This is the first time I used my warranty with Sensible Home Warranty and it worked perfect. Sensible is the best!! I purchased the warranty last year in April and I just had a Plumbing issue with my downstairs plumbing. It was December 30, 2010 at night when the toilet, sink, and shower started backing up. I called SHW and the operater answered and told me that a claim was put in and someone will contact me in the morning. SHW contacted me at 8:30am and explained to me that it is NEW YEARS EVE and it is hard to get someone out to my location on a holiday.
Mr.Simon made it happen! I was contacted by a plumbing company about 11:00 am an they told me they’ll be there in 45 mins. and they were. The problem was solved by experts and quickly. The Plumber went above and beyond to get the job fixed a stayed around to make sure that no more stoppages occurred. All this happened on NEW YEARS EVE. I consider that A+ service from all that was involved! If something else goes wrong I will contact SHW first an hope that all my future experiences go the same way.

Sensible Home Warranty was very fast and efficient in handling my leak problem. Within 48 hours of placing my call the problem had been identified and corrected. I had shopped around before deciding on S.H.W. I heard nothing but positive things and the overall cost was way below what I was paying with my previous warranty company.
Had service for a broken sink with in 24 hours
Our Heating broke down on the weekend, Initiall we had hard time reaching some one on the phone from claims department (seemed to be some problem with their phone lines). After being able to get to some one saturday evening rep recorded the claim request and told that some one will return the call. rep called back within couple hours and created the claim request and told that some one will contact on Monday. Got Call from repair man on monday morning and he was able to come in same day and fix the problem.
So overall other than being not able to get some one to fix the repair on weekend i am happy with the service.
My furnace stopped working. After filing the claim I got a response within the hour. The service guy was not available the same day though. He showed up the next day without any parts to repair the unit. I had to convince him to come back the same day to finish the repair. So he did and everything works well now.
My garbage disposal started leaking a few days before Christmas. I made the call to SHW, and the next day an appointment was set to have a repair person dispatched. My garbage disposal was replaced, and I have full use of my sink again. Thanks again SHW.
BEWARE of Sensible Home Warranty!! My mother signed up for this warranty company, we have been with them just over a year and have had NUMEROUS issues with them! They only use an answering service for ALL calls… sometimes they call back quickly… most times it takes many, many hours… sometimes over a day… even if you tell the service it’s an emergency (like 26 degrees and NO heat!)
The WORST thing to beware of… they send UN-LICENSED technicians to your home!! Last year, we had an issue with our A/C… they sent a company out. They showed up in a personal vehicle, no names on vehicle, no uniforms or badges, nothing. But the warranty company promises licensed workers, so we paid our service call fee and let them work. After some time, they appeared not to know what they were doing, they said they had to get a part and come back the next day. I started researching them online and learned they were NOT licensed in ANY state, including NV. When they showed up the next day, we refused to let them on the property. When we called Sensible, they apologized for the ‘mistake’ and offered to send another company. They told us the name so we researched them prior to them arriving. Luckily, this company was licensed. But then Sensible told us we had to pay ANOTHER service call fee. We argued saying we already paid for this problem, it’s not our fault you sent improper technicians. It was argued back and forth, and finally we had to give in to paying HALF, otherwise they would not send anyone. So we were OVERCHARGED in service call fees!! We should not have had to pay that!
When we had a plumbing issue, a bathroom sink was backing up every time the water was turned on, and when it filled up, water would then bubble up inside the shower drain. Sensible sent out a plumber. The plumber was very rude and said that it’s probably just clogged with hair or whatnot, to use drain cleaner or bleach. We explained we had tried that many times. He then called the warranty company and said “no problem found”… but then proceeded to do something to the shower drain… some kind of super suction thing. Then did some work on the sink. He then said “since there was no actual problem, they warr company won’t cover the whole visit so you have to pay the whole balance.” I argued repeatedly saying there IS a problem, you just worked on it, you seemed to have fixed the shower, but NOT the sink. He shrugged and demanded payment, saying he would not leave without it. He was extremely intimidating and actually scared me, so I had no choice but to pay. We filed a complaint with the warranty company, which they just blew off!!
Now our water heater just died, flooding our garage floor as it emptied itself. We called the warranty company… they informed us that since the water heater is over 10 years old, they won’t pay to replace it. Which makes NO sense. Just because something turns 10 years old, we should NOT throw it away and replace it if it’s still WORKING! It’s now 11 years old, and now gave out, yet they won’t cover it. I then checked the contract of 12-15 other warranty companies… I could find NONE that have the 10 year exclusion… ONLY Sensible!
This company does EVERYTHING possible to avoid paying for repairs or replacement! They have terrible service and it’s very hard to reach anyone! AVOID Sensible Warranty!!!!! We are now going to cancel the remainder of our year and demand a refund for the unused time!
HORRIBLE company to deal with!
We made one call to make our claim, In just a few hours were contacted by the appliance repair service to shedule an appointment. The next day the repair man arrived on time, diagnosed the problem, left for approximately one hour to the procure a new part and made the repair. We couldn’t be more satified!
Another rip off business in the home warranty industry.
They never fix anything, even don’t bother to send a technician.

