We needed a timely repair needed – toilet leak – and the repair was done ASAP. Very polite service and knowledgeable technicians. The service firm overcharged us $20 and when I called Sensible they apologized and offered immediately to send us a check or offer a discount off our next service. VERY professional group!
May 10, 2010, was our first experience with Sensible Home Warranty and we are very pleased. We will recommend SHW to our family and friends.
They called me back in 2 hours and fixed my diswasher within 24 hours, and also called a week later to ask if I was happy with the service..
I am very pleased with the service I received from Sensible Home Warranty. This was my first service request with this company and it was handled in a very timely manner, much faster than I expected. I called on a Monday afternoon to have my garbage disposal fixed. It is now Friday morning, 4 days later, and nobody has called me to fix it. I think 4 days is a long time to wait for a repair, but thankfully it wasn’t an emergency. So far, they have been polite on the phone, but have not delivered the service I had expected. I do not think I will renew with them or recommend them to my friends.
Once again Sensible Home Warranty came to the rescue. Two weeks ago our washer and dryer went out and SHW had them both repaired promptly. This week our fridge went out, (One of those crazy months) and they had a repair man out to the house immediately. We gave them a quote for the repairs over the phone and they authorized all work to be done on the spot. Amazing.
This company goes beyond the call of duty to make sure everything is taken care of as quickly and effortlessly as possible. After dealing with other companies for 14 years, I feel like I have died and gone to heaven. SHW is truly dedicated to making life for their customers as easy and harmonious as possible. Simon Cone has called me back within 30 seconds to 4 minutes after I leave him a message that I need his help. And I call a lot.
He is always gracious and patient and extremely helpful. I have to admit, he has been my hero on numerous occasions. I really can not say enough good things about this company. They are a ten star on a five star scale.

Sensible has provided our home with great service. They were quick to come out for repairs. I am happy that we picked the right company.
I have had my policy for about 8 months and have not had to use it until just recently. I neglected to contact them and called a plumbing company directly because I had a coupon. After the fact, I realized I was covered. I called Sensible HW and was told to fax a receipt to reimbursement. I faxed it yesterday and the reimbursement check is on it’s way as of today according to the phone call I received from their representative. I appreciate the promptness and the lack of red tape involved.
I purchased policy with sensible home warranty in January and didn’t have a claim until now.
Mr. Simon was very helpful to arrange the contractors. Not even that he was very responsive to my questions but was very polite and professional in every step of the way. He even asked me to have him paged every time I need any help for these claims and he has been calling me back very often to check how things are going and has been keeping the contractors involved to get things done in a timely fashion.
I have spoken to other members of your staff and they all seem extremely professional and responsive. I moved from another warranty company to sensible home warranty to save money since your prices are great and I am glad I did since this has turned out to be a smart decision.
I have referred 2 of my friends and colleagues to sensible home warranty already and would refer to anyone that needs a good home warranty company.

Dryer would spin but no heat.
Contractor was sent to my house from HOYT company and Mr. Hoyt was able to fix the dryer in no time. Not even he was very professional; he showed up on time and fixed the issue correctly.

HVACs AC unit needed adjustment. Mr. Bob Stewart was sent and he was also very professional and knowledgeable and finished the job on time. Turned out AC unit only needed some Freon gas.

