This is our first year with this company and they have already handled 2 claims for our family. In one case they gave us a check towards a new dryer because ours could not be fixed. In the other case they had a plumber out to fix our bathroom pipe and SWH took care of the claim costs. Their customer service reps are very professional and helpful.
I had their warranty for a month and a half when my microwave broke down. I called them for service and the first thing they did was to suggest that I was scamming them, because I had only had the policy a short time!
It took three days to get someone out to look at the unit, and I paid them $45 as per the contract. But they would not fix the unit until they submitted the claim to Sensible Home Warranty for approval. A week later, I called to find out what was going on, and the service guy told me they were still waiting to hear from SHW.
I called SHW and they told me my claim was being denied because the expensive electronic control panel that had gone out was “excluded” from coverage! So now I was out the $45 service call fee, and my microwave still wasn’t going to be fixed, and the repair guys told me that the $45 would not be credited towards repairs, it was a separate fee.
I decided to cancel my warranty, having learned that most things that break are not covered by it anyway! The rep told me that he could not tell me how much of a refund I would receive until AFTER he canceled the policy. I tried to argue with this, but he insisted that it was impossible.
So after he canceled the policy, he tells me that an extra $50 will be withheld from my refund, because it was his opinion that I canceled due to the claim being denied, and evidently there is a stipulation hidden in the fine print that if that is your reason, they will fine you $50!
I pointed out that he had never asked my reason, assured him that was NOT my reason for canceling. It wasn’t. Past is past. My reason for canceling was that future claims would also be denied. But he said it was “obvious” that was why I canceled.
I have had to dispute the charge with my credit card company and still not sure how that will turn out. Total waste of money, and you won’t find out that your coverage is worthless until you try to use it!
Sensible is not so Sensible! We had a problem with our Heating and called a total of Thirteen times (13). If you call the # and press 3 for claims you will get a rude rep name “Michael”. He’s very unprofessional and argues with you as if it’s his money that is flipping the bill. He hung up on us 4 times (which he denied) when we tried to get him to listen to us, these 4 hangups occured during “heated discussions” so it’s pretty obvious he’s lying. He was also rude to the heating company, I got a call from the secretary and she told me about how he had treated her when she explained to them that her company doesn’t deal with Home Warranty. So I was stuck basically in the middle back and forth.
After 2 days and 13 calls we were told that our heating system is not covered (total shocker) but everything else evidently was, even things more expensive than what we needed done. Which makes me wonder do they happen to choose themselves what they want to pay for when problems arise? PLEASE GOOGLE THIS COMPANY, you will find enough complaints to keep you busy reading all day long. They are a complete waste of time and money. Please read all the negative reviews on here. After going through a nightmare with them I decided to read them and found out a lot of what others were going through was the same in my situation. Please beware of this company, their customer service is absolutely horrible!!!
I have had 2 calls since I purchased this warranty..Both with in a week of each other.
The only complaint I would have is that when I needed an electrical issues fixed it took a few days for the guy to show up..And when he did, he really didnt fix the issue, even though he said he did, another guy had to come out the next day and fix the issue.
A week later had a huge plumbing issue sewer line backing up into basement bathroom. They had a guy come out with in hours to clear out the line!!!
Now I have a 3rd called into them and I have only had them for 3 or 4 months..I feel so bad, but my garage door tension wire snapped last night.
So far this company has exceeded my expectations!
Dave Robinson is awesome over there. I thought I would get poor service but I can honestly say I have not and I would recommend them to anyone!
I am a new customer of Sensible Home Warranty and have not had good experiences with other companies. I am completely satisfied with a Sensible Home Warranty. I especially appreciate Andrew’s professionalism and prompt customer service.
I’ve had 2 legitimate claims that I made. One was for a broken microwave ($200 to replace) and the other for a gas heat exchanger that had gone bad ($1500 to replace). Guess which one they gave me trouble with? I realize that these companies have to make money, but they shouldn’t do it at the expense of denying legitimate claims (they should raise their rates do really provide the support that they claim to). After wasting probably 120 minutes or more of my cell minutes with them, they denied my HVAC claim for the heat exchanger and then said that they would pay for 50% of it out of the goodness of their heart. Their customer support would never return my calls and I always got the same 2 people over the dozens of calls that I made to them. Very unprofessional in my opinion. Their on-hold music says “you’ll sleep better at night knowing that sensible home warranty is there to…”. What a sham! Too bad their self-hype doesn’t deliver into real service.
My Maytag oven/range failed to operate in the oven mode. The repair required a new computer which was out of stock for 2 weeks from suppliers. The appliance repair company did a wonderful and timely repair once they had the part. I’m very pleased with their service and results and would give Sensible an A+ rating.
Very proud of the way my claim was handled. I was able to have an oven for Christmas. Service man actually came out on Christmas eve to fix the oven, now all is fine. Much thanks!
Even when I called in three claims at once, I never encountered anyone who wasn’t unfailingly professional and accommodating. There was a dilemma with my range; however, the CSR explained the process to me to my satisfaction.
I highly recommend this company.
Horrible experience. Good luck finding anything that they cover. Make sure you read the fine print before you sign up. I asked for three different repairs and none were covered, including simple things like plumbing leaks, plumbing clogs and light switches not working properly. I cancelled my service with them about 10 days after service started and they only refunded me for 10 months and 20 days (since they calculate it from date of order and NOT date service started). Their Customer Service is quite nasty as well. Make sure you are really nice to them on the phone or they’ll scream back at you. Use them at your own risk.
This warranty was a good investment for me. I’ve had two service calls this year. The first was my refrigerator. The bummer was that it required a part and therefore two appointments. Like most people I work during normal business hours and it is difficult to take off. The service company worked with me though and we made arrangements for them to call me when they were about 20-30 minutes away so I could run home. When the part arrived, they arranged to make me the first call of the day.
My second issue was my dishwasher and it was resolved in one visit.
Four days before Thanksgiving, my oven went out. Yes, I had a turkey and all the trimmings, waiting to be cooked. So I called Sensible, to file a claim. This was my first claim, as I had just signed up with them in Nov, as my previous warranty company stopped issuing policies in my state. I’d read all the reviews on Sensible Home Warranty, and they seeemed like the best choice…and, wow, am I glad I chose them. They kept me informed as to the progress of finding a repairman, and within 48 hours, sent Cox Appliance company to fix the oven. He did a spectacular job, and the oven was fixed in record time for me to cook Thanksgiving dinner.
I had used a competitor for my previous home warranty and it seemed I was always fighting with them to cover what was mentioned in my policy. With Sensible Home Warranty, I have been completely happy with the service … I even had the company call me twice to follow up and ensure I was satisfied. Very happy thus far with this company!
I was able to file a claim and receive service within 24 hours. The repairman came and repaired my washing machine the day before Thanksgiving. It was truly a blessing–thank you Sensible Home Warranty!
My hot water heater blew up on a Monday night and I had a completely new hot water heater installed by the next evening. No hassles to deal with it was great!

