What Should You know About ServicePlus Home Warranty Contracts?

SpHW policies start 30 days after the application is accepted and continues for 365 days. Waiving the 30-day waiting period is possible if customers provide valid proof of coverage. The canceling of the 30-day waiting period is done at the discretion of the company. Coverage provided for systems and appliances is applicable to only one unit unless customers opt to pay an additional fee. If any appliance fails within 30 days of repair or replacement period, the company sends a technician at no extra charge.

If the technician's services are not completed, the company will fix your devices without charging any extra trade service call fee for 90 days on parts and 30 days on labor. If SpHW sends an independent contractor to repair or replace your devices, a reimbursement will be provided, though proof must be submitted.

Reimbursement for repairs and replacements are subject to the coverage limits, as mentioned in the service contract. Please read the terms for replacement carefully, as the home warranty company may not pay the full replacement amount under certain circumstances. Roof coverage only provides services for limited roof leaks and not for roof replacement.

What if my covered items are not repairable?

Suppose the technicians sent over by SpHW deem your covered items to be non-repairable under the specific terms of your warranty contract. In that case, they will provide replacement with an item of similar make and function. If they cannot directly arrange a replacement, they may reimburse you for the same. In some cases, they may provide only a pro-rated amount for replacement after taking into account depreciation and other costs.

Do I need a ServicePlus Home Warranty home warranty if I have homeowners insurance?

A home warranty and homeowner's insurance are not interchangeable. A home warranty covers things that a home insurance policy won't, such as repairs and replacements of aging systems and appliances due to normal wear and tear. Home Insurance doesn't cover mechanical breakdowns.

How are the company’s contractors rated and monitored?

ServicePlus Home Warranty pre-screens each contractor before they join the company. All technicians that join the company are licensed and insured by specific agencies. Needless to say it was a total joke. I submitted both claims on a Monday. After a couple of days with no response I called. They finally assigned the A/C claim and told me to call the repairman. I tried to call the number they gave me and was out of order, I emailed the email they gave me, never got a response. They NEVER did find anyone to fix the septic so after several days they told me to get my own repairman and they would just reimburse me....yeah right. My septic repairman came, followed all of THP's instructions and replaced the broken pump. They told me they would approve the work while the repairman was here. Then while he was here they said they would have to call me back. They NEVER called back. After the work was completed THP denied the claim because they said it was a pre-existing condition. They said that the pump could not possibly just break all at once, it had to have been breaking down before the policy was in effect. They do not do any sort of inspection whatsoever to make sure everything is in working order when you purchase the policy so that way they can make this claim on every single thing that brakes down. You have no control. They can do whatever they want. DO NOT WAIST YOUR MONEY. They WILL NOT PAY FOR REPAIRS. We did everything they told us to do. They NEVER even respond. Every time I called which was probably a dozen times this week I had to wait on hold about 45 minutes. I had the policy for five day, from when it went into effect and my a/c breaks. They now refuse to cover it due to the policy not being old enough. One you don’t determine when things break. This company is totally useless to homeowners. Their response time is so long that you end having to find someone else to repair your item. Their customer service is terrible. They took 1 month to resolve the issue. I called them every other day, waited on call for more than half an hour to hold the associate to talk, many time I have to explain my whole case and after wait for another more minutes to get answer. Very annoying customer service.

This company is a COMPLETE FRAUD. Please do not sign up with this company. They will give you the runaround when you ask a question, give you a bogus number when you ask for corporate office and you Will be transferred to a thousand different numbers

Worst company ever I opened 4 claims non of them covered They always have exemptions and not cover Worst company to deal with, please read the fine line in your contract.. All the contractors that have come to my home have so far- Non experienced, do not have tools or just try outs.. I have had the worst experience. Please I would NOT recommend this company.. to even my worst enemy..

I set up the service call on Saturday night and by Monday afternoon the technicians were at the house. It took about 2 hours to find and fix the issue with our water heater. We saved so much money going through THP than we would have if we paid out-of-pocket. Really pleased with the service!

Our washer wasn’t draining so we decided to call it in. Turns out the washer was not the problem. It was the plumbing. Total Home Protection responded quickly and made certain that someone could come as soon as possible. Very nice and quick customer service. They were so easy to get in touch with which was what I was worried about. I would definitely recommend to friends!
