Home warranty is a complex insurance product. Unlike home insurance, it does not provide blanket coverage for all appliances. Pre-existing conditions and problems resulting from lack of maintenance of appliance are are generally not covered by home warranty companies. Company didn’t contact my client within the two hour time period when water heater broke down. Company refused to reimburse my client for a broken hot water heater after client replaced it. Many calls made to discuss case with no willingness to help. Would not reccommend.
I had legitimate claim for service on my pool equipment..they took my deductible and then refused to repair it…but they didn’t even bother to call me. They left me hanging without an answer until I called them 2 weeks later (still waiting for their answer)…then they said they wouldn’t pay because it was “still under warranty” I sent them documentation showing it wasn’t..but they still would not pay to get it fixed. They are rip offs.

Do not buy an HWA policy. If you read the fine print, you will discover that there are so many HWA safeguards in the policy that they never have to fix anything. They claim that the condition was preexisting or is not covered. For example, my hot water heater broke and started leaking. They would not cover it because corrosion is not covered under the policy. How convenient for them! They are a fraud. Do not get sucked in.
i recently became a vendor/contractor for them and here’s the deal. they do anything possible not to pay even lie. ive only done 2 service calls for them and its been a nightmare from minute one. they authorize the work and then when it comes time to pay they argue and lie. i finally had my fill when the “vendor manager” patrick tompson insisted i signed in the contract a lower price then what i billed. i demanded he fax me this because i knew it wasnt true, having the original in front of me. when he finally faxed this supposed contract it was obviously doctored. parts of it where not even in my hand writing. this company is a joke and im still waiting to be paid. ive never dealt anything like this in all my 15 years in the trades. no reputable tradesman would do work for a company like this. after 4 weeks and 2 jobs with them i no longer am a vendor. homeowners and vendors should be aware of the dishonest tactics and people they employ.
This company scams contractors!! My company agreed to take a couple calls from Home Warranty of America last summer to perform air conditioning repairs. Being leary of home warranty companies and the way they try to scam homeowners or contractors, we tried to do everything “by the book.” The first claim was for a minor repair in April 2007. In July, we called because the claim wasn’t paid. We were told they never received an invoice and had “closed” the claim. I had personally both faxed AND mailed the invoice. We did finally receive payment in August 2007 but not as promptly as they claim on their website! Meanwhile, we had taken another claim in June 2007. This customer had a failed compressor still under manufacturer’s warranty. We faxed them a breakdown of charges for the labor and miscellaneous materials portion and received an authorization number to perform the work. The work was completed on June 27 and we received partial payment on August 27. PARTIAL PAYMENT of authorized charges! We have made numerous phone calls since, trying to get the payment they authorized. Today, on February 22, Patrick called and tried to tell me that our owner had entered into a negotiated settlement last July with Howard Pinto! She is floored since she did not do this and also because we didn’t even find out until August that we weren’t being paid the full amount! Their tactics are to delay, delay, delay until contractors finally get annoyed and quit trying to collect.
I am homeowner. Over the last year ( 2007), there have been at least three occassions when I have submitted a claim and did not get any response in 3-4 days. When I recontacted them, I was told to find a repairman/contractor and have the contractor bill them. And most contractors would not like to deal with HWA.

This company has refused to deal with an issue covered under my policy after several weeks of attempting to have them take care of what I paid for in the warranty. The miscommunication between the customer service reps and the vendors is the worst I have seen as a realtor. After weeks of calling to have a repair made, I have yet to have (after speaking with 5 customer service claims reps, attempted contact with a supervisor, and contact with one sales rep) anyone respond with a consistent answer. Every attempt to have the issue resolved has been chaotic, bad information has been given to me (vendors who do not perform the work I need and/or vendors who no longer wish to be involved with the company), incorrect information given to vendor(s), and have yet to have anyone make a decision or contact me to keep me informed with what is going on. I have been unsuccessful today to even make contact with a rep as their message continues to report they are experiencing heavier call volume than normal. I also requested assistance from a supervisor but this has resulted in nothing but me getting her voice recording stating she will be out of the office April 23 through 25 and will return her calls on April the 25th – today is May 6th. She obviously hasn’t even bothered to attend to her voice mail. Through this ordeal, I have spoken with several vendors at the suggestion of the company – all have had negative things to say about this warranty company even from their own standpoint. This is not a company to entrust your money or your home repairs to.
Complete ripoff, not a 24hr service company, they falsify information, someone needs to get together and sue these guys, and put them out of business.
The ratings shown are from initial contacts. It was been 10 days since my first call to them and I am still waiting for the problems to be repaired. Tomorrow a company to give a second opinion is to come. They tried to tell me the first repair company didn’t seem to be able to explain what the problem is. When I said the repairman had explained it clearly and easily to me, the agent stammered and said, “well, we just need to have someone else look at it.”
I am becoming very wary after reading the comments posted, but might revise if the problems are soon resolved. It’s getting to be so hot!
I’ve had several opportunities to use HWA. Their customer service is very poor, their communications with vendors is very poor. Their timeliness is very poor. On two occasions the vendor was already overbooked, the vendor (one plumber & one HVAC company) told me they have been telling HWA for 2 days that they can not take any more calls, yet I was referred to this company for repairs. Overall, my impression is they (HWA) look for any excuse to not cover a claim… for example, A/C went out, called HWA, 1st sent me to an overbooked HVAC company… it’s 100F here in Georgia!! the HVAC company said it would be at least 5 days before the could come out.. and they’ve been telling HWA that for 2 days yet HWA keeps sending them workorders!! So I call HWA, they apologize, send me to another HVAC company, this guy comes out, diagnoses problem as burnt coil wire in compressor, says he needs to contact HWA for authorization, HWA finally calls me(7 hrs later) to say they will not cover it do to lack of maintenance.. said “caps” were off freon lines and evap coil needed cleaning. neither of these “maintenance problems” will cause a compressor wire to malfunction. Just another BS excuse to deny a claim. There’s more.. every time I’ve called them it’s a circus!! I’m tired of writting, to sum it up: STAY AWAY FROM HWA!!! STAY AWAY FROM HWA!!!STAY AWAY FROM HWA!!!STAY AWAY FROM HWA!!!
I received – and continue to receive – horrible service from this company. I strongly advise against wasting your money with them. I had an AC unit that didn’t work – despite my “coverage”, I was out $1000+ in “fees” that weren’t covered. I think you’re much better off finding someone good to do the work who won’t try to nickel and dime you with a whole bunch of ridiculous fees. To top it all off, I consistently have to wait over 10 minutes on hold just to speak to someone when I do have an issue. For your own good, avoid this company.
I would agree that this company does everything they can to avoid taking care of expensive problems. We have been out of a working AC for three days and it is going to be another two at least before they can come and replace it. We already had our AC diagnosed as “unrepairable” once, but they are forcing us to wait on a second diagnosis from another company before they will place the order. It took three different calls and three different deductible payments to three different companies before the plumbing problem we had got fixed. We went months with water dripping into our dining room from the upstairs. Overall, we have had a very disappointing experience with them, and I would not recommend this company to anyone.
This company is a scam and I’m with the previous poster about wanting to gather info to try to put them out of business. Realtors automatically just throw these warranties into contracts and claim they will protect you against costly repairs. But my experience has been that they will just find a reason to deny your claim, even if it sounds ridiculous and makes no sense. Our air conditioner went out and in the end our claim was denied due to “lack of maintenance”. We had just purchased the house 2 months prior so maintenance wasn’t something we had started. But we contacted the previous owner who provided us with maintenance service contracts proving that regular maintenance had been performed on the unit. The service contract ended in July 2007 and the unit went out in July 2008. They said no maintenance had been performed in that year and so they were still denying the claim.
I haven’t even mentioned the fact that we wouldn’t even have gotten a conversation with a manager had it not been for the fact that our realtor had a personal contact there. We had tried for days to reach someone to discuss the issues and never got called back. I can hardly contain myself. I’m going to try to tell everyone I know not to buy a home warranty when they buy a new house. I think everyone who reads this should do the same.
I am a vendor with HWA. I have to say that they are very honest with me and my company. I do have a sigend contract and legally I have to honor the contract. There was a call that they approved but I found out that the $$ approved was overcharged and unannounced by my standpoint. He pointed this out, did his research and I was wrong. I admitted to this, correct the $$ and I was paid in 2 weeks as they promised. I am a firm believer that there are honest people out there, like Mr. Thompson. (I read the other complaints and all I have to say is once a bad seed always a bad seed. I am sure there is truth to the HWA story. Too many contractors try to pull the rug over insurance / warranty companies. I care not to. Honesty pays off in the end). I am in full support of HWA and warranty companies.
Sent out a fat lazy plumber who misdiagnosed the problem and told us our plumbing was not up to code. It was up to code and inspected by the city, we had our own plumber come out and fix the problem in 15 minutes.
Home Warranty of America refused to refund me the $75 service call fee for the grossly incompetent plumber.
It took 1.5 months to repair my built in microwave. Three visits total.
Home warranty of America denied our claim with out the vendor providing a report or cuase to the malfuctioning leaking roof. In other words they deny claims with out proper investigation in order to avoid making payments on claims.
Failed to live up to their end of the bargin.
Needed A/C unit replaced (outside only) and they said it was not due to normal wear and tear. After TWO home inspectors never found and issue with it they got someone in there that said it was due to bent air fins and was probably done by a lawn mower or weed eater. Funny since there is no grass in that area!

