since that time we couldn’t get the contractor to come and fix the problem. Fortunately, the customer service rep, Monique, came to our rescue. She was very professional in handling this situation not only following up with the contractor, but leading us through and letting us know what’s going on. She sent another person who fixed the fridge and called us to make sure we are satisfied with the job done. Excellent people’s skills, professional, courteous. Thanks Monique! Thanks Sensible !

I have called and placed emails by this companies website. Waiting on repayment from Aug 20, 2009. Spoke to Dave Robertson, faxed him information he said he needed on Aug 20, again on Sept 8. Can not get a return phone call. I have two policies and now would like to cancel. I can not believe I was taken in on this. They will cover your forst claim, but after second good luck. They do not return calls or follow up.

Services were provided as promised. My washing machine stopped working, called in to file claim. Customer service person was polite and courteous. The specific part that I needed took a few days to arrive, but other than that I am more than happy – C.V
I have used home warranty companies since purchasing one of my homes back in 2002 and throughout the years, I’ve experienced poor customer service, service call fee increases by 40% each year, and overall poor quality of service techs that have come to my home. I was introduced to Sensible Home warranty in 2008. At first I couldn’t believe the low prices/service call fees so I hesitantly moved forward and signed an annual contract. Since signing up with Sensible, I’ve had to use their services on 2 – 3 occasions and I have never, experienced such AWESOME customer service in my entire 7 years! Not only are they always available when I’ve called for a service appointment, but their sales and service reps are curtious, extremely professional and have always gone above/beyond to ensure my satisfaction. I am now in the process of purchasing another home warranty for my 2nd home and I am undoubtedly using Sensible. Their prices are extremely reasonable and you can’t beat the service. I have recommended Sensible to all of my friends/family and encourage EVERYONE to give them a try. You will not be disappointed.!
I am a new user of home warranty services. Most everyone advised against using one. I live in a small town that is an hour or more from any larger town. On my first call to
Sensible, concerning a failed refrigerator, I found Sensible to be very flexable in assuring my satisfaction.
The Sensible claim’s department has been pleasant to deal with and responsive to my needs. I plan to renew my contract with Sensible when the time comes.
Service man just left. Good service, better then I expected anyway. Have never really been happy with any of the other home warranty companies ive had. Bottom line: they came quick and I only paid the service call fee. plumber said this would have run me about 150 bucks without the warranty company, cant complain about that.
Sensible is the third home warranty company we have used over the last 15 years. They are head and shoulders above the current pack for a number of reasons:
1. Their fees are reasonable.
2. They tend to approve, not disapprove, repairs.
3. You can actually speak to someone who is authorized to make things happen, and they do.
No company is perfect, and let’s face it: any insurance or warranty company is supposed to be cautious about claims; individuals are as likely to be unscrupulous as some companies are, and a good company cannot afford to be taken advantage of.
It was our experience with two prior companies, who had once had charged reasonable fees and provided quick, reliable service, somewhat quickly morphed into companies that seemed to be more geared to not providing repairs. Front line representatives were the only ones reachable as a human voice, and they either had no authority or pretended they did not. As important, local repair companies that had provided years of service suddenly stopped working with these companies. Their complaints and observations echoed our own.
Interestingly, we found Sensible Home Warranty via this site, and we are concluding our first year with them. There has only been one small hiccup in a handful of repair requests. We happen to have timed it just right when their phone center was being upgraded, and reaching them took a bit longer. However, once we got through and explained that we had not gotten the service we expected, they began calling us proactively to make sure things were going well.
To underscore this, the last repair we had was to replace a hot water tank that was very non-standard. Sensible found two competing vendors to get the job done, but it still exceeded their maximum coverage. We found a third and they agreed we had the best choice, but we had to pay the vendor. We faxed over the invoice and got our reimbursement check within 10 days, counting delivery time.
You may not find them perfect, but you will certainly find them to be what you need in a home warranty company. For perfection, look to be adopted by an heir.
Sensible home warranty thus far has been excellent. I have had one claim with them and they took care of the problem immediately. All of the staff that I dealt with were very professional.
This is my first claim with Sensible. My disposal went kaput. I called Sensible, filed the claim and within six hours the service company called to schedule a time. The repair guy showed up, was very professional and extremely courteous and replaced the disposal. They did a great job. Thanks!
As of right now, this is my only experience with Sensible. This was a relatively easy situation, which is why I didn’t rate them as “excellent”. I have had bad home warranty experiences with other companies on more complicated jobs (ie. furnace replacement), so I am withholding my “excellent” rating until I have had more dealings with them (which I hope won’t be necessary).
Amana refridgerator did not cool…no parts were needed repairs done satisfactorly on the same day.
I have worked with many companies in the past in regard to several investment properties I own in the states. Sensible has been very flexible in providing me w/ pricing and plan options for my properties. In addition, thew few claims I have had have all been handled professionally. It’s good to know I have nothing to worry about even though I am far away. I do plan renew my contracts with them starting next month.

