Home warranty sellers may not state these factors clearly, and this will create dissatisfaction among customers. Due to these factors, you will see many negative reviews here. Don't be intimidated by some negative reviews here. If you have maintained your appliances in good condition and go with a reputed home warranty provider, your coverage will be fine. |

Sensible responded in a very, very timely manner. We are dissaponted in the timelessness of the contractor in not getting back to us with an unresolved issue (flap on ice maker), however he did resolve a major problem with items freezing in the frig. We are still waiting and will call him today. Thank you. We are very impressed with the warranty program.
I had a simple clogged drain. This was my first claim and, after reading horror stories about warranty companies, I felt quite anxious. However, all turned out well. Customer service was quick and efficient. The plumber did exactly what he was suppos to do. No worries. Good experiences so far.
I intially chose SHW after reading more positive online reviews than normal. All of these home waranty services seem to have mixed reviews, but SHW had the least negative posts and were among the lowest deductibles. Also, since a year of home waranty service came with the purchase of my new house, I assumed that I would just keep them for the year and then be done with it. What did I have to lose? Well, my renewal was last month and I signed up for two more years. In the year that I’ve subscribed to SHW’s service, I’ve used it 5 times which means that it has more than paid for itself.
Call#1: My pool plumbing was leaking around the pump so I called as soon as I saw it. They took my info down, and a pool service called just hours later. Since it wasn’t an emergency, I didn’t mind that they came two days later. I didn’t even have to be there, and he even spray painted the replacement pipe for me. I just left the check for the $45 deductible, they fixed it, and I was a very satisfied customer.
Call#2: My toilet was running and had to have the flapper replaced. I’ve replaced many of them before, but it would have cost me $45 in just parts, gas, and time. So why not call SHW and get it done professionally? After calling SHW, a plumber called me back in four days. I was a little irritated that it took the plumber so long, but since it wasn’t an emergency, it was not that big of a problem. They came two days later and took care of it. The only issue that I have is that they went ahead and replaced the valve on the wall (which was nice, and not the part I have an issue with), but they didn’t put the bezel on before replacing it. So now I have this pipe sticking out of the wall. Fortunately, it’s down behind the toilet, and I’m sure they would have taken care of it had I brought it to their attention.
Call#3: Another portion of my pool plumbing started leaking. Again, the pool guy came out and I didn’t have to be there. I left the check for the $45 and it was taken care of. The only issue I had was that the guy didn’t spray paint the new pipe. It was not a big deal though. A $3 rattle-can and it was done.
Call#4 My heat pump started making this nasty shreaking sound. I was sure it was the motor. From reading all of the reveiws of the other home warranty companies, I knew that heat pumps and A/C units were, by far, the most turned down issue even though they are supposedly covered. So I called them up and braced myself to be rejected. I had no issues and had an A/C company called me up a day later. They came out and sure enough, it was the motor. The A/C person took it out and had to go to his shop for another one. He came back later that day and installed the new one. No issues.
Call#5 My pool pump started tripping the breaker, so I called up SHW. For some reason they had a plumbing company call me. The plumbing company told me that I should call them back and request a pool company. That was a small inconvenience since it added a couple days of time to the whole issue, but if they’re fixing it for $45, I can put up with a couple of extra days. The pool company sent someone out to look at it. I though that they would replace the motor, but he ended taking it out and taking it to the shop. They rebuilt it and had it back in the next day. Not bad for $45.
I’m sure you can see the re-ocurring theme. Every time I have called, they have taken care of my issues. They have always been easy to work with and are very courteous. But, sometimes it takes a day, or two, or three, or maybe even four for the service people to get out to your house. I think you can pay extra for an emergency issue, but I haven’t had one yet (knock). For $45 per visit, I’m deffinately not complaining. I know that I should include the monthly fee when I talk about cost, but as I said, it has paid for itself so I don’t include it. Everything from now through the end of my two year service is now gravy.
Customer service is not responsive. To get an update regarding my payment claim has been very painful and frustrating. Emails are barely ackowledge. I will not renew with Sensible Home Warranty.