The vendor was at my house within one hour, fixed the problem and went beyond the call of duty and cleaned my furnace. HWA’s customer service was terrific and very responsive.
In my experience with this HWA, I have found that they deny the majority of claims. I have two instances that are legitimate and should be covered, but they say it they are not. First, I have a light switch on the inside of the house that turns on the light attached to the house in the backyard. Anyway, when the switch is turned on, a fuse blows to the lights and equipment in the family room. HOA says that since the switch goes to a light on the exterior, they can not cover it, even though the damage is on the inside of the house. Claim number two, I had a water heater that was leaking and still under manufacturer warranty so the manufacturer replaced it, but my husband had to install it himself. Later we found that a pipe was leaking to the water heater and called HOA, they sent someone out and we paid the $65 deductible, but the plumbing company said the cost of repairs would be over $150 so they needed to get approval from HOA. A few days later, HOA calls and denies the claim saying the plumbing company told them the water heater was installed improperly and so they could not pay for the leaking pipe. This was AFTER I had already paid the plumber the deductible for doing nothing. This is one of the worst companies I have dealt with. Stay away from HOA!!!
A/C failed 2 weeks before warranty ended. Instead of attempting to repair/replace as they should have, they simlply filled it up with freon to give them enough time for the warranty to expire. I was told that only 3lbs of freon does not indicate a major leak. It was a two ton unit, 3 lbs of freon is 75% of it capcity but they didn’t know that. Horrible scammers that try and deny any claim for any reason. Has lost money for the last three years. Buyers BEWARE….
Home Warranty of America talks a good game, but has no follow through. My AC compressor went out in July, and it took 7 days and me threatening the better business bureau for them to take care of it. They wanted me to pay an additional 400.00… I was required to fax them a home inspection, althought home inspections “weren’t required” because otherwise they were citing “pre-existing condition” and they weren’t responsible.
I thought that maybe it was just one bad experience, however I was wrong!! I have an upstairs plumbing leak that has causedt he ceiling in my kitchen to retain water, and the sheet rock is collapsing. However, since my house isn’t flooding and I have another toilet… they will not pay for a plumber to come out on the weekend. Although, I had to find that out through the plumber.
NEVER USE THIS COMPANY… my leak still isn’t fixed!!!!
This company has no values… all about the money. I will never use this company again!!!!!!!!!!!!!
Do not waste your money. Incidentally, they are being sued for consumer fraud in a class action lawsuit in Cook County, Illinois. Case No. 06 CH 28361.
We purchased a home 2 months ago that had been sitting for two years. We don’t think the seller was honest with us about the condition of the home and are wiser now, but were persuaded to go ahead with the sale on the condition that the seller purchase a homeowners warranty. We were told by our realtor and the seller’s realtor that the warranty would cover anything that had been working properly when we bought the home and then broke within a year of purchase. WRONG! Don’t get sucked in. There are so many conditions and exceptions that give them excuses not to pay-that I’d be surprised if they actually ever cover repairs. As I said, we purchased the home 2 months ago and their reason for not covering our problem was that it was caused by a pre-existing condition. The repairman kept asking how long we had used the furnace–it’s Nov. so we had been using it for a few weeks with no problem–which we thought would qualify because it was working fine before. Moral of the story, if you have any concerns about a home, don’t expect a Homeowner’s warranty to be a safety net. After our experience and reading other’s bad experiences, I’m convinced it’s a scam. Unfortunately, we are partly to blame for not doing our homework better before agreeing to the deal. Don’t make the same mistake we did.
Had a replacement of a motherboard done on my Lenox ac unit. Vendor came out and on time and determined the problem.
I had to wait a week for the part but that was not their fault. When the part came in the vendor came right out and fixed the problem. They even called me to make sure the problem was solved.

Homeowner without heat from October 27, 2008 thru 11/20/08 with two small children. HWA sent three techicians, one said furnace junk, the next would not follow thru and not licensed, the third is trying to fix it now. Another vendor also refused to work because HWA never paid them for prior work.
We had to have our furnace fixed in the middle of winter, it took 3 weeks of their repair people trying to fix it. Not because of a parts problem because of unqualified repair people. Second time we used them our water pressure regulator went out, they sent someone for an estimate, they thought the estimate was too high so sent another repair co., they thought it was too high so said they don’t cover water regulators. I faxed them a copy of our contract which showsthey do cover it so they decided they would cover it but would only cover $700.00 of the 1,200.00 estimate. We just took the money and used our own repair people. I never renewed with Home Warranty Co. after that.
Beware! These guys are scam artists and good at it. They denied claim on my water heater. It was working when I moved in and they said it was broken from pre existing condition. I had home inspection and pictures of it working fine before moving in. But they said the home inspection was done two weeks before I moved in and I couldn’t prove it wasn’t leaking between then. Wow! I cancelled policy and am awaiting my money back.. I won’t hold my breath though… Run from HWA, Run! You need a lawyer to deal with them – the only thing they say is ‘no’ to claims…. I’m in if another lawsuit gets filed, these guys rubbed me the wrong way. My realtor recommended HWA. It makes me wonder if the realtors are getting kick back’s from HWA? You would think realtors deal with enough of this that they know the good ones from bad… I really suspect HWA throws a bone to realtors for mentioning them…
Home Warranty of America is a scam. They denied my claim, first stating that there was a “pre-existing condition,” then changing their mind, and instead stating that the furnace was “not in proper working order.”
I have been doing some online research, and it appears this is their modus operandi. They collect premiums with no real intent of honoring the contract.
I could not agree more with the reviews I’ve read about HWA. I had low hot water pressure and a leak under my dishwasher so I called HWA. They sent a vendor out (who seemed reasonably well trained) and the first thing he did was take a pressure guage to my outside faucet. He then walked in and saw that I had almost no hot water pressure. After walking around some more he called HWA and then gave the phone to me so HWA could deny my claim because I had high incoming water pressure. He then offered to fix the high pressure for about $500 but he couldn’t explain to me why high incoming water pressure was causing low hot water pressure. After he collected his fee and left I called another plumber who came out and fixed the high incoming water pressure and leak for $130. He got a great laugh at the HWA vendor trying to say my low water pressure was caused by high incoming water pressure. The fact the vendor checked the water pressure before coming in showed he was just looking for ways to deny the claim from the start.
This whole home warranty business is a scam – they don’t want to pay and the vendors seem more interested in selling you work once the claim is denied.
Had the house four months with three service calls for my A/C. The A/C had a leak in the A-coil. They denied the claim citing lack of proper maintainance. When it was pointed out that I only had the house for four months they responded that they weren’t saying that I didn’t maintain it…. (coincidently their service company was willing to put in a whole new unit for just over $5K)
I pay (paid) 800/year for this warranty with pool equipment as an extra fee. Called them because we were leaking DE from the filter in the pool. They took the filter apart and said that they couldn’t repair/replace the webs that had holes because “there was trash in the filter”. There was not trash in the filter, it was merely DE. When I called them they used the word “trash” like I was throwing trash in this pressure sensitive contraption. I was ready to void the warranty and ask for the remaining $ back. This is the WORST company – don’t waste your money.
My heater was broken, and they take more to one week to aprove the repair, becuase they don’t trust in the fisrt contractor to THEY SEND, so they wait for second opinion, my two dougthers, my wife and me frizer in the knigth for their falt.
Had HWA come out to repair my toilet. The place was built in 1962. I think the toilet had been replaced sometime in the 1980’s. It started to run constantly. So we turned the valves off and didn’t use it. When the plumber came out he asked me where the original flap that goes inside the tank was. I told him I didn’t understand. He said that the flap in the tank was the problem. But since the original flap for that toilet was no longer available, the tank or the toilet would have to be replaced. HWA denied the claim, saying that the condition was pre-existing. That the flap was replaced and therefore the toilet never worked properly before I moved in, even though my home passed all the inspections with flying colours. Upset, we bought our own toilet from Lowe’s for $100 and it works fine. To think that HWA wouldn’t even spring for a new toilet is disappointing. On top of that, the plumber (who was sluggish in retrospect) offered to replaced our toilet for us for a bargain $300, which meant top of the line hardware. Sadly, I am still with HWA, and now I have a pipe leaking in my garage. The new plumber (who seems very thorough) said that the insurance will most likely not cover the repair because the pipes are corroded, and corrosion is not covered under the policy. Even though the HWA website says they protect anything, regardless of normal wear and tear. I find this to be BS.
How can you expect good service and repair when HWA doesn’t do right by the companies that contract with them? They authorize us to do work, then won’t pay us what they authorized. Their excuse was the autho people made a mistake and shouldn’t have authorized it (not once, but several times). We were told to go back to the homeowner to get our money. The service company has a choice…either eat the cost of the repairs that were made or go back to the homeowner and say “HWA changed their mind, you owe us”. Dishonesty to the homeowners and to the companies who contract with them.