I discovered a puddle under my water heater and called Sensible Home Warranty. They said someone would call me within 24 hours. Within two hours I received a call from one of their participating plumbers. He came to my house that afternoon and examined the water heater. He said it needed to be replaced. The replacement was authorized and the work was completed that evening. I couldn’t have been happier. [The same plumber has come to my house to resolve other problems. He is excellent.]

I own two properties in the Northern Virginia area and have policies through Sensible Home Warranty. A couple of days ago, I had some plumbing issues for one of my properties and I called Sensible Home Warranty for a service call. I have not had great experiences from prior Home Warranty Companies and I was a little nervous as to what to expect. I am glad to report that the process of ordering a service call and the response of the technicians was seamless. Although, the plumbing issue was a small one, it was nice to know that Sensible Home Warranty responded promptly.
Even though, I have used my policy only once, I am optimistic that service calls will be resolved quickly.
For those who are considering this Company for their Home Warranty Company, I would just like to point out that the most important aspect is their cancellation-at-anytime- policy. Most Home Warranty Companies do not have this type of agreement and you are locked into a contract whether you like them or not.
I had two separate issues within days of each other. One was an electrical problem with wiring and a light fixture, and the other a leaking washing machine. Both issues were taken care of by Sensible Home Warranty relatively promptly. Overall I am happy with their service as well as that of the contractors involved. The present repairs were not that major. I certainly hope I can expect the same level of service should something major occur.
I had to replace my ceiling cause the plumber didnt get here for over 24 hours. my toilet had to be emty’d by hand cause the water kept filling up. It probably would not have been that bad but i also had a broken ankle and was not able to sleep in the bathroom i had to elevate my foot.
I called in to set up a plan for a purchase that our office closed. The rep Chris was most helpful in setting up the plan that best suited my purchaser. I will call Sensible again in the future.
Just another happy customer, Sensible has been there to cover my washing machine which has recently malfunctioned. It took technician 2 days to come out, which was OK, however I am more than happy that the repairman had the spare part on hand. Will recommend to neighbors.
Last week my air conditioner broke and it was the hottest record setting high in 5 years. I spoke with a customer service rep by the name of Chris Andrews. He was the very helpful and very attentive to our needs. He worked very hard to try to get our a.c fixed that night. I had called at 6:00p.m and by 8:00 am the next day my a.c. was fixed. I am so glad to have such a caring and helpful warranty company. Without them i wouldn’t have my a.c. fixed so fast. Thank you sensible home warranty!!! My microwave oven quit completely. I called Sensible Home Warranty and a service man was out the next day. The repair was done well, therefore I am a satisfied customer.
Everyone was a pleasure to deal with. There was a slight delay in the service person getting back to us, however, once he did, he responded quickly and professionally. The problem was resolved and we were pleased with the service person as well as the home warranty company.
I worked with Dave Robinson to find the correct service company to provide a solution to my AC problem. He sent out Alliance AC from West Palm Beach. They responded within hours and took care of the problem.
I purchased their policy and was told they would split the cost of the policy in half…I paid for half right away and then 3 weeks later they charged my card with out telling me they were going to do that. I called them back and got a hold of a Dave Robinson. He was very very excellent in resolving it.
This past Friday we discovered our garage had no power..The circuit break will not re-set…I called on Saturday afternoon and was told either that night or right away Monday morning I would get a call. No call Monday morning, so I called about noon..Was told the contractor is aware and they would get them to call me ASAP. Monday night still no call so I called back at 5 pm. Again was told they would have some one call em with in 24 hours.
