Home warranty is a complex insurance product. Unlike home insurance, it does not provide blanket coverage for all appliances. Pre-existing conditions and problems resulting from lack of maintenance of appliance are are generally not covered by home warranty companies. Home warranty sellers may not state these factors clearly, and this will create dissatisfaction among customers. Due to these factors, you will see many negative reviews here. Don't be intimidated by some negative reviews here. If you have maintained your appliances in good condition and go with a reputed home warranty provider, your coverage will be fine. |

I purchased a Home Warranty from Sensible Home Warranty. 31 days after my contract was up, my A/C froze over. I didn’t know why it was so hot in the house until I went outside and looked at the condenser (big thing outside the house). I called SHW and they told me someone would call me. Five minutes later a guy called stating he was in Arizona but would have guys in my area get right on it first thing in the morning. Two days pasted and I heard nothing. I called back. The receptionist told me to hold on. Then the Arizona guy got on the phone and stated that he could not send someone out because it appears to be a leak in my A/C and that was pre-existing. He stated it was only one day after 30 days that my A/C started acting up; therefore, it had to be pre-existing. Immediately, I said cancel my policy. He yelled “Done! You got it!” And hung up the phone. I can’t believe this. I called back to get my cancellation number (I needed it for a dispute on my credit card).
We called the company since the tenant AC stop working. It took almost a week to someone to come out to check. They told me only way is to replace the unit. They told me that they don’t cover. After I contacted someone else, they repaired and it is working now. So I am very unhappy with their service, and will not use them again.

Thank you Sensible Home Warranty. I recently joined your Home Service Program and almost immediately needed help. My air conditioner was leaking and I had just had a maintainance service performed on it 3 months ago. When I called you, your representative assured me that help would be on the way within 24 hours and it was. The service was excellent. Again, thank you.
This company is a scam! Beware of it. Please review the reviews,it’s all true about how this company conducts the business. Think 100 times before you do business with them. I wonder how come FTC or other agencies haven’t been able to stop this fraudelent company yet.

They called us up and asked if we do contract work.
My reply was yes and such was performed with professssssionalism, as with any customer. It is going on three months with no payment recieved…

A few days after the first job, I heard the voice that was heard before. I cant play an instrument, yet I can tell you if a note is a half key off during a guitar solo. It wqas the same girl from the Bronx with a different name. She was with National Home Protection before and they still owe us almost $1000.
I go by the book and never purposelllllly lie, cheat or steal. I am a caucasion gentleman that grew up it what is now called “the Hood”, a stones throw from South East DC…

I researched the home warranty market for ratings and reviews before finally choosing to go with Sensible Home Warranty to cover a Florida home I planned to rent for a couple of years until the market hopefully allows me to sell it at a fair price.
Their warranty fee was not the cheapest, but was competitive with many other warranty offerings. But I was influenced by web comments on personal experiences posted at a few review sites that were more often than not superior/favorable.
A few months after I procured the warranty and a family rented my home, a water heater problem arose. After reviewing the circumstances to assure that the leak was not the result of negligence or abuse, the water heater was promptly replaced. Within a week, a similar problem with the pool pump resulted in inspection to confirm proper prior maintenance, followed by repair by local agents for Sensible Home Warranty.
I had a chance to discuss general warranty issues with the head of customer service at Sensible HW, being concerned that such a short time into coverage, I was already far ahead on the cost/benefit curve, and Sensible was now far behind, since the first repair exceeded the cost of the premium. He did explain that while they, like any insurance agency, must make careful efforts not to be abused by fraud or being set-up to fix a bunch of unmaintained equipment (e.g., AC units, pumps, heaters, etc. that do require regular maintenance to avoid early failure), Sensible was also quite conscientious about the poor services and coverage avoidance engaged in by less honorable warranty firms, and was taking pains to maintain their superior performance and reputation with homeowners.
While I acknowledge that some records of prior maintenance should be maintained on certain appliances to assure a prompt response, I, for one, have been impressed enough to provide these comments, and while I certainly hope my tenants do not encounter any other problems while renting my home, I am much more comfortable knowing that I have a Sensible Home Warranty to back me up!
I just got off the phone with sensible home warranty, and I was not impressed. My current home warranty company has gone up so much in price, I thought I would check out some others.
This Jim Westfield gave me a quote and offered me to sign up , a special going on for the last week. I told him I would have to discuss it with my husband, so I would need time and I would get back to him. Then he asked me to hold. When he came back on the line and started speaking, I told him I could not hear him and asked if he was on speakerphone. After hemming and hawing, he says “get used to it”, and again I tell him I can’t hear him on the speakerphone. He then says to me (in a very nasty tone): “Get used to it.” I could not believe my ears, and I said “excuse me?” He then says “get used to it” and, “you hear me.” (Again, nastily.) I said to him “what a shame” and hung up. Needless to say, I would never go with a company whose people verbally treated me like this. If this is indicative of problems I would have with these people, I’m glad I hung up.
I recently transfered my home warranty to Sensible after receiving very poor service from another company. Last week I had the need to file a claim and was impressed with the overall performance of the claims department. I was able to speak with a real person which was very surprising considering it was after 10pm. They were alble to schedule a plumber for me who promptly showed up at the next morning 9 AM as promised. My issue was fixed and I am a very happy customer. A+
I am exceptionally happy with sensible. I’ve been with them for about 4 months and just ran into a problem when my water heater went out recently. They were able to get a service man out to my home promptly and the issue was resolved shortly. I am happy that my first experience with them was a breeze.
Sensible excels in every aspect. Their Customer Service is, by far, superior. The service is complete within 24 hours, and the repair or replacement service cannot be beat! Thank you Sensible home warranty for making my life so much easier.