I don’t want to get into it, but all the bad comments are so true. This company is horrible. I have had issue after issue with them. My sister is a Realtor and she would recommend HWA to her clients until she kept hearing the same things over and over. Don’t buy it, its a waste of money.
I was told that my coverage included pre-existing conditions by my realtor and the HWA salesperson. Not the case. My A/C stopped working due to a coroded evaporator coil. The unit is 6yrs old and the repair man said that was typically wear and tear of a builder-grade coil. I was told by the supervisor, Irene Sander, that the wear and tear did not occur during the coverage period. The contract says, “Coverage may apply to system ad component malfunctions which existed on the effective date of the contract if, at the time, the malfunction was unknown…” My A/C worked when the coverage began. So, the repair should have been covered. They denied the claim and the surpervisor said, “you haven’t had the coverage for the past five years, so the wear and tear is not covered”. That is not what the contract says. Don’t expect them to uphold their contract. It’s a useless piece of paper.
Expect them to take their time. Have to follow up 3 times to get the technician to actually come out. Have a 2nd opinion on everything and get them to pay for only half what the repair costs. This is our 3rd claim and after 3 weeks of haggling again they are “washing thier hands” of the repair and sending a check for only have what the repair costs.
Washing machine broke. Water would not drain. They sent out someone 3 times and denied the claim each time. MAKE SURE YOU REPORT YOUR COMPLAINTS TO YOUR STATES ATTORNEY GENERAL. I just feel bad for the retirees or people who don’t have alot of money that are getting ripped off by these guys.
Saying these guys SUCK! is still a compliment. They are scandalous on a whole different level. We just brought our house a few months ago, the warranty was included. Had to call in a claim a few weeks ago and have been at war every since. I use to work for a warranty company many years ago, and I have trained in electrical work in the military. I know exactly what they are doing. They should be brought up on criminal charges, not only in my case but also in several other cases that I have read from other customers.
Anyone who gets a warranty from this company is in deep do-do.
I knew it, there are insurance companies, Just collect preimum and forget the rest. Look at the big fellow “AIG”. This is a small company, what do you expect…

I worked at a home warranty company few years ago and it was not the job for me. Not this company, it was AHS. Prices are always questioned for contractors becasue most of them are inflated. If you agree to a price stick to it if you really paid that amount send in your recipt and prove it. If people were honest. Bill in Dallas I would throw you out if you walked to my front door. You are a bottom feeder.
HWA DENIED TWO CLAIMS AND I SPENT TOP DOLLAR AND GOT ALL EXTRAS WHEN I BOUGHT THE POLICY. THE FIRST WAS THE HEATER AND I HAVE A CLEAN BILL OF HEATH FROM THE HOME INSPECTOR AND HWA TOLD ME THAT THE INSPECTOR SHOULD HAVE KNOWN AOUT THE PROBLEM. THE HEATER WAS WORKING FINE AND PUT OUT THE PROPER AMOUNT OF HEAT. THE HEATER STOPPED WORKING AND I FILED A CLAIM AND THAT IS WHEN THE HWA DENIED IT, SAYING THE INSPECTOR EVEN THOUGH THE WROTE IT WAS WORKING FINE WHEN TESTED IT, SHOULD HAVE NONE WITH A CRISTAL BALL THAT IN THE FUTURE IT WOULD BREAK. I ASKED THEM TO SEND ME THE DENIAL IN THE MAIL AND HWA REFUSED. THE SECOND WAS WITH THE HOT WATER TANK. THE PLUMBER CAME OUT AND STATED THAT THE HOT WATER HEATER NEEDS TO E REPLACED BECAUSE IT IS LEAKING BUT AND I REPEAT BUT THE GFI TO THE HOTWATER TANK SHOW HAVE TRIPPED AND THE ELECTRICAL FAILED THERE FOR DENIED. I TOLD THE PLUMBER WHY DID HE SAY THAT BECAUSE HE IS NOT A LICENSE ELECTRICIAN AND HE SAID HE CAN WORK ON ELECTRICAL. THAT IS INCORRECT BECAUSE I CALLED THE CITY WHERE I LIVE AND FILED A REPORT IN THE CODE INFORCEMENT AGAINST HIM, AND POLICE MERREPORT FOR THREATING ME. I TOLD THE PLUMER TO GET THE F OFF MY PROPERTY AND I WILL SUE HIM AND HWA. HE TOLD ME GO AHEAD, I AM THE OWNER AND I HAVE 1 MILLION IN COVERAGE. I CALLED BACK TO HWA AND TOLD THEM THAT THE THIS GUY HAS NO OPION ON ELECTRICAL BECAUSE HE IS NOT LICENSEN IN THIS STATE FOR ELECTRICAL WORK. I TOLD HWA THAT I AM GOING TO HAVE A LICENSE ELECTRICAL CONTRACTOR TO ME HOUSE TO CHECK THE ELECTRICAL WORK. EVERYTHING WAS FINE AND EVERYTHING PASSED. I PAID $200.00 FOR A EMERGENCY CALL AND HAD HIM WRITE THE REPORT. NOW HWA IS STATING THE THE LEAKING IS CAUSED BY SETEMENT AND THERE IS NO SETEMENT OR RUST. THE LEAK IS COMMING FROM THE TOP AREA AND AROUNG THE HEATING ELEMENT. THE WATER LEAKED ON THE ELECTRICAL TRIPPED THE CIRCUIT AND THAT IS THE BOTTOM LINE. THE POLICY COST ME AROUND $800.00 FOR THE YEAR BECAUSE I ADDED UPGRADES, PERMITS, AND ETC. HWA WILL BE SUED FOR THIS AND THE HEATER THAT I WAS OUT OF POCKET $350.00 AND NOE THE HOT WATER TANK. I WILL SUE AND I WILL WIN. DO NOT UY HWA. THEY WILL DENY THE CLAIM. I HAVE NOTHING BUT TIME AND WILL FOLLOW THIS THROUGH.
THE TEXAS ATTORNEY GENERAL SHOULD FILE A CLASS ACTION LAWSUIT. I AM FILING AGAINST THE PLUMER AND THE HWA WARRANTY COMPANY. 5/10/2009
I have had HWA since 2003. Their service as well as their vendors has been very good. Since 2003, they have replaced a board in my furnace, fan motor in furnace, motor in my clothes washer, and a hot water tank.Service has been prompt and I did have to make a few follow up calls because vendors were busy, but overall I am satisfied.
Problems with my dishwasher and refrigerator. I was a customer for 2 years. During the first year, no repairs were needed on my appliances. However, the second year, both appliances gave me problems. This warrancy company is awful.,,no follow through. I constantly had to speak with a manager over the services. They have horrible customer service. I had two different repair companies for both appliances. Repairmen came with the wrong items…replaced exaust fan lasted only one day. That repairman never returned to finish the repairs (could not figure out the problem)but lied and claimed he finished repairs on both dishwasher and refrigerator. Next repairman was just as bad as the first. The repairs went back and forth with HSA for more than 7 months and I am still having problems with both appliances. I have used other warranty companys (AHS) which I tranferred from because I disliked them also but, I hate to say, AHS was far better than HWA. HWA must go out of business.
Signed up for this service at the recommendation of my realtor at the time of purchase of my house. A little over a year later my A/C unit started to not function properly. After contacting them they sent out a contractor.
I was called the next day to be informed that my claim was denied due to the A/C filter being dirty, which they claimed caused the coil to not work properly. The contractor was surprised at the denial and it seems that the company will do anything possible to dismiss a claim. Horrible service. I recommend anyone having problems with this company to contact the better business bureau and their local news “fact finding” team.
I purchased a policy with my new house in January, now it’s May and my AC has stopped working properly. They send out a guy who instantly starts trying to sell me new duct work, new insulation and never actually does anything but hook up some gauages. Based on his report they say the AC wasn’t working properly when we moved in. I have documented proof from an inspection that it was fine and they are still denying the claim. On top of that they advertise that they cover unknown preexisting conditions. My next step is to contact the Texas Real Estate Commission and BBB. I urge all others in Texas to do the same. Organizations like this should be shut down. If they were perhaps we could get honest companies with ethical business practices to choose from.

