They are the Best!! I am a new home owner and after getting good feedback from our Real Estate Agent, we decided to be a customer of SHW.
In all cases, our expectations have been met & exceeded. Specially I want to extent “Thank You” note to Andrew – Mike in the organization, who are taking customer support professionalism to a level, where customer delight is achived.
I recomend people who read this, just to make them as pick!! for home warranties, you will have worry free home ownership!!
And I support there punch line, its the place where Home warranties do MAKE SENSE.

Filed claim on 2/18 for an issue with my AC, 2 days later tech came in and fixed issue. He also did replace a small generic part, which I was glad that he had on hand. Well done
This is my second time using the Sensible Home Warranty service. I had an issue with my heating system, when the heat pump was supposedly clogged. Sensible has made the effort to ensure that technicians come out as soon as possible to due to the fact that I have small children in the house. Sensible has exceeded my expectations with the excellent service.
I called 4 days ago on my heater that went out in 16 degree weather…was told it would be 24 hours before tech was assigned. NEVER received a return call or courtesy call. Called twice in the same day to remind of low temp weather and danger of freezing pipes!! Called today and remark was “the technician was notified and we will investigate”. Needless to say I had to have it fixed to prevent further damage so what’s the use in a policy?
We’ve used sensible for two claims and are happy with the way things went. Much better than my previous provider. One thing I liked is how my specific claims agent gave me step by step email updates as my husband and I requested. Thank you
Firstly, I would like to say that Simon Cone made working with Sensible Home Warranty (SHW) easy and welcoming. Secondly, if it weren’t for his prompt responsiveness, and attention to detail to customer service, i would be with another company right now. It’s no surprise to me that SHW has an overall solid reputation, and rated the best in the business. Our situation started for us by experiencing horrible service with a local Appliance Repair Company for our inoperable refrigerator…a situtation that took us through weeks of excuses and faulty repairs. Finally, after a second visit from this Repair Company and similar results, we simply called back to SHW and requested that we somehow get better service, without paying more money and wasting more time. Instead of getting the “run around”, Simon took charge of the situation, APOLOGIZED for our experience, then rendered above and beyond service oversight from that point on. We felt in control of our situation once again. Today, our refrigerator is repaired, and the transaction between the “new” Repair Company and SHW was totally tranparent to us. I really believe that we have more than just a Home Warranty Company working for/with us…and speaking as a retired Army war veteran, treating people (customers) with respect and the way you would expect to be treated in kind, goes a long way in my book. SHW will have my loyalty/business for a long time to come.
I placed a call on 02/11/10 to report that my heating unit was making such a loud noise similar to a diesel generator & vibrating vigorously! The gentleman by the name Simon responded on a timely fashion! He was very professional & extremely courteous. Furthermore, Simon was also exceptionally empathetic! Because he showed so much concern about my situation-having no heat in an area that had just gone through two rounds of a record snowstorm, (my heater had to be turned off to avert further damage to the unit & my home in general), he suggested what might be responsible for the problem I was facing & also gave me options to choose from in order to produce a quick resolution! He went the extra mile to give me his extension number where I could reach him to advice him of the outcome of his suggestions!
Lastly, after I advised him that his suggestions had averted a seemingly catastrophe in my home, which invariably saved the company & me unnecessary expense, he took it upon himself & called me back few hours later to ensure my system was still working! He exemplified the qualities of a dedicated & committed representative! He deserves to be recognized!