Called SHW to repair a leak in drain pipe for tub. The plumber made the changes but the tub leaks worst now then it did before. We called SHW & told them the leak is not fixed. Now they say we don’t have plumbing up to “code” & we have to hire another plumber to come out to say it is up to code. Yes, they said WE have to pay for another plumber to come out. What’s the since in having a home warranty???What’s “up to code?” How often does “code” change? We’ve only lived in our home for 2 years & it was up to “code” when we bought it. I will never sign up with this company again & do not recommend them.
I have reported an issue with my Dishwasher to Sensible Home warranty and its 4 months now, but I have no resolution till date.
Overall it was a good experience. However I placed the call on saturday and the plumber didnt call me for an appt till Monday. Maybe that is common place. I dont know.
At the end of the process we were basicly satisfied with the sercvice. It took a little longer to receive a call back from the local repair person than I would of liked. We called on a Wednesday and received a call back following Monday. The following day, Tuesda, he was out to trouble shoot the problem. He had to order the part and returned the following Friday to complete the repair. The timer on our Maytag washer had failed and needed to be replaced. Once we received the the call from the local repair company I was very satisfied.
Got a warranty policy with them last year, haven’t had a problem until just recently. A sales guy called me a couple weeks ago “about my renewal”, haven’t been able to get ahold of him since, which is troubling because my policy expired. More worrisome is that a plumber that they sent over back in February called me today because he can’t get Sensible to pay him. He did the work great — replaced the trap in our sink — but Sensible owes him money for that and many other jobs. I called them about it, and got transferred to an answering machine.
It seems like Sensible is having some trouble these days.
I have to say that the customer service person who I spoke with when I first called SHW was NOT the friendliest but maybe she was having the worst day of her life… that’s how bad she sounded. HOWEVER, the repair man sent out for my refrigerator from Dependible Appliances was SUPERB. HE was very friendly and handled everything very quickly and professionally. Thanks!
The service itself was great. However it took almost a week to get it. I never received a logical explanation for the delay.
My pool pump died and I called Sensible to repair it. They were professional and courteous. Within a week they had a very good company come and replace my pool pump. Everyone did a good job.

Don’t use this home warranty company. I contacted sensible home warranty in September to have my A/C repaired. It took 4 days before they could get a technician out to my house, and I had to call sensible warranty 3 times to get that set up. Once the technician shows up and he diagnose the problem, he called sensible warranty and they told him to wait until they contacted me before they would allow he to do the repairs. I spoke with the representative and they wanted to verify if the previous claim I submitted had been taken care. I reminded them that I sent they the bill I paid which they didn’t reimburse me for. So then the representative asked for the maintenance record. I asked how long would it take and they told me another 3 days while underwriting reviewed it. I couldn’t wait more days, so I paid and sent sensible home warranty the bill. The finally approve the repair, but to date I have not receive may check. I’ve been promised twice I would receive it by a certain date and I have not. I have e-mailed them 3 times without a response. It has been over 3 months. I’m a retired Air Force veteran I can not recommend this company to anybody particularly our hard working men and women of the military. Worst company I’ve ever dealt with. I don’t believe the good reviews are truthful.
Furnace quick working. Left message with SHW for repair. We had a call setting up an appointment within 24 hours, however this company was going to be 4 days. I set up the appointment with them. Later that day I received a call saying they could come in the morning which was great! The repairman called when they were on their way, fixed the problem in about 30 minutes and it’s working fine. On monday morning I received a call, as a repairman was on his way to fix my problem. Evedently they had 2 companies working on the issue. Good job!!
Had an AC go out and after Tech informed them what needed to be done they opted for a less expensive approach. AC failed two days late after their “fix”. They sent tech back out and he gave them an estimate which would have fixed unit to limp along as per their request. I chose to take a payout on their estimate and replaced unit. Took 6 months 23 phone calls and resubmitting records 11 times ( keep getting “lost”) to finally receive check. Find another if possible!
Very poor. Had them for two years. First year, great. Second year, changed the contract without letting us know, then when we had same problems the next year (because the service provided wasn’t adequate), it wasn’t covered! So, because it wasn’t covered, they made us pay for the home visit and told us we were on our own for repairs! Do yourself a favor and pay a bit more for a fairer more ethical company.