Just called again at 8:20 am and a hour later I am still waiting for this contractor to call me..
I am VERY displeased so far. While I know it technically is not the fault of Sensible that the contractor is not calling me, it is their job to find one that will call me.
The number they provide is the number for the answering service and not for the actual representative. The answering service tells you that the representative will call back in 24 hours. Nothing like that was printed in the actual policy. The rep. called back in 7 hours. Made every effort to convince me that my problem is not covered. Finally, when I quoted to him his own policy, he reluctantly agreed to send an electrician, who never called or showed up in 48 hours. Now, 72 hours after initial call, still on the square 1.
The overall service of this warranty company was fantastic. My claim was handled fast and without hassle. THANKS
Plumbing repair service was slow. Water dripped oncontrollably for three days before the plumber came. It took about ten days to fix.
The plumber and servise were competent.
A 12″ x 18″ hole was left in the outside stucco wall without any patch.
Other than that it all went well.
I purchased my 2 year contract this year when my old company decided not to renew my warranty because I’d use it 3 times in the last year.
A few weeks ago on a Friday night at 1:00 in the morning my daughter told me that the air conditioning wasn’t working. It would’t turn on. She’d tried turning it off and then back on and turned off the circuit breaker and reset it and it still didn’t work.
I went ahead and called Sensible Home Warranty, talked with a service rep and he took all my info and was told that someone would call me back within 24 hours. I received a call the next morning about 11 and they assigned a service company to the claim and told me that they would be calling me sometime on Monday.
I received a call Monday afternoon and scheduled an appointment for them to come out. They showed up when they said, check the problem went back into town to get the new part and had it fixed within 2 hours (including the 60 minute ride into town and back). AC works great.
I’ve had to use the warranty about 3 times now and I’ve always had excellent service.
This past week I had my first glimpse of the Sensibles Warranty service.
I have had the plan in place on my rental unit since january after finding them on this site but
have never had need to use the service. I recently got a call from a claims person, very friendly by the way, who let me
know the service work was completed. I thought she called the wrong person as I never called them with a repair claim but she soon clarified that my tenant had called in for a plumbing issue which they
resolved quickly. So quickly that my tenant never called to bother me about the
problem. At this point, I am quite satisfied with the service they delivered and am considering
an additional warranty plan for my own home.
I had a problem with my air-conditioning unit after being a Sensible Home Warranty customer for less than a year. They sent two different service companies out to look at the problem and it was taken care of in a fairly reasonable amount of time.
One thing that I liked was that I had to pay no fees to the 2nd company. The only thing I really disliked was the fact the cost of replacement freon was not covered. It was considered general maintenance.
Overall, however, I was quite satisfied and will continue my coverage.
This is the second warranty company I have used since purchasing a new home. Although it is early in my contract year I am most pleased with the service provided. Based on my experience with another company I was reluctant to sign with anyone. It seems that I have made a good choice

We’ve had this coverage for 3 months and have experienced 2 service calls, one for a plumbing leak and one for a furnace failure. Both were promptly repaired and I paid only the service call fee.
Our previous warranty, from our mortgage company, was worthless and refused coverage for the only sevice call in 3 years! Sensible seems to have an excellent reputation for accepting coverage and the fewest complaints.
Since I’m so delighted that Sensible actually does what I bought this insurance for, I’ve recommended them to my sister and to my in-laws. I’m sure that they will be satisfied if they ever need home repairs.