On 5/28/09, I report a claim with HWA, indicating several issue with my home: the kitchen drain was clogged, 2. the shower draining was clogged, 3. the shower faucet din’t have hot water. On 5/30/09, when the HWA contractor showed up, The contractor say that to fix the hot water issue, it needs repiping and would cost $7000.00. Moreover, they won’t fix the drainage for both kitchen and the shower because I never reported to HWA when I file the claim. In order for the contractor to fix the drainage, they want me to pay them additional fee.
I believe this is a scam: HWA want consumer to pay additional service fee by ommiting several detail (such as the draining issue) when consumer file the claim.

We purchased our 20 year old home in 2007 and are now experiencing many of the original appliances/maintenance items ending their lifespan. Our 22 year old a/c died about two weeks ago and they are only going to cover $935 of the repair because they can fix the a/c and pair new technology with old technology (fan outside). Well, our bills have been astronomical since moving here ($1K for the months of Dec., Jan., and Feb.) and having them only replace the a/c will make our bills even higher. I thought I could count on them for more of the “cash out” for our unit, but I guess not, so we’re going to take the $935 and apply it to a wonderful 21 SEER unit for our home. Since moving here, we have called them to fix our dishwasher, garage doors (x2), electric stove, cooling/heating unit (x2), and most recently sump pump. With a bill of $450 per year and $100 per occurance, I guess we’re ahead of the 8 ball, but with all of the hassles, I wouldn’t refer anyone to do business with them. We have 3 months more within our contract and we’ll be shopping around for another company at the end! In the meantime, I guess we can wait for other things to break down and get them to give us cash outs so we can replace our appliances with newer technology. Shop around and get a better warranty for your home!
From my experience Home Warranty of America is a scam. I believe that all of the home warranty companies are scams. They willingly take your money but when it come time for them to fulfill their contract they will find excuses not to make any repairs. I have home warranty of america and when my garage door opener stopped working the contractor they sent just took a look at the opener and said that it was caused by a power surge and it was not covered. The contractor then tried to sell me an overpriced garage door opener and a whole house surge protector which would cost several hundred dollars. I went to Lowe’s, purchased a garage door opener, and installed it myself. I could have saved the $65.00 service call fee and the cost of the warranty.
On my 1st contact with this company, they said I needed to pay 2 service calls since they could not find someone to work on the garbage disposal as well as a few minor plumbing issues. Amazing.
The contractor rescheduled my appointment two times and then never showed.
I called this company and waited on the phone probably about 45 minutes over about 5 phone calls.
Not sure they get much worse.

I am currently having a problem with my d/w. It is a Bosch so I gave them tha model # so they could send a person who could work on it. A tech came within 2 days (good). He diagnosed the problem and said that one of the pumps in the unit was out and would need to be ordered. Fine. On June 15 the service company called to say that the pump I needed was backordered and would arrive at their office on June 24 and they would be calling to set up an appointment to install it. On June 16 HWA called me to say that the first company they called (the one who called to say the part would be in on June 24) did not service Bosch appliances and another service provider would be taking care of my claim. The “other” vendor came this morning and diagnosed the same problem, however he stated that there was another pump that had some small seeds in it and should be cleaned (which is not covered by HWA). He was going to order the pump I needed. About 2 hours ago HWA called me to say that they were NOT going to honor my claim because the issue was a maintenance problem, not “normal wear & tear”. The pump that went out had no debris, and does not do the same function as the other one. Now I will need to get a Bosch service rep to write an “expert” opinion, if they will, and dispute the claim with HWA. Thank goodness it’s not my AC!
My contract will expire the middle of July and I will not be renewing it. There are companies in the DFW area who offer a similar service and I will be looking into that.
My A/C went out we called and customer service was average. They sent a company out they we paid $ 75 service fee. The company explained the problem and told us to see the cord they would have to tear the wall down but the coould cut and reroute the wire withooout the expense. AHW said they would not cover it because they could not tell if it was wear and tear without seeing the end of the cord. They said if it was we must pay for the wall to be repaired. This was not an options if there is way to fix the problem without going through the wall we would opt for that solution. We asked for a second opinion because the company appeared to be working unethically with the A/C company. Well, the secound opinion seemed more detailed and listed additional problems which they fixed on but we still came out of $1000. Needless, to say I’m on this site looking for another company
I have come to my witts end with Home Warrenty of America. I called yesterday regarding a problem with my ice maker, which I pay extra for coverage, and a burner on my stovetop. They sent the same company out to repair both and they were late a usual. I was told the repair company would be out to the house between 1:00pm and 3:00pm, but showed up at 3:30pm. The contractor did determined my stovetop needed repair and the ice maker must be replaced. He had a replacement icemaker with him, was on the telephone for 30 minutes, but could not get ahold of someone at HWA to approve the cost. He was able to speak with someone at HWA who approved the stovetop repair, but for a single burner and mine is a double burner. The contractor left without repairing or replacing anthing. I called HWA after he left and waited 35 minutes to speak with a representative. The representative called the contractor and was told a completely differnt version of the story than I was. Par for the course with HWA. I guess I will end up wasting a few more afternoons until my appliances are finally fixed.
HWA sent THEIR contractor of choice, which I have found to be extremely credible, to check out my Air Conditioner that failed. When the 2 men came out they both agreed that the system was very old and shot and needed replacement. However when the contractor called HWA for authorization to replace the unit, HWA simply wanted to apply a bandaid (so to speak) on the unit rather than replace it, where I will continue to have problems with the system again and again until there would be nothing else to put a bandaid on. I find this HWA decision to be unreasonable and highly unacceptable. Therefore, HWA offerred me a claim buy-out of $1,023 in order for me to get it fixed myself or they were going to send out another contractor for a 2nd opinion. I opted for the buy-out since I can not go through this type of service from HWA again and again. Nor could I afford to take time off work to go through this again and still have a faulty Air Conditioner in these hot summer days. Also, I was told it will take 4 to 6 weeks to get the Buy-Out money. This was ALSO unacceptable. I needed the unit fixed properly and NOW !!! Hopefully I will not need this company again from now until 8/01/2009 when my current contract expires.
Believe me, if this is what I will have to go through with HWA every time I have a problem, it is NOT WORTH the Contract Cost of $510.00 a year for this extreme stress and aggrevation.
HWA was called to repair my air conditioner. They sent an un-licensed A/C company and the technician said the condensor was gone which was a common problem in Texas. He would order the part and repair it the next day. HWA called me to nform me that the condensor was damaged due to “an act of God” ligthening strike. They informed me the technician reported that was the problem for the failure. Interesting, the day our unit quit working, we had 5 days of sunny weather prior to the claim. The company sent out to make ther repairs filed a false report to prevent HWA from any liability, there were no visible signs of ligthening. The type of insurance is a scam. I am now trying to recover the amout of money had to pay a licensed A/C contractor to make the repair.
I’m now going on my 4th night with no A/C and still no action from HWA!
Even after 6 calls from me and 4 from the service company, HWA can’t get off of high center and make a decision one way or the other! The service company and I have followed HWA’s instructions after each call, but then HWA changes how they are going to handle the situation. Unfortunately HWA just charged my credit card to renew the contract two weeks ago! I so won’t be renewing next year.
Called HWA because my dishwasher and my clothes dryer both went out on the same night. They took down all my info and said they would have someone out asap. About 2 hours later I had a call from the appliance place that serviced the HWA contract. They told me that they could be out the following morning. 10:30am the next morning they arrived and first checked out the dishwasher… said that the main board had gone out. Would have to order the part. Next they checked the dryer and discovered that there was actually nothing wrong with the dryer but with the dryer duct. Ugghh Of course the dryer vent/duct is not covered because that is normal maintenance; however, the guy told me that since he was already there that he would go ahead and clean it out for 25.00. Told him to go ahead and clean it.
Overall it cost me my co-pay for HWA of 60.00 and then an additional 25.00 for the duct cleaning. My Dishwasher part came in a few days later and was running great 5 days after the initial call to HWA…. as well as my dryer. Total cost 85.00 out of pocket. Part alone for my dishwasher was 250.00 (didn’t believe it when the guy told me… so I looked up the part myself and verified. WOW)

