Best Home Warranty Companies In Florida
The Sunshine State is known for its high cost of living. So sparing a thousand dollars every time a home system or appliance wears out is not economically feasible. However, managing a broken device or system can be quite a hassle. If you are inconvenienced with such problems frequently, a home warranty might be the thing you need.
Home warranties are much cheaper when compared to repairing or replacing items at retail pricing. Also, you won't have to take the trouble of looking for technicians, as warranty companies send trained contractors each time a claim is filed. But choosing the perfect provider is not as easy as it seems. Read through this detailed page where we have listed the top companies in Florida, their prices, coverage, and more.
Frequently Asked Questions

It is crucial that you thoroughly research all the plans before opting for a pick. You can also read our Choice Home Warranty review to know more about the company’s offerings.
Which is the best home warranty company in Florida?
There are several top home warranty companies offering services in the state. However, picking the best company can be subjective and depends on customers’ requirements. According to the several customer reviews received on homewarrantyreviews.com, Choice Home Warranty and American Home Shield top the list.
However, it is up to you to find the perfect home warranty provider. To do so, reading other customers reviewing and speaking to close acquaintances about their experiences with warranty providers can be a real boon.
Who regulates home warranty companies in Florida?
The Florida Office of Insurance Regulation oversees home warranty rules and regulations in the state. If you have any queries, you can reach the office by dialing (850) 413-3153. The office aims to ensure that customer protection remains at the forefront of all insurance-related activities in the state.
What types of properties should have a home warranty in Florida?
Floridians residing in properties such as townhouses, single-family properties, multi-family units, and modular homes can consider opting for home warranties. Carefully assess the company's replacement costs, plans, customer service, and policies before finalizing the perfect option.
How much is a home warranty in Florida?
Home warranties in the state can cost you anywhere between $300-$750 annually. If you opt for a monthly plan, you can expect the cost to vary between $40 and $60. You will also be required to pay a service call fee each time you file a claim for a malfunctioning device. This amount varies between $35-$75. The investment will reduce the chances of unexpected expenses creeping up later.
Who usually pays for home warranty buyer or seller?
In most instances, the home seller will pay for home warranty coverage for one year. But, after this period of twelve months, it is up to the new homebuyer to opt for an extended warranty, if interested. The home buyer and seller must agree beforehand regarding who will pay for the policy.
It is for the best if the seller and buyer are transparent on every detail. At times the concerned realtor can also play a key role in helping both parties understand the process.
Will a home warranty replace an old HVAC?
Whether the HVAC will get replaced depends on the home warranty provider’s policy. The contractor will inspect the device, and if it cannot get repaired, it might be replaced. You should also understand that it may not be covered under the contract if the old HVAC comes with pre-existing conditions. However, some warranty providers do offer coverage for items with pre-existing conditions.
How does the claims process work?
Filing home warranty claims is a simple procedure. If you notice a malfunctioning item, reach out to your home warranty provider. You can get in touch with the provider either via the phone or on the company site. When your claim gets approved, a trained technician will contact you to schedule an appointment.
Once the technician comes over, a thorough diagnosis will get conducted of the problematic device. Depending on its condition, it will either get repaired or replaced. You must also remember to pay the necessary service call fee when you file for your home warranty claim.
Failing to pay the service call fee can lead to the cancellation of the policy. Also, you must keep in mind to only file a claim when the device is giving trouble, as each time claims get filed, you will be charged.
Do builders offer home warranties?
Builders do not offer home warranties in most instances. However, they offer a builders warranty for the new home. This warranty covers plumbing, electricals, and concrete floor. Make sure that the builders’ warranty is included in your contract when purchasing your new home.
Do I need a home warranty if I have homeowners insurance?
Both home insurance and home warranties offer protection to your home albeit in different ways. So opting for a home warranty contract with a homeowners insurance policy is not a bad idea. Home insurance typically covers damage caused by accidents, calamities, and other unexpected occurrences, whereas home warranties only cover damage brought about by normal wear and tear.
Procuring the services of both services can definitely give your home comprehensive coverage. However, if you are still unsure about the difference between the two and whether you need them both, reading our home warranty vs home insurance guide may help.

Overall a great experience. Our air conditioner went out on Monday. The repairman was scheduled for Friday. The delay was rough when it was so hot, but our air conditioner is now fixed and running as it should!

After 5 weeks and a few phone calls, I can FINALLY give a review. New refrigerator installed today. Happy with purchase. AHS was slow in the beginning to resolve my problem. No parts available for older refrigerator. (13 years old) AHS AGREED TO REPLACE. Had to make 3 phone calls to get information and know when money for replacement would arrive. Felt like, I always had to make a phone call to get results. Two reps. said they would call me back with status update. Gave them ample time, before I had to call. The problem was never being able to deal with one rep. Always transferred to another rep.

All services received by AHS have been excellent, except for the fridge which five technicians had come and none of them could solve the problem. The other services like air conditioning unit, dryer were done quickly and well done.

Lowe's Appliance Extended Warranty

I have been trying to call Lowes extended warranty to schedule a repair for my refrigerator. No luck, , recording says high volume call time, longest wait on phone was 45 minutes & no luck. Went into Lowes, talked with appliance person, entered all my info into computer. She said someone would call within 48 hours, that was 2 weeks ago. Very frustrated.

