American Home Shield (AHS)

Repair service was rated 3 just because of Aircon person. They did a good job. For Plumbing this is a huge disappointment. It is very difficult to reach AHS. Even if we reach AHS some of their customer service was very rude. Poor flexibility. I feel they are taking advantage just because we paid the subscription. For Aircon different company have various rates sometimes in the ratio of 1:3 especially for refrigerant top up (same refrigerant), and they allow that. I had a long quarrel with them. I am seeking alternative. One came to my house month ago and still did not solve the problem. No follow up. I am tired of this.

TERRIBLE SERVICE!!!! NOT CUSTOMER FRIENDLY! Do NOT expect good customer service from American Home Shield. To get them to stick to the agreement and either fix or replace your appliances, you have to make multiple phone calls and wait no less than two weeks to get a replacement. NOT CONVENIENT!!!!! Some of the repair companies they use are not professional. One of the repairmen that came to my house told us that he would order the parts to fix our washer and we would have a working washer within a week. He then communicated to American Home Shield that our washer was broken due to pet damage. The problem is that my dogs could not have gotten underneath and up inside the washer to cause the damage as my washer sits on the floor. American Home Shield denied our claim but failed to communicate this to us. We waited a week and when the repairman would not answer the phone or return our calls, we called American Home Shield. After speaking to a couple of different people there, we were told that our claim was denied solely based on this repairman's word with no pictures. So, we insisted they send another repairman to our house at no additional cost to us. After some arguing, they agreed. The next repairman told us that there was no way the machine was broken due to pet damage. He said the repair we needed was a difficult and would take a lot of time to do. So much so that he would have to take our machine to his shop. He sent the repair cost estimate to American Home Shield who decided just to replace the machine. That was another ordeal in that although they tell you they will get you something comparable, they choose the cheapest appliance available. After more arguing, we FINALLY got a somewhat satisfactory replacement. We did, however, have to wash our clothes elsewhere for at least 2 weeks before we received our replacement. I'm pretty sure this is how most of the Home Warranty companies work. TERRIBLE SERVICE!!!! But they're happy to take your money every month.

I love having a home warranty from American Home Shield! Recently, my AC quite working, and I filed a warranty claim. This was early in the morning on a Wednesday. The contractor got back to me within a few hours, but they were not able to make the repair until after 1 o\'clock on Friday. I understand that everything happened within the timelines set forth in my contract, but I expected faster service. I have animals that were in 93-100 degree heat for three days, and when I called to see if the service could be expedited, I was told that my animals did not constitute an emergency. The repairman was great, and he fixed the problem quickly when he arrived, but I was hoping for faster service and more compassion/understanding from AHS.

I am always pleased with the quality of service I receive from AHS contractors. When they come to a service call, they are polite and professional. My one critique of AHS would be when there is an issue that is not completely resolved on the first call. I live in an older home and many issues might not be completely fixed on the first call. When I call AHS again, there is not easy way to request an additional call to finalize the first service call. I once had to wait on hold for an hour just to talk to a person to request a follow-up visit. I believe that there should be an option to request a follow-up, even for a call that is marked "complete", as long as it is in an acceptable time frame (such as two hours). For that, I am forced to dock the "Customer Service" and "Service Timeliness" ratings. Overall, I give AHS four out of five stars.

Excellent response time by AHS and the vendors they choose. It\'s a relief to know help will respond quickly and they are just a phone call away.

Old Republic Home Protection

Rating starRating starRating starRating starRating star

We have a plumbing issue with our toilets that has caused sewage to leak into the garage when the toilet is flushed. Called Old Republic in the morning, and they said that a service provider would call us to come to our home and that they had marked the request as a priority. The service provider called several times throughout the day stating that they were behind and would be at the house later. Eventually, they stated that they would not be able to come until the next day. At noon the next day, we still had no call from the service provider. When we called, they stated that they would be at hour home sometime later in the day, no range of times provided. We requested the Old Republic reassign the order as a priority, they stated that if they reassigned they couldn't guarantee that they would be able to send someone out the same day or even the next day. They put the order in a queue for hours. When we called, they said that no one had picked the order up. Only upon a slightly irritable request on our behalf did they actually pick up the phone and start calling plumbers in our area. Because of the delay, Old Republic stated that we could hire our own plumber and that they would reimburse us 100% minus the service fee. We scheduled someone to come out right away, when I called to have the service approved, Old Republic stated that we were misinformed and that we would not be reimbursed and that we would have to obtain approval of the quote from our plumber or wait until Monday (today is Saturday) for their plumber to arrive. We have have been without the ability to use our bathrooms since Thursday morning with a family of 6. Bottom line, Old Republic is going to find every way possible to not pay for this service. This is the first time that we have used their company for home warranty. We will not be renewing and would not recommend their services to anyone else.

Unbelievably deceitful business practices. The presentation to get you to sign is intentionally limited, and when asked for the detailed explanation of services, shocking difference between the bright brochure and the reality. When we realized that it is not what we need, they tried to charge a cancellation fee , even knowing it had not been in effect yet and no services provided. Unprofessional customer service.

It took a couple of visits to solve my leaky toilet but it was worth it. The contractor arrived when he was supposed to, checked out the problem and put in a fix. However, being a very slow leak, it took an additional hour after he left to discover that his fix didn't solve the problem. I called AHS, they rescheduled the contractor who was then able to replace my toilet with a similar make/model. My toilet is now fixed and it didn't take a lot of effort on my part (very important as I've had other plans/insurance that I had to do all the work). I'm happy with the work by AHS and by the contractor.