Although this company met their contractual obligation to fix/repair parts of my A/C problem, the customer service was non existant. I called to request information on my claim three times and was never given an answer, nor were any of my calls returned. After being without A/C for 10 days, I gave up and called a repair service myself. My complaint is specifically based on their lack of customer service.
HWA is very disappointing. My contract expires in 2 days and I am searching for a new one right now. I agree with all the folks that say we should file a class action law suit, because I agree and we would win. HWA has denied 2 A/C claims over the last several years. My house almost burned down a few months ago, becaue they contracted a vendor that did bad repair work on my dryer (3 visits and it kept overheating till I woke up in the middle of the night with it sparking and about to ignite because it would not shut off, then they call out a different vendor). I have an oven that is still broken and not repaired because they do not want to upset their vendor. The part for repair came in broken and now the vendor says they know nothing about it andf I have a malfunctioning oven. What ever happened to customer service and defending the paying customer. The vendor won’t even return my calls. It is very sad in this day and time that you receive such bad service from vendors, and warranty companies. Please run a reputable, honorable company, that’s all we ask as consumers. HWA chooses bad vendors, has horrible customer service, no follow through, “it’s in your contract”, normal wear and tear, really or is that what you tell the vendor to tell you so that we can contract them and pay their exhorbitant rate and you get off paying nothing. I have filed with the BBB against the vendor and HWA, and have a current complaint that is still up for review. Please some attorney out there, this is a viable case, there are a lot of us with valid issues against HWA and their contracts and vendors. Contact us, we’ll help.
My first year with HWA is almost finished. I have received the renewal papers and was seriously considering renewing my contract and even upgrading the coverage I wanted. However, I found out that each time you renew, your plan price increases by $20! You would think they’d want to keep your business and offer you lower rates for renewing!
I recently purchased my home and my agent suggested Home Warranty of America. I reviewed this site before I purchased my warranty. I had a very good experience with my Air conditioning claim. The vendor was nice and on time(I know that is rare) and i paid my service fee and the ac replacement was covered. It was pretty easy.
I have had this warranty for 1 year. I have had them come out 2 times. The first time was for the furnace. I received a huge electric bill and knew something was wrong. The tech came out and told me the heating element was out. The warranty company said it was pre-exsisting and I had to pay for the repair myself. The next month my electric bill was even higher. I called the tech and they told me their home bills run high and that was just the way it was. Come to find out the thermostat was out. It was turning the furnace on every 10 minutes – this is probably why the heating element burned out. I wrote HWA and told them this and requested reimbursement for the repairs. I was given 1/2 my money back.
Most recently I had a problem with the AC unit. The tech came out and said there was a leak in the unit in the attic. They never called the repair in. It took 3 phone calls to get them to do it. Then they told me about uncovered expenses for haul away, etc. Once I told them that I would haul away the stuff myself, they changed what the fees were for. The fees were going to cost almost $400! After getting the run around from HWA – I went to my neighbor who is an ac guy and asked him to look at the unit. He found the leak immediately in the OUTSIDE unit and repaired it in an hour. This was after I sat in TX’s 100 degree weather for over a week and a half!
After 2 calls both misdiagnosing problems and charging/trying to charge me for extra fees – I will not use this company again. Also, they assigned a contractor to me that didn’t even cover my area and I had to have them find someone else.
I have looked at reviews of several home warranty companies and I am not finding a company that seems worth the expense. It is sad that it is so hard to find a reputable company!
Home Warranty of America is unethical & denies their own written contracts. My family’s safety is at risk with our furnace’s cracked heat exchanger. HWA denied their own contractor’s expert opinion that this 42 year old furnace must be replaced & is a life-threatening appliance. It worked fine when we received the warranty as is stated in our home inspection report yet the reps at HWA (near Chicago) say that it is Summertime & that we could not possibly have used the furnace enough to incur a malfunction. Then another rep – a manager, said that if our home inspector didn’t create a report that he removed the burners from the furnace to inpect them that the claim would be denied. HWA publishes that NO reports are required. It is clear that HWA is an unethical company with illegal practices. My realto purchased this warranty for us & has volunteered that neither she nor anyone else in her realty office will do business with HWA again. I will pursue legal action as well as add myself onto the long BBB claims list. I hope to be part of a class-action suit against HWA.
My dishwasher wasn’t working properly. I called HWA and they had a vendor out to my house within an hour. The vendor gave me tips on how to keep the dishwasher clean and they had it up and running the same day.
We have had HWA for 2 years. They don’t honor there own contract. Our AC worked fine the first year and now it is shot and will no longer cool down our house. We live in AZ we can not be with out an AC in 120 degrees. HWA is making up every excuse to not repair it or replace it. The contractors they sent out did not even know a 3 ton AC from a 4 ton or 8 inch duct from 12 inch. When I told them the mistakes there service techs made I asked for another opinion. They said if they sent someone else out it would be another $75.00 for our deductable. Nobody will help solve the problem so we have to repair our leaking duct work and our broken AC on our own with no help from HWA. I feel we have really wasted our time and money on a home warranty that does nothing to help there customers. However they have no problem withdrawing our money to pay for the home warranty. I guess I need to be honest… at least they get one thing right.
I purchased a home a few months ago. I was told it came with a home warranty which didn’t really have much meaning to me. I had many friends tell me their home came with one too but it was worthless. Their companies were hard to reach, the companies they used would never fix the problem they were called to fix and nothing was done on a timely basis.
I have had two incidents with HWA and have to tell you how impressed I am with my experiences. My phone calls were answered immediately. The customer service representatives seemed to be genuinely concerned about my issues. For instance, yesterday (Saturday) I awoke to the smell of something burning from my furnace. I called and the representative told me she didn’t want me to go without heat for the weekend, she put me on a short hold and came back to tell me someone would be there to fix it that day! Within an hour I had someone here to fix my furnace. The gentleman who worked on my furnace told me HWA is the only one he likes to work with. He shared with me other home warranty companies have asked him to be unethical and find ways to not cover repairs. It is impressive that even their vendors share in the feeling HWA is one of those rare finds in today’s world, an organization which cares about their clients.
Our Realtor suggested HWA and we have had them for 2 years. I am currently looking for another company because of all the problems we’ve had. Our house is outside of Houston and was built in 1995. The major problem with the vendors is that every vendor who eventually comes to our home complains that HWA does not pay them. Every vendor! We have had electrical problems which took 3 vendors to repair, Washing machine problem which took 2 vendors to repair and a dishwasher repair recently which finally went okay since I stayed on top of it. The vendors they initially call do not always service our area, (or do not want to because they are not getting paid) so I wait for days with no response. You have to constantly call HWA to get anything done, and the wait time is extremely long. They contantly make mistakes and blame others (co-workers, vendors etc).
The only reason anything has been fixed is because I have worked hard staying in touch with HWA and the vendors. We did not have heat for a month in January when Houston had extremely cold temperatures 2 years ago. The vendor that could finally fix the problem, supposedly could not find the part needed for the breaker box. A month was too long!HWA may have a few good, caring employees, but they are few and far between. Good luck getting anything fixed with HWA in a timely manner. After reading reviews, I guess we are lucky to at least get things fixed.