This is the second home warranty company I’ve used. I switched for the lower deductible and premium so I wasn’t sure about the quality of service I would receive. I am pleasantly surprised by the service extended by Sensible Home Warranty.
I have a sub-zero refrigerator that is 21 years old. The compressor finally died. The part and labor would have cost me $1,200. Sensible took care of me without a problem.
A special kudos to Jared Bodner, who made sure our problem was dealt with without delay and followed up to make sure quality work was performed by the contractor.

I have to believe that many of these reviews are written by the company themselves as if you search for sensible home warranty reviews you get a lot of very negative reviews. In fact, many of the complaints describe exactly what I am dealing with. When you actually want to talk to someone to get something done “I am not authorized to do that” and it seems no one is available that actually is authorized. This reeks of a scam and is pretty sketchy. I was promised a call in 15 minutes from my call and did not hear back at all. At this point I just want my money back and will fight until it happens. My advice, find another company.
Jared, was awsome in the way he handled our claim! Our furnace was out, it was cold, Jared made us as a priority, we had heat within 24-36 hrs. Chris was also awsome with the follow up!

Had my account due and spoke with account manager about that my ID was stolen and I was wipe out of my bank accounts and asked if they could give me until the end of the month to pay and there was no problem very sympathetic to what happen to family.. For the most part we have been pleased with S H W. We have only been with them a short time. The only problem we have had, that we are aware of is we feel they are a little slower to respond then we had discuss. With a houseful of company on Thanksgiving Day, every drain in my house stopped working simultaneously. My first call to Sensible Home Warranty was picked up by the answering service, and I had a response in less than half an hour from Tad in customer service. He went to great lengths to locate a contract plumber in our area available on the holiday, and he kept me informed at every step. When options were exhausted, he promised he would follow up at opening of business the next day, and he did exactly that. In the meantime we had found in our small town a local emergency service with one man on call, who came out and cleared the drains, and we paid him directly, assuming it would be at our own cost since we hadn’t waited for Sensible Home Warranty to fulfill its commitment to 24-hour response time. Imagine my surprise when Tad called the next morning and I explained what had transpired, and he said Sensible Home Warranty would reimburse me for the cost minus my normal co-pay. It was a consideration I didn’t expect and greatly appreciate. This experience dealing with Tad and Sensible Home Warranty far surpassed anything I expected in the way of customer service and consumer support.
I have a Sensible Home Warranty on my primary home and two rentals. I’ve had to use their services three times in just five months, and each time has been superb. Quick, helpful, professional service and great help in problem-solving as well (we had to use a new subcontractor that turned out to be not so good). Tad hung in there and helped me get an alternative sub and stayed calm and professional and in touch the whole time. Sub was crazy! Tad assured me they would not use him again.

Sensible Home Warranty provided a quick and efficient resolution for me. I had an issue with the main breaker. Electricity wasn’t working. Tech came out and fixed issue within half a day of filing claim.
Sesible Home Warrenty is a horrible company. Each time I had a service call I had to go through serval customer reps and I ultimately had to wait weeks before I heard back from anyone. Any home warrenty is better than Sensible!

I had used a competitor for my previous home warranty and it seemed I was always fighting with them to cover what was mentioned in my policy. With Sensible Home Warranty, I have been completely happy with the service … I even had the company call me twice to follow up and ensure I was satisfied. Very happy thus far with this company!
Four days before Thanksgiving, my oven went out. Yes, I had a turkey and all the trimmings, waiting to be cooked. So I called Sensible, to file a claim. This was my first claim, as I had just signed up with them in Nov, as my previous warranty company stopped issuing policies in my state. I’d read all the reviews on Sensible Home Warranty, and they seeemed like the best choice…and, wow, am I glad I chose them.
They kept me informed as to the progress of finding a repairman, and within 48 hours, sent Cox Appliance company to fix the oven. He did a spectacular job, and the oven was fixed in record time for me to cook Thanksgiving dinner.
This warranty was a good investment for me. I’ve had two service calls this year. The first was my refrigerator. The bummer was that it required a part and therefore two appointments. Like most people I work during normal business hours and it is difficult to take off. The service company worked with me though and we made arrangements for them to call me when they were about 20-30 minutes away so I could run home. When the part arrived, they arranged to make me the first call of the day.
My second issue was my dishwasher and it was resolved in one visit.
Horrible experience. Good luck finding anything that they cover. Make sure you read the fine print before you sign up. I asked for three different repairs and none were covered, including simple things like plumbing leaks, plumbing clogs and light switches not working properly. I cancelled my service with them about 10 days after service started and they only refunded me for 10 months and 20 days (since they calculate it from date of order and NOT date service started). Their Customer Service is quite nasty as well. Make sure you are really nice to them on the phone or they’ll scream back at you. Use them at your own risk.
Even when I called in three claims at once, I never encountered anyone who wasn’t unfailingly professional and accommodating. There was a dilemma with my range; however, the CSR explained the process to me to my satisfaction.
I highly recommend this company.

