Old Republic Home Protection
We purchased a home in P*** D***** and the seller was very proud of the fact that he included a home warranty from Old Republic which would take care of any of the little things we discovered (that our inspector did not catch). I did a hard eye-roll at that, as from my experience, these "warranty" companies find every way possible to not honor claims. We had a claim immediately after move-in when we discovered the gas line running to our fireplace had a problem...it didnt work. Put in a claim with Old Republic and waited for their specified plumber to come to the house. He gets here, does an inspection and determines something is most likely wrong with the gas line in the wall, so the wall will need to be opened up in order to find the problem. He calls Old Republic for approval on the claim. After waiting on hold for at least 15-20 minutes, he advised that he would need to move on to his next appointment but would call once he was able to speak with Old Republic. Hes not gone 20 minutes and I get a direct call from someone at the warranty company. She informed that she was calling about my claim and to let me know that they dont cover fireplaces. I incredulously asked "including gas lines that arent working properly that go to the fireplace" and she replied "yes, we dont cover anything to do with fireplaces". I sarcastically thanked her for being ever so helpful and hung up. As I didnt want to have something happen to my new home due to a faulty gas line, we called the plumbing company they had sent out and asked them to do the work anyway. Fast-forward to us laying out $850 to have the gas line repaired. So, long story short, Old Republic is a useless company as I expected they would be. Just like all "warranty" companies they find a way to deny claims so the homeowner is stuck with the repair bill. OH and the best part? My warranty paperwork states that a denied claim will result in the service fee for the initial consultation being refunded. Of course "customer service" said "no, those fees arent refundable". Such a bunch of crooks and liars.

American Home Shield (AHS)
American Home Shield acted very quickly to my request for a/c repair which was essential because the temperature was in the 100\'s. The technician that repaired the problem was very good.

I have had a problem with my refrigerator/freezer. The temp in the freezer varies from 5 to 14 degrees (it should be steady at zero). When AHS\'s subcontractor; Choice 1 appliances first came out, they diagnosed the problem as a burnt out circuit board which they replaced. Only the problem didn\'t go away. So they came back out again and this time installed a "starter board" whatever that is. Anyway the problem still didn't exist. So they had to order a new compressor for which they had to get the approval from AHS. So the compressor comes in, they arrive at my house with 2 people because apparently installing a new compressor is a two man job. We had been away for the weekend so when they got here, lo and behold the temp in the freezer was 0 degrees. So they thought that it might have taken that amount of time for the new circuit board to 'kick in'. So the compressor didn't get installed. They told me to keep an eye on the temp and if it went back up to call them. Yesterday and today the temp stayed at 13degrees, so I called them back and I'm scheduled for another visit next Wednesday in which they will install a new compressor. This whole process has taken almost a month from my first call. I'm not putting the blame on any of the 'players' in this, but this whole thing has been ridiculous.

Terrible experience in handling pool heater repair at my house. Finally they denied most of the repair. Very difficult to reach people who do the authorization. Difficult people to deal with. They interpret the contract to their advantage. This one repair cost me $300, as I was charged for each visit on the same problem.

I have only had one issue with a repairman, and it was related to his personality. I have never had any issue with AHS and their claims processing nor their customer service.

I can\'t believe the terrible service I received from ahs. My stove top knob broke. It would not turn and then the knob broke too. The repair guy came out and played with and told me he could not do anything because he could not find the model number. I told the repair guy it was only 5 years old wirlpool. He said he pulled the stove out and looked everywhere. After he left I pulled the stove out and easily found that wirlpool puts a long metal bar with the model and serial number right behind the top back of the stove that swings up. I then called the repair company and gave them the model number. After waiting another 10 days and no call back from the repair company I called to ask what was going on. I explained to the manager I was not happy with the service and would like them to please stay on top of this. After waiting another 2 weeks a finally called Ahs and complained. They called the repair company while I was on hold for 10 minutes. The rep told me they were still having a problem finding the parts. She told me that if the repair company could not find the part soon they would try to find it. I asked the ahs rep to follow up with me and she assured me she would. 2 weeks later I finally got a call from the repair company saying they found the parts and wanted to come back out to fix. They repair guy came out today and they asked me "did they tell you we could only find a black knob (mine are stainless steel ) and it totally looks like crap. I called ahs while the repair guy was still here fixing and they told me they didn't have to replace with matching color or parts!!!!! I then Googled wirlpool parts and found/ordered the right matching part in less than 10 minutes. I did this on speaker phone so the repair guy could hear how easy this was. I a realtor that refers buyers to buy home warranties. I won't ever refer AMS again!!!

I generally like AHS. However on occasion the quality of the sub-contractors they use is sometimes spotty. I would really prefer to select the repair people myself but I understand that this is the way all of the Home Warranty companies operate.