I took advantage of Home Warranty of America’s free listing coverage when my house was on the market last month. My Refrigerator was making a very loud noise. My Realtor suggested that I call HWA since I was already covered. To my surprise, the customer service staff was very friendly and experienced. The Vendor was at my house the same day and was able to fix the problem! I’m extremely happy and very surprised about HWA! I would recommend this product.
The plumber who came to my home was outstanding – professional, respectful, helpful, service-oriented, competent and efficient. I have nothing but the highest marks for the company and the individual who performed the services. Thank you.
I liked the fact that their technician was personable and gave me suggestions on keeping my AC happy and how possible options for minimizing heat/cooling losses.
I have had this company for 4 years. The customer service has been excellent and service timeliness very good. This year my A/C went out and it has taken them over three weeks and two techs and it still isn’t fixed. The techs have both told them the outside unit needs to be replaced but they are just playing part games to try and save a 23 year old AC unit. The first tech told them that even when he got it running the pressures were still not right so he could not get the unit running properly. The unit needed replacing. Instead of listening they sent another tech out who told them the same thing. They are sending a relay out. The first 4 times I used them I was happy with the service but this time when it is one of the items they boast about it has been very poor.
The experience with HWA was positive. The company suggested did not contact me, I contacted them. Once I contacted them, they were courteous and came out quickly. They had to order parts and did not get back to me on the status of the parts. I felt confident in the work being done on my appliances but the vendor could use some refinement on keeping the customer informed.
We got the HWA through our agent. Just after 5 days from moving in, the AC unit started dripping water. It was one of the first 100F days in Chicago land. We called HWA and their contractor came the next day. The contractor guys were quite professional and they found out that the coils inside were rusting and there was a crack. When they said this to HWA they asked for our INSPECTION report. Now when the inspection was done it was 65F outside and it was not possible to test the AC. Also, we used the AC in milder conditions in 1 wk that we spent in this new house and did not have any problems. It was only after running it for a long time in a really hot weather that it did break. However, HWA is now claiming that this is a pre existing condition and they are not going to cover it. So it looks like that if you are buying a house in Chicago land in cold or milder temp.s (which is almost ~7 mo) then you will be out of luck of getting any coverages for an old AC that your new home may come with.
Saikat, No home warranty company covers pre-existing conditions, however, HWA does have the OrangePlus Option which does cover pre-existing conditions. Check to see if your agent ordered the OrangePlus for you.
The ladies at the call center were always friendly although wait times averaged 15 minutes. They did repair about half the claims we attempted to make. Toilet was phantom flushing and they would not fix it because it would not phantom flush during the 10 minutes the plumber was standing there, even though I could tell them exactly where it was leaking. Tried 3 different times. Would not repair leaking hose bib because it was outside, even though on the same slab. AC guy was here fixing ac and they would not allow him to repair toilet even though he was licensed in both unless I paid another deductible. Would not repair clogged washing machine drain sewer lines because the clog wasn’t in the slab.
Obviously, home warranties can help in some scenarios but it didn’t save us hardly any $$.
I worked with Kim McDonald and my experience with her was excellent. She is kind, considerate and quite efficient. She made the process easy.
Great communication. The tech even called to tell me he was running a little late. He was very knowledgeable. We will use this company again.
Buying your first home? Choose another warranty company other than HWA! AWEFUL! My realtor and attorney managed to provide me with a home warranty through HWA that seems to cover nothing! I purchased my home in May and at a time when the AC was not needed. After some hot months of July and August, I turned on my AC to find it leaking through my upstairs freshly painted ceiling. After contacting HWA, they send a repair service from over 70 miles away and one of which was upset about traveling the distance. Not only that, the service company came at 1pm when they were do to arrive between 4 & 9pm. My babysitter did not know the issues yet the guy wanted to service the equipment anyway. The results were clogged drain lines and a possible faulty compressor. Their advice was to hire a company to clear the lines and if the problem persisted, call back. I did all of that at my expense with the issue still happening. I called back for more service to be declined from HWA due to some line of “we do not cover from lack of maintenance.” What about the faulty compressor?? They declined any further service to be performed and they would not cover anything. Somebody remind me of why I have this warranty? I thought it was the right thing to do and buy one to find out I wasted my $500 and achieved a stress level higher than I ever have experienced just dealing with these rude business people over the phone. Keep in mind, the compressor is faulty and not working properly and should be covered. Please know going into the home, you supposedly are responsible for previous owners maintenance of equipment covered by the biggest scam in the country of a home warranty. My realtor and attorney are now involved. I agree with others comments about a lawsuit, count me in!! People, realize that a rating of 2 out of 5 is not good, go elsewhere! I heard American Home shield is good with reputable people and covered services.
This is the worst company ever, full of excuses and BULL. They never fixed my dishwasher or my Trash Compactor. Please be advised to be very carefull with this company.

I have just found out that HWA has a deal with the contractors. They will send contractors to repair the item in such a way so that it will break again. This helps HWA keep the customers coming back over and over again for repairs. Nickle & dime you as much as possible. Couldn’t get a technician out til after the weekend when we needed help as soon as possible. Took the tech more than a week to get the parts and get back to replace it. Customer service people are idiots reading from a script and not listening to you…. don’t use them. And if you do read every little excerpt, like they’ll cover your ice maker and refrigerator, but not the water line or water valve…. this is what they do….
This is the worse company ever. What they say they will do and what they ACTUALLY do are two different things. I have had a repairman out here FOUR times to fix an air conditioner that simply doesn’t work. They baby it along with more freon but don’t fix the leak (they said they can’t find it.) Finally when the entire thing froze up they agreed to put in a new condenser IF I would wait until Monday – this is Thursday and this is Dallas with 100 degree heat. The reason I had to wait until Monday? Their purchasing department took the day off. Totally and completely useless. Not only that, but it seems as if they should be held to following through on what they say they will do when an unsuspecting buyer thinks they are doing something that will protect them. Not from this company, what you need is protection FROM this company and the seller who purchase the warranty should ask for their money back. They would do well to replace those snotty customer “service” people also.
Our garage door would not open and we were trapped and unable to get to work. The tech got it working and we were able to get to work although it was late but understandable.
I would have to rate this Co as the worst I’ve ever dealt with. After reading these reviews about BBB rating NT which is an F I’m so mad at myself for not looking into this. I’ve filed a complaint with the BBB and plan on filing suit against them for breach on contract. In our contract it states that in an emergency they would send someone out. An emergency is classified as being 104 degrees or higher outside and on Sunday when we had our AC break it was 104 by 11 A.M. and reached 110. They didn’t get a tech to our home until Monday after 6pm and then he informed us he couldn’t get the part and get it fixed until Wed late afternoon or early evening. So therefore we’ve been staying in a hotel for what will be 3 mights at $70 a night, have a missed day of work and pay on top of the deductible we have to pay out to HWA. So add all those charges up and we’re not at about $500 out of pocket. I couldn’t have had a tech out on Sunday to fix this problem out of pocket for $300, so in my eyes whats the point of having this Co handle anything for me. They offered to pay a buy out today, 2 days in to my issues after 5 calls for the cost or the repairs but I would have come out of pocket anyway and then wouldn’t get my money back for 2 to 3 weeks. I wouldn’t recommend anyone using their service as they are cheap on their pay outs and cheap in paying there contractors. From what I’m told that’s the reason you get terrible slow service. For all of you out there that are mad and wish someone would file suit against HWA, we are going to do it. I feel like they don’t care and as long as they get their money who cares about the customer. That’s bad business and someone had to take action against them.
I have not had to use the home warranty company often since i got them 2 years ago but the three times that i have, i have not been pleased. The worst experience was with my a/c unit. They sent the a/c company out four times to my home all for the same problem, which is an inconvenience…each time i honestly beleive it was to try to avoid fixing the problem. There was a leak in my system and they said it was due to lack of maintenance…i had only been in my home for 2 years, so the lack of maintenance, which i do not believe is that case, would not have been due to my fault. I personally was not pleased with any aspects of this company and have cancelled my policy with them. I have had positive experiences with another home warranty company and will go back to them or search for a new provider who will do what i paid them to do.

Our A/C was not working. It took 3 contractors and 2 weeks They does not know how to work on the type of unit we have -”a carrier” HWA made up all sorts of excuses so they would not have to fix it. We had to pay for the repairs out of pocket. Their contractors are individually owned company, the owner is the technician. Finally HWA said because we replaced the battery in the termostat it voids our contract with them, which is nowhere written in our contract. I am wondering if company is a scam…
The Vendor exceeded my expectations. William, the technician was very professional and knowledgeable. If I needed a/c service again, I would use HWA’s Vendor.

We called about a broken washing machine, but they claimed the motor takes longer to break than we had the policy, and therefore it is a pre-existing condition.

Contractors be leery,
Due to the economy even good contactors are turning to Warranty Companies to help keep work flow going. This company pays 60-90 days out on the first invoice. Some invoices they forget to pay or only pay half the claim making the contractor enforce property liens on TX home owners for nonpayment. Yes this is unfair to Home Owners because they pay their premiums. After all they are an insurance company and the ultimate responsibility of the payment for duties preformed still falls back on the Home Owner. They will ask for Recalls for Free on other contractors work ethics. Why they take the Home owners money and refuse to pay for work is beyond explanation. We’re all struggling out here why make it any harder?

This company will call for 2nd opinion when mechanical failure is evident. Why? They don’t want to pay to have it fixed. The second opinion company’s non coverage is always higher, becaue this warranty company pays them less.
Non Coverage items, is it a scam? Most cases no. Some Home Warranty companies cover non coverage and should. Example, disposal for equipment- washing/ dryer/dish/ AC/ heaters. Materials like oil, lubricants, Freon, recovery of these costs and it is not free to dispose of. This company also orders and buys all their own parts for replacement except for Motors. So if the contractor is telling you he is waiting on the Warranty company please believe them, it would be quicker and more cost efficient if the contractor could supply the equipment but, under contract they cannot.
Also, who wants to be greeted by someone who acts like you are wasting their time by calling in a claim? Why should you hold up to 45 minutes for a claim status? What happen to customer service?
There are good warranty companies and some new ones located in Texas that truly know the Texas Weather, Do your home work. Save money and don’t always blame the contractor. Would you want to do his job, could you do his job?
Be safe always use a contractor not your neighbors brothers uncle who knows a little and whom you might save an extra 50 bucks. If your house burnt as a result of the neighbors uncles brother, who has deeper pockets the contractor with insurance or the bubba?