I have purchased 2 policies with Sensible Home Warranty back on Decemeber 2009 but the sales person told me that my policies will kick in after 30 days just to make sure that I don’t have any existing problems on my two properties. But after a month, one of my properties have a problem with heating unit. They send the technician after one week to diagnosed the problem was the compressor. It says in my contract that compressor is covered but because the compressor is worth like 1,000+ now they were asking about the maintenance papers of the unit. I told them that I don’t that receipt anymore and when I tried to contact the company that maintain was AC/Heating to get my maintenance records unfortunately they went out of business. So my claim was declined becuase they said that I have to a proof that I maintain the unit. They offered to refund of what I paid to them. I think the reason why they offered to refund because the parts that was broken on my unit is more than that I paid to them. My AC/Heating was only 5 year old and also my property. What I did I called the company who installed my unit and they honored the warranty. I just want to warned you that this company need a maintenance records if they think that amount of money that they will spend to fixed the problem is like a 1000+ dollars. Please make sure to read you contarct before you buy a warranty. In my experience with I am totally dissatisfied on they handle customer and their problems. I just spent 300+ to fixed my heating unit without any stressed. Hopefully you will learned from my experienced with them before you buy warranty with Sensible Home Warranty. I don’t think they are 24/7 to service your problem to your house but yes they are 24/7 to answer the phone for your problem then wait atleast 3-5 days until someone will go to your house.
Great company. I just renewed my policy again for another term. I had one issue that took a few extra
days to get resolved but I am not knocking them as it was a holiday. However, they handled my last
claim in a very timely manner. The service reps are nice and always helpful.
I have previously filed two claims with Sensible Home Warranty. My heater broke in November 2009 and both my wife and I had to call customer service representatives 7 times over a two week period until we finally received a call from a service company for heater repair. To stay warm during this period, we had to wear big coats while in our home and use our oven to warm our home, otherwise, it would get down to 60 degrees. The customer service reps repeatedly told us we would receive a call within 48 hours from a heater repair company which didn’t happen over and over. During each of our 7 calls, it would take from 15-30 minutes on hold to actually get a customer service representative on the phone. This was really aggravating and wasted a lot of our time. A repair man finally came to fix our heater but a part was needed and had to be ordered. We had to go another entire week without a heater while we waited for the part.
The second claim, for a leaking toilet in December 2009, was another nightmare. After speaking with a customer service representative and making a claim, I was told I would get a call within 48 hours. I never got a call and I had to call Sensible again. The second customer service representative that I spoke to told me that no claim had been made and my call was not in their system! The man they sent to repair my toilet was not able to fix it and not sure why it was leaking. Because our toilet was still leaking after he left, we had to get Sensible Home Warranty to send another company to our home to repair our toilet. Sensible agreed to send RotoRooter but told us that we would have to pay $50 AGAIN for the second service call. We were appalled since Sensible Home Warranty chose the first enept company who did absolutely nothing to repair our toilet. This infuriated us!
We have a year long contract with Sensible Home Warranty that still has another 8 months to go. We hope in the future that if we have to make a claim with S.H.W., that they will send a repair service to our home after us having to make only one phone call within a 48 hour period.
I called in the morning for a leaky toilet. By the afternoon the repair man arrived and fixed it. The only reason I’m not giving a 5 on customer service is I don’t like having to call a ‘call in’ service and have my message passed along. I like to speak with customer service immediately. But, I did get great service and the problem is fixed. Simon from Sensible Home Warranty even called me back multiple times to ensure the problem had been fixed.
Sometimes the repair people schedule an appointment and never show up. happened to me several time.
Went up state to ski for the weekend when the house sitter called and told me the heat went out.I told her to call the home warranty company and she did and they did the job they said they would do when I bought the policy.My concerns are now over I know these guys are for real!

I have used this service twice, both times I have been impressed with the promptness of response to the call and how quickly a service tech was dispatched. Highly recommend.
Buyer beware filled a claim 2 months after starting policy on heat unit, They refused to pay anything because they wanted service records which I never had a problem with unit it the past even throught it was 20 years old I would do clean and maitain unit myself each year, They denied claim and then asked to speak with management it took over week and half to respond.
They did refund money but took off 59 dollars for two months for coverage which I do not feel is right.
PROMISE TO TELL EVERYONE NOT TO BUY SENSIBLE HOME WARRANTY
I am very pleased with Sensible Home Warranty. They have always been on time, their service quality is great. I am also impressed with their contractors. Overall, I would recommend them and will renew my contract.
This companies customer service and repair service is good, but the timeliness in getting a call from the selected vendor for a appointment is long ( over 2 days )

My washing machine failed just before the New Year and I placed my first warranty call with Sensible. While it was obvious that the person taking the call was just an answering service, I was pleased to receive a return call from Sensible within minutes.
Unfortunately, given the holiday period and the few working days around the holidays, I was told it might take a while to get a service person out. I waited (somewhat impatiently) before asking if I could call someone and be reimbursed for all but the $45 copay. Sensible readily agreed to this.
It took quite some time even for me to get a service man in and he determined my washer would require over $500 in repairs. Sensible declined the repair (which was reasonable given new washers don’t cost much more than that and mine was 10 years old), but within days offered me a decent amount toward a new washer.
The time to resolve the problem was fairly short once I had Sears’ estimate. It took less than a week from that point to the call with Sensible’s offer. I don’t fault the warranty company for the time it took to get someone here, as it’s obvious there was a backlog of calls from before Christmas.
As others have said, the person answering the toll free line knows nothing about your warranty, and it’s a bit of a pain to have to give your name, address and phone number each time…but the bottom line for us is that they did their best to fulfill the terms of our agreement.
I’ve used Sensible for about a year for a few rental properties, and have been more than happy. My tenants were content, more than a couple of repairs had been done. Will renew contracts.
It took about 2 days for service. I wasn`t aware of the
preexisiting clause so they pro rated my garage disposal.
Over all everything was handled okay. I did get a follow
up call a month later for a promotion. I told the reprep.
about my experice so they are sending me 25 dollars toward
to cost of the disposal that wasn`t paid. So that was nice.
I hope this will be a good warranty co. I will see how
and when the next claim occurs. Overall I will give them
a B.
Compared with my former warranty company, Sensible Home Warranty company exceeded my expectations. The response was quick, the service provided was excellent and I am impressed with the response I received when my pool timer broke. In Palm Springs, everyone has a pool and the pump timer MUST work. It does,perfectly.
Signed up three months ago after researching here and other places. It looked good until the shaft on our washer broke. After 3 weeks of calling them everyday to get the local tech scheduled and get the status of the claim, they finally told me it wasn’t covered because the tub was “leaking.” After I explained to them that it must have been a very small leak because I didn’t know it was leaking, they told me I didn’t “do my due diligence” to keep the unit in 100% condition and they wouldn’t fix the shaft until the leak was fixed and, of course, the tub wasn’t covered. It will cost me over $500 to fix the tub seal and the tech told me it wasn’t worth it. I can get a new one for $600. If you ask me, they’re hiding behind a small un-noticeable leak to avoid covering this. I canceled my policy immediately.