My Maytag oven/range failed to operate in the oven mode. The repair required a new computer which was out of stock for 2 weeks from suppliers. The appliance repair company did a wonderful and timely repair once they had the part. I’m very pleased with their service and results and would give Sensible an A+ rating.
I’ve had 2 legitimate claims that I made. One was for a broken microwave ($200 to replace) and the other for a gas heat exchanger that had gone bad ($1500 to replace). Guess which one they gave me trouble with? I realize that these companies have to make money, but they shouldn’t do it at the expense of denying legitimate claims (they should raise their rates do really provide the support that they claim to). After wasting probably 120 minutes or more of my cell minutes with them, they denied my HVAC claim for the heat exchanger and then said that they would pay for 50% of it out of the goodness of their heart. Their customer support would never return my calls and I always got the same 2 people over the dozens of calls that I made to them. Very unprofessional in my opinion. Their on-hold music says “you’ll sleep better at night knowing that sensible home warranty is there to…”. What a sham! Too bad their self-hype doesn’t deliver into real service.
I am a new customer of Sensible Home Warranty and have not had good experiences with other companies. I am completely satisfied with a Sensible Home Warranty. I especially appreciate Andrew’s professionalism and prompt customer service.
I have had 2 calls since I purchased this warranty..Both with in a week of each other.
The only complaint I would have is that when I needed an electrical issues fixed it took a few days for the guy to show up..And when he did, he really didnt fix the issue, even though he said he did, another guy had to come out the next day and fix the issue.
A week later had a huge plumbing issue sewer line backing up into basement bathroom. They had a guy come out with in hours to clear out the line!!!
Now I have a 3rd called into them and I have only had them for 3 or 4 months..I feel so bad, but my garage door tension wire snapped last night.
So far this company has exceeded my expectations!