We recently purchased a home warranty on a house and tried to file a claim this week.
The sellers kept the heat on up to the time they didn’t need it in the spring. When we had a home inspection this summer the heat was functioning. Since moving in this fall we noticed a leak near one of our radiators but have not turned on the heat yet.
When we called the number for home warranty, we were that told because we haven’t used the heat it wouldn’t be covered. It is hard to decipher from the exclusions under which conditions they will actually extend coverage.
Please save yourself or the sellers the cost of this coverage. I would not use them again and am in the process of trying to have it canceled. I would rather return the cost of this policy to the seller who purchased the policy than contribute to their profit margin.

The absolute worse warranty company I have had the misfortune to deal with. Customer service is rude the policy has more exclusions than coverage. WASTE OF MONEY!!! DO NOT BUY!!!
This company does everything they can to get out of paying a claim. I had a water leak under a slab. The plumber wanted to cut the pipe at both ends and place a PVC pipe inside and hook up both ends. A very reasonable solution. I even dug it up for them outside. HWA refused to pay for it. Said there was no more than 6 feet leaking and if I had to jackhammer out the floor (at my expense) and prepare the pipe for repair, they would pay a plumber to cut out the bad section and replace the section that was leaking. They offered to pay for 6 feet of pipe and connections to splice pipe together. Nevermind that their “solution” would have cost thousands of dollars (mine) to jackhammer out the floor, dig up the pipe, and then put everything back, when there was a simple easy solution costing no more than a few humdred dollars. I offered to pay for all but 6 feet of the pipe if they would pay the plumber to pull the new pipe and hook it up at both ends. They said no way! DO NOT USE THIS COMPANY!
Waiting for 5 days and my dryer still is not fixed. When I told them the company they assigned is not competent their response was I just would have to wait until they get around to repairing it. I will NOT renew my contract with HWA. They could care less about their customers
I have been trying to get my gas dryer fixed since Nov 5th (today is Nov 11th). The technician they sent basically renewed all the interior parts and it still will not run.
I am disabled and have not been able to do laundry for 7 days. I am paying this compnay $52.50 a month but they aren’t worth $2.50. When tech called for all the parts they should have opted to just replace the washer.

I worked at HWOA some years ago briefly. I could never understand why they would neogeoate rates with contractors, agree on payment terms and then change their mind. I asked one day what we even go through the hassle of the contractor agreement if we are not going to stick to it. Answer; there are plenty of other contractors out there we will get more. I often wondered if this place could pay their bills. They lacked a business plan and standard operating procedures to make billing smooth process. The quality of contractors used is poor. The quality contractors won’t work for HWOA rates. The turnover is high and the culture there is bizarre. I felt like I was becoming more stupid every day I was there. Workers are treated and spoken to very rude and at times very unethical with no means to report any unjustice. Am quite glad I don’t work there. Was a good learning experience for me of how not to do business.
This company has to be the worst joke ever. Our first A/C claim took almost a month to resolve. After 3 vendors from HWA and 2 that I had to pay from my pocket, they finally decided to fix it. Now, my heater is not working and they are giving me another run around. This company’s customer service is extremely poor, service timeliness is even worse. Repair/Replacement Service is great (if they ever decide to proceed with the claim). Overall Rating: Is there anything lower than a Zero???
Ive had them for 3 years with no major problems. They’ve fixed everything in a somewhat timely manner the few times they have been out. Except my furnance. They have been to my house 5 times in a year to fix my furnance. I recently called in October to have them come out once again and the idiotic rep was arguing with me that they had already fixed my AC. I asked her if she had any idea that an AC blew cold air and a furnance was meant to heat. I shouldve known when she verified my address as OMUM, NORTHEAST and not Nebraska. I eventually talked to a nice rep who was able to get a new company to come out and they waived my deductible. However, today is one of the coldest days ever with 30 below windchill and surprise surprise….its 59 degrees in my house. Someone is going to have a rough morning when they get me on the line.
This company is a JOKE. Do not buy a policy. They will dream up every excuse in the book NOT to pay your claim.

*REALTORS* STOP RECOMMENDING THIS COMPANY JUST SO YOU CAN SELL A HOUSE! Our furnace went out a week ago. We have two sick kids, one with chronic bronchitis. We called HWA and they contacted a contractor to come out. He did, the next day. He told us that he would recommend a replacement part to HWA and it shouldn’t be long. The contractor was great. The owner of the company has been trying to help us. HWA is a nightmare! First, Brenda, couldn’t tell me why the claim was denied. When I told her I wanted a quote from my warranty that describes why, she quickly put me on hold while she came up with something. The excuse she came up with was not at all applicable to us. I shot that down only to be put on hold again. She came back and told us that our claim would be approved. She was going to check rates and get back to me. When she called back, she told me that they were going to “buy out” our claim. They would issue a check for the full amount quoted for the repair, but we wouldn’t get the check for 4-6 weeks. I called the furnace company to verify the amount and they were upset as well. They had worked very hard to find the part for our old furnace expecting to get paid to fix it. Now, they don’t get a thing, we still have no heat and we have to pay up front to fix this thing ourselves and hope that they are actually sending a check. The real kicker is that the contractor took the part with him and says he can’t return it to us without authorization for HWA. So, we can’t even have anyone else look at it until they do their jobs. NOTE TO BRENDA AT HWA: JUST BECAUSE YOUR CONTRACT SAYS YOU CAN, DOESN’T MEAN THAT IT IS ETHICAL OR EVEN GOOD BUSINESS! THE HUMANE THING TO DO WOULD BE TO REPAIR THE FURNACE AND PAY THE CONTRACTOR. IT’S THE MIDDLE OF JANUARY.
they are a poor company and they must be crooked and i am looking for a class action against them if anyone is interested. I had a blower motor go out at the home i just purchased. They had some contractor come out that claimed i had 100% blockage in my coil. At the time i had 2 certified ac techs at my house doing some other work for me and they were laughing at the diagnosis so hard it was funny. The unit had airflow so the coil was not blocked. The coil was not visible without removal of some sheet metal =which was not done. How did their service person know it was blocked. I have had Soooo many bad experiences with this company, not sure where to start. The customer service department is horrible. I have been filling claims on the same hvac unit for 3 years (5 service calls). Each repair contractor who answers my service call tells me and HWA that the unit needs replacing, and each time HWA only approves a repair not a replacement. Houston can have 105 degree summers with humidity that kicks that number up another 10 degrees. One friday afternoon the unit stops working; called HWA to file a claim and was told I would have to wait until Monday because it was too late to send someone out. I explained that I have a 3mo old baby in the home and needed the air. I was put on hold. The rep returns to let me know that she went on the internet to read the weather report forcasted for houston that weekend, and that the heat is not going to be so bad and that I can wait and if I cant wait then I needed to go to a library or visit a friend for air conditioning. Bad, Bad, Bad, Bad, Bad, Bad company

Watch out for this company. They will give you a run around. They sent a repairman to my home to repair my cook top in November of 2009. I waited months for “parts” no one ever called to follow up, my stove still is not repaired!!!!! I have been without the use of my stove for months!!! This is just not acceptable. They are the worst company to deal with.
We have several properties and for the last 2, we chose HWA Home Warranty at the realtor’s recomendation. They sent the most incompetent contractors and I found out from them, it’s because they pay peanuts so they send their rookies to work on it and if it’s too hard for them to fix, they just take your $50 and tell you to have HWA send a different trade. For example, we had a home heater issue, they said it was a water heater issue, the water heater guy comes out and says it’s a home heater issue. The other problem is these are low dollar calls for the contractor, meaning low priority calls, so we wasted 4-5 hours with each vendor waiting for them to get there. How many days can you afford to take off work to wait for a guy that will take $50 and not do anything.
So we are out $320 for the policy which we just cancelled, we are out $50 to a hvac company that can’t fix a heater and we are out $420 that we paid a guy that was recomended to fix it. After a lot of calls, I finally got them to agree to give us our $50 back and they explained all the money they will deduct from the $320 we paid them including some bogus $30 fee and prorated, blah, blah. I said fine, setup an arbitration hearing per the agreement, not because I care, but because it will cost them time and money to do it.
We have had great sucess with American Home Shield on 2 other properties we have. The contractors came on time, fixed the problem and it was an overall good experience.
We had Old Republic at our vacation home, another bad one. Guy came out to fix the problem, took his $50, told me he can fix it for $185 because he’s not sure that plumbing fixture leaks are really covered. I went and got the gasket from the hardware store for $2, put in myself in 10 minutes and leak fixed, heck, if I knew, I would have saved $50.
Both of my heat exchangers are cracked, and the furnaces have been condemned for almost a month, in the winter in Oklahoma.

