		<description>We were out of town when our frig went out.  Luckily the in-laws were feeding the dogs and noticed red liquid at the bottom of the freezer.  Needless to say, popsicles were melting out of the freezer and both the freezer and frig were reading 65 degrees.  My father in-law called Sensible for us on Thursday, we got home on Friday night, called them Saturday morning since no one called saying service was coming.  We found out that they hadn&#039;t issued a ticket. Once they issued a ticket the frig was fixed in a timely manner. Not sure what happened to the original ticket that was called in, but we were happy with the final outcome and grateful we had purchased the warranty.</description>

		<description>Switched to this company after reading many reviews and having a not so peachy experience with the warranty firm assigned by my title company at closing. I recently experienced my first repair call and I have to say they made it relatively easy. We had a plumbing issue which caused a backup in our kitchen sink. I was nervous because it was a weekend and we were expecting guests. I phoned the service people a few times as I became concerned that
no one would show up. However. the plumber showed up on time and our sink was fixed.

They even called me back later that evening to make sure we were satisfied. I hope this type of service continues should we have any future problems.</description>

		<description>This is the third home warranty company I have used, and their customer service is by far the best.  In fact, their customer service is better than most any company that I deal with.  They are always very professional, courteous, helpful, and dependable.  Their service timeliness and repair/replacement service is above average, and exceeds my expectations.  I have recommended this company to friends and neighbors, and will be renewing my two contracts with them.</description>

I bought my home in May 2010 and had a home inspection. Everything passed perfectly and was in great working condition. I called and was on hold for 12 minutes. Girl answers and after I told her I was a broker and I need more info she proceeded to hang up on me. I called again, waited 9 minutes, same girl answers (Trisha) who acted like she didn&#039;t know why I was accusing her of hanging up on me. She transered me to the sales dept (Adam) who told me that they do not do business with real estate brokers and do not want to provide my clients any incentives. Globe Home Warranty is even better than these people</description>

2nd experience is when my double door garage door went caput . I went and bought a replacement without thinking about SHW . As my neighbour and I were doing the installation, we ran into problems and it was at that time I released I had SHW . I called and SHW sent out technician to do the installation at the normal co-payment fee. 

My son-in-law also has SHW  and he experienced severe problems w/ his home heating system--This costly repair was also covered fully by SHW.

Today,my clothes washer is broken and I am awaiting a service call to schedule appointment --I will keep you aware of how this matter is resolved--I have no doubt that SHW will live up to its high standard of service to its clients</description>

My wife is a realtor and had seen a lot of things go wrong -- even with brand new homes.  So, we did the research prior to building our dream home and -- just prior to our builder&#039;s warranty expiring -- we purchased our first home warranty.  

Sure.  There were negative comments out there, but, then again, there were negative comments out there about most home warranty companies:  It all comes down to expectations.  So, read your contract (i.e. response times); ask questions (i.e. service area); and, pick the right plan for YOU.  That is, don&#039;t settle for the least-expensive plan / least-expensive per incident charge, the best-looking website or the company with the most positive reviews.  (Remember, reviews can often be fabricated.)  In our case, we did not go with the least-expensive company, but we did negotiate a very, very competitive rate for our plan.

Now, our first call did not go without incident ...  The after-hours call center dropped the ball and did nothing more than what they were required to do in order to fulfill the obligations of their contract with Sensible Home Warranty.  But, when Sensible Home Warranty learned of this problem AND finally contacted me, they were great!

&quot;Simon&quot; took ownership over our issue beginning late that evening and stayed with us, until our needs were resolved -- to OUR satisfaction.  And, we live 18 miles from the nearest anything, 45 minutes from the nearest metro area.

Listen folks, it does all come down to obligations, expectations and people.  Sensible Home Warranty met their obligations; they actually exceeded our expectations (R&amp;R Appliance in Marble Falls was great!); and, their people (Thanks, Simon!) took care of us.

If you&#039;re shopping for a home warranty, youm ight find better.  But, I doubt it.</description>