The Reps were considerate and professional( when our first repair was necessary on our dryer), however the connection was not good and that tells me they are outsourced. This made our conversation a little staggered.
The service was perfect and timely. We already have let friends and family know how happy we are with Sensible.

We only had a plumber come out to unclog our drain. It took 7 calls to finally have someone call us back. Then they said that they had contacted a Plumber to do the work. After another 2 days we Called back where we were given the plumbers number to call ourselfs. The plumber was never told that we were needing service. Another 2 days we finally had the plumber out to the house. Now a month later we are being contacted by the plumber saying that the warranty wont pay the 80 dallor difference!!! I will never use this company again!
House/policy was purchased in November 2010. Policy became effective in early December. The pilot light of one furnace did not remain lit. A call back was received and a claim put in within 45 minutes after initial contact around 9 pm on December 15th. Technician from Aire Serv of Fort Bend called the next morning to schedule an on-site visit. Repair completed in the afternoon on the same day. Wow!
My furnace showed signs of backdraft. The tech (ARS) came within 48 hours after my service call and ordered a new furnace which was fully covered by AHS. ARS came after a few days to install the new furnace. I didnt have to pay for the new furnace but I had to pay $1050 for miscellaneous not covered under the contract namely a door for the transition box ($350), a new vent pipe ($350) and roofer’s service ($350). I wonder if all those miscellaneous charges are necessary …. I will probably recommend AHS but not ARS as the service company. I do not think the miscellaneous charges were necessary.
I signed up for sensible warranty online, although I entered a promo code to save 10%, I did not see the discount reflected. I sent an immediate e-mail, which was in November 8th. I have since followed up by e-mail and phone…I am still waiting for a response on December 27th…
We had a KitchenAid side-by-side refrigerator with a freon leak. Sensible told us that we hadn’t properly maintained the freon and it wasn’t covered. Now we have a front end loader washing machine that needs a new tub, but we can’t get either the technician (Variety Repair) to respond or Sensible to respond with what is to be done. This has gone on for about a week with no resolution. No one should do business with this company.

We had 2 home warranties at a previous location and were convinced that home warranty companies were out to get the homeowners. We were frequently told that the repair was not covered because of various reasons and then we were out the money for the home warranty inspection and then the cost to fix it ourselves. Sensible Home Warranty has changed our opinion radically. Their customer service is impecable. Very friendly and timely. The service that came out was amazing and we have decided to use them for some additional work we would like done in the Spring. Sensible Home Warranty called to follow up immediately and was very friendly and interested in how their service was represented and delivered. I am nothing but pleased. I highly recommend them!
I presenly own and operate an appliance repair business in Monmouth Count NJ. I was contacted by Sensible and asked if we would take on their warranty work. Unfortunately, in good faith, took on 5 service calls and have yet to get paid for our services. I have tried contacting Sensible numerous times over the last few weeks and I am passed onto to a voice mail that states “today is December 6″ It is now December 21st and I have again left 2 more messages requesting payment and nothing. TO ALL CONTRACTORS DO NOT TAKE ON WARRANTY WORK FOR THIS COMPANY. You will waste more time trying to get paid. Good luck to those who are in the same boat!!
My spa heater broke, technician showed up as scheduled and diagnosed the problem. He came back the next business day with the required part and fixed the problem. It is a relatively expensive repair but all I have to pay is $45. I am very happy with the quick service and not much questions asked. This is a much better home warranty company than the more name recognized company that I previously used. Thanks for a job well done!!!!
Technician was very timely and fixed the job right the first time. Very refreshing customer service.
My heating system went out in the early morning on a Tuesday, I called Sensible the moment I realized the problem. While on the phone with the customer service representative,she contact the HVAC Contractor and scheduled the time for the repair for that day. The contactor made the necessary repairs in an hour and I had heat again. After the work was complete, Sensible called to follow-up to make certain that everything was ok. Overall, it was a great experience and I would recommend Sensible to anyone.
After some initial misunderstanding with Customer service, I was given excellent and timely repair service. The repair work was done as promised when I signed up, and there were no hidden costs. Overall I am happy with the repair work. Thank you SHW.

The heater wasn’t working properly and I put in a service request. I received a call the next day and a technician came out the following day. I was very satisfied with the overall promptness and the heater’s circuit board had to be replaced. I was glad that it was fixed rather quickly.
My hot water heater stopped working the week of Thanksgiving. I called Sensible Home Warranty on Thanksgiving Day (Thursday) and was pleasantly surprised to reach someone to file my claim. They advised that my claim would be high priority because it was related to heat. The contractor, however, could not fit me in their schedule into Tuesday. The technician arrived on Tuesday within the arrival window and promptly replaced my thermostat and heating elements. He was very professional and friendly. So overall, I had an excellent experience with this claim. I wish the contractor could have accommodated my repair sooner, but it was over a holiday weekend, and I guess that is to be expected. Based on this experience, I would recommend Sensible Home Warranty to others.
