Our Verdict: National Home Warranty provides advanced plans, that provides coverage for breakdowns caused by bad maintenance, inappropriate repair, modifications, and mismatched systems. However, given the coverage offered by the plans, their pricing are at the higher end.

National Home Warranty Plans & Coverage

For active homeowners, National Home Warranty offers three plans: Essential, Enhanced, and Premium. These renewable plans are offered in one-year increments and can be purchased for a variety of property types, including a single-family home, townhome, mobile home, and duplex.

  • The National Home Warranty Essential Plan covers 16 different home systems, appliances, and services such as re-keying and pest management. 
  • The Enhanced Plan adds a few extra issues not covered by the Essential Plan, such as problems caused by mismatched systems, faulty installation, maintenance, and modification. 
  • The Premium Plan provides the highest level of security, including everything in the previous two plans as well as additional services such as HVAC repair, plumbing maintenance, and 24-hour service.

National Home Warranty Exclusions

Before purchasing a home warranty contract, it’s critical to understand what the plan does and does not cover. There might be component exclusions aimed at covered objects, and any damage to these shall not be covered by the home warranty company. The sample contract includes a detailed list of National Home Warranty’s exclusions, and a few of them are:

Rekey Service

Duplex, triplex, and fourplex rekey services are not covered.

Kitchen Appliances

Coverage is not provided for double and combination ovens, racks, rollers, baskets, handles, dials, knobs, shelves, and meat probe assemblies.

Plumbing System

Fixtures, bathtubs, sinks, shower enclosures and base pans, caulking and grouting, filters, and septic tanks are a few equipment that are not covered by plumbing system coverage.

Other important points to note that is not covered by the National Home Warranty are:

  • Items that have rot, mildew, mold, or fungal damage.
  • Computerized systems, solar-powered systems, remote energy management systems, and electronic systems
  • Secondary damages caused by the failure of a covered item
  • Damage from fire, smoke, flood, lightning, earthquake, storms, accidents, cosmetic faults, war, or manufacturer’s recall
  • Failures caused by poor maintenance, rust, corrosion, or sediment

National Home Warranty Claims

If your covered appliance or system breaks down, you can follow these steps to file a successful claim:

  1. Submit your claim through Phone, Email, or online chat option
  2. As soon as your claim is processed, National Home Warranty will either assign an internal contractor or a certified independent contractor to your case. Weekend and holiday requests will receive a 48-hour response time.
  3. The designated technician will get in touch with you to schedule a diagnosis and repair appointment.
  4. The technician visits and conducts inspection of the broken item, and contacts the home warranty company stating the requirement. 
  5. If the request is approved, the technician will perform the repair or replacement as ordered to do so.

Emergency Service Call

In case of emergency, you can make an emergency service call, if your problem fits under one of the following categories:

  • Loss of heating or cooling
  • Loss of plumbing
  • Significant loss of electricity
  • A situation that renders the house uninhabitable

How much does National Home Warranty Costs?

Essential plan cost you around $41.77 per month and Enhanced plan costs $48.25 per month. The premium plan costs around $66.17 per month. Although, if you purchase the annual plan, the overall cost would be less than paying monthly.
