Frequently Asked Questions
Is it worth buying a home warranty in Arizona?
A home warranty provides protection to your home's covered items that break down due to normal wear and tear.
The drastic temperature changes across Arizona can accelerate the deterioration of your home's items. This can result in unexpected repairs and may end up costing you extra money. If you are a new homeowner, you may be wary of spending more money after such a big investment. If your home is older than five years, your appliances and systems may already be exhibiting signs of depreciation. A home warranty can help you out in both cases and save you from costly household repair bills, and can be a prudent investment.
Which Is The Best Home Warranty Company In Arizona?
Home warranty companies in Arizona offer comprehensive plans that provide extensive coverage to your house. If you are looking to get only certain items covered, try looking for companies that offer customizable coverage options.
Companies like Liberty Home Guard and OneGuard are positively reviewed by fellow Arizona homeowners. Giants like American Home Shield, First American Home Warranty, Select Home Warranty, and others also offer their services in the state.
At the end of the day, we believe that the best home warranty company is subjective and may be different for everyone. Compare the coverage, pricing, and other important aspects before deciding.
Who regulates home warranty companies in Arizona?
Home warranty companies are regulated by the Arizona Department of Insurance. If a home warranty company is accredited in the state, you can be reasonably sure of its reliability.
On a national scale, the National Home Service Contract Association (NHSCA), a non-profit organization, offers self-regulatory standards to home warranty companies. They lay down a code of ethics that home warranty companies are expected to follow.
Do home warranties cover air conditioners?
Yes, most home warranty companies cover air conditioners. They also cover heating systems, ductwork, and some even cover the entire HVAC system.
How soon will a service technician be available to work on my claim?
After you submit your service request and it is approved, the company arranges for a repair technician to visit your home.
If it's a working day, some companies try to arrange a visit on the same day. Most home warranty companies take up to 48 hours to send a technician to your home. The visits are generally scheduled during business hours.
Is everything covered under a home warranty?
A typical home warranty coverage includes the major appliances and systems in your home. Even with the most comprehensive plans and the inclusion of optional add-ons, a home warranty is unlikely to cover all the aspects of your home.
There are also specific limitations and exclusions to the covered items of a home warranty. For example, certain parts or components of a broken item may not be eligible for coverage. Some home warranty companies do not cover pre-existing conditions. Breakdowns caused by neglect, lack of maintenance, misuse are also not covered.
You should read the service agreement of a home warranty carefully to understand all the details.
I have homeowners insurance. How is a Home Warranty different?
Homeowner's insurance and home warranty are different in the kind of coverage they offer. Homeowner's insurance covers the structure and personal property of the insured. A home warranty covers the appliances and systems inside a home.
While homeowners insurance protects your house from damages caused by natural disasters, theft, and other unforeseen circumstances, home warranties offer coverage to items that break down due to general wear and tear.
Another difference is that homeowners insurance is a requisite for taking out a mortgage, while a home warranty is optional. Both homeowners insurance and home warranties help you avoid unexpected expenses but for different reasons. Equipping your home with both will provide protection to every part of your home.
Does a home warranty protect the seller?
Home warranties offer seller coverage to protect your home during its sale. The seller coverage usually lasts for 180 days or till the close of sale and protects the major appliances and systems in the home. It is designed to protect the seller from any expensive repairs that may occur during the selling process.
The seller coverage also incentivizes the buyers to purchase the property soon and may even increase the home's market value.

We had an excellent work order. Our fan was replaced. J*** was experienced with our problem and he replaced the fan. It works great. He cleaned up after himself, was very professional and we are pleased with his customer service.

Horrible experience with American Home Shield. I called a service request for a leaking toilet (which is clearly covered in the policy). They assigned the job to a local 1-star rated vendor (must have been the lowest bidder). After numerous attempts to get in contact, I finally got a hold of them and they scheduled me a 4 hour block that I needed to be home for. So I took the afternoon off work (unpaid) to be here for the vendor.....then when the vendor didn't show up, I called and they said they wouldn't be able to get to me today and that they would need to reschedule. Awesome. I lose a 1/2 day pay and now get to lose another 1/2 day. I continue to call American Home Shield and they say that there is nothing they can do...I am at the assigned 1-star vendor's mercy. I tried to escalate to a supervisor. They informed me that they don't have direct lines to a supervisor and they would leave a message for one to call me back. Never got a call back from the supervisor. The local vendor had rescheduled for today and I just got a call back saying that they wouldn't be able to come again today.....so here I am: 2 missed appointments by the assigned vendor, something like 6 calls and 3 combined hours trying to get another vendor assigned by AHS, no recourse, and a leaking toilet over a week after I made the first call to AHS. If you buy a home warranty, don't buy from AHS.

Fair and reliable. Always repaired or replaced everything to my satisfaction. There are many reviews online that complain about warranty companies, but my experiences with AHS have all been positive. All transactions are done online and the response times have been really solid, particularly during these difficult times in a post pandemic world.

ABSOLUTELY HORRIBLE!!!!! A plumbing service request from December 21 has gone unaddressed until March 18th. The plumber showed up the first time and quit a week later, 2nd Visit: plumber showed up looked at the issue and ordered a part. 3rd visit: part ordered was wrong. In the meantime, the plumber disconnected the toilet and made it non-functional. Till date the issue has not been addressed. Placed a few calls since then to escalate the issue and still there is no resolution.

My experience has been generally positive. They get someone out to fix my appliances ASAP and the solutions are effective in resolving the problems. I\'ve never received any kind of pushback when I request a repair either. I will continue working with them as long as I can afford a home warranty!

AHS has actually have done very well for us. Weve had some more complicated things break (fridge, pool pump controller, and garage opener) along with more simple things like plumbing. AHS has always addressed them without any issues or questions. The AC company (O******* H*** S*******) was really the only assigned company that was shady and deceptive. All the others have been professional, prompt, and top notch (A******** S****** C*****, S****** E*******, L****** H*** S*******, and some others). Weve been very satisfied and, as such, weve continued our warranty due to this along with upgrading our plan.

The technician arrived as scheduled as was very efficient. However, he advised me I needed to replace the filter in the refrigerator because it was broken. A better choice would have been to remove it for me as I did not know how to do that. Several YouTube videos later I removed it.