AHS HAS gotten so large they do not handle the work the way they have in the past. As a Broker, owner in Tulsa for over 25 yrs. this week i had calls for my house for a refg. which was not working reported on 6 June and we are still without a working refg. lost a lot of food; Father's day week-end plans changed. First call temp job which lasted 5 hrs; second call what discovered which i knew was wrong on the first call; compassor out. compressor sent from KC recieved 24 hrs; 3 days setting on kitchen floor the compressor is waiting better than than my wife. May be on the 30th of june the worker from ???? will show up to install (30th June-6th of june= 24 hours or 24 DAYS) one of my rentals just got the work rejected after waiting 2 weeks. plumber from an office in Wichita Kans. I am in Tulsa after getting to the house today; i learn they are from OKC. the cost to do the work is $2,650.00 AHS PAYS $1,000. over the years their deductible had changed. i was not about to pay a Kans company $1650.00 to make a repair and in 2 weeks IF it was not working I have to located them In IN KANS. OR OKC OR ????? NO UNIFORM; NO NAME OF TRUCK. MEN nice but pricing was not their deal. I have two other houses with AHS (TODAY I changed another of my houses to Choice Home Warranty after four years with AHS) if they C.H.W. works better I will change all other properties to them. I still had two months left on this address that that I switch to CHW. This house was not either of the houses with the AHS issues above. IT WAS DUE TO BE RENEWED. I thought the renewal was July but found out later it expires in Aug.

The last results of service conducted through the American Home Shield, to say the least was far above the expectations. The repair service was within a few days of the initial call and the technicians rendering the service were professional and knowledgeable concerning the equipment worked on. I give them a A+

I had American Home Shield since 1997. During those years I needed them for various things, and they did what I paid them to do. They were fine, except the price for service calls kept going up and up and up. (Other warranty companies don't charge as much.) And they seem to be slipping in the past few years. But I went with another warranty company yesterday - AHS has gotten so bad I couldn't take it one more time. I had a drain pipe stoppage, and reported it as an emergency with secondary damage last Friday. My office was flooded, and the flooring in there is getting ruined. They sent me an email saying I would hear from the plumber "within 24 hours." On Monday I still hadn't heard, so I called the company and was told they would come for my emergency on Tuesday (Friday...Saturday...Sunday...Monday...Tuesday without being able to wash clothes or even dump the dishwater down the drain without flooding.) I called American Home Shield to advise them I had indicated THIS WAS AN EMERGENCY, and got a woman with an attitude who told me that it was 24 BUSINESS hours, NOT 24 hours, and if I'd called instead of requesting service online I'd know that. (She really said that, and with a snippy tone.) They sent a guy who claimed my pipe was "broken" and that I could call this other company who did "jetting" and would shoot "teflon" through the pipes to seal them. He didn't have the equipment to run a camera through the pipes (Really? You come without the equipment to do the job?), but these guys did (Wow!). Jetting and teflon sounded unlikely, but I called this company and a guy came. "What?" he said, when I asked about "jetting" and "teflon." (It isn't even a thing, apparently.) $250 later, he had located a blockage ("No, the pipe's not broken.") and showed me where it was. It was on the other side of the house from where the AHS-dispatched plumber told me it would be. The AHS-dispatched plumber told AHS (but not me) that I had tree roots in my pipes. The guy I paid $250 to told me there were NO tree roots, and NO breakage and showed me the camera image all along the pipe. He was going to charge another $90 to fix the blockage, but I opted to save $15 by going back to AHS. AHS doesn't cover tree roots. Because that guy (the one who didn't have a camera to probe the lines) told them I had tree roots, they wouldn't send anyone else out to clear the blockage. At first they scheduled a service call, then canceled it WITHOUT TELLING ME because they don't cover tree roots. I took off work and waited, and when nobody came I called and they said, "Our guy said you have tree roots. It doesn't matter that your guy said you don't. We take the word of OUR guy." So they canceled the request and wouldn't open another. It is now Friday again, and I'm waiting for another plumber I'll have to pay out of pocket. They get two stars instead of one overall because they didn't offend me for about 10 years. Then they kind of did, more and more. But the good old days are long gone. I don't even want them to address my complaint. I'm done. Adios, AHS.

We first heard of American Home Shield when we were attending pharmacy school and leasing a home. Anytime there was an issue, we contacted the homeowners and they contacted American Home Shield. We were very impressed with the services provided by American Home Shield while we were leasing so of course we purchased our own AHS policy when we purchased our first home. In our opinion American Home Shield is a "must have" for homeowners!!

This company is happy to charge almost $700/year in monthly fees, but refuses to allow the service companies they send to do proper repairs/replace faulty equipment. We almost decided not to check into other warranty companies, and just pay for service as necessary! We are cancelling them on the homes we own, and may shop for a better RATED company.

I have had to hold up to 20 minutes before placing a service request, they sound too busy to deal with our problems, and even the service companies they send out have said nothing good about them, and recommended we use another company! We have used them since 2007 because our realtor recommended them. NEVER WASTE YOUR TIME, MONEY AND SANITY WITH THIS COMPANY!

I have been a customer of AHS for over 4 years and have a policy on my home as well as our lake home. I have been very pleased with the service technicians as well as the response time. On one occasion in the heat of summer They were very busy an allowed me to go out of their contract list an get another air conditioner professional. I had to pay for this out of pocket but they did reimburse my expense after submitting my paid receipt. If this hadn't been done we would been w/o air conditioning for several days. I highly recommend this company. I have also had hot water heater replaced, ice maker repaired, garage door opener replaced etc! Absolutely satisfied.

It's easy to set up a service request, but AHS provides horrible customer service if there is a problem with an assigned service contractor. Their customer service reps are very scripted in their discussion, and do not provide solutions to problems. I've used this company for the past 12 years and have finally had enough after the last bungled experience, where my appliance is still not fixed. I would NOT recommend this company.