Sesible Home Warrenty is a horrible company. Each time I had a service call I had to go through serval customer reps and I ultimately had to wait weeks before I heard back from anyone. Any home warrenty is better than Sensible!
Sensible Home Warranty provided a quick and efficient resolution for me. I had an issue with the main breaker. Electricity wasn’t working. Tech came out and fixed issue within half a day of filing claim.
Not so good service and poor coverage. They don’t have broad coverage. AHS was much better.

This Company is a scam!!!! They make you pay the premium up front and if you are not happy with their service you do not get a refund. They tell you a $45 service call, THATS A JOKE!!!!! You end up paying for more than half the bill. I paid more than Sensible Home Warranty did for the repairs. I am stuck with them for a year and trust me I will not renew with this CROOKED COMPANY AGAIN!!!!!!!!!! I will say one thing, the contractor that came out was D & M Roofing out of Mesquite Texas and I would use them again. Very honest and professional they did do something wright in picking a good Roof contractor
I have a Sensible Home Warranty on my primary home and two rentals. I’ve had to use their services three times in just five months, and each time has been superb. Quick, helpful, professional service and great help in problem-solving as well (we had to use a new subcontractor that turned out to be not so good). Tad hung in there and helped me get an alternative sub and stayed calm and professional and in touch the whole time. Sub was crazy! Tad assured me they would not use him again.
With a houseful of company on Thanksgiving Day, every drain in my house stopped working simultaneously. My first call to Sensible Home Warranty was picked up by the answering service, and I had a response in less than half an hour from Tad in customer service. He went to great lengths to locate a contract plumber in our area available on the holiday, and he kept me informed at every step. When options were exhausted, he promised he would follow up at opening of business the next day, and he did exactly that. In the meantime we had found in our small town a local emergency service with one man on call, who came out and cleared the drains, and we paid him directly, assuming it would be at our own cost since we hadn’t waited for Sensible Home Warranty to fulfill its commitment to 24-hour response time. Imagine my surprise when Tad called the next morning and I explained what had transpired, and he said Sensible Home Warranty would reimburse me for the cost minus my normal co-pay. It was a consideration I didn’t expect and greatly appreciate. This experience dealing with Tad and Sensible Home Warranty far surpassed anything I expected in the way of customer service and consumer support.
We just had our first claim, and I must admit, they delivered on the promise! They sent out an excellent repair person who found the cause of our problem and fixed it the same day. We would highly reccomend Sensible to anyone looking for a great warrantee company
For the most part we have been pleased with S H W. We have only been with them a short time. The only problem we have had, that we are aware of is we feel they are a little slower to respond then we had discuss. Other then that the people that they have used and sent to our home have been very professional.

Customer service # 1 Had my account due and spoke with account manager about that my ID was stolen and I was wipe out of my bank accounts and asked if they could give me until the end of the month to pay and there was no problem very sympathetic to what happen to family.. Nice to know there are companys out there that help there customers just not another # or a $ sign to them. Thank you Keith K Knoxville TN