I have nothing but good things to say about this company. I put a claim in the day before Thanksgiving for a faulty thermostat in our refrigerator that was causing everything to freeze. A contractor contacted me the Friday after Thanksgiving and was here the same day. The company is quick to respond to a claim and follows up to be sure the issue has been resolved.
This is the 2nd time I’ve had the occasion to use HOPKE SEWER through Sensible Home Warranty and both times I have been extremely pleased, Thank You
Purchased a plan with these guys for a rental unit I own. While I have not dealt with them directly, the property manager said they have been fairly easy to work with and have saved me some money. I know they replaced an old refrigerator that had seized up on the tenants. I was pretty pleased about that. Would recommend to others with investment properties
REVIEW: Our first occasion to use Sensible as this is our first year that we have had their warranty service policy. Called in the repair on a Thursday afternoon serviceman came following Monday. (With unemployment so high, it’s difficult to understand the rational for not providing service on weekends) Fortunatly the serviceman had the replacement part with him. Repaired the gas clothes dryer and it seems to operate well now. It was “Service” the way it is supposed to be. Nice professional, no hassle.
My dishwasher and cooktop required repair. Filed claim 9/22. 1st technician calls 1 week later (even though policy states within 48 hours) to set up an appointment. Problem is that i’m in CT and he’s in CA. I’m given a number for a second repair company. I call them and they says “sensible who?” They apparently don’t deal with warranty companies. 3rd guy calls me and sets up an appointment. I take off half of a day from work only to have him not show up. Finally, the 4th guy shows up and takes one look at the appliances and says i need a new cooktop and a new dishwasher. I could have told them that!!! Long story short, after 3 painful months without a dishwasher and a stove that only works with 3 burners, they lowball me with a check for $850!! NEVER PURCHASE A WARRANTY WITH THIS COMPANY!!!! Save your pennies for a rainy day and just pay for your repairs out of pocket.
I have had Sensible for 6 months now. I have filed 2 claims, the first claim was timely. The second claim was a disaster. I filed a claim for my furnace on 12/8/11. The rep called me that night to let me know that the contractor will contact me in the morning to set up an appointment. I waited until 2 p.m. the next day and finally called Sensible back and they informed me that the contractor just got my information and will be contacting me, they also gave me his information. So I waited until 12/10/11 AT 9 a.m. to call the contractor, he seemed confused as to what was going on, finally after speaking to him for 10 mins he finally found my paperwork and asked if I would be home today, and that he has one person in front of me and that he would call me. I waited until 5 p.m. on that day and finally called him to see what was going on, he told me that he was calling me and no one answered the phone. Come to find out Sensible gave him the number to my mortgage company as a contact number. I double-checked with Sensible as to what number they had on 12/8/11. I called Sensible back on 12/10/11 to get another contractor because the original one could not come out to my house until Monday 12/12/11, the rep apologized to me and said that they would expedite my paperwork and that they would call me 12/11/11 in the morning to touch-base with me. I waited until 1 p.m. on 12/11/11 and called Sensible just to find out that they are closed for the weekend and to contact them on Monday. I would NOT recommend Sensible Home Warranty to anyone. I understand that they do not have anything to do with how the contractor is but this is POOR CUSTOMER CARE
Buyers choice of warranty was included in home sales contract. After much research, I chose Sensible. By the way, Sensible matched a bonus offer by a competing company when I asked. Within weeks after the warranty went into effect, the septic effluent pump went out. I called and recommended a company that had peformed the septic inspection, however Sensible contacted another company but gave them the wrong phone number to contact me. Got that straightened out in a day or so. The repair was then completed promptly and to my full satisfaction. I am going to purchase a 2 year contract at the end of the current one.
This is our second home warranty company we have used and so far they have don’t a great job. Very good customer service, they even followed up to make sure that are claim was taken care of to our satification. The company they sent out was very professional and fixed our pool pump quickly.
I recently had two repairs done at the townhome I own, and the timeliness of the service call was prompt (within 24 hours, I heard from a contractor). It seemed the companies that Sensible has contracted with are very good, and at least the two that I’ve had dealings with, provide good customer service themselves. I look forward to dealing with Sensible HW again.
