Water Damage as a Result of Negligence from American Home Shield’s subcontractor K and J Mechanical, LLC. On May 24, 2020 American Home Shield Account #285495692 was called as a result of an inoperable upstairs air conditioner at 2725 Linden Lane Williamsburg, Virginia 23185. This is a second home which we were preparing to put on the market for sale. American Home Shield contracted K and J Mechanical, LLC to assess the air conditioning unit. K and J Mechanical set an appointment for Friday, June 12, 2020. Cory and another associate from K and J mechanical arrived at 2725 Linden Lane at 10:30 AM (job #45814875). I explained to Cory from K and J Mechanical that I lived in DC and drove down to Williamsburg that morning only for scheduled appointments that day as we were getting the home ready to sell. Cory and his associate inspected the outdoor unit and the indoor unit. In the process of assessing the problem, Cory turned on the air conditioning unit upstairs as part of his assessment of the problem. Before leaving, Cory came downstairs and showed me a picture of the AC core which was rusted and inoperable. He explained that I would have to pay for the refrigerant and other parts associated with replacing the core. After assessing the problem, Cory and his associate never turned off the inoperable air conditioner upstairs - instead he left it running. After Cory and another contractor finished their work, I left and returned to DC. Although the AC had not been fixed, K and J Mechanical required us to pay an additional $1595 for Case Modification, Drain Line Modification, Line Set Modification, and R-22 Refrigerant. Although I was surprised by the additional costs, Cory stated twice, “You need to read the fine print” of the AHS warranty contract. American Home Shield did not cover any of the "additional costs" charged by K and J, but paid to ONLY to replace the core - which was inoperable. Two weeks later, my husband and I returned to Williamsburg to continue getting the home ready to sell. When my husband went upstairs, he noticed the air conditioning unit upstairs had been left on by K and J Mechanical. (It has never been disputed that the technician turned on the air conditioner to assess the problem and never turned off the air conditioner before leaving). My husband also noticed a major water leak on the ceiling panel in the hallway. My husband went into the attic to try to find the source of the leak. Upon inspection, my husband noticed approximately 4 inches of ice on the core of the air conditioner. Because K and J Mechanical left the air conditioner running, the outside unit continued to try to start the inoperable core every three minutes. Because the core was inoperable, 4 inches of ice developed on the core, the duct insulation became soaking wet and started falling off, and water leaked out of the duct and under the ceiling panels. The wet insulation and wet ceiling panels continued to leak into the ceiling panels below. Water continued to leak onto the hallway ceiling panels and down the walls of the hallway. Water also dripped from the ceiling and into the bedroom closet. I immediately called American Home Shield regarding the water damage. Kendall from American Home Shield tried to contact K and J Mechanical. However, it was 'after hours' and they did not respond. Kendall from American Home Shield ensured me that K and J was responsible for the repairs and would rectify the situation. Meanwhile, my husband pulled up all the wet insulation and put pans underneath the outgoing duct to prevent the spread of water to the ceiling below. I spoke with Thomas McLaurin from K and J the following day (Saturday, 6/27/2020). He said an associate from K and J would come Monday to replace the core and take pictures of the damage. I explained to Mr. McLaurin I came down from DC specifically for this appointment, and I returned to DC thereafter. I explained that the upstairs air conditioner had been turned on by K and J Mechanical to assess the problem but had never been turned off. I explained that upon our return two weeks later - we found water dripping on the ceiling panels and down the walls. I explained we followed the leak into the attic and discovered it came from the air conditioning core. We sent pictures to K and J Mechanical showing 4 inches of ice on the core and all the associated water damage. The estimate for water damage repairs was $4161.00 which we have had to pay out of pocket. As a result, we sent a letter to the BBB. Unfortunately, the BBB nor I have ever received a response from American Home Shield regarding the cost for the water damage repairs as a result of K and J’s neglience. On 7/30/2020, the same upstairs air conditioning unit stopped working again. I was on hold for over an hour before I was able to talk with Jeff (ID# 8049938) regarding the air conditioner. I explained we were scheduled for an Open House to sell our home in 2 days - but the Air Conditioner stopped working again. As a result, Jeff tried to call K and J Mechanical. Since it was after hours there was no response. Jeff explained they received the BBB complaint, but there had been no resolution to date. He asked me to "be patient" with AHS response because it could take up to 30 days (even though we were right at 30 days as of the call). Jeff also explained he would call K and J Mechanical in the morning, and if there continued to be no response, his supervisor told him this case would be escalated to the highest department. When I mentioned that we had already paid over $5700 for repairs, much of it caused by K and J Mechanical, Jeff also agreed it was the responsibility of the Air Conditioning company to do the right thing and cover the cost of the repairs caused by water damage. Jeff assured me he would call me the next day to determine the next steps to resolving this issue quickly. 7/31/2020 - I never received a call from Jeff or any other AHS supervisor regarding the repairs. As a result, I called AHS again that evening hoping to get some resolution. I spoke with Jason who was very unhelpful (ID # 301746 according to Jason). Jason explained that I needed to wait 24-48 hours to have K and J Mechanical respond to the work order to fix the AC unit again. I told Jason that I expected a call back from Jeff, or a supervisor, if I hadn't heard from K and J Mechanical. I also explained to Jason that I had an Open House Scheduled the next day. Jason simply repeated that I had to wait 24-48 hours for a response from K and J. I asked to speak to a supervisor since I was told by Jeff that I would hear back the next day. However, Jason explained he could not contact a supervisor because he works from home and was talking from his own phone. I then asked Jason to email his supervisor since he was unable to call him. Jason explained there is no email address for his supervisor and therefore he could not email him either. When Jason decided he could not help me, Jason just hung up the phone on me. As of 8/2/2020, we have paid over $5700.00 to try to repair an air conditioning unit that continues to be in disrepair. I have had no response from American Home Shield and no response from K and J Mechanical.

