I’ve had Sensible Home Warranty for almost a year now, and I will definitely renew. I’ve had bad experiences with others, especially the plans offered by the local utilities. SHW has helped us like they promised. Recently our washing machine needed major repairs, and they gave us quite a reasonable cash amount toward purchasing a new one. I definitely recommend it.
I’m a Sensible customer since June 2009. Before I was American Home Shield (AHS)costumer for about 15 years. However several years ago AHS increased the fee and quality of the service went down dramatically. As you may see usually there are pretty poor reviews from costumers. I decided to take a risk and picked Sensible up almost randomly. After my first year I can say – it is a good a relabel company with reasonable fee and annual coast. I had to ask Sensible for help twice. Both times I got a very good service. I would recommend this company.

I would highly recommend sensible Warranty. I had a problem with my AC twice for last 4 days. The technical didnt show up and was frustrated finally Mr Simon(A gentleman) from sensible warranty informed me to get service from outside and call him when technician is onsite. When the technical came onsite, My Simon spoke to him and made sure the AC was fixed. Also my Simon spok to technical to make sure i only get charged with service call charged and then a followup call to make sure the AC is fixed.
Highly appreciate My Simon’s assistance. Sensible Warranty has been great so far.
I have been with SHW for about 6 months. I have used them twice, although I have had more than 2 problems with my new place. Both claims have been covered, one was for a faulty wiring issue and the other for an HVAC compressor. Working with their manager Simon has been a pleasure. At this point I definately plan to renew my contract when it comes due.
I purchased my warranty with a lot of hesitation but my concerns were met with excellent customer service. I had 2 appliances require attention and when Simon couldn’t get someone out fast enough he offered reimbursement for a tech of my choice which got the job done very quickly. My check is suppose to be to me within 10 days, so if he is true to his word, my high thoughts will continue! They have been quick and efficient on all accounts.
Would Recommand SHW to any one of my friends or family. Worked with a very professional gentleman name Simon who did everything he could to get a plumber here as quickly as possible to replace our Hot water tank that was flowing water and not giving us any Hot water. Thank you SHW and Simon for an overall good experience!!! Keep up the great work!!
Very happy with the home warranty company. excellent service, did job quickly, I was also happy with the follow-ups I received.
Electric went out in home, called in for claim and service company came next day and fixed issue
95 degrees outside and my AC started giving up on me. I called them and they got me a company that couldn’t make it for another 3 days. Finally when it was the day; I waited for them for 4 hours for them to call me and tell me they will be another 2 hours. Then I re-scheduled and they were 2 hours late! So that tells me the type of companies they pick. Here is the catch; Freon is not covered (the tech told me that most companies do), leak detection is not covered (most other companies do); so I asked them what is covered with the AC unit; she said; the unit itself! I had enough. Yes; premium is cheap; but I don’t think this company is worth it. I will be cancelling service with them. My parents suggested 2-10; they have had it for about 5/7 years never had a problem and yes; Freon IS covered. I should have listened to my parents!!! Please consider some other warranty company.
First experience with them was for an A/C and the repair went ok. It took almost two weeks to finally get it all done, but it did get done and they saved me a few hundred dollars.
Second experience was for a water heater. They said they don’t cover water heaters over ten years old. The plumber there told me he’s never heard a home warranty company say that before. Cost me $700 out of pocket.
I’d do some research before picking this home warranty company.
Sometime you don’t realize how good something is unless you try it. That was my case with Sensible Home Warranties. This week I had an issue with my AC system. Please note that I am a stay at home mom with a newborn baby! AC went out, during one of the hottest weeks of the year. This is a emergency. I got Simon on the line, expressed my concern. Within an HOUR and a half I had a technician at my house! The issue was with freon (something not covered under the plan) , but I was more than happy with the way the company jumped to take care of my family. I couldn’t have been happier, and have since referred additional family members.
I have been a customer for 3 days and cannot get anyone on the phone or on-line to answer a question. I have e-mailed and called 866-959-2212 numerous times. If I can’t get them on the phone for a question it is highly unlikely I will be able to call in a service request. I have asked for a refund and will be contacting the BBB on this one. Scam! Do not use!
I highly recommend the buyers consider other homewarranty programs out there. The premium may be cheap for sensible home warranty…so is the service (That’s the reason that I switched to sensible in the first place). I had two policies with this company. I had airconditioning problems. Their service rep was so incapble that I had to show/educate the heat pump is the airconditioning. At the end, they rep asked me to work out the local tech myself. The service was so bad that I cancelled both of them. Guess what…it took me almost two months to get my money back. Think twice before you act on this one!!!
The service response from the Sensible Customer Service group is great. The sub-contractors are not as responsive and tend to take too long to supply the parts for repair.