Sensible is not so Sensible! We had a problem with our Heating and called a total of Thirteen times (13). If you call the # and press 3 for claims you will get a rude rep name “Michael”. He’s very unprofessional and argues with you as if it’s his money that is flipping the bill. He hung up on us 4 times (which he denied) when we tried to get him to listen to us, these 4 hangups occured during “heated discussions” so it’s pretty obvious he’s lying. He was also rude to the heating company, I got a call from the secretary and she told me about how he had treated her when she explained to them that her company doesn’t deal with Home Warranty. So I was stuck basically in the middle back and forth.
After 2 days and 13 calls we were told that our heating system is not covered (total shocker) but everything else evidently was, even things more expensive than what we needed done. Which makes me wonder do they happen to choose themselves what they want to pay for when problems arise? PLEASE GOOGLE THIS COMPANY, you will find enough complaints to keep you busy reading all day long. They are a complete waste of time and money. Please read all the negative reviews on here. After going through a nightmare with them I decided to read them and found out a lot of what others were going through was the same in my situation. Please beware of this company, their customer service is absolutely horrible!!!
I had their warranty for a month and a half when my microwave broke down. I called them for service and the first thing they did was to suggest that I was scamming them, because I had only had the policy a short time!
It took three days to get someone out to look at the unit, and I paid them $45 as per the contract. But they would not fix the unit until they submitted the claim to Sensible Home Warranty for approval. A week later, I called to find out what was going on, and the service guy told me they were still waiting to hear from SHW.
I called SHW and they told me my claim was being denied because the expensive electronic control panel that had gone out was “excluded” from coverage! So now I was out the $45 service call fee, and my microwave still wasn’t going to be fixed, and the repair guys told me that the $45 would not be credited towards repairs, it was a separate fee.
I decided to cancel my warranty, having learned that most things that break are not covered by it anyway! The rep told me that he could not tell me how much of a refund I would receive until AFTER he canceled the policy. I tried to argue with this, but he insisted that it was impossible.
So after he canceled the policy, he tells me that an extra $50 will be withheld from my refund, because it was his opinion that I canceled due to the claim being denied, and evidently there is a stipulation hidden in the fine print that if that is your reason, they will fine you $50!
I pointed out that he had never asked my reason, assured him that was NOT my reason for canceling. It wasn’t. Past is past. My reason for canceling was that future claims would also be denied. But he said it was “obvious” that was why I canceled.
I have had to dispute the charge with my credit card company and still not sure how that will turn out. Total waste of money, and you won’t find out that your coverage is worthless until you try to use it!
This is our first year with this company and they have already handled 2 claims for our family. In one case they gave us a check towards a new dryer because ours could not be fixed. In the other case they had a plumber out to fix our bathroom pipe and SWH took care of the claim costs. Their customer service reps are very professional and helpful.
Called customer service everyday(1/4/10) for week,stated a representative will call back and service will be provided, as to date 1/11/10 no service called and still waiting, this is a worst nightmare with the home warranty I have, I had 210 home warranty before and I had no problems,
this is a biggest mistake I did,will never recommend them to my friends.
We have made two claims with Sensible Home Warranty (for a faulty dryer and a broken toilet) and both times they have followed through. The first claim took a little longer than expected for us to hear back, but the second claim was processed quickly and efficiently. The customer service rep was very honest about our expected wait and actually came in under her time quote. We will renew our policy next year without hesitation.

But did take a long time (2 months) before recieving any in the mail in regards to service coverage.
Although I cannot comment on their service when dealing with a broken item in my home, I can comment on their customer service.
Yesterday I signed up for home warranty coverage with Sensible Home Warranty. They had a very good plan and were offering a great, limited time deal to start.
I made arrangements to pay the yearly premium of $465.25 (and only $45.00 service calls..!) for their “Complete System Plan” and two additional “Optional” items. They had an option to pay the premium in 3 equal monthly installments, which I took advantage of.
However, due to a billing error, they mistakenly took the entire yearly premium amount from my account all at one time. Since that account was attached to a debit card and I did not have sufficient funds, I fell into an overdraft condition. 3 subsequent debits on that account incurred 3 overdraft charges of $35.00 each, for a total of $105.00.
I immediately called my coverage specialist (Alan) and he agreed that the problem was created on his end. He offered to refund the entire premium payment, which he did within an hour.
I then contacted the customer service email address and expressed my dismay at losing the $105.00 in overdraft fees. Within minutes I was contacted by their Client Service Team Supervisor (Chris) where he informed me that an additional $105.00 would be wired to my account on top of the premium refund…!!!
These acts of uncommon care for the customer and high ethical standards changed my mind about canceling my coverage and I reopened my original arrangement for home warranty coverage.
Again, I cannot comment on their service when I need them for covered home equipment problems yet, but with what I have seen so far, I look forward to the same stunning customer service without hesitation.

