I have only had this warranty for 1 month, but I had the need to use it for my washer. The representative SIMON was efficient, professional and was very easy to work with.
I have been with SHW for a year. I have renewed with SHW partial because I now have a history with them, which finding out is important. I have had and am currently having work done. So far its the only thing that has been covered with SHW. The problem started 60 days ago and hopefully within the week will have it taken care of. The only problem I have is the amount of time it takes to get contractors out to service the issue. Starting a claim and then within 24-48 hours a contractor is supposed to call you back. I have found that if you find out who they will be contracting, you can call yourself and get the service time reduced. So far we have gotten what we have expected from a warranty company.
Well, here’s an update for the AC repair in TX heat (see prev. review). As it turns out, SHW customer service has made their very kind apology to me & my AC is now repaired… for the moment, at least. The problem was more to do with the contracted repair company, CJS CONSTRUCTION (Mansfield, TX) rather than the home warranty.
The repair guys just weren’t showing up when they said they would, one guy left to get a part (so he said) in the am & never returned. My husband finally got a hold of someone on the phone by constantly calling them later in the day. When the guys finally showed up at 8 pm Saturday, my husband gave the guy a beer & got chatty with them, & they basically admitted to him that they’ve been treating us with disregard & putting other calls/jobs ahead of ours because “there’s no money in it.” They felt that the home warranty companies don’t pay well enough, so they don’t really make a point to take very good care of SHW customers. Makes you feel confident in buying a home warranty doesn’t it? The AC guy even admitted that he almost walked off another job site today because he had to crawl around in a hot attic. Gee, I feel really sorry for him… my house has only been 90 degrees for an entire week.
So, this was more of a situation of horrible contractors & miscommunication… SHW apparently wasn’t aware how bad our situation had gotten. I may never know what really went wrong, but I can’t entirely blame SHW. I would strongly recommend they fire CJS CONSTRUCTION, however, if they have any desire to take good care of their customers. SHW has promised to take better care of us next time. Let’s hope so.
I switched to SHW this year from AHS based on a good price & good reviews I found online. I can’t be more disappointed. We called in a claim regarding our AC condenser the weekend prior to Memorial Day (a wk ago). I got very little help or information from the call takers each time I called SHW. They just kept telling me they were “working on it.” Frankly, the woman who always seemed to answer my call acted like I’m bothering her, which I do not appreciate as a customer. She was borderline rude & certainly not helpful. We didn’t get anyone out to our house to even look at our AC until the following Thursday, when he showed up after 9pm. He didn’t use any equipment or tools to assess our condenser other than a flashlight. Mind you, this condenser unit is a new 4-ton unit installed barely over one year ago & has a 10 yr manufacturer warranty on the compressor, 5 yr on all other parts. He said he’d have his tech out the next day at about 1 pm. No one showed or called me all day Friday.
Now, it’s Saturday, one entire week in our home (which is supposed to be covered by your warranty) without air conditioning in Texas heat. I’m emailing you because I’m not getting any help by calling. All week I’ve been sitting by the phone waiting on an update on my claim, waiting on a technician to call, waiting on a technician to show up, waiting for my SHW COVERED AC to be repaired, waiting, waiting, waiting! The only information I’ve gotten all week is when I’ve taken the initiative myself and made phone calls to the service company you’ve assigned me. Who, by the way, admitted to me they’ve had our “work-order” since Tuesday.
A technician finally called me at 8am today & showed up at 9am. He has since left to get another part & has not returned… it’s now after noon. Nothing has been repaired.
I have never been more frustrated with a home repair or the service I’m receiving (or lack thereof, is more accurate). I listen to your recording while I’m on hold with your company, talking about how important a home warranty is, talking about how important your customers are, etc. Based on my experience, nothing could be further from the truth. Both you & this service company you’ve assigned me are extremely disrespectful of my business as a customer & especially disrespectful of my time. I’ve had to take off work each day I’ve been told to expect a repair person, only to be waiting around all day for no one to show & no one to call. Might I add that it’s extremely dangerous for my family & pets to be subjected to this heat… people die here in Texas from this heat every year. This situation is NOT OK. Do you treat all of your customers like this???!! I have never felt so jerked-around in my life, nor have I ever felt more like I wasted my money.
