Pre-existing conditions and problems resulting from lack of maintenance of appliance are are generally not covered by home warranty companies. Home warranty sellers may not state these factors clearly, and this will create dissatisfaction among customers. Due to these factors, you will see many negative reviews here. Don't be intimidated by some negative reviews here. If you have maintained your appliances in good condition and go with a reputed home warranty provider, your coverage will be fine. |

Such reviews are not likely to offer a balanced view and some of them could be fake reviews posted to promote or demote a company. It is always a good idea to check BBB ratings and make sure the company is licensed to do business in your State by contacting State Insurance Commission. My A/C unit went out during a 100 plus degree period and after the service man finally showed up in the evening, I was told that the compressor had died and that if it was not under warranty, it would cost me around 1800.00 to repair. The service man who wanted to be paid by cash or check (since he did not take credit cards) also did not have nice things to say about SHW. I paid him the service call fee by check of which I did not get a receipt for. As he drove off in his plain white truck I became sceptical. The next day he arrived then had to leave for lunch after about 20 min. and also had to go purchase tools to remove the compressor. I then called a company that had serviced my unit in the past and they quoted me 950.00. I called Simon and he said I could use any company since I was dissatisfied with the one they had sent (I don’t even know if this company is licensed…there is nothing on the business card) and they would pay up to 1500.00. To date, I am still waiting for a check. Is there a class acton suit out there that I am not aware of? I am a widow who uses a warranty company so I don’t get ripped off by unsavory charactors, like the company they sent me in the first place, only to find that the company themselves are trying to rip me off. When all is said and done I will post the outcome.

I recently encountered a problem with the A/C system over the weekend. I placed a call the the Sensible people Saturday evening and was told I would have to wait some time or a repairmen as it was 8pm on a Saturday evening, understandable. A very nice lady followed up with me Sunday morning and said she could schedule a tech for first thing Monday morning which I agreed to. A few hours later, I got a call from a repair man saying he was in the area and wanted to know if he could stop by to look at my system. He showed up a half hour later and fixed the problem, we needed a new thermostat. I got a call later that evening from the Sensible people again to make certain we were satisfied. This was pretty much a painless ordeal, something I am not used to considering I have dealt with several other shoddy companies in recent years. I am a new customer with them by my experience thus far has been excellent.
Curious why this site has mostly positive reviews and the complaints board and several other sites are all completely negative.
Sensible home warranty is a great company. I made two claims with them that were covered in my contract and they fixed them very quickly. I am an educator in the Sacramento area. Trust me when I tell you not to believe all the negative reviews about Sensible on this site. On another review site, a Sensible executive has even listed his personal email that customers can call if they feel they are not satisfied. How many companies are willing to do that??
PLEASE HEED THIS WARNING…I read many reviews before purchasing my policy with Sensible Home Warranty and have thus been incredibly disappointed in their service and customer support staff. I had some type of water leak and was told that I needed to diagnose the problem before they would schedule a service appointment. I described the situation to the best of my knowledge, having limited intellect concerning pipes, furnaces, AC units, and the such. I am not a professional technician and thus I was very irritated that they wanted me to tell them EXACTLY what was wrong before they would send someone to fix it. Part of getting a technician to come to your house is to tell you what the problem is, that is NOT my job as the homeowner. I tried to give them as much information as possible and was only met with disrespectful and rude customer service representatives. A week after actually filing my claim and not receiving a phone call to schedule a service appointment, I called back only to have them tell me that my claim was rejected, even though my policy covers water leaks. I told them all I needed was a service technician to come and tell me what was the problem, and then if the actual problem was NOT covered, then fine, I’ll pay for the damages myself. It took a week and a half to get someone out here to take a look at the pipe. Over this time period, I spoke with 7 different representatives, all of which were condescending and treated me like I was stupid and unreasonable. What happened to the customers being the center of the business? Hopefully others will have a more positive experience as mine has been disappointing.
I argued with my realtor because I wanted to go with Sensible Home Warranty based on the review on this site. I should have taken his advice.