Signed up three months ago after researching here and other places. It looked good until the shaft on our washer broke. After 3 weeks of calling them everyday to get the local tech scheduled and get the status of the claim, they finally told me it wasn’t covered because the tub was “leaking.” After I explained to them that it must have been a very small leak because I didn’t know it was leaking, they told me I didn’t “do my due diligence” to keep the unit in 100% condition and they wouldn’t fix the shaft until the leak was fixed and, of course, the tub wasn’t covered. It will cost me over $500 to fix the tub seal and the tech told me it wasn’t worth it. I can get a new one for $600. If you ask me, they’re hiding behind a small un-noticeable leak to avoid covering this. I canceled my policy immediately.
Compared with my former warranty company, Sensible Home Warranty company exceeded my expectations. The response was quick, the service provided was excellent and I am impressed with the response I received when my pool timer broke. In Palm Springs, everyone has a pool and the pump timer MUST work. It does,perfectly.
It took about 2 days for service. I wasn`t aware of the
preexisiting clause so they pro rated my garage disposal.
Over all everything was handled okay. I did get a follow
up call a month later for a promotion. I told the reprep.
about my experice so they are sending me 25 dollars toward
to cost of the disposal that wasn`t paid. So that was nice.
I hope this will be a good warranty co. I will see how
and when the next claim occurs. Overall I will give them
a B.
I’ve used Sensible for about a year for a few rental properties, and have been more than happy. My tenants were content, more than a couple of repairs had been done. Will renew contracts.
My washing machine failed just before the New Year and I placed my first warranty call with Sensible. While it was obvious that the person taking the call was just an answering service, I was pleased to receive a return call from Sensible within minutes.
Unfortunately, given the holiday period and the few working days around the holidays, I was told it might take a while to get a service person out. I waited (somewhat impatiently) before asking if I could call someone and be reimbursed for all but the $45 copay. Sensible readily agreed to this.
It took quite some time even for me to get a service man in and he determined my washer would require over $500 in repairs. Sensible declined the repair (which was reasonable given new washers don’t cost much more than that and mine was 10 years old), but within days offered me a decent amount toward a new washer.
The time to resolve the problem was fairly short once I had Sears’ estimate. It took less than a week from that point to the call with Sensible’s offer. I don’t fault the warranty company for the time it took to get someone here, as it’s obvious there was a backlog of calls from before Christmas.
As others have said, the person answering the toll free line knows nothing about your warranty, and it’s a bit of a pain to have to give your name, address and phone number each time…but the bottom line for us is that they did their best to fulfill the terms of our agreement.

I am very pleased with Sensible Home Warranty. They have always been on time, their service quality is great. I am also impressed with their contractors. Overall, I would recommend them and will renew my contract.
Buyer beware filled a claim 2 months after starting policy on heat unit, They refused to pay anything because they wanted service records which I never had a problem with unit it the past even throught it was 20 years old I would do clean and maitain unit myself each year, They denied claim and then asked to speak with management it took over week and half to respond.
They did refund money but took off 59 dollars for two months for coverage which I do not feel is right.