Our dryer failed, Friday night, went on line to AHS made appointment, quick response with name and number of repair company, call them and got an appointment a few days later. Tech arrived on time, here for 1 hour 10 minutes, found problem, discussed with me. He put machines back where they were, cleaned up and left. Very happy with AHS\'s response and how they handled my email and call, no hassle very professional. I would recommend them to family and friends.

The washer is the bottom part of my stackable washer/dryer combo. The washer began to bypass the spin cycle so when the buzzer indicated the wash cycle was complete and I went to take the clothes out to put into the dryer, they were still standing in a tub full of water. I usually had to run each load through each of the spin cycles on the machine 3 or 4 times before finally finding one that would work that cycle. When the repairman from East Electronics came he said a new timing mechanism was needed to solve the problem. It took 2 1/2 weeks for the part to arrive but it was installed right away. That took care of the immediate problem but a horrendous noise ensues whenever I use the machine now which he says is the motor which is on its last legs. He lubricated the motor parts which helped some but it still makes a loud grinding noise as the washer is used. I gave only four stars to the quality of the repair because of the condition of the motor which cannot be repaired any further and I have to wait until it actually dies before recompense. This is not the fault of East Electronics because the washer was repaired as well as it could be under the circumstance. I give high marks to the service and professionalism shown by East Electronics in making this repair.

Our water heater blew and AHS sent a plumber who was not honest about the work needing to be done, he claimed there were issues that didnt exist and then tried to get me to pay $4000 to have his company do the work after AHS declined the claim. I brought a plumber to the house who verified that the water heater blew from age. AHS agreed to get a second opinion, but after 2 more days we still didn't have another tech. I finally had to pay to put a new water heater in out of pocket as I would have been out hot water over a week by the time their tech came out, and 10 days if AHS agreed to cover it. This warranty was supposed to make my life easier, instead it became a miserable experience.

I had an issue with a repair service almost 12 years ago. Very Bad company that had no intention of executing the repair. Once AHS became aware we were able to redirect the work effort to a reputable service that executed a timely repair. Since that repair I have had additonal requirements for repairs using AHS and the service has been top notch. To be honest, I had lost faith in the company and its process but they have redeemed themselves and made everything right. I live by a simple philosophy. We all make mistakes and you (to include a business) are judged on what you do after the mistake is made....In my case AHS passed with flying colors....