I initially asked for a quote reflecting coverage for my whole house, and specifically asked if my furnace, air conditioner, roof, and hottub were covered. I was told they would be.I have since had a leak in my roof which, I was told by Simon Cone who identified himself as Sensible Home Warranty’s director of claims is not something my policy covers. When the pump on my hottub malfunctioned, I was again told that I didn’t have that specific coverage despite having asked for it.
My whole house air conditioner has ceased to function. This time, at least they sent a tech out. The tech has diagnosed the problem as a short in the compressor. I’ve just receieved another phone call from Simon Cone, telling me that he won’t proceed with my claim until I’ve sent him a copy of my home inspection and spring maintenance. Which I’ve taken as his way of telling me, he doesn’t have any intention of honoring this claim either.
Having dealt with two representatives from Sensible, the customer service is horrible. Mike Rainford, who identified himself as a claims supervisor, constantly tried to speak over me until I had to ask him if it was my turn to talk. I asked to speak with his supervisor, he told me there was noone there above him. I asked for someone to call me back. A day later I received a phone call back from the equally rude Simon Cone, who’s been just as apathetic and unhelpful since. Simon Cone identified his supervisor as Harris Gindy the company’s vice president. Mr Gindy has been unreachable when I’ve tried to contact him.
I intend to send them the information they’ve asked for. If they deny my claim this time, I will be contacting a lawyer and the BBB. I could not advocate more strongly to stay away from this company.
i have recently changed to sensible home warranty. i called abe my microwave, was told the first time they could come was in two weeks, not happy but waited two weeks. didn’t show up for morning appt, called sensible to complain they assured me that the co would send someone late afternoon. noone showed up for that appt either. when i called back i got an answering service. useless
This is the second time I’ve had to use Sensible for a repair of an appliance. Our refrigerator stopped working after 6 PM on Monday evening whereupon I called Sensible and spoke with a representitive who called me back that evening and on Tuesday to tell me the repair serivce was located. They came to the house Thursday to determine the problem [compessor] and returned to install a new one the following day. By 10 AM Friday the refrigerator was repaired. The response by Sensible and repair service was excellent. This is the best home warranty company I’ve ever used. Prompt response and excellent repair.
I would NOT recommend sensible Warranty. I have had the service since 4/2010 and I have tried to file 2 claims but neither of them were covered. There’s lots of gap in the contract and you can’t never get hold of anyone in the customer service. It’s always someone from answering service. They also took over 2 months to get my service contract in the mail.
I’ve had this warranty for almost a year and needed by a/c serviced. The repair was done quickly BUT when the technicuan went to file the claim, Sensible Home Warranty would not cover the freon and I had to pay $75 out of pocket. They quoted some refrigeration words from the contract (so know that means freon, I didn’t). The technician didn’t call to check before because EVERY other warranty company covers freon except this one – so Beware! The cost of the visit may be less but you always need freon with an a/c repair. Plan to check other ocmpanies before deciding to renew.
I changes to this company from 2-10, I had no real problems with 2-10, but sensible home warranty was cheaper and better rated. They must be writing their own reviews. There is no service as far as I can tell. We called about a problem Friday morning and did not hear back until mid-day monday. When I called and asked for a name so we could make an appointment, we were told that a tech had been called and we would hear from them. We did, they called on Monday and set an appointment for Tuesday. An hour before the tech was to arrive, he called and said he had a previous appointment and could not meet our scheduled appointment and rescheduled for the next day. We are waiting to see if he come tomorrow.
I called sensible and complained about the slow response and canceled appointment. I was told they would look into it and call me back by 4pm, Im still waiting.
I recommend you look elsewhere for a home warranty, these guys DO NOT PROVIDE SERVICE!!!!