Sometimes the repair people schedule an appointment and never show up. happened to me several time.
I called in the morning for a leaky toilet. By the afternoon the repair man arrived and fixed it. The only reason I’m not giving a 5 on customer service is I don’t like having to call a ‘call in’ service and have my message passed along. I like to speak with customer service immediately. But, I did get great service and the problem is fixed. Simon from Sensible Home Warranty even called me back multiple times to ensure the problem had been fixed.
I have previously filed two claims with Sensible Home Warranty. My heater broke in November 2009 and both my wife and I had to call customer service representatives 7 times over a two week period until we finally received a call from a service company for heater repair. To stay warm during this period, we had to wear big coats while in our home and use our oven to warm our home, otherwise, it would get down to 60 degrees. The customer service reps repeatedly told us we would receive a call within 48 hours from a heater repair company which didn’t happen over and over. During each of our 7 calls, it would take from 15-30 minutes on hold to actually get a customer service representative on the phone. This was really aggravating and wasted a lot of our time. A repair man finally came to fix our heater but a part was needed and had to be ordered. We had to go another entire week without a heater while we waited for the part.
The second claim, for a leaking toilet in December 2009, was another nightmare. After speaking with a customer service representative and making a claim, I was told I would get a call within 48 hours. I never got a call and I had to call Sensible again. The second customer service representative that I spoke to told me that no claim had been made and my call was not in their system! The man they sent to repair my toilet was not able to fix it and not sure why it was leaking. Because our toilet was still leaking after he left, we had to get Sensible Home Warranty to send another company to our home to repair our toilet. Sensible agreed to send RotoRooter but told us that we would have to pay $50 AGAIN for the second service call. We were appalled since Sensible Home Warranty chose the first enept company who did absolutely nothing to repair our toilet. This infuriated us!
We have a year long contract with Sensible Home Warranty that still has another 8 months to go. We hope in the future that if we have to make a claim with S.H.W., that they will send a repair service to our home after us having to make only one phone call within a 48 hour period.
Great company. I just renewed my policy again for another term. I had one issue that took a few extra
days to get resolved but I am not knocking them as it was a holiday. However, they handled my last
claim in a very timely manner. The service reps are nice and always helpful.
I have purchased 2 policies with Sensible Home Warranty back on Decemeber 2009 but the sales person told me that my policies will kick in after 30 days just to make sure that I don’t have any existing problems on my two properties. But after a month, one of my properties have a problem with heating unit. They send the technician after one week to diagnosed the problem was the compressor. It says in my contract that compressor is covered but because the compressor is worth like 1,000+ now they were asking about the maintenance papers of the unit. I told them that I don’t that receipt anymore and when I tried to contact the company that maintain was AC/Heating to get my maintenance records unfortunately they went out of business. So my claim was declined becuase they said that I have to a proof that I maintain the unit. They offered to refund of what I paid to them. I think the reason why they offered to refund because the parts that was broken on my unit is more than that I paid to them. My AC/Heating was only 5 year old and also my property. What I did I called the company who installed my unit and they honored the warranty. I just want to warned you that this company need a maintenance records if they think that amount of money that they will spend to fixed the problem is like a 1000+ dollars. Please make sure to read you contarct before you buy a warranty. In my experience with I am totally dissatisfied on they handle customer and their problems. I just spent 300+ to fixed my heating unit without any stressed. Hopefully you will learned from my experienced with them before you buy warranty with Sensible Home Warranty. I don’t think they are 24/7 to service your problem to your house but yes they are 24/7 to answer the phone for your problem then wait atleast 3-5 days until someone will go to your house.
I placed a call on 02/11/10 to report that my heating unit was making such a loud noise similar to a diesel generator & vibrating vigorously! The gentleman by the name Simon responded on a timely fashion! He was very professional & extremely courteous. Furthermore, Simon was also exceptionally empathetic! Because he showed so much concern about my situation-having no heat in an area that had just gone through two rounds of a record snowstorm, (my heater had to be turned off to avert further damage to the unit & my home in general), he suggested what might be responsible for the problem I was facing & also gave me options to choose from in order to produce a quick resolution! He went the extra mile to give me his extension number where I could reach him to advice him of the outcome of his suggestions!
Lastly, after I advised him that his suggestions had averted a seemingly catastrophe in my home, which invariably saved the company & me unnecessary expense, he took it upon himself & called me back few hours later to ensure my system was still working! He exemplified the qualities of a dedicated & committed representative! He deserves to be recognized!

Firstly, I would like to say that Simon Cone made working with Sensible Home Warranty (SHW) easy and welcoming. Secondly, if it weren’t for his prompt responsiveness, and attention to detail to customer service, i would be with another company right now. It’s no surprise to me that SHW has an overall solid reputation, and rated the best in the business. Our situation started for us by experiencing horrible service with a local Appliance Repair Company for our inoperable refrigerator…a situtation that took us through weeks of excuses and faulty repairs. Finally, after a second visit from this Repair Company and similar results, we simply called back to SHW and requested that we somehow get better service, without paying more money and wasting more time. Instead of getting the “run around”, Simon took charge of the situation, APOLOGIZED for our experience, then rendered above and beyond service oversight from that point on. We felt in control of our situation once again. Today, our refrigerator is repaired, and the transaction between the “new” Repair Company and SHW was totally tranparent to us. I really believe that we have more than just a Home Warranty Company working for/with us…and speaking as a retired Army war veteran, treating people (customers) with respect and the way you would expect to be treated in kind, goes a long way in my book. SHW will have my loyalty/business for a long time to come.