Ice maker in Refrigerator would make ICE but wouldn’t dispense Ice or water. Contractor was sent to my house from HOYT company and Mr. Hoyt is researching how to fix the ice maker at this time and I am sure he will find a solution and fix this issue as well.
We had a sewer line problem in a rental house. SHW sent a plumber who snaked the outside main line only and refused to snake drains IN the house. the problem returned within a 2 days. The original plumber refused to return. I spoke with Simon Cone at SHW late on a SATURDAY nite, he authorized me to call a new plumber and SHW would reimburse me the additional cost even at a weekend rate. I sent them the new bill today and they are to send me the full reimbursemnt check. They were fair and treated us reasonably when we discussed all the facts that had occurred on the job. We have had several home warranty companies over the years on various properties, and so far SHW is at least equal to better in service and certainly offers a less expensive policy premium. I’ve had two seperate service calls and SHW has been fair and MUCH QUICKER than American Home Shield ever was.
Thanks Simon and Sensible for your support with our water heater issue. We are grateful to have such an outstanding home warranty company to take care of our needs in a timely manner. I would refer you guys to all my friends and family any day!
I have been dealing with home appliance insurance companies for 14 years as a home owner and this company is by far the best! Once I reached the right person, I was given exact instructions on how to proceed with my claim and the company followed through with their work efficiently and effectively. it has never been this easy before. I am very grateful to have found Sensible Home Warranty and I feel confident knowing they are taking care of our home appliances. I have had good service and bad service with this company.The big problem is the customer service. They put you on hold,they dont call back, and are slow at getting claims settled.I have had them for a year and am trying to renew 4 contracts. But even this is going slow.I will go 1 more year.The problem is, there are no good companies out there to change to. I have used 4 of the big companies and they are basically the same.
We experienced a leak in a second floor ceiling in the night on a Saturday. We contacted Sensible Home Warranty for assistance at 8:30 a.m. and were pleasantly greeted by a real person who found our information and promised a return call. I received a return call within a matter of minutes, and was told it is a little more tricky to find an A/C technician on the weekend, Simon said he would work on it and that we could also contact someone locally. We found a technician who identified the problem, and called Simon for the authorization. The approval was granted and the problem was resolved. Sensible Warranty granted us piece of mind and provided excellent timely service.

After reading many reviews on this site, I have chosen Sensible Home Warranty even though it cost me extra (no special 1st year pricing thought my agent). The cost was well worth it. The house is a rental, and 3 months into my ownership the hot water heater started to leak and the garbage disposer went bad. They approved the claim without any hassle and contacted their service contractor. They even followed up with me within a day or two (happened a couple of weeks ago, so I don’t remember exactly) to make sure that the plumbing company contacted me. I am very happy with both companies – Sensible Home Warranty and their plumber, and in actuality the biggest obstacle in getting the repair done was my tenant, as neither I, my property manager nor the plumbing company could get hold of him for about 3 or 4 days. Only negative thing I can say is that my fixtures are not covered, so the repair of the leaking faucet will have to be paid by me.

I had a plumbing problem. This is the first call I’ve made with this company. It did take 24 hours to get a service man out (it wasn’t an emergency) but they did come on time, explained the process for repair, repaired the problem and worked cleanly and promptly. I was very satisfied.
First claim – handled flawlessly and quickly. I’m very happy I switched to Sensible.

Have used SH Warranty for 1 year, and I must say, I have not had any problems with them. They replaced a water heater, and our pool pump, and we only had to pay the tech our $45 fee.
BEWARE! I took out a policy with SHW based on my research into price and reputation. I was severely disappointed. This company used every excuse to stonewall me and ultimately lied to me outright about what the contractor had told them. In the end they simply refused to honor their own contract with me because the repairs in question would have cost them too much money. Read on. When I detected a gas leak around my hot water heater, I had no problem getting a plumber dispatched to the house to diagnose it. But once the gas leak – and the cost to fix it – was confirmed, that’s when SHW stopped cooperating. The cost to repair the leak exceeded the cost of my policy by several hundred dollars, meaning a loss for SHW. The company repeatedly stonewalled me, coming up with one excuse after another why the claim would be denied. It took weeks just to get them to acknowledge what the plumber THEY hired had diagnosed and recommended (lots of excuses about how the plumber failed to fax in the correct paper work – assertions which the plumber denies). Once we established that there was, in fact, a gas leak that need to be fixed, SHW told me that the claim was denied because I didn’t have any service records. Well the reason I had no such records is because there had never been a problem with the water heater, so it had never been serviced. But according to the contract I could submit a home inspection instead, which I did. After another week or two of calls they finally acknowledged the home inspection. At that point they claimed that the plumber had told them the cause of the leak was due to “cracks in the pipe” which in turn were caused by the prior owners’ failure to replace all the piping when the unit was installed. This was a flat out lie. The plumber confirmed for me that he NEVER told them this, nor was there any mention of it on their invoice to me. In the end, after months of arguing, mostly with a supervisor named Simon, they agreed to refund all my money for the policy. And while I was happy to have recouped my cost to them, to me it’s another indication that they knew they were wrong, and giving me a refund would be cheaper than actually fulfilling their obligations under the contract.
