Fast Response Heating and Cooling served as the AHS contractor. They did a nice job and recommended a new thermostat to replace our malfunctioning thermostat that is not working properly. Our thermostat turns off on its own and the heating falls behind on heating. Unfortunately, AHS will not replace our thermostat and we continue to experience the same problems. So, we had to pay the $75 service fee and still suffering from the same problem. My 1 star rating is for AHS and is not a reflection on Fast Response

I learned the hard way that the others that they place requirements in fine print that help avoid them supporting your claims; beware. American Home Shield is a complete scam and the worst company I have ever done business with. Do not trust them. Over the last year it has taken us three individual visits from Technicians to \'fix\' two separate issues that still aren\'t fixed! They will put you on hold for over an hour at a time if you ask for any resolution and they won\'t even let you cancel online or on the phone. They tell you they will call you back and have never once called me back. AHS is the worst waste of money I have ever experienced. Do not use them!

Do not use American Home Shield for your home warranty needs. They are extremely shady and their customer service is absolutely terrible. I called to have an AC looked at since it was not bringing our house down to temp. They sent a contracter out who did basically nothing but add freon to the unit. He charged me on the spot $166 and explained that part of the services were not covered so I figured the one time $75 service fee was included in that $166. I found out after the fact that it was not. I ended up paying over $200 to have a simple service performed, the AC did not work any better than before, and none of it was covered by American Home Shield. I tried contacting them to explain what had happened and their “customer service,” agent just kept repeating the same off base explanation that did not address my claim. Basically I paid their company to merely make a phone call to a contractor who charged me more than if I had just called around to find someone to service our AC myself. If you want a good home warranty company try Homeguard, their service is impeccable, their contractors are not shady, and they actually cover services you may need done.

I have had two claims and both were resolved to my satisfaction, Without a doubt, this is the best investment I have made. Easy to request services online, contact from the contractor within 24 hours, and the technicians that have come out have been courteous and professional. Two things if AHS can consider making it happen, then AHS will be ahead of any competition in the industry. 1. Mobile APP (Easy to request services on the GO) 2. Reduce the initial contact from the contractor from 24 hours to less 8 hours as you already have the repair contractor list

Terrible communications between contractors (yes contractors, plural) and AHS. I was rarely kept informed on repair progress over the nearly month long situation. After leaving my home saying he didn't know what was wrong with my system, the same technician was dispatched to my house again a week later. Obviously, didn't know what was wrong then either. Wasted several days, taking time off of work to wait on contactor. Then just to be told that a furnace that overheats is not covered by the warranty.

I have tenants in a property, there are three women whom of which one is disabled and cleanliness is a major concern for them. The hot water heater began to leak a couple of days ago, I filled out the form on AHS website, and they dispatched a contractor to do the work of inspecting the water heater $75 fee, which I paid right away. The contractor A Water Solution Inc. comes to the property at 2pm on a Friday and tells the tenants it's really bad, they need to shut off the water, and open it up and drain all of the water out. When I asked when he would be able to fix it he said I would have to deal with AHS to work out terms, but he might be able to fit it in Tuesday. That's four days without water to shower with for four days. The AHS rep called me told me there would be an additional $300 worth of "customizing" the contractor would need to do in order to fulfill the terms that I would need to pay for but they could get the water heater and everything ready to go right away. I explain to him that the contractor let me know he wouldn't be able to get out until next Tuesday. The man from AHS sounded legitimately concerned and told me he would figure out a way to get them there sooner and would give me a call back. No phone call, three hours go by I call AHS, I sit on hold for almost 20 minutes, I get a woman who tells me they sent an email (I checked, they didn't) to let me know Tuesday was as soon as it could be done. I told them to take that contractor off the list then, they cannot meet the needs, they don't work weekends and I'll pay a premium to have it done today (Friday) or tomorrow (Saturday). She said that since that contractor doesn't work weekends, and the weekends aren't included in their 48 hour window for the contractor to return to do work, then they're within their rights to and contract agreement to come back Tuesday. They made no promises the work would be done on Tuesday, just that the contractor -should- come back by then. I work for the State and I'm just going to go ahead and make sure everyone knows what a scam insurance company this is. It would be cheaper for me to do it on my own and I could do it today, plenty of plumbers in the central Ohio area looking for money. Don't buy into the American Home Shield b.s. you're better off fixing things yourself, at least then the tenants you have cannot come after you for breach of your contract because in Ohio it's in our laws I must supply hot water at all times, well 96 hours of standby because AHS doesn't care, doesn't help me or my tenants. They just want your money with nothing in return and by the phone calls I had with people today it's MORE than apparent. **UPDATE** The A Water Solution company just called and said they cannot get a water heater until Wednesday so they'll be out around then (a full week from the complaint date, despite these water heaters being readily available here in the city). AHS says it's ready now, they don't talk to their contractors, they're just a third-party maintenance chop shop. I'm the owner of a property feeling like I'm working with a bad slumlord not a professional company. It's despicable anyone is treated like this.
