We thought a heating element went out of our dryer. It turned outed to be a electrical issue. Someone called me back within 3 hrs of my initial calling in the claim. I called on Friday & someone was there on Monday. Once they figured out it was electrical, I called in that claim & someone called me back within 3-4 hrs. Deep Electrical was there within one day.
I called SHW not knowing if the plumbing under the house was covered. In fact, it was! I spoke with Tadd in NY, and he could not have been nicer!! He set up the plumber and the plumber called withing 15 min. The work is done and I’m so glad that I have SHW on my side. I’ve had home warranty for years, but have only been with SHW since August 2009. Their service and vendors are the best! Thank you SHW!
We called when we realized we had water backing up in our downstairs bathroom. The gentleman we spoke with told us to expedite things we could call a local plumber and have the issue resolved quicker than if they found one. They told us after the issue was resolved, we could just send the bill to them and they would take care of it. We called a local plumber who was able to come out almost immediately. He had our stoppage snaked and open within an hour or so. It was a huge relief. I just now called the warrany company and the phone was answered immediately by Simon. He asked me what the plumber had to do and how much the bill was. He replied “great”, then asked me to fax him the bill we just received from the plumber. He told me we should be receiving reimbursement within 10 days or so. We appreciate the understanding of the severity of the issue we had and that the warranty company told us to go ahead and get it taken care of immediately. Simon was very nice to talk to and seemed happy that we were happy. Thank you for making a bad situation as positive as possible!
Happy to have been reassured of the situation being under control at such a late hour. I have an emergency situation on hand here, sent an irate email and got a call back within the hour. I am more than pleased with the rep I spoke with (Dave), and I already have an app in place for tommorow.
I have found the service from Sensible Home Warranty to be very poor. I have had 3 claims on several of my rental properties and have had to follow up with numerous phone calls each time before anything was done.
I left several messages with one particular individual on his voice mail and he claims he never received them.
On another call, he asked that I call back on Monday (this was Friday) because the he could not contact the contractor because it was too late. What irritated me was that he wanted me to do the followup, rather than say he would call them on Monday and followup with me, he asked that i call him back to make sure it was done. I objected. But, when I did call back, he had not even contacted the contractor yet. I asked to speak to another person and he finally took care of it.
I will be going back to my previous warranty plan after my contract runs out. I only swithched because of the high ratings but have not had the same experience as did the reviews I read.
I will not recommend this company, their follow through and timliness is very poor. The answering service individuals are polite and handled my frustations well. However, the caseworkers were on the edege of rude and incompetent.
Great company, renewing this week for another year on both my homes. They have yet to disappoint me in any way and I will continue to use the service.
I had a previous policy with Total Protect in KY. When we bought our house in GA I went on-line to research – Sensible Home Warranty appeared to have good reviews – just didn’t look hard enough for all the people who are threatening to sue them. My garage door opener stopped working on Saturday – called and rec’d a call-back for more information – was told a repair service would call Mon am. I called them Monday @ 12pm – was told they were still working on it but someone would definitely call today. We had given them the phone# of the company who installed the opener on Sat and they were supposed to be contacting them first. I called back Monday @ 415 pm when I hadn’t rec’d a call – was told that the supervisor was on the other line with the repair service following up on why they had not contacted me – again told someone would call that day. I called again Tuesday am and was told they had still not found anyone to do the work – asked who they had called and relayed the info of supervisor supposedly talking to repair service – was told that that was a different dept and they weren’t allowed to share that information – also was told on last 2 calls that I was speaking to a supervisor and there wasn’t anyone else over him available to talk to me. I called the local company and they reported no one ever called them about my issue. I went ahead and set up a time for them to come out and fix the door. I called back again – every time I called I got an answering service who had the supervisor call me back. I told him that I felt their service was a scam – that I felt I had been lied to and they had not done what they said they were going to do. I requested a refund of my money – my policy went into active status the 1st of this month or I was going to call American Express and institute a fraud investigation.
This is the first year we have used SHW and our first service request was put in yesterday. The technician/contractor called last night to schedule the appointment and arrived on time today. He was courteous and provided great service.
Sensible is very professional to work and the contractor they used for our dishwasher was first rate as well. I highly recommend Sensible.
I wanted to thank the crew at Sensible for taking the extra step and going beyond in order to provide efficient service in an emergency situation. We had guests over with small children, and the AC broke down, in an embarrassing situation Sensible was able to get someone out on the same day, who fixed the unit.
Ive been happy with this company. The warranty has come in handy a few times over the last year. Never had any problems and they seem to get the job done. My wife is the one who usually deals with them and says the claim service people are actually pleasant to talk to. We just renewed our plan.
