Don't be intimidated by some negative reviews here. If you have maintained your appliances in good condition and go with a reputed home warranty provider, your coverage will be fine. |

Service person was prompt, courteous and efficient.
Had a problem with my washing machine. It happened on a Saturday and within 48 hours I had a repairman out to my home and fixed the problem.
One call, even on Saturday, still got me great service. I will be a customer with Sensible for a very long time to come.
I’m quite happy with SHW. I love the fact that they have an online claim service. The people I spoke to were very kind and helpful. The service would have been more timely but my first contractor that was scheduled pulled himself from the project and SHW had to find a second contractor to pick it up. Otherwise it could have been much faster. Having the warranty is a benefit and peace of mind!!
We have used SHW for the past 2 years. Service has been adequate. Four out of the six service calls we submitted were covered by SHW. Our warranty expires in 2 years; I plan on renewing our policy once it expires.
My renter had a problem with the water heater and after continually calling to get the plumber out to fix the problem the plumbing company that they chose said it would be 2 weeks before they could get someone out to fix the problem. Funny thing was they they already took the service fee. So I called sensible again and they said we can go with our own person but have to call with a diagnostic and estimate which we did and it was pre approved. After it was finally fixed I called to send them the receipt to get reimbursed and they then tell me that it the hot water heater is over 10 years old so they can’t pay for it to be replaced. Wow. I spent $1100 with you guys and now I have to spend an additional $830 for something that should be covered to be covered? You are out of your mind. The service or lack of it was terrible. I immediately cancelled both my policies with the company. I was with AHS before and will probably go back because there is no reason to be with this company at all. Trust me there are better companies and they might cost a little more but it is better in the long run. Do not use this company.
We were initially hesitant to buy a home warranty for our recently purchased house. It turns out it is worth every penny we paid for (actually much more than that). Our 7-years old water heater didn’t generate hot water any more. We called Sensible and they sent a workman (who is very nice and professional too) very timely. The thermal couple was bad and replaced. Then another problem came up — the pressure relief valve was not functioning well. The technician diagnosed it as not repairable and the water heater needs to be replaced. Sensible responded timely (within 2 days) and approved the replacement request (thanks, Mike). Overall it was a very good experience. And we will continue to buy warranty from Sensible for sure.
I had another home warranty company and switched to SHW after reviewing the coverage,customer ratings and pricing. I have called them now twice for service in last year. I called yesterday(Fri.) at 6AM when I had an electrical circuit go out that included my washer and dryer. I received no call-back by 2:30PM so I called again and the call taker said they’d call me back. Hearing nothing I called again at 4:30,from the laundromat with my wife, and was given the name&number of Service Co..I called the Co. at 4:30PM, 6PM and 9AM Sat. and the Gentleman told me it was given to him as a “Low Priority call” & it would be Mon. or Tues. before he could respond. Tues. would be 5 days after my initial call.That is NOT timely service response.
Fast response. Repaired the gas dryer without any problem.
The claims department and service providers are prompt in time. Technicians are knowledgeable and perform their job perfectly. In order to maintain home appliances, every home owner should have warranty to avoid major break down large expenses.
If I could give a 0 I will. I am cancelling my account with Sensible and going with a different company. My bath tub started leaking about a month ago. What ensued next goes to show you just how inept Sensible is at customer service:
I called on a Thursday to get a plumber out to fix my bathtub. By Sunday, no one had called me to schedule an appointment, so on Monday I called yet again. Apparently they never put my claim through the first time. This time, they gave the plumber the wrong address, so he never showed up to my house. The 3rd time I called (Wednesday) and finally got someone to get me an appointment with a plumber. The following day, the plumber called to tell me he had to cancel because he was “too busy”. By this time, about a week and a half had passed, and the only bathtub in my house was still leaking, so I couldn’t give my son a bath. I called Sensible, yet again, and complained, and the guy told me to call any plumber I wanted and that Sensible would cover the entire cost for our inconvenience. After sending Sensible the bill, I got an email that said they would not cover the cost because the bath tub drain “isn’t included” in our package.
My wife called to complain, and after lying to her several times about managers not being there, or being “too busy” to take her phone call, she finally got to talk to a manager. After explaining to them yet again what happened, the manager finally agreed to pay everything but the service charge, which is not what was originally promised to us. They are absolutely horrible with customer service, and I can’t wait to ditch them. Do yourself a favor and go elsewhere.
This is my second year with Sensible Home Warranty and I must admit that I have seen significant improvements in the quality of the services provided over the previous year. At this point, I would highly recommend their services and plan to share my opinion with other family members.