I got a problem with my microwave and I called Sensible Home Warranty and they sent a contractor immediately and fixed the problem. I’m happy to have warranty by Sensible Home Warranty.
I had a pool heater that went out. Called sensible they sent somebody out. The guy said I needed a new heater and that he will report back to sensible. Did not hear anything for about a week. So I called the contractor, he said he was waiting on sensible. I called sensible they said it had been approved and that they would call my contractor. Long story short, a month later and still nothing. I called sensible 4 times and each of the time I was told that they would take care of the situation that day and they would call me that evening. Well none of that ever happened. I requested a new contractor because I could not get a hold of the one I had they promised me that I would get a call in 24hours. Turned out that I did not get a phone call so I called sensible and they told me that they are having trouble finding a contractor. I will never sign up with them again. Do not go with sensible.
I have had many problems with my 100 year old house this year. The best thing I ever did was get Sensible home warranty. I had another warranty group and once they made a decision it was final, SHW at least listen to me and went back to their underwritters and changed their mind. You alway get your orginal call picked up by a real person and the customer service rep will give you their direct extension if you ask for it.

called one morning a/c was out. technican in my home by noon returned with parts at 3pm, everything up and rolling. thank you sensible home warranty for my peace of mind.
I placed a claim,it did take 12 hours to hear from person who was going to fix dishwaser.They were little worried because they dad not did a claim for Sensible Home Warranty, but they came that day and fixed dishwasher. The tech was very good and gave me good examples on keeping dishwasher clean.
I had a little bit of difficulty signing up for the Sensible Home Warranty–we got everything settled, and they didn’t submit my paperwork until I called back a month later what had happened. However, since that snafu, they have been very on top of things. Our AC went out on Friday of Memorial Day weekend (great timing!), and they were out by Tuesday morning, and the house was cool when I returned home on Tuesday evening. We were very pleased as we have not had good service with our previous home warranty provider (HWA) for our other home.
On the memorial day weekend (Many 31), our AC broke. We called Sensible Home Warranty and left a message with the operator. One of the representatives called us within 2 hours to indicate that since today was the memorial day, somebody will call tomorrow to schedule an appointment. The next day at 10:30 am, we got a call from the HVAC company to schedule an appointment. The HVAC company came to repair the unit and so far everything seems to be working fine. Today (on June 9th) Simon from the Sensible Home Warranty called to follow up whether there was any problems with the AC. Thank you.
I signed up for Sensible Home Warranty yesterday and, after reviewing many posts — positive and negative, I decided to call myself. I must say I was most impressed with Simon Cone. I saw so many posts here about how good he is and it was great that he was the one who called me back. If this is any indication, I will be very happy. No claims to file just wanted to ask a few questions and I’ve read the Terms and Conditions carefully after having another home insurance warranty company which did not impress like this. I’m grading it a “4″ for Overall Rating as I do not have experience yet regarding a claim so we’ll see.
The service person arrived an hour later than expected, but understandable as repairs sometimes go long. I had to supply about 4 towels to dry up the water, as the Dishwasher started leaking a bit during the repair.
Overall, very happy with the experience. Would recommend to others, and have already done this with several friends.
I called on the 27th of May b/c my fridge was not working correctly and they told me that they. Since it was Memorial Day, I let it go until Tuesday. The guy that came out was great, right on time, professional….then…I get nothing from SHW. I call and they tell me they will get back to me…I called again on Saturday the 5th of June…it went to underwriters…I called on the 8th of June…still at underwriters. I would not recommend this policy yet. They just leave you out of it if they have to fix something. The subcontractor was very nice…the policy..not so much..or at least they have not shown it yet and it has been at least 10 days!!!
I read the reviews before I purchased and bought TWO policies. One for our rental in NC and one for our home in CO. For NC we called once and because the tenant wasn’t going to pay the call fee, the service never got taken care of. I offered to pay for it by credit card or a check by phone or online. I said c’mon, this is 2010. But they said no. Then I called for my a/c on my house in CO. It won’t come on. I called on, I believe, a Wednesday. I got the answering service who promised me the message would be delivered and i’d get a call w/i 48hrs. I never did. I called again. I got the company. They said they never had a claim in for me. This was early Friday. By late day Monday, I called again. They had NOT found a contractor to look at my a/c and in fact told me i could find my own, pay them, and then they’d reimburse me. Well, then what is the point of having you guys if i have to find my own service? i asked. I would not recommend these folks and am seeking a refund. It is true- you get what you pay for. Part of the reason i bought these policies was because they were inexpensive. I got what i paid for.:( I give customer svc a 2 instead of a 1 because the new policy dept is super nice- of course. But when it came to a claim, i didn’t feel like a valued customer at all.