After a glowing recommendation I signed up for 3 contracts on our homes. Service call 1: AC wasn\'t working. The contractor sent by AHS walked in 1st comment: They (AHS) don\'t replace; they will always repair and repair. He provided an estimate for a $9400 replacement. OK-it needs replacement? Yes, but I explain all the time that it won\'t be replaced just continued to be repaired. 2nd visit,10 days later, still HOT: another test, an explanation that system leaking, needs coolant 100lbs and AHS only pays $10/lb. Question: why put in $1000 worth of coolant that will only leak out???Plus we take bad part to our shop (50 miles away) to repair. OK sounds like we'll still be HOT. Phone call from contractor's office: Hey Hon, what do you want to do with that AC? Most people don't want to put money into an old unit. They will only repair and you'll spend a lot of time being HOT. Decided to cancel; third call it's almost impossible- do I want cash ($750 for a quote of $9400), NO. Can they give me a credit. No I plan to cancel all three contracts. All this is to say this is only a good deal if what you're insuring ends up being totally and unquestionably DEAD and even then it will be a battle to prove that it won't resuscitate. STAY AWAY. It will only accept 1 star but ratings should include one for a rotten egg

After 10 months of septic issues, and being told the policy covers replacement of a sewer ejector pump, my claim was denied. I called for the authorization, & when asked WHY the pump failed, the guy replacing the unit in the hot Florida sun, said, " I don\'t know! It could be the age of the pump, mechanical failure or even a lightning storm in the area! I don't know!". I was denied coverage because it MAY have been lightning! $850.00 out of pocket unexpectedly !! I attempted to talk with the conflict resolution team without success. I did not renew my policy. I now have a home warranty with the leading company for less yearly & a lower service fee. The vendors that AHS sent out for 10 months did not find the clear out valve or identify/resolve the issue. The idea of a home warranty is good, but the vendor repair person cannot find the issue, we had 10 months of sewage backup that could have been rectified.

We have’d this insurance through two houses over the last eight years and are completely happy and satisfied with the coverage and their support. Even at the tine we had a minor discrepancy, they manage to come through and gave us what was needed at the time.

DO NOT BUY A home warranty from Cinch or Sears they will do everything possible to not honor their plans! We have been waiting for almost a year for repairs to our dishwasher & washing machine, since last July 2021, it is almost June 2020 now! Almost a full year! When I tried calling they have now made me play 3x for the same problems that I\'ve never been fixed claiming the previous repair claims were closed when they never came back to actually fix them! Their call centers barely speak English! Before purchasing any type of warranty through them try calling to make a claim & you’ll understand!

Your repair was professional and honest and fully understands the importance of customer service . He informed me of the possible delay in parts and the options if parts were not available. It took a little over a week to get the part and get the microwave up and running again. Thank You!

My washer was repaired with new parts but that did not fix the problem. American Home Shield immediately bought me a new washer. The replacement model is a step up from my previous model.

I had 2 incidents/claims with them. I filed the first claim for nearly two months and never get a reimbursement. When I try to file the second claim for my another appliance, I kept getting one of the following messages. - Due to unforeseen circumstance, we are now closed. Please call us again later” - Please call us again in the next business day This is a fraud to me! Unless they want to honor my claim, at least they should have a decency to refund the money I paid for protection plans. I will never buy any appliances from Lowes again. If any attorney interested in filing a lawsuit against them, count me in!

I pay $60 a month for this policy it’s great when I have an issue with my washer or dryer or refrigerator but my air-conditioning I had to pay $550 out of pocket on top of the hundred dollar fee you charge for a service person. This was for the Freon I suggest maybe you include at least 1 pound or 2 pounds of free Freon for customers because its very expensive and I live in Central Florida where it’s hot year-round. Other than that I think the policy an American home shield is an incredible company.

Filed claim for reimbursement for a part (refrig water filter) $18.05 online 3-24-2022. After no response called on 4-2 was sent email form to be filled out and told would receive email credit in 3 business days. Called 4-15 was told Lowes preloaded card would be mailed and will receive in 1-2 weeks. Called 5-10 and was told the claim would be escalated and should hear a reply in 1-2 business days. Probably the worst customer service we have received in decades. Don't even want to give them 1 star

I put in a work request for a leaking garbage disposal. It was assigned to a plumbing company fairly quickly. I called the plumber and arranged an appointment. The plumber came out and said he was going to replace the garbage disposal. He was professional and cleaned up after himself after he was done.

My A/C went out completely. The service provider was quick to respond and set up an app. He was running late but called to let me know that he would be at my house even though it was late. He was cordial and professional, fixed my a/c explaining what the problem was. He really went above and beyond fixing the a/c after hours when he could have just changed the appt.to the next day, which has happened with others in the past.

Have had American Home Shield for over 10 years and the convenience of having this service is well worth the money! The most recent service for our garage refrigerator we very good, the only issue was getting the replacement part. This was no fault of AHS, but rather the supplier but fortunately it came in a few days and nothing was lost in the refrigerator.