I Switched over to this company before the summer after my neighbor told me she had a policy with them. Never needed to use the service but had to call them this past sunday when my daughter noticed a flood in our basement. I called them immediately and they told me a plumber would call me within a few hours. The plumber called as promised but said he had to schedule me for the morning as it was already 9pm. It was actually a plumbing company we have used in the past so I was happy with that. Plumber finally showed up around noon, Turns out the water heater tank had a leak and needed to be replaced. The plumber told me the tank was covered by the manufacturer as it was only 4 years old. However, there was a $480 bill for installation and some other parts. The plumber called the warranty company while in my house and they agreed to cover the repair work. All I had to was write a check for my service fee. I only have good things to say about this company, I just wish the plumber would have called to let me know he was going to be 2 hours late.
We had a leak in the water heater in one of our rent houses. I called as soon as our renter called us. I called Sensible one time & told them our problem. They had someone out the following day and completely replaced the entire water heater at the cost of only our $45 service call. I continue to watch Sensible is rated on http://www.homewarrantyreviews.com/reviews, and they are consistenty rated 1, 2, & 3. Jun 1, 2009 rated #2; Nov 20, 2009 rated #3; and Mar 15, 2010 rated #1. That is why I chose Sensible in Jun 2009. The only reason I did not choose #1 rated (Blue Ribbon Home Warranty) is because Blue Ribbon only services in Colorado, and we live in FL. You would continue to monitor they rating at the above web site. It will tell you a lot.
The electric went out in my master bedroom and I called Sensible home warranty that night. Someone from there office called me back within a couple of hours to talk about my problem. They then said someone would call within 24 hours. Early the next day(Monday) Simon from Sensible called and said they would get an electrician to call me within 24 hours. After a couple of hours Simon called back and said the usual contractors were back-up and then gave me the option to call someone I know. Long story short I called someone in the yellow pages close to my home. They came out the same day and fixed my problem. Sensible authorized the work right on the spot. No Hassle or argument over the coverage. Thank You Mr. Simon for a pleasant experience for a change as I have deal with other companies and have been very dissapointed. You rate a 5 in my book!
The Warranty Rep was very proactive, calling me to check progress of my service request. The person sent to my home was very professional and respectful of my home, making sure to remove his shoes so as not to soil my floor. The work was done quickly and correctly. The Warranty rep called again later in the day to make sure that the work was done satifactorily. I used a different warranty company prior to Sensible Home Warranty and compare this company as far superior to the previous. I would and have recommended this company to family and friends.
Awesome company. Go and pay quickly for their service!
I have worked with Sensible for two years now and have 3 policies in place. I have always been satisfied. Even when they run into a problem of getting a service provider to my home they keep me apprised of the situation and include me in the process. That’s all I can ask for.

I found this warranty firm on this site last year after another poor year of service from my old company. My home was built in 2004 and has only high end appliances so I did plenty of homework before switching. I filed my first service claim with them this past saturday via the company website. Even though my issue was only for a garbage disposal I still got a call from a customer service girl within an hour. She took my information and was very pleasant to deal with. First thing monday morning, a repairman was in my home and they ended up replacing the disposal with a new one. I was at work and was shocked my wife did not even have to call me one time with a problem. There was no back and forth nonsense with this company. I was so impressed with them I thought I would share it with all of you. They really did a great job.
Sensible provides my 3 tenants with superb service. They have done work a few times this year, and this is my first year with them. I will be transferring over my main residence soon.
I had problems with my Heater (the Fan Motor was broken). On the same day that I called, the service was done wonderfully (the part was replaced with the new one). This is the 4th time in one year that I called and I have been very happy with the results. Excellent services! Excellent Home Warranty!
They are the Best!! I am a new home owner and after getting good feedback from our Real Estate Agent, we decided to be a customer of SHW.
In all cases, our expectations have been met & exceeded. Specially I want to extent “Thank You” note to Andrew – Mike in the organization, who are taking customer support professionalism to a level, where customer delight is achived.
I recomend people who read this, just to make them as pick!! for home warranties, you will have worry free home ownership!!

Filed claim on 2/18 for an issue with my AC, 2 days later tech came in and fixed issue. He also did replace a small generic part, which I was glad that he had on hand. Well done
This is my second time using the Sensible Home Warranty service. I had an issue with my heating system, when the heat pump was supposedly clogged. Sensible has made the effort to ensure that technicians come out as soon as possible to due to the fact that I have small children in the house. Sensible has exceeded my expectations with the excellent service.
I called 4 days ago on my heater that went out in 16 degree weather…was told it would be 24 hours before tech was assigned. NEVER received a return call or courtesy call. Called twice in the same day to remind of low temp weather and danger of freezing pipes!! Called today and remark was “the technician was notified and we will investigate”. Needless to say I had to have it fixed to prevent further damage so what’s the use in a policy?
We’ve used sensible for two claims and are happy with the way things went. Much better than my previous provider. One thing I liked is how my specific claims agent gave me step by step email updates as my husband and I requested. Thank you