One of my problems that I had with the whole process of getting my item repaired was I did not get in writing what the technician found. American Home Shield said they could not give that to me and Echo Tech said that I had to get it from American Home Shield. I never received a written report. I believe that a written report should be coming from the company that you pay the money to once they have received it. My issue was resolved good it took a while the company that initially came out Ecotec said they needed to do need it to redo my ductworks which would have cost me an additional $500. The real issue is their provider did not offer what I have later Learned was a standard part to repair the damper on my ducks. When I ask for a second opinion the company came out they also said it's a standard part there's no reason that they should not have been able to get that and not want to charge you $500 extra so American Home Shield also needs to evaluate who they're calling in to make the diagnosis on your problem and then to repair it. The process took I think way too many months. One of the problems was they kept saying that my problem wasn't covered and it took a while before someone could totally read or would totally read the policy that I paid for which is the top policy before they said oh yes that is covered so it was somewhat frustrating but once things got resolved it got resolved.

NO STARS So far my experience has been VERY POOR, AWFUL, HORRIBLE! It has been 5 weeks and my water heater still has not been replaced. 3 weeks passed before I was told that my water heater was under manufacturers warranty and that I was suppose to handle it and let them know when I had the new one. I was never told that it was under warranty or had to get it. I went through the roof and after sitting on hold for over an hour every time I call 2 more weeks have passed and they told me the contractor would let me know when they could fit me in. SATURDAY 7AM. I'm a realtor and have worked with many warranty companies. This is the worst so far. I met a repair man sent from another company to another house and when I asked him about the different warranty companies he said AHS is the worst and known for not responding to claims. He said that AHS tries to wait long enough that the owner will just do it themselves. This is the reputation that is being built!

So far I am pleased with the service I have received from AMS. Within the past two weeks I have had two small problems regarding the disposal and water heater, only to have them quickly taken care of by the same plumbing service in a very timely and professional manner. It was almost embarrassing that I needed to call about such minute problems after they arrived and took care of everything so quickly. I inherited my policy with AHS when i purchased my home 7 months ago but decided to continue the policy myself when it came up for renewal and I am glad I did.

I'am very disappointed in AHS and their Contractor they have been sending to my house. My A/C stopped working MAY 2015, Finally got it some what fixed end of July 2015,they knew there was a leak in the line becouse the Contractor told me, yet is was never fixed. So August i go on vacation,came back in September, A/c barely working, thank god i have window units as reserve.Did not call AHS back, by then it started cooling down and did not need A/C. Well that had cost me $ 475.00 plus $75.00.since it of course was not covered. So this Year I called them and they send out a different Contractor. After he looked at it and i told him about the previous contracter, he said there was no refrigerent in the unit and he is calling his supervisior becouse there is something shady going on here and he left. So guess what, the contracter i had in 2015 showed back up. Told me there is a leak in the line and he has to order the part, i told him the leak been there last year, but guess what: he said no it is a new leak.So now of course the part is not covered and it cost me a nother $ 490.00.i'am frustrated with AHS and their contracter, i do believe they are in bed with their contractors they send out.never told me what part is not covered beside the refrigerent.

HORRIBLE customer service!!! We called and set up the original appointment with an automated system which went great but we called back to talk to customer service to see if we could get a different company to get out sooner and the games began. The original customer service rep stuck to her script and would not give any information other than what was on her script, then when the manager got on the phone things actually got worse. She raised her voice (my wife described her as yelling) and talked over my wife all the while reading HER script and not being attentive to our requests. I called back today, 6/26/14, to find out what what the maximum coverage was on an A/C system that needs to be replaced and the rep repeatedly told me she could not give me that information without a quote from the service company. I asked to speak to a manager and was told there was no manager available and they would just give me the same information anyway. I got access to my online account and downloaded my contract and had all of those questions answered ($1500), but I am currently shopping to find a different company due to the lack of quality customer service and other companies cover up to $2500. I have read similar complaints on the internet about this company so I know this is not an isolated incident. The contractors that they have sent out have been very professional but that has not bearing on this home warranty company.
