Pre-existing conditions and problems resulting from lack of maintenance of appliance are are generally not covered by home warranty companies. Home warranty sellers may not state these factors clearly, and this will create dissatisfaction among customers. Due to these factors, you will see many negative reviews here. Don't be intimidated by some negative reviews here. If you have maintained your appliances in good condition and go with a reputed home warranty provider, your coverage will be fine. |

Great company. I just renewed my policy again for another term. I had one issue that took a few extra days to get resolved but I am not knocking them as it was a holiday. However, they handled my last claim in a very timely manner. The service reps are nice and always helpful.
I have previously filed two claims with Sensible Home Warranty. My heater broke in November 2009 and both my wife and I had to call customer service representatives 7 times over a two week period until we finally received a call from a service company for heater repair. To stay warm during this period, we had to wear big coats while in our home and use our oven to warm our home, otherwise, it would get down to 60 degrees. The customer service reps repeatedly told us we would receive a call within 48 hours from a heater repair company which didn’t happen over and over. During each of our 7 calls, it would take from 15-30 minutes on hold to actually get a customer service representative on the phone. This was really aggravating and wasted a lot of our time. A repair man finally came to fix our heater but a part was needed and had to be ordered. We had to go another entire week without a heater while we waited for the part.
The second claim, for a leaking toilet in December 2009, was another nightmare. After speaking with a customer service representative and making a claim, I was told I would get a call within 48 hours. I never got a call and I had to call Sensible again. The second customer service representative that I spoke to told me that no claim had been made and my call was not in their system! The man they sent to repair my toilet was not able to fix it and not sure why it was leaking. Because our toilet was still leaking after he left, we had to get Sensible Home Warranty to send another company to our home to repair our toilet. Sensible agreed to send RotoRooter but told us that we would have to pay $50 AGAIN for the second service call. We were appalled since Sensible Home Warranty chose the first enept company who did absolutely nothing to repair our toilet. This infuriated us!
We have a year long contract with Sensible Home Warranty that still has another 8 months to go. We hope in the future that if we have to make a claim with S.H.W., that they will send a repair service to our home after us having to make only one phone call within a 48 hour period.
I called in the morning for a leaky toilet. By the afternoon the repair man arrived and fixed it. The only reason I’m not giving a 5 on customer service is I don’t like having to call a ‘call in’ service and have my message passed along. I like to speak with customer service immediately. But, I did get great service and the problem is fixed. Simon from Sensible Home Warranty even called me back multiple times to ensure the problem had been fixed.
Sometimes the repair people schedule an appointment and never show up. happened to me several time.
Went up state to ski for the weekend when the house sitter called and told me the heat went out.I told her to call the home warranty company and she did and they did the job they said they would do when I bought the policy.My concerns are now over I know these guys are for real!

I have used this service twice, both times I have been impressed with the promptness of response to the call and how quickly a service tech was dispatched. Highly recommend.
Buyer beware filled a claim 2 months after starting policy on heat unit, They refused to pay anything because they wanted service records which I never had a problem with unit it the past even throught it was 20 years old I would do clean and maitain unit myself each year, They denied claim and then asked to speak with management it took over week and half to respond. They did refund money but took off 59 dollars for two months for coverage which I do not feel is right. PROMISE TO TELL EVERYONE NOT TO BUY SENSIBLE HOME WARRANTY
I am very pleased with Sensible Home Warranty. They have always been on time, their service quality is great. I am also impressed with their contractors. Overall, I would recommend them and will renew my contract.
This companies customer service and repair service is good, but the timeliness in getting a call from the selected vendor for a appointment is long ( over 2 days )