The company provided thorough service
My air conditioning broke and it’s very hot. I have 1 year old twins who are getting very cranky. The rep promised to call me no later than this morning and I haven’t heard from them yet. This will be a good test to see if they are a reliable company and responsive to my needs. Otherwise they won’t get my repeat business or my recommendation.
I have two properties with Sensible Home Warranty and am about to add a third. I have filed two claims on two different properties within the last month and both issues were resolved to my full satisfaction. First issue was a plumbing leak under a sink in a rental property and second was a bad wast disposal in my home. Both issues were repaired within 36 hours of my call. I have had other home warranty companies in the past and non have responded as well as sensible home warranty.
I had sensible home warranty for just over 2 months and already had two repairs done:
1. Garage door gear was too old and won’t lift the door up, so I called sensible on Friday, the service contractor shown up next day morning. He came back two days later after got the authorization from Sensible to replace the motor, my garage door back to normal life again.
2. My washer quit spin so I called sensible. Two days later I got call back gave me an option to find a contractor myself to fix it, because they could not find a local contractor to come on time. I did get a service man from Sears locally fixed my washer, Sensible sent me a check for whole cost deduct $45 service call fee as promised within two weeks.
So far I am happy with the service from Sensible Home Warranty. They did good jobs and I have since recommended Sensible Home Warranty to several friends.

I pay my deductible and everything, i mean everything, gets the attention to my satisfaction. A follow up call from SIMON CONE, and i get the details and alternatives to reaching my warranty repairs. I will gladly pay for another year’s service contract, and recommend this product to my friends and neighbors. I had been a customer of another home warranty company for almost 10 years. Although we rarely called for service dealing with them and their contractors was a nightmare. Oftentimes we paid for “covered” issues because of the delay tactics they employed or the lack of contractors available for services. Many of our friends had similar issues. After looking into Sensible, and following them for about a year on this forum we made the switch. And we are happy to report it was a good move. We recently returned from vacation to find our AC not working properly and called Sensible. The company they sent out was top-notch and our issue was resolved quickly. No hassles, great service. We are happy with our decision.
1) My AC went bad after 3 months that I had the warranty, when the AC guy came out, not only had no idea what was wrong with my AC, but messed with the compressor’s oil ruing everything, the SHW guy then told me they dont cover the AC because I didn’t have service paperwork for the past 2 years. 2) A week after my 1/2 bathroom had a leak from a pipe 4ft above ground, the plumbing guy came just to tell me that my warranty will cover him to fix the plastic pipe but will not cover the 6″x6″ hole on the drywall that he needed to open to access the pipe. This company is a joke, I had to pay out $90 for the services and got no service at all. I already called to cancel it, and I hope they will pay me the whole amount that I had to pay for warranty. ONE SUGESTION: DO NOT USE THIS COMPANY, SENSIBLE HOME WARRANTY HAS NOTHING SENSIBLE IN IT, JUST TO GET YOUR MONEY.
This company really went to bat for me! I wanted a special order plumbing equipment at the best price, so I ordered it on the internet, but the plumber would not give me credit for what I paid. Amazingly! Sensible’s rep said: “You need to get that installed. You are our customer, not them. The check will go out today.”Wow… it is so nice when a company responds morally. Highly recommended.
I just purchased our home warranty last month from Sensible Home Warranty. Wouldn’t you know it, one of our AC units started making a horrible noise! It is really hot here in Arizona and I assumed it would take days to get a repairman out to look at our unit. I called Sensible and they had someone out the very next morning, I was so grateful. The tech was very pleasant and had the unit fixed in no time. I was very pleasantly surprised and thrilled! Thanks so much for being everything I had hoped for and more!

I bought a 26 month plan that I sill have 22 months left on. My dishwasher began leaking through my basement ceiling last week. Within the last week, the Sensible Home Warranty sent a company out to my house to look at the dishwasher, came back to me with a resolution and is sending me a check for $400 to replace the existing dishwasher with a new one. All the people involved were timely and courteous. I’m extremely glad I purchased the home warranty and am satisfied with home this particular problem was handled. I would recommend this company to any new home buyer who doesn’t know what shape their appliances are in upon the purchase of their new home.