excellent response to a broken dishwasher. they came when called, fixed the thing, and now it works. no complaints
My washer stopped working and I called the customer service and they called me back within 48 hours to schedule the repair. After the repair, it works great now.
This is the worst of the worst warranty. It will not cover any major problems in your home appliances. Plus their policy is very very tricky with tons of exception! I bought this warranty because I was misled by their rating on the Internet. I have quit this warranty and still don’t understand how this company has a good rating for their horrible service!
Any rating over 1 star must be company execs sending in reviews on themselves. Had an air con issue and had it fixed as local temps over 110 degrees. Sent in bills and they kept requesting same bill and service reports and eventually submitted same data 5 times over 3 months. They kept asking for documentation on inspection for 08 however did not own the house in 08 sent documentation establishing that fact which they just could not comprehend. Told I was “green lighted” for payment a month ago. I still have not seen reimbursement check.
We are an HVAC contractor who was sent by Sensible Home Warranty on 7/18/11 to a homeowner who had placed a service request. We were given authorization for $285 to replace the condenser fan motor. The repair was made, the invoice was submitted, but the payment was never received. When I call Sensible about this past due invoice, I am transferred to “Accounts Payable” which is just a voicemail greeting telling me to leave a message and someone will return my call in 24 hours, but for a faster response, I can send an email. I have tried both, and there has been no response. There are numerous complaints on this website regarding contractors not getting paid.
We had an issue with the A/C unit. Sensible was glad to take my call and return it in a timely manner to get everything setup. There seemed to be two issues, one with the A/C unit and one with the breaker box. We had two have two different service people come out but that’s not the fault of Sensible. Both came out and did their part and it was fixed good as new.
I had SHW for a year and a half and found them to be rude with terrible customer service. I had them come out 4 times I believe, and 3 of the times that problems still persisted.
We had coverage for both of our places, and one of them lapsed (without us knowing and without them reminding us). When I contacted them about an issue (two weeks after it had lapsed, but while still paying them for my other place) they made no exceptions and said we have to treat you like a first time customer. They became belligerent when I questioned their policy.
I called for a plumber at 3PM, I got a call from the plumber at 4PM and it was fixed the next morning.
The service at Sensible was excellent, but I can’t say as much for the service company they sent. When the work was finally completed, we were very happy, but we had to wait more than 4 hours beyond the promised time because we were told that the service company had a “very big” job that had not been completed. We were also told that the part required in order to fix our problem was in the truck, but when it came time to replace the part, the service company technician told us he had to get the part. Because of this we had to wait longer than expected.
All in all, we were very happy with Sensible and we’ll make sure that if this were to happen again, we’d ask for another service company.

First time I have ever had a home warranty and i am amazed how well everything went with my claim. It was much better experience than i ever expected in regards to a professional timely manner to which the work was done. I would highly recommend this company in the future.
Please don’t waste your money as they hardly cover any repairs epsc. not on A/C. It’s a false advertising from their end. There is no customer service that you can talk to right away. They always take your number down and call you back on their convenience. Don’t waste time and money. i just cancelled my contract with them.
We made a claim for our A/C and within a few hours we had a phone call notifying us that a contractor would be in contact. The contractor was very professional and we would use them again. Our A/C is back to working normally and we are very satisfied with all parties involved.
I have been with Sensible Home warranty going on 2 years. I have always gotten prompt service by fair and reputable service companies, with all repairs done right and in a timely manner. I would recomend Sensible to other home owners.