This is a scam. This company has failed to approve any claim we have made with general statements like “Lack of Maintenance”, “Incorrectly Installed”, etc… I have not lived in this house for more than 9 months. THIS IS A SCAM. DO NOT USE HWA!!!!
They sent out techs who have been dishonest in their assessments. One said he came over and knocked on my house and I turned him away and then asked if I had to pay the deductible – now why would anyone do that if you need your heating checked?? Not to mention when I called HWA at 11:30 the rep said she spoke to the tech and he would be over in 20 mins…doesn’t make sense. HWA seems to only take in and consider what the vendors say and do, regardless of what might be true or not. Oh yes, they don’t call you back or follow up when they say they will, or when they should. Stay away from them!!
My ac unit was leaking. They stopped the leak, but broke something under the bathroom sink which is now leaking water. The repairman is attempting to repair the leak for the 2nd time. I have a feeling I will have to call a plumber to fix this leak. I will not continue w/ the home warranty. Wait time on the phone is 15 minutes or longer.
These folks seem to have a deny deny deny attitude/policy…sincerely. We purchased as much coverage as we could(thinking we wanted the best coverage we could buy)…and find the lack of service, more than occasional rudeness, excuses for denial of coverage, insistence on “second opinions” at our cost when the vendor they send out initially comes up with a determination in favor of coverage, is inexcusable.
Believe it or not it took them three tries, two plus months, and rather intense follow-up on our part to get us a check when we had to have our kitchen faucet replaced (somehow our address was “changed” in their system – first to the wrong city, then to the wrong zip code). Despite the fact that two vendors came up with the same assessment, they have denied the claim for replacement of a garage door hinge (they claim the part the garage door “hinges” on is actually an “arm”…and, refuse to put this in writing for us – said they had…and I quote: “no way to do that”. We have really tried to be understanding and fair about our requests, but could never recommend this company…How disappointing.
Purchased home warranty at closing in June 2009 called today to make a claim against 2 appliances that aren”t properly working my ice-maker and the bottom oven of my double oven to be specific… spoke with rep and told me that my items would definetly be covered he obatained the model and serial numbers and informed me that a 65.00 fee would apply for each appliance I said fine… he comes back within minutes and states that my ice-maker would not be covered but my oven would be and I said but you just stated that I was covered on both he said no just the oven I became irritated and asked to speak with a supervisor after being on hold for a while a hung up and called back only to get someone else that inormed me after getting my contract number that the notes revealed that neither were covered according to the previous reps notes again I requested a supervisor and when she came on the line she stated that the Rep was new and that he needed more coaching but she would b happy to review our call previously recorded and call me back to have an “INTELLIGENT CONVERSATION” wow!!! I agreed to a call back which came 7 hours later which she stated that she was sorry for the reps lack of knowledge him being so new but she would be sure to coach him on his mistakes so this would never happen again but as it stood he was correct no coverage could be offered for repair nor replacement (mind you my warranty is good through July 12,2010) but as a courtesy she would be willing to allow a tech to come to my home (not for free for a 65.00 charge) and at their discretion decide whether to repair or replace the 65.00 is non refundable but more than likely they won’t have to be responsible for my appliances!!! I told her are you kidding you already have 470.00 of my money and I am supposed to give you 65.00 more dollars with no guarantee that you will take care of my appliances? I then told her shame on you and the company you represent taking people’s hard earned money and not following through on your contracts and trying to find loop holes to get out of coverage you”re a bunch of scammers!!! she said sorry you feel that way I was so disgusted that I hung up on her …

I’ve had two experiences with them on my A/C system – both times the tech came out in a reasonable amount of time and fixed my problem. HWA then called back to ensure that I was satisfied – I was. I filed my claim online and was completely satisfied.
First of all, it’s 75 bucks each time they come out now… higher than anyone else from what I’ve seen. They completely denied my claim without even explaining why… TERRIBLE. Run as fast as you can.
If they can find a way to get out of repairing they will. My dishwasher quit and they said it was from rust and corrision and it was within the initial 30 days. The serviceman had said the motor burned out. They said that came under the rust/corrosion. The air conditioner quit and they said it was installed improperly. I think it’s the original air conditioner from 1960. The seviceman said it was the fan blower bearings in the air conditioner. I took the blower out and found it was just the belt. I took the belt down to O’reilly Automotive and got a new belt.I haven’t had any other problems but I found a different home warranty company.

I filed a claim with them regarding a roof leak. They gave me nothing but a run around. The contractor they sent failed to return calls; fax docs to the warranty company or the warranty company claimed they never got them. I had to follow up with the warranty company and the contractor several times. Meanwhile dealing with rain coming into my living room and doing damage to my ceiling.
Finally – They denied my claim saying they only cover leaks due to things like nail pops. I asked what category my issue fell under, first told “missing/broken shingles”. I said the shingles are not missing nor are there any broken shingles. To which they then claimed that it was under “wood and underlayment”.
No matter what they weren’t going to cover it; though if you read the report from the roofers and the contract I have from the warranty company showing what is included/excluded, I still believe it should have fallen under the warranty.
I use to do work for this warranty company as a pool contractor. I stopped working for this company because they do everything possible to not cover things for the home owner. Then when they do cover things they will not pay. I have placed liens on the propertys i did work for. DONT DO BUSINESS WITH THESE LEGAL SCAM ARTIST. BAD BAD BAD!!!!! I wish there could be a negitive number. I am in Houston TX
I wish I would have read this before I listened to my realtor. This company is a scam! I used AHS for years and had no problems but I took the advice of a professional and find myself fighting to get my 485 dollars refunded. Liz is the only person who answers the phone for any inquiry. I asked if she and her husband owned this business because no other person answers. I purchased my coverage today; contract states it is effective right away so I called because I notice my thermostat was not the same as my temp setting….Liz told me she could not send any one out because this was a preexisting problem. Now she can read minds too. I asked for a full refund so that I could go back to AHS and she state I needed to write a letter in to the company….People don’t deal with these crooks!! I am so disappointed; I feel mugged! Next stop is the BBB to report these scammers.

It’s simple– quality contractors won’t work for them; those that do take the service fee after doing virtually nothing; and the HWA people disappear when the heat (ie, repeated requests for service or adjustments) is on.
Our central air didn’t work in the home we just purchased. They sent a person who missed the first appointment and showed up the next day an hour and a half late because he wasn’t from the area and couldn’t find my home. When he inspected everything he determined that he had fixed it because a flu on the filter had been closed and he had opened it and everything was fine. Interestingly, he had no tools. He borrowed a screwdriver.
We paid him 50 dollars and waited for the air conditioner to do its job. It did nothing except blow hot air. When I looked at the repair, all the technician had done was turn a screw on the filter assembly which wasn’t to any flu, it was the door to the filter which had since simply fallen to the floor since he turned the screw and released it. Some fix.
I complained and a new company was enlisted– HWA said, “yeah we’ve had complaints about that other company– we’ll put them on the do not use list.” You’ve had complaints? How many does it take before they go on “Do Not Use?”
The second company found the place, looked at the inside unit and the outside compressor and without opening anything (he did hose down the compressor) determined that the compressor didn’t have good air flow because it was just under the porch (a tall, open porch.) His solution– he advised me to cut a hole in the porch!
He took $100 and left.
So, $150 spent on what should have been a $100 deductible.
HWA then said since the second guy said the porch was the problem, it was a pre-existing condition and there was nothing they could do.
I called them back and asked if I could cancel the policy– sure, pro-rated– just fax or email a request. I did, that was a month ago, nothing.
I tried to involve the agent, who had been a very, very good agent. She seemed to be shocked there was a problem and promised to call her contact there. Suddenly, her contact wasn’t taking her calls. Finally, there was a discussion, and the agent said HWA would call me to follow up.
Nothing.
We called a real contractor on our own; the problem was bad coils and an underpowered compressor; a day later we had a new system which of course we had to pay for.
The contractor laughed at the other contractor’s “fixes”. They also took an hour to do their initial diagnosis, as opposed to the 5 minute quickies by the HWA “APPROVED” CONTRACTORS. Oh, and they brought real diagnostics, coolant, everything necessary. The didn;t borrow any tools.
Well, you get what you pay for… maybe $405 bucks for a warranty isn’t a lot and the only way to make that business work is to not satisfy any claims at all.
Whatever you do; make sure your home warranty company is not Home Warranty of America.
I just finished reading all 124 reviews of HWA and it occurred to me that people only report problems. Well, I didn’t have any problems with my claim to HWA. The duct work for my A/C that runs in the crawl space under my house just fell apart after 15 years of use. I reported it to HWA on the website, late Saturday afternoon, and they had an HVAC contracter contact me the following Monday morning. He’ll be here tomorrow to repair it. Once I got off of the phone with Linda of HWA, I received an immediate email with my claim number and all the information about the contractor who will be doing the repairs.