Bad company!Promises the moon but they did not come through.
I did not read any fineprint before signing up. They claim to cover everything but the parts excluded were enormous….
Why provide a warranty if most of the parts were not covered!!
Once again, we had a toilet problem. This time it was over a weekend and in the late night hours.
We called on Saturday night after 11 PM to file a claim.
We were immediately asked it it was an emergency which it was not.
Someone called us back on Sunday morning and a plumber was here on Monday evening.
We’re happy campers!
I have had several other home warranties in the past and have been extremely disappointed. Sensible provided me with a quick turnaround time. They not only attempted to fix my stove but ended up replacing it. All I paid was my service call fee. Great staff! Would recommend!
I recently purchased a home warranty policy from Sensible for one of my rental properties in Arizona. After reading reviews on every company out there I was still quite skeptical about purchasing a home warranty. I decided to go with Sensible because they had an “A” rating with the Better Business Bureau. After purchasing the policy I was still a little concerned as to what would happen when my tenant calls me with a problem. Well Last week I got a call from my tenant about a plumbing backup. I called Sensible immediately and was very pleased to get a live person on the phone right away. The customer service rep told me he would get someone out to my tenant as soon as possible but it may not happen until tomorrow. Imagine my surprise when I spoke with my tenant just several hours later to find out a plumber had already made it out to the home and fixed the drain. My tenant couldn’t have been any happier and neither could I. I have since purchased additional policies for some of my other homes and I would absolutely recommend Sensible Home Warranty to anyone looking for a warranty.
My dryer went out on a sunday i called them that day and recieved a call back within an hour, they called me agin on monday, had a tech out there that day and had it fixed that same day, excellent service
Not long after our coverage went into effect one of our toilets needed repair.
A call to Sensible got us a plumber who did a great job.
Hubby and I are truly pleased with the entire experience.
My water heater was leaking on a Friday evening at 10:00. I called them up and within an hour I received a call and they assured me that It was not going to explode. And somebody would call me in the a.m. I received a call on Saturday morning at 9:00, the service guy said he would be at my home in one hour, he arrived and had it fixed in 1/2 hour, it was the T&P pressure valve. He was prompt, professional and all is great with the water heater. The customer service dept. called me later in the day to make sure everything was ok. I would recommend this warranty company to everybody. My husband works out of state 3 days out of the week, and I feel safe that if anything goes in my home that I am just a phone call away to getting it fixed. They responded in a terrifc turn around time and I was very pleased with the service all around.

My dryer was not heating properly and Sensible Home Warranty had someone at my home that same day. They figured out what was causing the problem and had to order extra parts which took a few days. By the end of the week my dryer was fixed and everything was covered by Sensible Home Warranty. The representatives want to help as much as they can and seem to be on top of things. I have recommended them to friends. A+