My washing machine failed just before the New Year and I placed my first warranty call with Sensible. While it was obvious that the person taking the call was just an answering service, I was pleased to receive a return call from Sensible within minutes.
Unfortunately, given the holiday period and the few working days around the holidays, I was told it might take a while to get a service person out. I waited (somewhat impatiently) before asking if I could call someone and be reimbursed for all but the $45 copay. Sensible readily agreed to this.
It took quite some time even for me to get a service man in and he determined my washer would require over $500 in repairs. Sensible declined the repair (which was reasonable given new washers don’t cost much more than that and mine was 10 years old), but within days offered me a decent amount toward a new washer.
The time to resolve the problem was fairly short once I had Sears’ estimate. It took less than a week from that point to the call with Sensible’s offer. I don’t fault the warranty company for the time it took to get someone here, as it’s obvious there was a backlog of calls from before Christmas.
As others have said, the person answering the toll free line knows nothing about your warranty, and it’s a bit of a pain to have to give your name, address and phone number each time…but the bottom line for us is that they did their best to fulfill the terms of our agreement.
I’ve used Sensible for about a year for a few rental properties, and have been more than happy. My tenants were content, more than a couple of repairs had been done. Will renew contracts.
It took about 2 days for service. I wasn`t aware of the preexisiting clause so they pro rated my garage disposal. Over all everything was handled okay. I did get a follow up call a month later for a promotion. I told the reprep. about my experice so they are sending me 25 dollars toward to cost of the disposal that wasn`t paid. So that was nice. I hope this will be a good warranty co. I will see how and when the next claim occurs. Overall I will give them a B.
Compared with my former warranty company, Sensible Home Warranty company exceeded my expectations. The response was quick, the service provided was excellent and I am impressed with the response I received when my pool timer broke. In Palm Springs, everyone has a pool and the pump timer MUST work. It does,perfectly.
Signed up three months ago after researching here and other places. It looked good until the shaft on our washer broke. After 3 weeks of calling them everyday to get the local tech scheduled and get the status of the claim, they finally told me it wasn’t covered because the tub was “leaking.” After I explained to them that it must have been a very small leak because I didn’t know it was leaking, they told me I didn’t “do my due diligence” to keep the unit in 100% condition and they wouldn’t fix the shaft until the leak was fixed and, of course, the tub wasn’t covered. It will cost me over $500 to fix the tub seal and the tech told me it wasn’t worth it. I can get a new one for $600. If you ask me, they’re hiding behind a small un-noticeable leak to avoid covering this. I canceled my policy immediately.
Although I cannot comment on their service when dealing with a broken item in my home, I can comment on their customer service.
Yesterday I signed up for home warranty coverage with Sensible Home Warranty. They had a very good plan and were offering a great, limited time deal to start.
I made arrangements to pay the yearly premium of $465.25 (and only $45.00 service calls..!) for their “Complete System Plan” and two additional “Optional” items. They had an option to pay the premium in 3 equal monthly installments, which I took advantage of.
However, due to a billing error, they mistakenly took the entire yearly premium amount from my account all at one time. Since that account was attached to a debit card and I did not have sufficient funds, I fell into an overdraft condition. 3 subsequent debits on that account incurred 3 overdraft charges of $35.00 each, for a total of $105.00.
I immediately called my coverage specialist (Alan) and he agreed that the problem was created on his end. He offered to refund the entire premium payment, which he did within an hour.
I then contacted the customer service email address and expressed my dismay at losing the $105.00 in overdraft fees. Within minutes I was contacted by their Client Service Team Supervisor (Chris) where he informed me that an additional $105.00 would be wired to my account on top of the premium refund…!!!
These acts of uncommon care for the customer and high ethical standards changed my mind about canceling my coverage and I reopened my original arrangement for home warranty coverage.
Again, I cannot comment on their service when I need them for covered home equipment problems yet, but with what I have seen so far, I look forward to the same stunning customer service without hesitation.

So far have had good service and quick response. The service company that was sent was knowledgable and pleasant. But did take a long time (2 months) before recieving any in the mail in regards to service coverage.

We have made two claims with Sensible Home Warranty (for a faulty dryer and a broken toilet) and both times they have followed through. The first claim took a little longer than expected for us to hear back, but the second claim was processed quickly and efficiently. The customer service rep was very honest about our expected wait and actually came in under her time quote. We will renew our policy next year without hesitation.
Called customer service everyday(1/4/10) for week,stated a representative will call back and service will be provided, as to date 1/11/10 no service called and still waiting, this is a worst nightmare with the home warranty I have, I had 210 home warranty before and I had no problems, this is a biggest mistake I did,will never recommend them to my friends.
This is our first year with this company and they have already handled 2 claims for our family. In one case they gave us a check towards a new dryer because ours could not be fixed. In the other case they had a plumber out to fix our bathroom pipe and SWH took care of the claim costs. Their customer service reps are very professional and helpful.
I had their warranty for a month and a half when my microwave broke down. I called them for service and the first thing they did was to suggest that I was scamming them, because I had only had the policy a short time!
It took three days to get someone out to look at the unit, and I paid them $45 as per the contract. But they would not fix the unit until they submitted the claim to Sensible Home Warranty for approval. A week later, I called to find out what was going on, and the service guy told me they were still waiting to hear from SHW.
I called SHW and they told me my claim was being denied because the expensive electronic control panel that had gone out was “excluded” from coverage! So now I was out the $45 service call fee, and my microwave still wasn’t going to be fixed, and the repair guys told me that the $45 would not be credited towards repairs, it was a separate fee.
I decided to cancel my warranty, having learned that most things that break are not covered by it anyway! The rep told me that he could not tell me how much of a refund I would receive until AFTER he canceled the policy. I tried to argue with this, but he insisted that it was impossible.
So after he canceled the policy, he tells me that an extra $50 will be withheld from my refund, because it was his opinion that I canceled due to the claim being denied, and evidently there is a stipulation hidden in the fine print that if that is your reason, they will fine you $50!
I pointed out that he had never asked my reason, assured him that was NOT my reason for canceling. It wasn’t. Past is past. My reason for canceling was that future claims would also be denied. But he said it was “obvious” that was why I canceled.
I have had to dispute the charge with my credit card company and still not sure how that will turn out. Total waste of money, and you won’t find out that your coverage is worthless until you try to use it!
Sensible is not so Sensible! We had a problem with our Heating and called a total of Thirteen times (13). If you call the # and press 3 for claims you will get a rude rep name “Michael”. He’s very unprofessional and argues with you as if it’s his money that is flipping the bill. He hung up on us 4 times (which he denied) when we tried to get him to listen to us, these 4 hangups occured during “heated discussions” so it’s pretty obvious he’s lying. He was also rude to the heating company, I got a call from the secretary and she told me about how he had treated her when she explained to them that her company doesn’t deal with Home Warranty. So I was stuck basically in the middle back and forth.
After 2 days and 13 calls we were told that our heating system is not covered (total shocker) but everything else evidently was, even things more expensive than what we needed done. Which makes me wonder do they happen to choose themselves what they want to pay for when problems arise? PLEASE GOOGLE THIS COMPANY, you will find enough complaints to keep you busy reading all day long. They are a complete waste of time and money. Please read all the negative reviews on here. After going through a nightmare with them I decided to read them and found out a lot of what others were going through was the same in my situation. Please beware of this company, their customer service is absolutely horrible!!!
