The company claims that their goal is to provide the best possible service to their customers. Through their immaculate and friendly service, the Landmark team has managed to earn positive reviews from their customers. They also have won numerous accolades and awards for their services and achievements.

Select states receive pest control services from the Landmark team along with home warranty plans. Their plans also include a re-key service and also A/C & heater tune-up service.

Landmark doesn't WORK! they don't give you the information, it seems they have their "own" contractors to do the job and then you have to paid them who are the most expensive in Houston. I have a problem with my AC unit, they said that they will paid the unit but I have to paid the contractor R&L AC Services who gave me the most expensive price just to change the unit, they call this "the out of pocket ". I have renew my Home warraty soon, and I have 3 more people who wanted start service with Landmark, but definitely neither friends nor me are going to do it. view less

Landmark Warranty supports fraud! The trade they sent out admitted charging me for modifications that were not done and even after Landmark Warranty received a copy of the email stating I was incorrectly charge for work not done (fraud), no one will refund me what I paid for work that was not done $473.

I had/have an issue with my dishwasher. After a week a tech was able to come out and take a look at it and determined where it was leaking from and also the problem. After another week and a half the same tech came out for the repair. After tearing it all down and watching an instructional video, he found something that was a little off. He basically determined the dishwasher was not able to be fixed and placed all the parts randomly inside the dishwasher. He explained to me that the dishwasher has a small hole in the tub, and that I will need a new one.
Landmark called and told me that will not cover the dishwasher because it has to deal with the tub and that makes the dishwasher unusable. This is a pin size hole that was found under a piece of plastic that was bolted into the tub.
They explained to me over the phone that they cover all wear and tear on the machines, but basically my machine is not insured because they do not cover this part.
I then asked them to come out and put my dishwasher together the way it was, and I was quickly denied that request also. I still have not gotten an answer on why they will not cover wear and tear on this item. They told me over the phone that they would give me a check if they could not find a part for the dishwasher. Kind of interesting how they found something else wrong that they WOULD NOT cover.
We are now going on three+ weeks without a dishwasher.

They are always pleasant and helpful when I need to contact them for any reason. Worst company EVER they don't contract out to good companies we need our air fixed it's been over a week still not fixed so rude don't really go above what they have to for service calls if people don't know what is wrong with it well it isn't going to get fixed cause they do the bare minimum to fix things! I waited all day for some kind of response and finally called them again and they said it was policy to let the vendor reply within 1-2 days. WHAT HAPPENS IF IT WAS AN EMERGENCY? Thankfully my situation wasn't. I wait til Monday and call the tech again and get them to come out at 2 pm. He assess the situation and says he can't fix it without a part which they will have to order. So I am still waiting. On Thursday, I get an email notification that my case has been completed. Really? Called friday morning about bad water heater. Couldn't find a contractor to come out before Monday, but did make extra effort to find someone. Contractor that was dispatched was very good at their job, and did a great job to communicate and receive input. Water heater was replaced monday morning, quick and efficient.

Other than the claims manager being extremely polite, the "service" provided by this Home Warranty proved to be a total waste of time. (Good thing I have another bathroom.) As a Licensed Realtor, I encourage the purchase of a home warranty to all of my clients and referred 54 home warranty purchases in 2016 / 11 so far, in 2017. In 13 years, in the business, that's a lot of policies. Apparently not all home warranty companies provide equal or valuable service.

It took 4 days to have a technician show up to effect the repairs. Repairs were not completed to my satisfaction. In effect, no repairs were made as the leak is still occurring. (I am guessing they did this to insure they would receive another service charge, unless they are seriously that incompetent.)

I have consulted another professional who diagnosed the problem within 12 hours of the original incident and was able to come out to inspect the "repairs" made by your preferred technician within 1 hour. Home Depot sells the entire drain assembly for $8.32

I would not be at all concerned with the price of the repairs if the repairs resolved the issue. Instead, I will be requesting a refund of my premiums, as I paid for an entire year, and use the money to purchase a policy through another company for future warranty coverage.

When I called to complain, the lady told me that was not her department and to please leave feedback in the appropriate form that was sent to my email address. Just glad to know what kind of company they are and that this didn't happen to one of my clients. view less

Landmark HW is always extremely friendly. Whenever I have a claim they are fast to get back to me and get the claim put in. And they keep on top of it to make sure that the contractor has been issued to us has contacted us and come come to resolve the issue.
We have used our home warranty several times and absolutely love them and have had no issues whatsoever

LMW is still claiming modifications were done and I was charged correctly even after DNB Plumbing admitted in writing that they charged me for modifications that were not done. No modifications were done! You can clearly see they type of company LMW is based on their responses on 2/23. I was having problems with my furnace late one night and submitted a request for repairs. While this was late in the evening, I was surprised to find an email the next morning saying a repair has been scheduled and all the information I would need to give the repair company. It was quick and easy. The company the sent to do the repair was also great.

The only reason I left a feedback in the first place on 2/22/17 was because I was sent several emails to LMW and LMW corporate office stated that they refuse to refund my money and tried to claim all charges were valid and they were for modifications even after the trade admitted that charged for services not done. LMW failed to respond properly to the fact that the trade LMW sent tried to get away with charging me for services that were not done. Had I not questioned my charges, they would have gotten away with it! LMW owes me a refund for $373! view less

While the warranty covers for many items and units, it does not cover for everything required to replace a unit.

Please be aware & tell all you know!!! I was billed for services that were not done by LMW hired trade (the trade admitted the mistake / DNB Plumbing). I paid $70 (service call) and then an additional $473 and Landmark Warranty did nothing about it even after knowing that I was charged for services not done. Worse, they back up their trade for what they did! I tried to give LMW an opportunity to do the right thing, but they refused to do so! LMW refused to pay for standard installation on a water heater by claiming modifications were done, which were not. Landmark Home Warranty helped get our oven and dishwasher repaired through a local appliance repair company. Everyone was good about setting up appointments, confirmation and onsite work.
