The company claims that their goal is to provide the best possible service to their customers. Through their immaculate and friendly service, the Landmark team has managed to earn positive reviews from their customers. Select states receive pest control services from the Landmark team along with home warranty plans. Their plans also include a re-key service and also A/C & heater tune-up service.

Have reached out to them in the last 11 months 6 times in which 1 time my issue was resolved. Had one instance with an A/C unit which cost me 1k out of pocket because the company they sent out misdiagnosed the repair and stated it was refrigerant lines that were bent. However come to find out I had another company come out and it was a leak at a completely different site which ultimately fixed the system. The bent lines had absolutely nothing to do with the system failure. Most recently had a fan go out, the fan is a $300 fan which needs a new motor. Landmark had me pay the deductible to have someone come out and say they dont replace parts simply replace with a standard fan... grant it a standard fan has no lights nothing... not comparable to what I had they in return offered me a cash out offer of $92 to where I go and buy the fan and have someone install it... this apparently should include installation fees... To put this in perspective the service call was $70 already which after the cash out offer gives me $22 to find a fan and find someone to install it.... a rip off to say the least. view less

Recently my HVAC system stopped cooling on a Sunday evening. Logged into my account and initiated a service request. Since this was my first time, I was not sure if an online request would be quickly processed so I began an online chat. Friendly agent ensured the process was begun properly and informed me of how it would work. Shortly thereafter I received and email with my local contact (Air Zone Heating and AC) and their information. I contacted them as soon as business opened next morning. Alex set an appointment for the next afternoon. Later that night, he called to okay moving appointment to the morning, to which I happily agreed. Caleb was the technician who came out. On time, friendly and professional, Caleb soon had my A/C working. I am quite pleased with the entire process and glad to have the home warranty with Landmark. I have been really happy with Landmark. We have made multiple claims over the past couple of years for a running toilet, broken fridge fan, broken garage door and pest control and they have all been covered. Submitting a claim and getting service has been really easy. We renew each year - the value is there even if you simply get your ACs serviced for the season!

I paid almost $600 for their upgraded warranty. They sent someone out to check on my air conditioner and charged me 70 dollars. Once the repair guy got to my house, he told me that he just needed to add freon, which would cost me $70 a pound. He said the warranty was saving me $20 a pound. I paid for 2 pounds. The short story is that I spent $600 so that I could have the privilege of spending $70 to save $40. So far I have spent $670 and saved $40. What a rip off!!

I called the company to try and get them to work with me and their response was, "yeah we can see how this did not work out for you financially this time, but that is the way the system is set up and there is nothing we can do about it."

Also, when I called to set up the appointment, they person on the phone told me that the AC should be totally covered, which was clearly not true.

I have had to request service twice, once when my garage door chain broke. My car was in the garage it was a weekend, my husband has heart issues and they allowed me to call a local contractor to have it fixed right away because I could not have my car trapped until Tuesday. I paid they contractor out of my pocket, they reviewed the invoice and sent me a check for the service.

The second time was just this past week with my ice maker on the blink, the technician came out reviewed the situation and had to order a part. It came in and the contractor came out and fixed my ice maker. Happy so far with the results of Landmark Home Warranty. view less

Don't buy from this company. I was told one thing that wasn't true. I added to the premium because they told me one maintenance would be covered, but then called to have it done before warranty up and they said it's not covered. I have asked to review the transcript but they are still looking for it...... I suggest you look at another company if you want to purchase a home warranty.

“N. A La Carte Options

Septic System and Pumping*

COVERED: Aerobic pump; jet pump; sewage ejector pump; septic tank; and line from house. If stoppage is due to septic tank backup, LHW will pump the septic tank one time during the term of the Contract.

EXCLUSIONS: Tile fields and leach beds; leach lines; lateral lines; insufficient capacity; cleanout; the cost of locating or gaining access to tank; chemical treatments.

LIMITS: Coverage limited to one septic tank. $500 maximum to diagnose, repair, or replace septic system. Septic tank pumping is limited to one occurrence during the Contract term.”

WORTHLESS. After moving in, we discovered the dishwasher, fridge AND the washing machine needed various repairs. After their contractor came to review the items they denied them all. COMPLETELY WORTHLESS. Anything they offer you can do cheaper with a better handyman, because THEY WON'T honor their contract.

At the time of your claim, 10/19/17, your warranty was still fairly new. Per the guidelines, we expect that all covered units are properly installed and in good working order at the time of the effective date of your warranty.



Your claim was denied for multiple reasons. Your washer's failure was due to it being overloaded. Your dishwasher was taken apart and had been missing parts. A deceased rodent was also found in the tub of the dishwasher. The leak in your fridge was caused due not having a pressure regulator in your home. The warranty does not cover for items that are not currently installed. Failures that are not due to normal wear and tear are also not covered under the warranty.



Due to your experience, your service call fee was refunded to you. I do apologize for the frustrations this may have caused you.