I know ratings of “straight 5′s” may seem inflated, but they really aren’t, at least in my case–they are well-deserved. I’ve been w/ Sensible for going on a year for my rental home here in the same city in which I live. We have wonderful tenants in the house & have for just under 1 year. When the garbage disposal seized up, I was not available/able to go over there to try to troubleshoot and/or repair it. I called Sensible, received great customer service on the phone, & was told I’d receive a call very soon…which I did! The next morning, someone from Sensible called to tell me that none of their usual authorized repair shops in my area were available anytime soon, so they (Sensible) authorized me or my tenant to call around to try to find someone who could do the job, then to pay them & submit the claim to Sensible for reimbursement (minus the service-call/”deductible” fee). A reputable local company was able to go out that very day, diagnosed the garbage disposal as having basically “melted” in its inner workings/moving parts (AND gave me the bad unit to see for myself), & replaced it ASAP w/ a quality new replacement in no time. Talk about great service! I took a while to submit my receipt/invoice to Sensible for reimbursement because of extenuating circumstances, but when I did (scanned & emailed it to them), they responded immediately via email w/ full info on when I’d receive my reimbursement check (10-14 business days). Well, I got that check in only 5 business days–yep, FIVE!–and was thrilled w/ the whole experience! I’ll stay w/ Sensible based on this alone AND continue to recommend them to others. I’ve heard far too many horror stories about American Home Shield (AHS) & others to ever use them, & w/ this great success story w/ Sensible, well, it’s only SENSIBLE to stay w/ them!

After seeing all the positive reviews about Home Sensible Warranty, I chose this company for my home warranty coverage. How disappointed I was by the service we received on our first call. One and half months after our coverage started our air conditioner went out. We called the company and they sent a guy out to check it. He stated that the coil was rusted out and the air conditioner needed freon. We called the company to repair and they denied our claim and wanted proof that it was working. Considering this is a newer home, we sent our home inspection paperwork and service we had on the conditioner as they requested. They denied our claim based on pre-existing condition. It was over a three week period after many messages left and trying to get them on the phone, they still denied our claim. We canceled our warranty and will not be referring anyone else to them ever and will get the word out there of their poor service.
DO NOT USE THESE GUYS , THERE HIDDING BEHIND THERE REAL NAME (AMERICAN HOME SHIELD ) ; who are the pitts on service , prices of NON-COVERED items when your in need of a new HVAC System !!!
I have tried multiple different home warranty companies and this one by far surpasses the others. They were quick to respond and very professional, the tech that was contracted by Sensible was very knowledgeable and on time. The tech fixed the problem and went over and beyond the job, while handling the immediate problem he noticed a patch job from a prior AC tech that was hired by the previous home owner, and corrected that issue as well. Then I received a follow up call from Sensible to check and make sure everything was handled to my satisfaction, which it was, and then some.
Less than 24 hours after making a call during a weekend, I was contacted by a service technician to schedule repair of an air conditioning unit. Service was completed and I received a follow-up call to confirm that I was satisfied. Thank-you for the responsiveness and professionalism.

I was amazed when I received a call back from the Contractor representing your firm within 6 hours. A very pleasant, professional service tech was at my door early the next morning and replaced the thermostat in our electrostatic water heater, explaining to me what he needed to do. We were so pleased we just purchased a Warranty for our daughter’s home. Thanks for your great job.
A representative named Simon got back to me very quickly on a Sunday evening regarding my garbage disposal problem. I got a follow-up call on Monday morning & the plumber was at my home at 12:30pm to replace my garbage disposal. Excellent service. Thanks.
Regarding my previous posting, I did get in contact with someone from SHW and they displayed great customer service when I was able to speak to someone. They resolved my issue with a prompt refund.
The plumber showed up on time and completed the work in a timely fashion. All in all, this was an outstanding experience.
Communications between company and contractor was a little messed up due to contractor fax being out of order. This slowed response down. (72 hours)
I had a clogged bathtub. I called Sensible Home Warranty to see what they could do. Within 24 hours, one of there vendors called to set up an appointment. They were able to come the next day and meet me after work. The service man was very professional and helpful. He was able to unclog the bathtub drain within 20 minutes. I haven’t had a problem since and the water runs down with no problems. This was my first claim and it went great. I’m very glad I have and use Sensible Home Warranty. They have lived up to there reputation.
Claim called this morning (7/5/10), AC is fixed before noon, on one of the hottest days of the year. Given such awful experiences with other companies we are satisfied and impressed. Thank God for someone who understands customer service.