Had a water heater the started to leak. This was the second time in two years we have had to use our home warranty. Getting service took a few days because of the weekend and the water heater was still working but had a leak. Service tech came out looked at the problem notified Sensible and got approval to replace and called back to the warehouse and shortly afterwards a new water heater was installed.
I did a lot of research on the internet, BBB and other similiar sites when deciding where to purchase my home warranty before choosing SHW. I had only had my warranty a short time when my AC decided to blow all the time, whether the thermostat was on or off. Additionally my AC had some outlets join in on the fun and they decided to work at their leisure. When I called SHW, the representative was very courteous and helpful. Since I was a new warranty customer and this was my first claim, she took the time to explain the process to me so that I would know what to expect. I was contacted by the contractor very quickly and set up an appointment at my convenience. The contractor was late for the appointment by 45 minutes but the level of service and professionalism that I received far outweighs his tardiness. I am a very happy SHW home owner.
I placed the claim call, somebody picked up the phone and I actually talked to somebody. I didn’t like to leave voice mail not knowing if anybody is ever gonna call me back. Within two hours, a representative called me back and asked teh detail of my problem. The lady told me that within 48 hours, a specilist will call and schedule an appointment to come out. However, within 3 hours, I received the phone call, and the specilist came out the same day and fixed my problem. I’m so happy with this warranty program.
We required service on our heat pump following a move to Idaho. We received very timely response to our issue, both in initial contact and in follow-up and service.
I researched and did a lot of reading of reviews before I chose to get a home warranty from Sensible Home Warranty. I am so glad I did because I’m sure I chose the right people to protect me and my home from large unexpected repair bills! I got the complete package with the roof repair added to it.
I had to use them for the first time last week to repair my garbage disposal. The customer service took my call right away without a long hold time, and by the end of the day the repair man had called and made an appointment to come and fix the disposal. The repair man showed up on time and had it fixed within a half hour. I gave him my co-pay and that was it! Easy as pie
In this tight economy, I consider this insurance against an unexpected expensive repair. My son just had to have his air conditioner repaired and it not only took his repairman 3 tries to get it right, but ended up costing my son over $400! That is more than a year of home warranty coverage would cost!
Be careful and read the reviews before you choose who you get your home warranty thru! There are a couple that have really bad reputations out there! But let me suggest that you take a good look at Sensible Home Warranty. They gave me a great deal, and great service, and I have nothing but good things to say about them at this point!
Called late on a Thursday night about overpressure relief valve on hot water tank leaking. Response was so prompt, the repair was done Friday morning. Quality repair with no further issues. Without me even asking about this, the plumber even added a screw that was missing to close the cover on the thermostats. He was helpful in answering my questions and even discussed an unrelated plumbing installation question that I had.
Pursuant to two previous postings, I would like to say that I did get my reimbursement check today, so I am completely satisfied at this point.
A/C compressor went out after 5 months into the one year warranty. They decided not to cover it because the home inspection report suggested that annual maintenance be done on the furnace and A/C and that because I had not done this, they have no obligation to cover this. Gee, I thought annual ment 12 months, not 5.
I was told I would receive a reimbursement check for a repair that was covered and I paid for. See REview 4/28/10. I was asked to write the review and I should not have until I got the check because there is no check. I called this Monday and they said the check had been mailed on May 1. Ten days?? They said to call back at the end of the week if it still wasn’t here and verified my address. It’s Friday, it’s still not here and when I called, no one could help me, but said they’d call me back within 24 hours. We’ll see. In the future there will be no reviews until the transaction is complete.
I wasn’t happy with the first company that came out and instead of trying to deal with them again, they sent a different company out and the problem got resolved.
We’ve had the home warranty plan for a few months with only one small claim made on our toilet, which went fine. This past week we had an issue with the dishwasher, which was leaking. The technician was quick to arrive, (about a day and a half after we initially filed the claim) he replaced the spring clamp and leveled the unit. Great service so far, and good followup!
